We had a good feeling when we saw the listing for the new Fieldview community. We went right over and met Gregg. He was so helpful and understanding with what we were looking for. We loved the house so much, we put a deposit down that same day. Liz, the construction manager, was outstanding! She did the walk thru with us. She was very knowledgeable about the water heater and other things in the house that I wasn't familiar with. She made everything about this buying experience, great! No need to take a real estate agent. The listing was very misleading.They have their own sales team and pay no part of other agents fees. Real estate agents don't work for free. With an additional agent fee to be paid for by the purchaser was the one downfall and a large extra expense.

The town house construction started in April 2022 and was completed around May 2023, 7 months past the original October 2022 expectation date. The town house looks great and I love how it turned out! My issue was with Lennar Mortgage because it was not a smooth transition. There was too much back and forth and changes in the closing cost which almost had me pull out of the deal and my interest rate changed even though I paid to hold the interest rate (This was due to the build taking longer than expected). Contracting the house was seamless. Once we had to deal with construction site supervisors, we had many issues. They did not keep us updated. We had to call them to get updates. Closing dates were moved without notifying us; they changed it seven times. The craftsmanship was awful. Sloppy work. The painting contractors were the worst. Paint splatters all over wood floors, door sills, and tile. Painters never covered roof metal accents so needless to say overspray all over it. Overall, this whole process was a smooth one. Christy was always available and was present in the whole process. she was the best part of this whole process. Unfortunately, I had a bad experience with the title company recommended by Lennar (Jacob Tittle). They were very unresponsive to the emails, and they end up not returning me the full amount of money it was agreed in the closing cost. It was very nice having such a simple process to purchase a new home, but with no sales center at our community. Our conversation with the sales rep was short and to the point with many details missing. Also, the contract we signed in Docusign was missing the upgrades package for our home. The experience was not too bad but there were things we wish were clearer at the time we decided to sign in to buy the townhouse. Initially, the post we saw on Zillow said 100 HOA which we thought it was great. But after signing in we learned that it was going to be 220 HOA plus $99 CDD which was not in the post we saw. And after we purchased we found out the HOA was $270 instead so it's something a little disappointing because we could've been told from the beginning. I was not informed when the closing date was until the day of closing, which I chose at the last minute (only 2 days before the final walk-through). Someone dropped the ball here. The Cox internet was not connected; had to have a Cox associate out to connect it, which took him hours because he said nothing was connected. Would have chosen semi-gloss for the whole house instead of flat paint, especially for shelving, which marks severely. Love the high ceilings, the cabinets, the blinds at every window, the master bath, the style and pattern chosen for the pavers.

From the builder and constructions standpoint, it’s great. Happy with the construction quality . But had very difficult with sales person . Slow or no response . misleading/inaccurate information about the prices and few other details about home. One of the examples about price changes that were not communicated to adjust until I fight to get it resolved and also they agreed to release few homes only for investment /rental, but they increased a lot..they didn’t honor they word

Having a new home built can be a frustrating and at times downright an emotional journey. In the past we have bought new from another large national builder. As a direct comparison I feel overall Lennar is a better value and gives you a bit more quality components. Things like Low E Glass, Tile Back Splash, Screened Lanai where other builders did not. Very nice home- but a lot of fit/ finish issues. Excellent response to fix all of our concerns- often same day. Closing process was poor. Hectic and unorganized. Second Lennar Home, First Was Better.

The initial process was a little bumpy, but we got through it. However, during the second walk through I thought I was racing in the Indianapolis 500. That was the quickest walk through I ever did. Afterwards we learned some things were missing and some things weren't done right and as far as things not done right outside the home, make sure they get done before signing and closing on your home. The sales, loan and closing experience was excellent. The inspection has well over a dozen issues open some that were just poor attention to detail on installation. An example here would be a dishwasher installed but insides not assembled installer ran a test and melted parts, Window that you could not open, someone installed it and had to close it but did not fix the fact it took 10lbs of pressure to close. As for the closing document this was a 1031 transfer and lennar sent 35k back to the intermediary post closing rather than reducing the loan. Now I get to pay taxes on the funds returned. ...

Although the buyers experience was a little rocky, the responsiveness to issues in the new home have been great! Harry was excellent in the purchase process . Always available and very helpful . The mortgage arm of the company very poor and the rep was not very knowledgeable and a bit misleading Once you start getting emails to sign things etc . this company will NEVER STOP BOTHERING YOU! Even after closing I was getting emails to sign forms . They want to sell not only homes but insurance and lending …. Just stick to home building and selling would be my advice !

Lennar should have never got into Mortgage business they did not have a clue. Their homes are well built and I am happy with my purchase but the mortgage process was extremely stressful and a lot of unnecessary transfer of duplicate documents.
