All the homes look the same after you have seen a few. Take your time to really go through the homes at your pace and don't feel the pressure of needing to make a decision before the end of the quarter when prices are sometimes reduced. Go for location over what the home has featured as built. You will update things on the inside over time, but you can not change the location.

The home buying experience needs to change. It's very stressful and you are not guaranteed that you will get the house based on your offer as you only get one chance. It's a single offer with no chance to counter offer. Lennar needs to allow counter offers. The home itself, for over $1M, is average. Material selections are average at best. Vinyl flooring and not hardwood. The same small MDF trim used for baseboards and window trims. Bath fixtures are Moen which are nearly bottom grade quality fixtures. Windows are only trimmed out downstairs with sheetrock wrap upstairs (1960's). Millwork quality average with mitered corners uneven. Mid-grade cabinets with fixed shelves that don't roll out for pots and pans, HVAC that is in the ceiling downstairs and floor upstairs to save costs (heat rises so ceiling vents are useless in hot weather for cooling) along with the use of an HVAC system that doesn't have smart home integration. The paint that was left for touchup doesn't match what was used for the house and paint peels off the walls likely due to painting over dusty walls. Floors squeak. Guest shower is a fiberglass shower/tub unit with no door and requires a shower curtain. Overall, corners are cut everywhere that can be and still pass code. ... More

Let me start but saying I love my house and location! The sales agent was great and very friendly! The mortgage side is 10 out of 10! Very easy, responsive and very nice. The construction team is horrible. Late to every meeting if they showed up at all. Didn’t fix all the items on my pre closing walk. It was cosmetic but still wasn’t fixed. The house closed without grass. It’s been 45 days since closing and still do not have grass. Mind you it has rained some but they do not respond to canceled start dates or follow up. I text them with no response. I love my house and don’t regret a thing but constriction team has to go! I don’t mean the actual builder guys because they seem to be good! I mean the supervisors. ... Our buying experience started great, we were very excited to get approved for the home. The home-buying process started great and then continued to go downhill. By the end of the process we still had no idea what day we would close. It was very stressing. The workmanship on the home varies. Some things are done really well, like the appliances, but the attention to details is lacking. For example, where the countertop pieces in the kitchen meet, one side is cornered and the other is not. There were scratches on the island that didn't come out. There are clumps of paint on the underside of the stair railing. The shower drains were loose, just sitting on the drain, not done correctly. A door frame has a gap between the frame and the wall, not patched. They could have done a better job for what we paid for the house. The only positive thing since we've moved in is the Lennar Service Request process. Our Service Manager Frankie is AMAZING! He has handled everything for us, quickly and professionally. ... More

Home could have been built better, a lot of issues with the whole system.

The place was painted with half dried up paint Walls look terrible. Make me send poor quality workmanship to warranty when it should be sent to contractors. They rush the sale should have done a proper inspection before closing

Home buying experience was electronic. So it was easy. Was supposed to have an orientation and celebration. All we got was an envelope INSIDE of our home with a letter. Many questions about the house that we had to seek out answers. Workmanship is sloppy, gaps between tiles and floors . Paint is CHEAP! Washes off when cleaning. Paint on areas that should not be painted . Concrete on pool tiles , cement on areas that should have been cleaned. Sunken tiles by the spa. NO TOWEL BARS, just TP HOLDERS. Design in bathroom is plain. Could have made it better by providing a place to put shampoo etc . A seat in the main bathroom would have been a nice touch. I feel like I paid too much for what I got ... More

Unfortunately, the workmanship and materials were severely lacking in our new home. We had multiple issues that could have been avoided if the proper time was taken. I feel as though the priority in this new community is quantity of homes built versus the quality of those homes. However, I will say that the responsiveness to the issues that were brought to their attention was, for the most part quick.

Josh (onsite project coordinator) was helpful. Finance team had way too many people and handoffs. We had to submit the same documents multiple times. Also, our closing date was mixed up due to all of the different players. The house was significantly cheaper than other builders in the neighborhood. However, you get what you pay for. It's like we purchased a brand new Fixer-Upper with all of the modifications and upgrades we are having to make.

We love our townhome I would say if your a first time homebuyer like we were and you want to make it a special experience have a realtor because the experience it’s self didn’t feel very special and I will say every situation might be different but I would say they updated us on the progress but the whole time up until closing we didn’t even know for sure if we even got officially approved so we were more stressed than excited during the process. And we didn’t even get a key at signing we didn’t get our code until later the day we signed and the code they gave us first wasn’t even the right code so we had to wait out side of our new home until we got a hold of someone to open the door . They didn’t do any real kind of celebration for us so if you want a special kind of experience I would say use a realtor. But we didn’t even love our new home! ... More

These homes are basically mass produced…. Almost assembly line. Above average quality, and like the fact that change orders not allowed. Appliances decent quality, pool and Lanai/ lanai cage are very good. Understand that home will not come with ceiling fans, smart switches or extra light fixtures. I would advise buyers to review MODEL home CLOSELY as that’s what you get…no differences. For example, only some kitchen cabinets had under cabinet lighting, junction boxes for hanging lights over kitchen island were not even close on position over island. In addition, instead of three lights over island only two as third was LED. Island lights were wired to kitchen ceiling lights instead of having their own switch to separate them. Clearly the blueprints for the model home were drafted wrong ... More

Purchasing was smooth less with sales and closing. All personal on these two teams very responsive and helpful. Closing in relation to date to close walkthrough was subpar. We were given a date to close in purchase order and then was moved up 3 weeks. House was not in shape to close as the construction to finalize was being rushed with new move up date, end of fiscal quarter. We used our own inspector which picked up the same amount of items to be corrected and even more which lennar refused to make fixes. We were told our inspector takes the place of our walkthrough and if something isn’t noted on the inspection report they won’t fix and would go to warranty if needed after closing. Also informed it’s not on Lennar in relation to concrete once laid unless uneven. I explained I did not want to deal with warranty for items that could be corrected or noted to be correct prior to closing. We were also not informed that there is a one year plumbing warranty so if you want to change out anything in relation to plumbing you have to call the plumbers and schedule them to install otherwise your plumbing warranty for the first year will be void. Thankfully we found this out when we were having our dishwasher installed. So now moving forward I call, but the construction manager stated he didn’t even know when I called him. That is concerning they he didn’t know and it was never stated. Dealing with warranty has been a lot of back and forth. Minor items are quick and corrected. The blinds company used was amazing as the supervisor told his employee servicing the house “use replace it and make her happy.” The trade that have come has been nice and pleasant. However my biggest concern is the amount paid for the home and the final touches, quality of the small items and the fixtures. The fixtures looked as if they were purchased and did not match the price of home. Basic chrome and laundry fixtures in kitchen and other areas. My BIGGEST issue is with the installation of the tub and enclosure products. The enclosures shake so much they have a give that doesn’t seem secure. I was informed by “higher ups” that the construction was to specs, the enclosures was installed to company’s specs and there is nothing that can be done. I was also told there is caulking (subpar) and no water intrusion so not to worry. Red flag this is something I worry about and rather be agreed of that issue. Also the fact the tub and enclosure are not flush and “no caulking needed due to the way it fits”. Water that stays in the craves is a concern. Overall Lennar purchase is a 3 star. For the price paid for the cookie cutter layout, fixtures and no choice of updates. The personal has been helpful for the most part. However, beware of quality of items and the amount you will have to fight for quality of expectations when paying almost 500k for a forever home. We had to add gutter as that was cut back, no outside lights near garage doors, patio is a small slab, 18in x 36in, to step on outside the slider. Had double sinks in model- now single, had impact windows- now metal shutters. This means even more money to spend to make the home to standards. ... More

I’m very much happy with the responsiveness of all the problem we have in our new home. Thanks to Harold he’s very approachable and easy to talk to regarding everything his efficient too. Thank you to Lily the one from finances until now she’s been helping me she’s very seeet and friendly. I revoke my review to Kimberly Morris. Not a good quality final inspector. We are a first home buyer we don’t really know about homes she assured us everything is fine when we started moving in we found all the error especially the dryer vent if not installed and the sink is not even attached good. Our experience overall was not the best. Aaron from the mortgage said was not easy to work with and we had several issues. Susan was great and so was the construction team.

Everyone was wonderful except the mortgage side. No communication blamed me for all the problems asked repeatedly for items they already had rude to me my gpa my attorney horrible stressful experience with the mortgage company

Sales/Purchase contract was very long (60 some pages). The sales rep expected our signature in a day or two. It was unrealistic to review the contract and many condo docs so promptly. Construction manage Devin was very responsive and summoned trade resources the same day as the walkthru.

Let's separate house, materials, workmanship, Lennar Mortgage/LennarTitle. House has nice layout and looks good, materials mostly cheap but apparently that's what you get for such price. Nice looking place, if you don't know what to look for or didn't order separate inspection. Big pluses: - good lot, great amenities center (really awesome). - people are responsive and nice. - sales guy is awesome, he even made his own website to give people needed information, cause Lennar doesn't do it. House issues: - NEVER buy house (even new one) without external inspection. I had 12 minutes video of me walking the house and listing the issues. Quality control is poor. Example: AC vent is closed by dry wall, so no AC in the room. Huge gaps in the lanai mesh metal parts, so anything can fly inside or fall from the wind. Safety issues, dents, pain issues, ghost doors, stains, etc. - to be fail most of the issues where resolved, but the only way to make them fix few major issues was not to accept the house. - house should be finished and passed to the owner clean, right? Nope, it was dirty with lots of debris after asap fixes. Disappointing. Lennar Mortgage and Title: - great experience about all, really good job. Except one of them messed up and I exigently found out that I have to go into the office to sign in person the day before (even in the system it was written that it's fully remote), not fun experience trying to shift all the plans and work ASAP! Lennar, please work on the internal processes and inspection's quality. ... More

The finance people, and sales person was awesome. The concierge person seemed a bit unorganized or lost. Wasn't told to switch sprinklers and ended up with a water bill of $2,000. Many blue tape items were not addressed.

Mortgage experience with Lennar mortgage professionals are not very good at all, Craftsmanship and quality is kinda ok, we have lived in our new home now over 30 days and we now see a lot of stuff that is done half fast ,

I didn’t receive a phone call from the sales agent when the loan funded. And the listing agent and builder will not accurately update the listing and remove it from still showing as pending or for sale and it’s been months since I closed. I’ve asked all parties repeatedly. On other notes, the house is sound and was accurately presented and is living up to what was highlighted during the initial inquiry of the property. Warranty inquires have been handled promptly. These other areas surrounding the purchase to impact the overall feeling of the customer and also it affects our interest in partnering with this builder again if these other areas are going to cause so much stress.
