I initially didn’t have any issues however when it came time to move in my house had not been cleaned and the builders left mud, trash, dirt, and urine stains in the home. My sales rep assigned to me left all my texts and emails unanswered about this issue and some other questions I had. It wasn’t until my realtor got involved that they began responding to me. They sent a cleaning crew in a few days after I had moved in who were here for a maximum of 10 minutes and did not clean up all of the mess that was still here. I would have liked to know before I bought the house that there were so many things that needed constant attention in the house and that we would be required to keep our cars in the garage.

Lennar's mortgage process was very chaotic but the representatives were always trying to help. We experienced changing contacts throughout the process which made it difficult to know where we were in the application & approval process. As far as quality, flooring was installed poorly; has squeaks and damaged boards. Have painting residue on woodwork. Found black mold under insulation in basement which they have remediated. For the money paid, we expected better quality.

After many emails from “concierges”, never laying eyes on any that I was passed around to, final walk through was done by Rebecca. She was nice enough but it was obvious she did this day in, day out, so was very pushy about getting done. All issues found were corrected on the spot! This is my first experience with Lennar, but not my first home buying experience. I felt like I was being herded through the process, this lady did not really care if I was happy or not. Through the entire process, first look to deciding to buy, then actually getting it purchased I was given incorrect information at times, had to reach out to whichever “concierge” I was assigned to at the time to get information on times, dates. Lennar was very dishonest when it came to me having my own realtor. I was told I was filling out a form to receive updates on new home availability and later found out it locked me in with the sales office as my realtor. The project manager was great but is given limited information. Love the neighborhood but would not recommend Lennar, unless you come with a buyers agent.

I would say at first, it was very stressful buying a house and going through the process since I had never purchased a home before. To be honest, it didn’t feel like they cared much. The congratulations seemed insincere and no one bothers to ask you what it’s like to be living in the house even after a month or two. It had a lot of cosmetic and house problems, they’re too much in a hurry to get the house on the market that they miss even the biggest things that are wrong with the house like some of your roof missing. These are peoples homes. This is where they’ll be living for a long time. I think the craftsmanship and the workmanship should be vital. Other than that I really do love my home, it’s a quiet area but I feel that the house building needs to be a lot better instead of faster. ... More

Some work ok need to fix alot of things . Would not fix cracks in cement. Not happy.

The portal sucks and hard to read. The bright side was that Everlyn P was always available and super helpful She made the terrible experience of the portal easier.

Expected higher quality product and workmanship for price. Very difficult to get people back to fix things after closing.

Theresa our sales consultant was amazing through the whole process! Theresa was amazing to work with!!! However, our loan officer Ashley with Lennar Mortage made a MAJOR financial mistake that caused a huge financial burden on us. When we talked to Kristi about this in Theresa's absence since it was her day off she stated "well do you just want to cancel" instead of being sympathetic of the situation and try to rectify the issue. That was poor customer service on her part. However, we raised the lennar mortage issue with Theresa and she helped us get somewhat of a resolution. I still feel like Lennar Mortgage could have done better with a resolution. What they did was still not good enough and did not justify the financial burden it did to us. My experience was ok but I believe there is some areas for improvement here .for example washer /dryer (included as part of the package) got installed abt 2 weeks after my closing. There was no instruction provided on how to activate or get access to the mail box . Had to speak to a neighbor to get the post office address and then initiated the request. Went through few iteration as post office needed deed. Lot of hassle and this could have been avoided if proper information was shared before hand off. I’d something included as part of package like washer/dryer it should done before closing that’s fundamental. Also, I feel after the contract is signed , the customer experience kind of deteriorates with no focus to make the experience better. Regards Raja ... More

I didn't realize how bad this really was but the concrete work and trim work I have seen in this house is some of the worse I have seen. Holes in the concrete were sloppily patched. There is sloppy touch caulk all over the base boards. I think it also would have been beneficial to offer at least blinds. A new house without any privacy until you get the time to install them is really annoying. This would have been a minor addition for a builder as big as Lennar.

The sales rep was very helpful with the entire process. My only complaint with the property is the carpet was not cleaned and the cabinets are low quality so a few corners are mashed in. I am extremely disappointed that the builder decided to add fencing to the entire community except for the first few houses were purchased. What's worse is that although different lots can vary by price, soon after I committed the price of the same model dropped by $20K.

The house was not cleaned when we got the keys, stains and paint on the floor, tubs, toilets and countertops, the first costumer care representative was slow to respond to our texts if we were responded to at all.

The AC was not working when we moved in. We did not get internet services for one month from the day we signed. There is a septic truck outside the house every second day. I am not sure if this home is connected to the city sewerage system . Other minor issues need not be mentioned.

Issues with A/C and people digging in our front lawn to connect power to the electrical box in our backyard with no explanation. They also used a ladder to enter our backyard with no permission nd left a pile of dirt in front of our house for a week. Our lawn was dug in so we’re not sure if they’ll fix the lawn damage.

Response to new home 2nd walk through have never been corrected. Sliding door handle is very small making it hard to open from outside. Painters did not pay attention to finishing doors they are peeling and paint has stuck to frame.

No patio, garage doesn’t smooth it with joint compound . Yard s a lot of water aeration .

If you have a model plan in place and you decide to go with it and don’t get everything you saw at the model home that will make you upset, need to have a better communication from beginning to end and have some accountability to make it right for your customers. Some items were find after move in and we summited a work order and we was told that those issue had to be addressed before closing and now we have some damage window.

At first I had a great experience with the seller’s agent… however she left the organization and I lost a valuable contact as the new agent never called me or returned any of my messages. During the celebration walk trough the agent was a bit dry and kept making comments about how her house was not as nice as the one I was buying. She would get annoyed when I pointed out things that needed to be addressed, then the finance processing was a nightmare as I was not even sure if I was going to close until 30 mins before closing. It was disappointing to see that my friend purchased the same house at a lower price just three months later. Our investment decisions are based on anticipated future value appreciation.

Closing walk through was rushed, prior inspection revealed many issues, these were to be handled before final walkthrough, yet most were not. “QA” person mentioned he had another appointment and that we needed to hurry up. When pointing out that many previous issues were not addressed, we were asked if we could “live with them”. Back door was missing a hinge pin, making it inoperable, reported this and followed up with a phone call to warranty service, no one ever came out and we ended up replacing ourselves after 3 plus days of no response. Found out today that our garage door is programmed the same as another home in the neighborhood, how does this happen? Quality of workmanship is subpar, kitchen cabinets don’t line up, nor does the surround in the master bathroom. Front porch was skim coated to fix a mistake and looks worse than before, driveway is cracked and joints aren’t cut properly. At the start of my homebuying experience, I worked with sales rep Angel, who was terrific. He was very knowledgeable, and if he did not know the answer, he got me the answer. Angel showed me houses in four different cities around San Antonio. He never made me feel like a hassle and made it a point to help me when coming into town, as he knew I was purchasing out-of-state. When I decided to move forward with a house in Bulverde, I was told there were no sales incentives on the house because it was not included in the year-end sales event as it would not be closing by the end of the year. I was informed that this house had a closing date of December 5th. After putting my earnest money down on the house, I was told that my closing date had moved forward almost two weeks. When I voiced that this would be a financial burden as I would buy last-minute plane tickets to attend all the orientations and the closing day, I requested that we keep the original closing date of December 5th. I was then told that if I did not close by the new date they set, I would accrue fees for delaying the process. This response was disheartening. I then asked for sales concessions to help offset the additional costs I would incur due to the close of escrow moving up. I was told there was nothing Lennar could do to help assist me. I did not want to lose my earnest money or incur fees, so I moved forward with my first orientation with Brett. My initial orientation with Brett was very informative and validated my concerns. He took his time to explain and answer all my questions as a new homebuyer. I was offered the opportunity to complete my second walk virtually. My brother attended this walk, but I could not participate because I couldn't get the time off with such short notice. While the virtual walk was convenient and appreciated, it did not allow us to conduct a thorough inspection to make sure all the items from our previous walk were completed. Due to closing escrow, during the holiday season, my busiest work time, I could not go out to the house for 6 weeks from the day I close. I was disappointed when I picked up the keys and walked into my house for the first time. My back door and garage were left unlocked, allowing people to enter my home after closing. Additionally, I found dried mud on the floor and dried food remnants in my sink. As I walked through the rest of the house, I discovered that a blind was missing from my primary room, and several cabinet hinges that were initially there were missing during my walk with Brett. Upon further inspection, I noticed that things from my first walk were not completed, and additional damage to my flooring occurred after the final walk. I immediately contacted my customer service rep, Brett, to inform him of the uncleanliness of my house and other concerns. Brett told me the house does not get a detailed cleaning before closing. After expressing my frustrations and other concerns regarding the home, Brett met with me to ensure my concerns were addressed. Overall, I am thoroughly disappointed with my homebuying experience with Lennar. This not only caused me not to consider purchasing a Lennar home in the future but has also discouraged my other family members from purchasing a Lennar despite having had positive experiences with them. Loan officer Miranda was amazing. Was told corrections were being made at final walkthrough that weren’t when we moved in. Took 2 days to get access to a home we owned without explanation. After move in warranty response is unreliable including having contractor show up at 5 pm after being home all day to say he can’t do the work. No follow up after. Loan officers are super helpful and answer all emails and questions. The home is good value for price, but some parts of the process are highly lacking in customer service.

only person worth mentioning is eric W. the supervisor. Could not have had a better person. his care is incredible. Other than that, house is built very cheaply, and has many imperfections in terms of paint, finishes, etc.
