Garbage everywhere, horrible landscaping and cheap paint

When we first moved in to our home a few months ago, half the grass was dead, the tree in the front yard was dead, there was trash everywhere, and they did a horrible job painting the inside. There was zero prep work done to the ground before laying the sod down, and I witnessed this as I saw them do the neighbors. We are overall pleased with our purchase as we got a great neighborhood and a good house. We also knew what we were getting moving in. If you go in understanding that there's plenty of poor quality items, you'll be much happier. The paint is atrocious. I think they must skip primer and only use one coat, that's for inside and outside. And the drywall is horrible. It's so soft if you push your nail into it, it'll leave a mark. Overall, we were happy with the new home. We have had a few warranty items come up, but they were resolved quickly. Alexis has been great to work with on all those issues. A common theme we have experienced and heard other neighbors complaining about is how hot these houses are in the summer. Even though the air conditioning system is working as it’s supposed to, and the insulation is to spec, we found several air gaps in the attic (under the insulation). It’s a sellers market. Lennar has an advantage on making the closing price higher than the asking price. It also doesn’t accommodate the buyers on any choices, color, materials, design, etc., But this builder is efficient in construction and keeps quality it promises. Its customer services seems lack behind and disorganized: providing confusing and wrong information so the buyers have to work hard to connect utilities and local services. The company runs the HOA (or no official HOA yet) seems not yet functioning so be crossed fingers on any HOA related issues.

Stephanie the sales agent was wonderful as was Joe who did my orientation walk-throughs. The lender side of things started off ok but when I started asking questions or responding that there were errors in the paperwork, the friendliness was gone and I was told time and again that "well, these are not the final papers" - not "thank you for pointing that out, these aren't the final papers and I'll make sure X is updated." Found that the quality of material used during construction are not the level expected based on price paid for home. Make sure that every part of the house is checked and perform a final walkthrough to double check that all issues have been resolved before closing.

I’ve owned three Lennar built homes. The first two were exceptionally well built However, my current new built home that I just purchased has many issues with building Materials and craftsmanship. Lennar is working with me on my list of issues so hopefully all will be good in time.

For price home should have more upgrades, Materials and workmanship only average, found many things were substandard, eg…kitchen granite counter edges were very sharp, not rounded and smooth, tile grout lines not sealed, garage floor had multi cracks etc. Most faults not visible during walkthrough.

Overall, the house is pretty nice and was one of the better options in the area. However, there are multiple small things that show rushed construction and the use of cheaper materials (e.g., paint splatters/drips, CHEAP vinyl flooring that gets damaged from dropping even small/light things, a complete lack of towel/shower rods and cabinet/drawer handles, tiny screws for door hinges that are often stripped from overusing power tools which leads to sagging doors, tons of nails sticking through the OSB wall boards from missing frame beams during installation, wavy walls, and carpet edge trim ...

My whole process was very fast. Within the short period however, the loan process was very frustrating. The loan officer was difficult to reach at times plus some of the people who were working my loan lived in another time zone, making it even harder to communicate/connect with. The person who initiated the homebuying process basically disappeared after I put my down payment down. Great Home for the Price...but After the Sale Good Luck Getting Fixes

Bought a home with Lennar at the end of March. Closing was moved up--I appreciate that. However, lots of little dents and scratches that were promised to be fixed after closing never occurred. I followed up time and time again and never heard back. I gave up and paid about $1500 to fix these items on my own. Note that the homes are built by teams of independent contractors--Lennar does not have their own teams building them. Workmanship can vary. Knowing what I know now, I would not close until all issues fixed.

The overall buying experience was good, however there was an issue that was shared during my decision process that was short of accurate. The lack of parking has been less than desirable. I was told that I had two parking spaces in front of my townhome. However, when I double-checked after purchasing my home, I was told something different. There is not enough parking, nor is there adequate street lights for safety.

The new townhome we purchased seemed to be rushed. There were two contractors, the first one left. The quality of the finished work was not that of a professional organization. We have drywall corners, edges, etc that weren’t finished properly. When we walked and blue taped problems, some were fixed others just had the tape removed. After closing it took weeks to get all the final issues fixed. We’ll have to work on the drywall issues ourselves. Also, the HOA was more than we were quoted. Homebuying process was easy. I was not happy being int the middle of a cost cutting effort from Lennar. Originally told the house would come with (and was on all marketing materials including website) Wifi Mesh Network, Water Sensor, Ring Alarm, and other great items but it did not show up on the final transaction. I missed it on the documents I signed and it could not be honored. Not super thrilled spending over half a million dollars on a house and it does not include any ceiling lights in any room, the living room, and even the master bedroom! We love the design of our home and the community. Unfortunately, we are disappointed with the many aspects of our new house. We feel the quality of the materials and the appliances are subpar. We were also given misinformation about some of the logistics. For example, we closed in February and were told our driveway would be paved in late March and our street in April. Since our sod wasn’t installed right away, the lower part of our driveway was loaded with mud constantly. Our driveway was completely today, after several phone calls and our street has yet to be paved.

Lennar needs to improve construction quality. I have to submit 10 work order in the first month after move in. 2 walkthroughs didn't help me to resolve the issues. There is no home security system, not even a ring door bell or keyless smart lock. I found a empty beer bottle on top of my kitchen cabinets. Try to see what you can find in your homes!!

We had a mixed experience with our apartment purchase. On one hand, Bryan (our agent) professionalism and communication skills were commendable throughout the buying process. On the other hand, the condition of the apartment was unsatisfactory, with unaddressed issues from the walkthrough, such as an unconnected dryer exhaust duct, an unsecured washing machine drain hose, a subpar paint job, and a missing kitchen cabinet shelf.

I really enjoyed the sales process, David was a total pro and was really responsive to all questions and helped us understand the options and features with each house we looked at. I felt like he was very honest with his advice and opinions and established and maintained a very professional and friendly demeanor with us throughout the process.
