I've been a successful sales person most of my life. My success came from listening to my customers. Lennar's sales force doesn't listen, they give orders. Home inspection is at this time and date be there. Settlement will be at such and such time be there. The times I received didn't work for us. It required two week argument to move them forward 90 minutes. I don't like an ultimatum, Lennar lives by them.

Kristen was extremely helpful and informative throughout the home buying process. She did everything she could in which her job role allowed. It was a pleasure working with her. On the other hand, Lennar (Corporate) was not considerate at all in accommodating to a closing date that worked best for me, unless additional money was added to the transaction. There are still some items inside and outside the house that were noted and marked before and during the walk through as items to be fixed that were ignored and have not been fixed as of 4/2/23. I am also still waiting for the land developer to find a solution to the water that puddles during rainfall at the border of the rear fence line and side yard as there is no system in place for the water to drain. ... The house is very basic, for my living situation this house is OK. The workmanship seems to get the work done ,but quickly. The house is an inexpensive house and you get what you pay for. The community is very pleasant and I am one of the first to move in to my area, but I really like it so far. My biggest complaint is the entrance and exit to my community, we need a traffic light. It takes just as long to get in and out as it does to get were you want to go.

The loan process was frustrating. They asked for paperwork the Friday before Christmas, I couldn’t get so my closing date got pushed. Then at the last minute they said they didn’t need it and set a closing date without checking with me. The title people were great and went out of their way to meet me and give me keys over the Holiday weekend. The house was not been cleaned before I moved in. Try to get things fixed is long process. It normally takes me 4-5 calls to get something resolved. It doesn’t look like a lot of pride was put into building the house. It was just put up fast and onto the next one. I get they are basic cookie cutter houses, but still… It would be nice if they would clean up the trash in the area so it doesn’t blow into the yards. Especially on those house which are completed and waiting to sell. The messy yards make the neighborhood look bad. ... More

Lennar sold our house to us and then sold the loan without letting us know until several days after the sale. They keep communicating with us even though we no longer have a business relationship.

The process was difficult due to being out of state. Accommodations were made to allow for signing because of our situation in MICHIGAN because of my shoulder surgery and having to live in separate housing to accommodate my recovery and have a place for our dogs. Overall we got it done and everyone was accommodating. As for the house, we were very disappointed with the finishes in the home. Due to my surgery, I was not able to attend the walk thru, my son attended instead. Painting quality was poor. Door casing that were cut too short and not caulked, chips on door cases, paint drops, edge of doors not sanded smooth, loose door handles, many caulking misses around windows and sills, loose rail on stairway, it is very apparent that trim was not sanded, drywall dust was not removed before painting, carpet upstairs was pieced in several places and seams are very noticeable, and overall the house was not cleaned and ready for move in when we arrived. Drywall dust and paint drips on the floor, drywall dust on tops of tile in bathroom, had to scrub kitchen backsplash as grout had not been washed off completely, cupboards had to be washed, window sills and windows were dirty, leaves and debris in screened porch and garage taping is horrible. I’ll be putting in several warranty concerns as we are finding and taking pictures of all the areas that should be addressed. The home itself is well constructed, but finishing in the house was below the standard that should be expected. The walk thru just did not allow my son the time needed to do a thorough inspection. As I said as we have moved from room to room unpacking and settling that is when you can see the issues. Cleaning uncovered issues as well as we had to thoroughly clean every room as we moved in and before we felt we could place furniture. Interior finishing and final cleaning seemed to show a lack of concern and pride in the work being completed. I painted part time for a contractor and then on my own for years while teaching school for extra income. What I have seen in the finishing here would never have passed our supervisors inspection. It will be a wonderful home once we have everything settled, warranty work completed and pretty much a repaint completed over the next months. As I stated, I am taking pictures of all areas and will be sharing them as warranty claims are filed. I would be more than happy to walk one of your project managers thru and point out all the areas they should be noting and having corrected before move in. Employees did the best they could under completion pressure at year end. Magnified by hurricane and materials shortages. Recommend a customer service department independent of other departments for quality control of closing issues. I do not see any evidence of a local customer service department. Again, it's not the employees, its the large number of closings without a customer service department to handle preparation for a successful walkthrough at closing. Cost is minimal for change as other departments could focus on their priorities. Amazing how much goes into making such an great community just to allow low final customer service impressions at the end. ... More

I think Lennar should have a program where then can solely help with First time home buyers who know nothing about the ins and out of purchasing. This Corporation is so big one they could afford to have a program where they assist with first time home buyers step by step starting with any and all that is hidden in the fine print. From a choice of pant color to know whether your Front door opens in or out.

This structure withstood a Hurricane with almost no damage. The bid process and buying experience was miserable, but we are happy with our decision.

The people at Lennar Sales are very friendly and helpful. The Construction Manager has been very responsive to our requests.

My issue with the home buying experience was with Lennar mortgage not the home itself. The time it took to not get approved is going to cost me a significant amount of money over the life of my loan.

While we are mostly happy with the finished product, our buying experience has, at times, been a struggle. The estimated closing date was off by almost 4 months. Fortunately we were not selling a house, so this was only a disappointment. We have learned that others that did sell had to scramble for temporary housing. In addition, a number of basic items (mirrors, shower enclosures, vanity lighting, closet shelving, etc) was not installed / fully completed on our settlement date. We waited multiple weeks to have these things addressed. And lastly, our building does not yet have rain gutters. Every time it rains the roof runoff causes the mulch to wash all over the walkway. The most troubling thing about this is that 2 buildings completed well AFTER our building have rain downspouts already installed. While our experience with Lennar’s warranty team has been satisfying, one should not have to go through “warranty” to have incomplete items addressed that should have been, but were never, complete at closing. You get the impression that Lennar’s attention focuses more on getting their pre-settlement units completed / closed versus completing work on their post-settlement units. ... More

Closing was scheduled by Lennar before all work completed. The front door was painted while we have final walkthrough on the date of closing. Many substandard jobs was done in a rush. The construction manager and customer care team were very responsible and took care of many left over jobs.

It’s worth buying the home. Mellisa at the office, David in construction were awesome. The speed they guild these at, leaves a very high margin of sloppy work. We have curved walls. Over lapping paint. Uneven trims , hole hiding behind the oven. Bad landscaping ( sprinkler covered with sod) uneven sod. Despite all of this the house good home. It’s well insulated, the floor plan is well thought out . The ac and heater work. Yup it’s beats renting!

Not so happy with Lennar anymore,If it wasn’t because I found a lender at the last moment I would’ve lost my deposit , and not to mention the value of the townhouse too high along with a high interest interest rate. And to make it worse a high HOA 250.00 monthly with no amenities still waiting and taking forever to make the poolside. But yes we still have to pay HOA high fee just to perceive blocks and dust . Not fair at all .

At the point of our contract on the home, there were very minor changes we wanted made to plumbing (adding a laundry sink in the garage) and electrical (like adding a few additional outlets here and there); drywall and insulation weren't up yet, and it would be a perfect time to make those changes happen. Our Lennar contacts Kevin and Missy were totally unresponsive; the answer was always, always "NO", no changes can be made, not even if we were willing to pay extra for them. I made multiple inquiries and always was met with the same response every time -- it was absolutely baffling, to say the least -- I'm buying this house, why can't I have it the way I want it? Now I'm having to pay electricians and plumbing contractors and tear into drywall to get done what could have easily been accomplished at the pre-drywall stage of construction. After moving in, our new next door neighbors confided in us that they were met with the same response, but were also told to "pay the contractors who did the original work under the table to come in after hours to get what they wanted done." Again, totally baffled by Lennar's approach. And while I basically feel confident that Lennar built a decent home, there are finish detail issues that have gone unresolved, like rough drywall mudding in places and needed paint touch-up. It was a mad dash by Lennar to get our house completed by their year-end closing date. When it was discovered only weeks before closing that our kitchen island had been placed in the wrong location and had to be torn out -- I'm still not convinced that the new kitchen island configuration is correct. And hardly a day goes by where I don't notice another irregularity with paint and drywall; small holes here and there -- you get the picture. And I'm totally shocked that the house included no lighting other than LED can lights in every room -- there's no vanity lighting in the baths, there wasn't a chandelier in the dining room, there are no lights other than cans in any of the bedrooms. And the placement of the can lights -- especially in the bathrooms -- makes it impractical or impossible to easily install any kind of upgraded lighting without a major expense and more electrical and drywall work being done. We were living in another state while this house was being built, and that made it difficult to oversee closely some of the construction details that eventually would make a difference to us. I advise anyone buying a Lennar home to watch them very closely at all stages of construction, and to not simply accept "NO" as an answer -- push them to the absolute limit to get what you want -- you are the one paying for your home, it should be the way you want it!! ... Our experience with Lennar was a mixed bag. Issues with Lennar Mortgage aside, Lennar was helpful and prompt with questions and inquiries. There were some miscommunications (in regards to ceiling fans and gutters), but the issue was resolved with the help of Alejandra. She did a great job with sticking her neck out for us to help rectify the issue. However, I am fairly upset that it head not communicated to us that we had a transformer box in our backyard, prior to the electrical tech coming onto our property unannounced and uninvited.

Homebuying process was rocky but not too bad… I used lennar mortgage. There were constant delays with closing date but overall they got things done. No issues with home so far

First time home buyer. I chose my own realtor and mortgage company instead of what was offered by Lennar, and I'm glad I did. Their preferred lender was not very responsive when I tried to get pre-approval. Estimated completion for the house was relatively on target (2 week push back). My realtor had to press regularly to get updates from Lennar, which did get better towards completion. Inspections were on time and everything was ready at the final walk. All discrepancies were addressed, but more flaws and quality issues were discovered after closing. The house was not cleaned very well. Door frames, window frames, base boards, tile floors still had red dirt that need to be scrubbed off. Obviously there's going to be lots of dust and dirt from construction. But it seemed like there was no effort to actually clean any surface. One window had glass shards in the frame from previously broken glass. Random wood pieces and hardware like screws and nails were found in random places throughout the house. Quality of caulking/sealing in bathroom and kitchen is poor. Not sure why outlets with co-axial and ethernet wiring didn't have connectors. Plenty of misalignment on outlets, switches, panels, and frames. Already had to ask for some minor warrant work. To their credit, Lennar was very responsive but the quality of the work by some of the contractors could be better. One big issue I had was a sewage back up 3 days after moving in. Toilets and tubs had brown water leaking back in. Apparently the sewer pipe leading directly out of the house had a blocking plate that was not removed. Where Lennar could improve is better choice of contractors and better oversight of their contractors. There could be more care and attention. We faced some challenges right off the bat with our first pick home getting sold, literally as we were signing our salesforce documents, however in the long run we got a much nicer house with better amenities for roughly $200 more a month. After that things went pretty smoothly right up until we had to start dealing with Lennar Finance. It was extremely frustrating having to upload the SAME requested documents MUTLIPLE times, receiving incorrect cash to close amounts, & trying to get ahold of people was like pulling teeth. Also, while dealing with finance, there were mistakes made with our master shower due to build plan changes & miscommunication with the builder/contractors which ended up pushing our close date back about a week. Once all of these challenges were worked through, we finally made it to closing & it was totally pain free experience. 1. Stone on front of home had to be replaced- poor workmanship. 2. Horrendous spackling job in the garage, stairway and storage room. 3. Key to the home does not work in the lock of the door to the house through the garage. 7 weeks later and we still do not have the proper key, which is on order. 4. Stain on front cement porch -still no solution for removal. 5. LENNAR mortgage process was a nightmare. It should be streamlined- instead it is very time- consuming and difficult to navigate. There are too many people involved. There should be one contact person for the whole process to track progress and avoid requests for duplicate information. ... More

The quality of the materials could be better. The finishing could improve as they haven't done good finishing.

I'm mostly disappointed in how some of the homes in the neighborhood are maintained. I was surprised to learn the number of investment properties and rental that are in the subdivision. We have some houses were the grass has not been cut, dogs tied up in the front yards, basketball goals lying down in the front lawn, and couches in the garage where people just hang out with the garage door up. This is definitely not what I was expecting and I don't know what the homeowners association is doing. Overall, I'm just disappointed.

My experience with the Lennar Lender Rep was not good at all from beginning to end. Very poor communication and responsiveness, poor update related to my loan. Pushing automated emails was good enough for him, but communication was the worse experience I've had. The material used for the home fell short and the seller and construction manager did their best to address all issues. Quality of the material is not good, plastic fixtures, painting was subpar. The foundation of the home, flooring and space design seems solid so far. I expect some issues out of a new home, but wish for better quality material. The community is a great place to live. ... More
