I have the found process of the closing, knowing who to contact for the HOA, obtaining the trash cans, getting the keys, etc., to be very difficult I am still trying to find out how to pay for my HOA fees. In addition, I was very disappointed to learn that each resident has to water their own lawns. I paid nearly $2,000 toward the HOA initial fee and no sprinklers are provided. This mean hoses are out front all the time, and each person's law will look different, I would have been willing to have paid extra for a sprinkler system.

We got a great price we love the location and the neighborhood. However the sales process had plenty of errors. The loan process had a lack of communication. Construction was clearly rushed and builder used the cheapest materials possible.

It was frustrating to not get a specific date and time for closing to arrange for moving labor. There was a succinct lack of ongoing communication between placing a deposit and clay of closing. All communication had to be initiated by me. It would have been nice to have regular updates weekly at least. The lines if communication between sales, mortgage loan officer and me were separate. Try making it a team effort to promote the 'Lennar' family. Additionally, Inspecid8cally asked if my loan would be sold and was told 'no'. That was apparently an outright lie.

The assistant foreman for our neighborhood (Michael) is wonderful he went above and beyond to make sure we were taken care of to the best of his ability. We closed with unresolved issues. That’s on us, however, we had no where to go since our home sold and closing was the same exact day that we were scheduled to close on our new Lennar home. That day was a nightmare. We signed a contract on a house that was 97% done and still almost didn’t close because they waited until the very last minute to do things. What was supposed to be the house of my dreams has been filled with problems and average workmanship. The house was finished three months early, this should have been my first sign. Small details like the exterior and interior paint, carpentry, and the crumbling of my garage top the list. I requested a delay in closing due to surgery but no one responded. Then on the day of the closing, two hours prior, we were informed that Lennar postponed the closing due to an issue with the loan officer.

All mortgage documents are done online which makes it an easy process and accessible for future needs. However, dont expect a quick answer or one at all if you have any questions regarding your mortgage. I noticed a lot of finishing mistakes (nail pops, nail holes, no caulking, paint overspray) in the house that were pointed out during the walk through but never fixed. Overall good experience.

There are lot of repairs and replacements left before closing. And its tedious to follow up on these things. The builder is responsive but many things were listed. And the quality of material is not up to the grade. its been only a month we move and I see cracks. Even the reporting issue is not fixed properly.

We love our home. However, the buying experience was a bit to be desired. The marketing materials when buying our home mentioned several smart devices that come with the homes. When we asked why ours didn’t, we were told they recently stopped providing them. However, all of our neighbors on our block received them. This makes it hard to know what to believe and put a bad taste in our mouth when moving in. These types of things should be communicated much better to avoid false expectations. Workers were in our home at closing. They did not complete everything that was noted for closing. We are still waiting on our 220 outlet in the garage. Sod was not watered and died. They only fertilized; didn't replace the sod. Lots of paint dripped on the tile. Scratched flooring-- one broken piece. Two tubs were blemished. The list goes on. It is hard to get responses, but both TJ and Joey have responded to some of the issues.

Our experience with Bryan from Sales was great, but our experience with Sheri from Lennar Mortgage was really bad, and Lennar would have lost the sale if it weren't for Bryan going above and beyond to cover for her mistakes. The experience with David from the welcome team was really good, and our punch list was resolved, but that experience was rushed and messy. Zach in sales office is a rockstar!!! Little disappointed that Lennar wanted me to close on the house without a shower enclosure and lanai cage- they have not been to responsive to post closing issues either. Zach rocks!!

The builders of our home didn’t really take pride in their work. Door latches do not engage properly, outside siding nails created problems both for cable installation, and with water heater pipes. Lennar is short staffed so getting issues fixed or repaired before closing was problematic

Overall experience is just "ok". If I had the option, I would have chosen a different builder. Complete mess, from the Lennar mortgage (waited 3 hrs during the closing) to home automation (water shut off, door bell video), which was described as a key differentiation from other builders but then wasn't on my home, and when I queried Lennar policy, they said they no longer supply automatic water shut off.

From the loan experience with seniors to not notifyng home owners that the layout of interior has changed, to many issues on the finish work of the interior. I wanted to let lennar to be aware of these problems so others can have a better experience. The build was rushed to close. Happy with the affordability, we love our new home. As a homebuyer the process was good, we were able to complete all of our tasks with guidance from the Lennar team. We did have to advocate for our home in regard to "quick workmanship" and materials being overlooked. The promotional incentive amount was changed drastically at closing which made me feel misled. The loan process was also stressful. Aside that everyone was nice, helpful and my loan officer handled road bumps professionally but that incentive amount made it a bitter sweet experience.

Somewhat lower quality and missing features compared to the one year old home we just sold. Sales person Navida was wonderful and very helpful. Negatives that stick out are the cheaper doors and windows, interior paint on carpet, doors, and light switches. Also, dead sod in the backyard. In addition, the delayed opening of the clubhouse and reclaimed water for irrigation are irritating. These are issues that will be addressed when we return in the fall. We love the look of our home location and of the community.

Interesting First Time Home Buying Experience

When I first started the process, the sales team was great! Turns out they unfortunately fibbed about many of the things that "sold" me on the community. I also really liked my Project Manager, that is, until I saw my neighbors homes who have the same exact unit and their workmanship was much nicer than mine. I was very disappointed with the cleanliness of my home on my close date - my mother and I ended up spending 4.5 hours cleaning drywall dust off of baseboards, light switches, etc. Very disappointing experience overall.

During the process of purchasing my first home, it all started off really well. Once it started getting closer to the final close out date, I began having issues with the construction team. The first instance that occurred was me finding a crack pipe in the guest bathroom. Then there was a lot of rescheduling due to them leaving the house dirty and muddy. I am sorry but this house was put together way too quick where the quality of the work was less than professional. To have my Construction Supervisor ignore my realtor and myself with question speaks volumes after the closing. I have had great luck with the warranty representative helping me remedy the issues I have encountered in the house along with workers who are part of the repairs. I have been here over a month and still getting my list of issues taken care of.
