My husband and I chose Lennar because we were drawn to the "Everything Included" package and the community was very nice, quiet, and family oriented. Sadly when we got close to our closing date, the original construction manager quit and left MANY things undone. He failed to oversee some of the work done and the new construction manager had to come into MANY problems to try and get things going. He performed miracles, but in the end, beyond control we had some cosmetic things that were done with excellence. Painting was not clean and pristine, some base boards were damaged and simply painted over to hide it. And some were just not cut properly. These are things we will fix because we simply could not delay. I would recommend any buyers stay in close contact with the new construction managers so you point out any concerns. The new manager is very dependable. Unfortunately, we didn't have his oversight throughout our entire build process. So our ratings reflect the process and not the outcome. Good: They let you tour the home once it is framed, walk you through, explain things in detail when you can see inside the walls. The sales team that answers your question is excellent, responsive, and informative. The build crews are good and they don't seem to take shortcuts. Not so Good: They mark up the flooring, and offer really crap carpeting so expect to pay another 10-20K for flooring above list so you don't have cheap carpet in living room. Don't use their title or lender, the 5K incentive is eaten up in the first 5 years with the higher interest rate they offer and they are part of the Lennar company so looking out for you is not the first priority. Finally, they run pipes too close to the surface here so we never have cold water or even slightly cold water, in the summer when you really want it. ... More

When I bought my house there was a lot of communication, they told me the water was included which was a lie, My house found roaches they offered me fumigation when I bought it and now no one appears to help me, when I need something I have to be sending emails to see who can help me.

We worked with Lennar for 3 Months just to find out we got approved for a loan 3 days before closing. Imagine not getting the loan and wasting 3 months of house hunting? When we were asked for documentation they were uploaded into the portal within hours. We were asked for those documents again days later as the representative wouldn’t be able to find it without me telling them where it was. This was not an easy process. My previous home purchase was seamless compared to this catastrophe.

The buying experience was a little frustrating due to being out of country and some of the sales staff was not super helpful. There has been has been a few warranty issues with tile work and the company sub-contracted with Lennar is slow to fix the issues. Love the neighborhood and looking forward to loving my house once issues have been fixed.

The neighborhood project manager was a 10 but the rest of the process was average. I realize we are dealing with Covid so I can look past the delays. However, I was disappointed with lack of options. I also think every house in the neighborhood looks the same. There is no variety of color or style. It makes it look cheap. We need more brick, stone, hardy board, richer colors to make it pop and not make our neighbors looks dated

I got no help with the sales office. Even though the house had just begun, I was not allowed to make any selections at all.

This community was opened more than one and a half years ago and the homeowners are waiting for the Board of Trustees, which at this time is totally composed of Lennar representative, to meet with the owners that have closed on their homes. We want open representation and that is not happening!

This was my first home buying experience. If it wasn’t for my realtor helping me understand the process, I had no idea what was going on. A lot of the walk through issues were not fixed properly.

Sales group was good. Construction group was hamstrung by sub-contractors who seemed to care little for the buyer.

Everyone who is employed by Lennar has been exceptional. The plumbing, drywall, & electrical subcontractors work has been shoddy and substandard.

Homes are satisfactory. Resolution of punch list takes entirely too long.

Sales experience was great along with the walk through prior to closing. The frustrating part came when trying to get everything fixed. The quality control is not good so multiple things had to be corrected multiple times to include major corrections like to the flooring and the siding. My requests also went unanswered. Took over a month to transfer water into our name because the correct amount of trees weren’t installed to begin with. Of course I had already had the irrigation system put in when they had to throw a random tree in an odd spot just to pass the inspection. PROCESS WAS GOOD OTHER THAN WORKING WITH LENNAR MORTGAGE. ``

The nail pops, tape and spackling job leave much to be desired. Of course, the builder only wants to make these repairs once in the whole house after a year has transpired. The job is very unsightly! Otherwise, we are happy with our house and community.

The process moved very quickly. Overall I am happy I built with Lennar. I am still waiting on items from my walk through to be completed (5 months) and other work items I submitted over a month ago. I am having many issues with the contractors driving onto my property and creating huge holes. I have tried to reach out to Lennar and I still don’t have a reply. Overall, the value is great and once they start building it is very quick and they do stay on schedule.

Lennar is not good at communicating. There was no contact that wasn’t initiated by me, even when there are problems with the build or closing. And even when I did hear from them, they frequently didn’t provide all the information needed/required. I am happy with the house but feel like many of my grey hairs can be tied directly to trying to get Lennar to tell me what was going on with the house.

The buying process itself went very smooth with Lennar. They kept us update to date on what to expect any were on target with time lines. However, the quality of the home is just not there. We noticed issues during the building process and even brought up a few and they weren't ever really addressed. We have uneven spots in the floor upstairs. Walls where you can bowing in the dry wall. They did a horrible job on most of the caulking around our sinks and toilets. The carpet was laid where there are pieces that meet in some odd areas. The tile in our upstairs bathroom looks like the put in no spacing and just slapped pieces in place. They use flat paint which is horrible for any room and we have already had to repaint after just 5 months because you cannot even wipe off the smallest smudge. Selection process and purchase was very positive. The construction period was not very good - 3 construction inspectors (one we never met); felt very haphazard and not customer-focused. Quality of workmanship is fair - small details like placing a sprinkler head at the exist point of a downspout, which is now covered up by a concrete splash pad; caulking in many places looks like it was done with the non-dominant hand of a non-professional. The post-construction warranty period experience has been positive. I love my house , I hate the appliances after one week there was a dent in my refrigerator and the stove top is scratched already just by wiping it. My floors are cracking and Grout job on my tiles stinks I am glad that I still have but when your warranty to get fixed all the things that are wrong with my house.

Please make sure you check everything!

Seller should provide a paint pallet for touch up Paint for exterior and interior of home. We were given the name of paint for interior and it does not match.
