I had issues with the entire buying process except titling and the final walkthrough with Scott and Saul. My sales rep CC was my least favorite person with this deal luckily I had my own realtors on my side to oversee her. The best part of this ordeal is Scott from the construction team always available for a call or to help in the house even after the sale. This guy is a true asset to the Lennar team. The title team another great asset to Lennar. However your sales and sales support throughout the process to include your finance people were absolutely horrible. Luckily my financial people caught a huge mistake in the financing of this home and we switch gears and made it happen. But again it was me and my team that realized the issue and Tammy had no clue what she was doing. ... More

not the best experience overall

We had many set backs and issues that led to many disappointing circumstances when purchasing our home from walking through the model and loving it only to find our almost EVERYTHING was an upgrade or not even available to our floor tile being back ordered which pushed our closing back 3 weeks to being treated very poorly for not using lennar as our financing source to very lastly and most recent not knowing anything about solar and being under the assumption the solar installed on our home would be suffice to power our home, only to find out we need more than double the panels to power our home. I feel like they could have met in the middle on the appliances and included a washer and dryer and the blinds are absolutely ridiculous that they don’t include the biggest window In the home or the doors in the bedrooms just adjust the price accordingly and I am sure most people would agree a lesser quality appliances could have been purchased to offset the blind pricing and lack of washer and dryer. Actual home and build quality is good. So far, no major complaints. The issue with Lennar is how they treat you once you close and move in. Despite multiple complaints, construction manager has done nothing to prevent construction crews from blocking my driveway for hours every day while other homes are being built. Dismissive attitude, stating “luckily they will be done soon” when I brought up that I can’t leave for work or I’m not getting packages due to blockage. Gaslighting me when I bring up issues like missing paint, air bubbles under flooring, etc. “Nothing is perfect” is the response. We’ll see how the 90 day repair submission goes, the list is long. Overall a decent builder, and only thing that’s affordable in my area due to lower interest rate/deals by Lennar. Happy with things for the most part, but don’t expect the service you received before they took your money. Secondly, Lennar mortgage was a MESS. If I didn’t stay on top of every little detail, and basically do the job of loan officer and underwriter, my close would have been delayed, and my mortgage payment would have been late. Here is my honest review of my experience so far. To begin, we love our house and would consider buying from Lennar again. But the buying process was not problem free so just know you have to advocate for yourself early on. Do not sign off on the walk-through until ALL issues are resolved first. We closed escrow in September 2024. Lennar Mortgage and Title did not communicate with each other very well. We had to keep on top of our closing date because Title said they did not receive the paperwork from Mortgage and Mortgage said we just had to wait to hear from Title. It was very frustrating. I had to go into the sales office to get Title on the phone. We were told from the very beginning to use the Lennar portal for communicating, but they rarely responded when we used that so we used e-mails outside of the portal instead. Upon our walk-through inspection, the HVAC (cooling) was not working. The next day we were told a switch had not been turned on. It did get a little cooler the next day, but not well enough to notice a major difference. This time of year was cooler so we didn’t really need the AC much anyway and missed it not working well. Now that’s it colder outside, the unit is not heating the house up. We have made a repair request so this issue is pending. Also upon our walk-through, there were other defects we found and most were corrected. (Thank you Josh) However, the pantry door had paint torn off (we were told for the second time) so the door was repainted (a third time) and was left open for a week. The paint has torn off again and now that we have submitted a repair, Lennar said they will not strip the door and repaint…they will only just paint it again and then we need to leave the door open for six months. Six months? Janene said I have to live with my pantry being open for six months? I’m not happy about this. There are other items on our list to be repaired so we’ll wait to see what happens there. Janene also said that no house is perfect and we’ll have to live with that. Great customer service! If I’m given the opportunity I will circle back and update this review with respect to our outstanding issues. (i.e. stucco chip by front door, closet rod too short, missing exterior touch-up paint kit, garage drywall cracking (*Janene said they don’t fix cracks in the garage drywall), etc.) Mail. We have had major problems getting our mail forwarded from our old house to the new post office. At first we twice had to go back to our old house 40 minutes from us (the new owner is awesome) to retrieve our mail because USPS does not recognize our street name and would not forward mail at all. Now we get to drive 15 minutes to the post office to retrieve our mail. Are there no permits with the city for new streets? Was our address formatted correctly on the building permit? Why is it taking so long to get mailboxes operating? I know Lennar is not in control of this, but could they step in and assist? I don’t think they care about the mail issue. Janene was quick to let us know she cannot help us with this problem. I want to end with that I love my house overall. The floorplan is what we fell in love with. And if you know you will “have to live” with your house not being perfect when turned over to you, then you should be okay. ... More

My fiancé and I started our homebuying process with Lennar early in the year, and initially all of our questions were answered in a timely fashion, and everything was great. As time progressed it began to be a hassle to get information or get a response in a timely manner (this went for Lennar associates as well as their financial team). There were several lapses and communication when it came to us wanting a third-party inspection completed, and then when it came to them fixing the things that were found on the inspection it was a hassle to even get them to complete the items. We had to have the inspector go back more than once to ensure that it was completed when we were told that it was and it actually wasn’t. When it came to the financial team, we really had to double down to be able to get information from them. Calls, emails, text messages, and the works was often required to get a response to a question or to gain clarity. We were consistently asking if there was anything else that was needed to be sent in to complete our file on the finance side and was often told that everything was complete, but then as we approach the week of closing, all of these documents were then required to be turned in asap or we couldn’t close. We were desperately trying to avoid the last-minute need to send in and upload documents the week of closing. Our financial associate messed up the numbers, which caused us to pay thousands in extra out-of-pocket costs, a couple days before closing. We finally received the okay that everything was squared away and we were good to close, but then closing day was a whole other issue. Closing day, we got a call minutes from the settlement appointment that we were no longer able to close. Somebody missed some additional tax that needed to be put in the numbers, and when they added the tax, we no longer qualified for the program that we were in that gave additional grant incentives. We were told that the only way we could close that day was to send several thousand dollars more to put down that would in turn qualify us. We ended up putting down the extra money and we did close that day. We will say that they were diligent to figure out how we could still close on our closing day and they were communicative with where they were in the process, but why weren’t these intricate pieces of the financial aspect checked and triple checked so we didn’t have to go through this? How are we clear to close two days before closing and now something is wrong? It was a lot happening in that week. Overall, the house is beautiful, we love it and it ended up coming together very nicely, so it did all work out. But some of that is because of our real estate agent and his vigilance and not necessarily the Lennar team. Some of the people along the way did a great job of trying to help and went above and beyond every step of the way, but others gave very lackluster customer service, had to chase them down to get a response, and because of that we will probably consider otherwise when looking to build an additional home. ... We closed the house on 8/29/2024, we had issues with the back door, did not lock; during the first walking there was no refrigerator and was brought in a week later, after hurricane Milton, the lanai roof soffits were gone and the ones left we found out they were stitched with plastic staples, poor quality of construction on a brand new home that the lanai back door roof did not held winds; resulting in the homebuyer fixing it, The bathroom door when I open the shower door it hits the countertop from the bathroom counters. Overall, with some many issues at least you should have added the blinds from the sliding doors or the washer and dryer. Don’t think I would recommend lennar. ... More

The experience was like I was purchasing a home using the sellers agent to represent me and the agent's primary concern was in the interest of the seller not mine.

At the start of my process the people were so nice and helpful. When I started the process they told me about what I needed, however once we started to get into it and after I was on vacation I was constantly bothered for information that was already provided. They keep asking for the something over and over and for info that I did have or could not retrieve untill a later date. Even after I told them I would not be able to get so.ething they asked for till a certain date they made a due date that was unreasonable and before when I already told them they would have to wait for it. We were very excited to purchase our new home and initially we were treated that way in the beginning. Once our house began was when we started to have some communication issues. Our building manager had changed hands three times but we were not alerted until we were scheduling our walkthroughs. As a new homebuyer, I would want to know who is the building manager is at all times in case situations arise that need to be brought to their attention. Our sales representative also moved locations halfway through which gave us no one to talk to on site. This again could have been rectified with an email introduction on who we could talk to with issues. We did not receive our weekly updates on a timely manner which left us again in the dark about home progress. He was very nice and helpful. He did what he said he would/was going to do. His work is very nice and I do love my new home. I did move in very quickly, but Jackson did all her could to ensure that I had the home of my dreams.

Disappointed… easy to get in. Sales and mortgage groups were great. What promised was not what I was given. Now fence blown down and it seems they are taking their time to repair. We live on main road and it is super loud and cars have access to our back door. Very scary.

Spec sheet for the home stated finished stone veneer. When we moved up to the new home it was completed with siding. No adjustments have been made by the builder except to say "it was my fault". Have asked HOA to further investigate. Was hoping for either adjustment at closing or replacement of the siding-nothing has been done-felt like a bait and switch.

The home buying experience was excellent! Except the loan process, it was painful, draining and very time consuming- requesting the same info over and over from my job and from was very unprofessional from the loan company—-

There was lot of unknowns after and before the Closing Process and there was no follow thru on what was discussed and agreed to during the walkthru and during the Sales Process.

When I first reached out to Lennar, I was really excited about buying a Lennar home. Come to find out the whole buying process involved poor customer service with all communication by text or email and long waits for your questions and concerns to be answered. You will get phone calls when they need something but do not expect lennar to pick up your calls. The mortgage people sucks and will not communicate in a timely manner. We love the floor plan but most of the things in the home are standard and is what you see in the model home. You get what you pay for. The overall walk through was fine since touch up was completed prior to move in. The best experience so far is the customer service from Elijah. He helps with all the issues after move in to ensure the issues submitted are taken care of during the one year warranty. ... More

My wife and i have had someone out to fix cabinets twice now. The first time the cabinet guy said that the quality of your cabinets was poor and the issue we were having was going to be a continuing thing. (Front face falling off). He fixed them but failed to do it correctly. So 2 weeks later we had another work request. This time before the job was even complete Elijah starts telling my wife that they will not be out to fix them again and there is nothing they will do anymore. Then the repair man discovered that they were not built right to begin with and he has supposedly fixed it now. But i dont appreciate being told that you guys will not fix something again especially since we have a 1 year warranty and it was your builders who screwed up to begin with ... More

Quality is not great. Cheap materials used. Not satisfied with the purchase.

Our sales rep was very communicative and responsive and when trouble arose she took the reins and jumped in to help us. If it were not for our sales rep Hailey, I would have walked from the deal. The home buying concierge assigned to us was so bad—she was non-responsive, didn’t return calls or emails. She was incorrectly relaying information from the project manager to me and probably from me to him. She also gave misinformation that confused and frustrated me. Overall, I would probably choose Lennar again but I would shop around with other builders as well to compare.

I had a disappointing experience with this labor warranty. The quality of their work was subpar, with noticeable labor issues. When I requested and submitted a repair ticket, they refused to address the problems and gave excuses instead. I expected better service and responsibility for their workmanship

Original sales person okay, but the last one left in the development is awesome!

We love our new floor plan, it works great for our family. Having lived in the house for a couple of months now, however, there are several quality issues that we have noticed. Our doorbell had a blown transformer right off the bat, lightbulbs burned out within days of moving in, whoever is in charge of the caulking, grouting and paint was either a novice or moved through too fast and created quite the mess. The "construction clean" was not clean at all. There was still dust all over the house on top of light switches, counters, baseboards, floors... I'm not entirely sure that our countertops in the bathrooms were ever sealed. We've got nail hole pops coming out everywhere. One of our electrical receptacles is throwing sparks when a phone charger was plugged into it (not the charger's fault, it's okay in every other receptacle). The sinks and shower look like they were pretty scratched up during the construction process and then glossed over rather than being replaced. All this is still after we had a home inspector come through twice to handle the major items that were wrong with the home. Love the floor plan, the execution left a lot to be desired. ... More

Definitely not the best experience specifically with the sales staff whom seem to be quite indifferent after the purchase completion. Bought a new home built by Lennar in South Carolina and had an excellent experience with the support and sales staff. Wouldn’t recommend Nichol’s Place to friends or family. We’ll see how it goes from now on.

Nothing nothing nothing nothing nothing

I would not be inclined to use Lennar mortgage again. Every time something came up a new person would reach out needing more information. Many times at the end of day or weekends. It was the hardest purchase of a home that I have done in the four homes I have purchased over the years. While Gabriella and Kassandra were very helpful and patient with me there were several others that were less than professional. Even the last day, we got a call to pick up our keys and another person said no there was another issue that needed to be resolved. Also we received a email saying our offer had been rejected after placing our deposit down only to find out it was sent in error. No we are sorry or explanation of what happened just ignore that.
