They will build you a nice house, just make sure you get everything in writing and even then be prepared to either wait or have to go back and forth about it. They don't always do what they say they will do. I would avoid closing on a house in the winter as all the spring things they say they will comeback and do have not happened. And finally, I would suggest you just get the full sod package because if you don't you will regret what they do instead.

House is made of goof products but Lennar tends to rush some of the construction in which now warranty has to get involved and that is a never winning battle. Overall the house is good, the grading is bad, but we are happy overall.

There are a few things that county codes were not onserved

The quality of the appliance’s is terrible the cheapest on the market at least offer a upgrade??the finish work of the condo is not acceptable. Cement stains on the tile defects in the windows that should have never been allowed. No one is doing a good inspection to many issues with appliances issues with AC air handler issue’s with garage door opener and on and on Sloppy work and not a proper inspection by Lennar look up my calls to the warranty people .as a licensed Realtor I would have issues bringing my clients to a Lennar community. It’s way to much about making a good profit and leaving the customer to fend for themselves. Slow down hire better subs and don’t pay them u til all their work is accepted. Finally you collect $1000 Lennar fee for what ?? Use that money to hire a good inspection company I don’t like to complain but this is deserving. ... More

House is just ok. Builds cheap material and finish work is not that great. Final inspection finds weren’t fixed and never really were for a new house but that is Lennar’s standard on their builds. Our common area was all done and Lennar drives their construction trucks to drop off new material for new home building community next door tearing up the grass and making a mess.

Our experience with Lennar has been mixed. The buying process went smoothly, communication was good, and the home was finished on time. Overall, the purchase experience was positive and the quality of the home appears solid so far. After moving in, we noticed a few issues. There are some grading concerns around the property that we will be requesting to have addressed. These seem fixable, but based on our experience so far, I am not very confident in how they will be handled. The biggest frustration has been with the appliances. Within the first few weeks, we discovered that one appliance already had a known issue and an open case with Samsung before we even took possession. We were never informed of this ahead of time. We then ran into another appliance issue shortly after moving in. For a brand new home, this was very disappointing and time consuming to deal with. The Lennar warranty representative, Harold, was also not helpful. I raised concerns about having multiple appliance issues so soon after move in and did not receive a response addressing those concerns. That lack of communication made the situation even more frustrating. We expected everything to be fully functional in a new construction home. While the buying experience was good and the home appears well built, the early warranty experience has lowered our confidence. To spend 617k on a house and then have to go out and buy towel, toilet paper holders, under cabinet lighting, and ceiling fans. Not to mention all the other items that need to move into a new home.

Lots of issues that the CM could have caught before final walkthrough. Planting dead trees in the backyard and tried to convince us it is alive and well. Poor painting, lazy finish. Contractors parking all over streets. Garbage left behind daily from contractors. Rude follow up when needed repairs or assistance. Overall I’d never buy with Lennar again after this experience. It was extremely stressful after closing and it just didn’t need to be.

Be prepared to get a garage door motor opener . No screens in any windows. No blinds in any windows. No gutter around the house.

Definitely builder grade, but the layouts are conducive to family living of today. Price is too high for what you get, but so is everything else these days

We bought a Lennar home in Arizona and we were very pleased about the quality of the home. Our experience in Texas has not been the same. Not one towel rack in 3 bathrooms. No loop in the garage for installing water softener or water filtration system. No refrigerator or laundry washer or dryer. No hooks in bathroom. Over $8000 in expenses. Plus no garage door opener or painted walls in the garage. No baseboards in the garage as well. I’m sure all these things left out will have an immense impact on Lennar’s bottom line. And no window covering over the back door. We use paper taped over the window until we find a suitable solution. The house has a great layout. If Lennar had only paid attention to the details. The design of the space for the refrigerator allows for the pantry door to open into the refrigerator and one of the cupboard doors to open into the refrigerator. Another cupboard door opens into a wall. We put rubber stoppers on the doors to soften the contact. So many surprises we didn’t expect.. A much different experience from what we expected after our experience in Arizona. We should not have have thought that we would have the same great experience with Lennar in Texas as we did in Arizona. ... More

We truly like our new home. However, the process of getting there was a little rough. The loan process - really bumpy, then they sold our loan. The responsiveness to issues with the house, and there were several, has been slow to resolve and have had to keep after them to get some of the items fixed.

For a new home, I found so many mistakes, it’s unbelievable. The washer area was flooded, the wall and floor were soaked and stained. They still haven’t fixed it yet. I am concerned there may be mold in the wall now. The wall is yellow with the water stains. The cabinets have small cracks in all of them. If they don’t fix them, I heard when it gets very hot, they will just open. The dishwasher is roasted in the outside, and a few other mistakes. I am so sorry for that review. I hope they fix those mistakes, so my review will be so much better next time.

My only request during the whole home buying process was for the house to be cleaned prior to closing. During my initial tour of the home there was paint splatters/spills on the floors and in the showers, which I was told would be cleaned up prior to closing. The paint was still there during the new home celebration, and once again, I was told the house would be cleaned prior to closing. Needless to say, none of the paint was cleaned up when I picked up the keys after closing. Disappointed that they didn’t do the only thing I requested. Home buying process was very simple and quick!

The home buying process was easy… I’m a first time HB so, if things were complicated I would have known. I did not have a realtor, after my initial interest, I could not get a realtor. The materials are very cheap and the damage to the material during the build are not replaced or repaired. My new home came with extra tenants (rodents)! I cried for nights because I couldn’t believe I moved into a new home with RATS! I called the rep that said “call if you need anything”! I never heard back from here. I’m thankful to have a home and I ask God to bless our home!

We have been in our home for a little over 30 days and we have had to call warranty on a few things, however the builder is nice and will come fix what needs to be fixed. Its a little disappointing with some of the workmanship as the workers had urinated in the tub while it was being built. We ended up getting that replaced before we closed. This is a starter home for my husband and I and overall it has been an ok process, but some things need improvement with the build process.

Not everything I was told is how it really happened. Everything I was told that would be included with my monthly payment in escrow with separated from the actual payment so all my bills are all over the place and I had to hunt down everything that I’m going to be paying so that I do not forget to pay something only use my house such as insurance taxes HOA fees were all supposed to be included with my monthly mortgage payment. I’m very disappointed and just a month and a half after purchase I get hit with more cost that I was not anticipating they can do better.

While looking for a home we were told the quality of materials and workmanship were both highly rated. We get in and start n noticing the opposite. For example, the hand rails are spray painted but not sanded first or after! The thermostat is one that cannot be figured out how it works! A tech is supposed to stop by to explain it but hasn’t come yet. The yard has not been done right! Sod haphazardly slapped on unprepared ground. We bought a house to enjoy the yard but with my disability I cannot. It’s too uneven and so full of rocks it’s actually too dangerous for me to walk across. Too many trip hazards!! ... More

Our sales person, Dennis, was outstanding resource. He went beyond the expected to help us try to communicate with (horrible) Lennar Mortgage. Quality of the finished product was disappointing. Workmanship and finish is far below what you would expect fo one million dollars.

We love our home and community! The problem we have is that there was an extremely obvious defect in the installation of our Dormer windows and we have been battling for 3 days with Lennar to simply fix it. We have submitted the obvious cracked window trims and being told that is normal. We have inspected every other house in our section and NONE of the other houses have the issue. Very frustrating being blatantly lied to in order to just try and get us to accept crappy workmanship.

Lennar's catchphrase is "EVERYTHING'S INCLUDED!". I'm here to tell you it's not. While the people along the way were magnificent and responsive, I'm just shocked just the blah chrome builder's grade cheap stuff Lennar used. This was a spec house so couldn't choose the quality of finishes I wanted, but shocked that basically no upgraded anything was used here. NOTHING. And if everything's included, why am I spending THOUSANDS and THOUSANDS having a painter and contractor add the basic things you didn't, and should have? Basic things not included? Shocked. I thought my other homebuilder was bad, Lennar took that crown. Styrofoam used on exterior … appliances installed way too tight pulling away at cabinets…

This is the second Lennar home we have bought and the experiences have been very different. The quality of the workmanship on this Wales Ranch home compared to our last one is very disappointing, especially the finishing work. The subs that have come in to fix things have been unreliable, have done either half of a job or a poor job, and it's an ongoing struggle to get things done as they should have been done in the first place. Lennar has also used inferior items in place of higher quality ones this time and yet the price was far higher. They have cut corners, given us lower quality, and it shows. ... More

Who ever the architects were they never owned a home. Appliances are cheap for the price you pay for the home. I have issues with my driveway. It’s a cheap pour. I’ve brought it up I’ve received nothing but crickets.

The finish work was pretty bad. Lots of warranty issues for the yard, the flooring, the bathtub, cabinets, keys to my house, and no internet, just a few. Everyone has been very nice. I know they are very busy, but i don’t think there should be this many issues in a new home. I’ve done my own spackling and touch up paint, and pulled 5 large bags of weeds. My side and back yard look horrible. I have no complaints about any of the people I’ve dealt with. I’m not sure who would be to blame for all of this. I do love my home in spite of All the issues. I’m just very frustrated.
