Our sales rep Tony was awesome to deal with. Even though the closing date kept getting pushed out our sales rep kept us up to date and we totally understood the delays due to COVID related impacts of materials and labor. We were super excited to get our new condo to enjoy with our family for vacation purposes. The community had every amenity we wanted ; gated, golf course, fitness center, various pools. Good experience up until getting warranty claims addressed

The warranty process and getting things completed needs to be addressed. I have 9 items on a warranty claim and NO ONE will respond to these issues. Including a missing laundry room door that is now going on 60 days.

First, people were nice. Margaret was helpful and encouraging. Only one issue with Norm where my wife felt like he was suggesting she was not truthful, otherwise he was quite nice. My issue is with Lennar's business model. I've built several custom homes over the years where I have flexibility in making changes, With Lennar - ZERO opportunity for even slight modifications. That's a bit frustrating for someone spending $600K on a house. I really think you should find a way to add some flexibility into the process. I don't expect custom home flexibility, but some.

Was able to lock in a decent rate at the beginning of summer before the rates came up. Closing date got pushed 4 times. Initial start of contract was May 1 and first closing date was mid june and got pushed to end of June then mid July and last was end of July. We love our home and Lennar was able to help with closing costs and our loan officer was very responsive with updates and good and bad news. Poor quality materials and finishes. Bad walkthrough experience, orientation was made over the phone! Dead trees handed over, you can see many of them dead in the community!

Sold my first Lennar home and bought a second in the same community. Overall the home is beautiful and Lennar does a great job. But they set the bar high on the first one and fell short of my expectations on this home. They had me close long before I should have. They cheaped out on a lot of things (ex, appliances). I'm almost 2 months in and many basic things still have not been fixed. And I wish they would let you customize a few things.

The building looks grand at the first impression, but once you begin to live in the house one begins to find the house lacks many details that a luxury home should consist of. In our home, most noticeable is the electrical switches and outlets, then the lighting. switches are not placed at logical places, lacking multiple switching capability, some even did not provide multiple switching. outlets are sparse, some not even present such as at a long hallway, no light in the closet, bathroom lights not suitable for makeup for the ladies of the house. poor workmanship.

Used cheap materials, and it shows. Why no gutters? Think where the water goes when it rains, and it rains a lot in florida. Appliances are cheap, who buys a side by side fridge? The walk thru with a Lennar guy made me feel like I was complaining when all I wanted was a good home, I think I deserve that for $350,000.

The closing was forced as the home was not completed. We had over 2 dozen things that needed completed. If we didn't close the day we did the interest rate went way up. Seven weeks after closing we still have at least 10 items on the punch list still needing completed. Knowing who to talk to at Lennar is irritating. The sour experience we are still going through has ruined the sweetness of buying our final new home.

Take time to notice the things one would not even look at during your walk thru, like quality of workmanship done by the building construction team. Take time to notice the backyard grass section the various slope grades, possibly work done in a hurry by the land surveyor landscaping team. My opinion is the Surveyors team should have noticed the various issues of backyard ? Such as grass/grade/slope, grass rolls planted on top of rocks? Not even to walk on. The up front contacts and salesmanship were very good; the financial support process was quite poor; the construction is average with many nice features but too many punchlist items to work through; the HOA is pricey and not helpful at all; the landscaping is average; great community and location however; people are almost all friendly and responsive.

Customer service from Lennar has to improve a lot compared to other builders. This Lennar home is my 3rd home in Tampa and had better customer experience from other builders. For eg: During mortgage approval, Lennar was not flexible to give me options to decide. the representative was very insisting on one option and was always late to respond to queries. another example is Lennar closed the home without appliances in place and took nearly a month to instal. Positive experience with sales department though annoyed with constant price increases during discussion period. Experience with mortgage division very frustrating. Most trade work par for production home. Brushed paint and caulk work done on site is marginal at best. Warranty performance good so far.

I’m more happy than unhappy overall, but there are significant items that really soured the home buying experience, including inexplicable delays in closing (not supply chain or COVID related, just disorganized), skipped final inspection due to the time crunch, bubbled paint/missing paint/splattered paint in numerous spots (all minor, but noticeable), failed low voltage electrical component problems, and insect problems immediately upon move in. All of these can be fairly easily corrected, and for the warranty-covered items they are being fixed without any push back, so that is good. Also, ...
