The home buying experience needs to change. It's very stressful and you are not guaranteed that you will get the house based on your offer as you only get one chance. It's a single offer with no chance to counter offer. Lennar needs to allow counter offers. The home itself, for over $1M, is average. Material selections are average at best. Vinyl flooring and not hardwood. The same small MDF trim used for baseboards and window trims. Bath fixtures are Moen which are nearly bottom grade quality fixtures. Windows are only trimmed out downstairs with sheetrock wrap upstairs (1960's). Millwork quality average with mitered corners uneven. Mid-grade cabinets with fixed shelves that don't roll out for pots and pans, HVAC that is in the ceiling downstairs and floor upstairs to save costs (heat rises so ceiling vents are useless in hot weather for cooling) along with the use of an HVAC system that doesn't have smart home integration. The paint that was left for touchup doesn't match what was used for the house and paint peels off the walls likely due to painting over dusty walls. Floors squeak. Guest shower is a fiberglass shower/tub unit with no door and requires a shower curtain. Overall, corners are cut everywhere that can be and still pass code. ... More

The place was painted with half dried up paint Walls look terrible. Make me send poor quality workmanship to warranty when it should be sent to contractors. They rush the sale should have done a proper inspection before closing

Unfortunately, the workmanship and materials were severely lacking in our new home. We had multiple issues that could have been avoided if the proper time was taken. I feel as though the priority in this new community is quantity of homes built versus the quality of those homes. However, I will say that the responsiveness to the issues that were brought to their attention was, for the most part quick.

Sales/Purchase contract was very long (60 some pages). The sales rep expected our signature in a day or two. It was unrealistic to review the contract and many condo docs so promptly. Construction manage Devin was very responsive and summoned trade resources the same day as the walkthru.

I wasn’t told that only primer was painted on the walls therefore I would need to paint the whole inside of the house. The house didn’t come with towel racks in the bathroom. The house floors were not clean. I had questions during closing but couldn’t ask any because they made me do my closing online and by law the lady couldn’t answer any questions. They put a mandatory tree in the backyard which only goes out 10ft. If this tree grows big the roots are going to mess up the foundation. Also, the grass they put down was already dead leaving several people with brown grass.

I wish we would have shopped around. Once we signed it was difficult to get a response. Trust was broken several times and we debated whether we should cancel and call our deposit a loss. Look around.

Not impressed with the finish work, at all. In a $550,000 house, Lenar installs $.89 light switches and outlets, the lowest power garbage disposal on the market...sounds like it's about to come apart...the cheapest garage door openers without WIFI capability so an owner can check to see if doors are closed, no towel racks...apparently because 6 year olds tend to use them as high bars, the cheapest flat paint that is not cleanable, the worst ground prep for landscaping....the sod was placed over rocks and the ground is not close to even or level. The concrete work is terrible...the contractor dropped concrete on the garage floor and the driveway without as much as an attempt to remove it before it hardened and the back patio is cracking. The trim brick border on the patios looks like the concrete was finished by a 3-year-old using play doh. The vinyl plank floor moves and makes noise under your feet, The slide in stove bottom drawer is unusable as it is so poorly built. The exhaust fan over the stove is, well, cheap.... NO electronic switches, they put a30 inch fan hood with about three inch gaps between the sides and the cabinets. The fan is weak and I know my toast is done with the smoke alarm goes off. Spending $2 more for each light switch and wall plugs, $200 more for a wifi capable garage door opener, $25 dollars for three - four towel racks rather than hooks which don't let towels dry...especially in high humidity areas, may have cost a builder $2,000 (at most), a price I would have gladly paid to have this stuff done right during construction. I almost forgot, the sewer covers in the street are 2-4 inches above the pavement, If a car with a low-profile tire hits one, significant damage may occur. One is placed in front of my house and, especially if there is a vehicle parked on the narrow street, there is almost no way I can avoid the sewer cover....There is no reason that some asphalt could not have been installed to avoid the sharp edge of a steel sewer cover plate.... We have purchased many brand new built homes. We found very little pride in the workmanship of this house. Cheap fixtures, what little there were. My last home was half the cost of this one and had much better workmanship and quality of product. It was worse than pulling teeth getting our punch list resolved. The construction manager and supervisor did their very best to get issues resolved. They bent over backwards. to make sure we were satisfied. The problem had to be above their pay grade. We have had to spend a lot of money to replace, repair or obtain items to make this property the way it should have been handed over to us at closing. Hell, the developer couldn't even make the effort to even mow the lawn or clear away the bugs and spider webs around the entry way or the back patio. Not the way I would do business. ... More

House itself is great, but Lennar used it for equipment storage and as a some sort of break room for a few months, and now, after a close rushed by Lennar, all we hear is, “Do you have that in writing?” and, “Can’t do anything about it after the close.”

I did not move into the palm vista. It is the Timbers at Everland. There were a number of issues that were not brought to my attention throughout the buying experience. I believe the sales effort was specifically not telling me about the mail issues in this community. Also, I contract for specific items in our home and upon first inspection, many of those items were missing. When I accused Timbers of breach of contract, the construction managers corrected them after many telephone calls and emails. I received little help from the sales staff. Upon final inspection there were a number items still to be corrected and several issues that the sales staff did not respond. The Timbers management stepped in and corrected the issue and provided support and relief to close on the house. Overall, the quality review was abysmal and some of the product used, and installation did not meet my expectations. GL Homes and Other providers do a much better job and quality products and quality checks. ... More

Overall good in the beginning, towards the end many issues came up and very big misunderstandings towards the end that made this process frustrating to the point we wanted to cancel everything and were holding our deposit hostage so we had no choice but to move forward with it and issue was never addressed. Besides that we like the house overall… Would like to see the street lights at some point…

When my unit was being built, I saw waste everywhere. When the people were working there and they left, they left all the doors open the air conditioners running, and the raccoons were defecating all over the floors in my unit. That is very unacceptable.

Just because it is a new build, get an outside inspection done.

Seems like they cut corners to hurry up job. No linen closet that was on plans. House wasnt clean when we moved in. Floors dirty garage not cleaned. Garage door step covered in mud. This is my 5th house and worst land scape job i have ever seen. Cut corners dead grass. Things just cheaply done. Problem with missing cables. Called lennar and they say not our problem. How could they do an inspection and not catch these things.

Overall we are satisfied with our purchase but there have been some hiccups. We have bought and sold over a dozen homes so this is not a new experience for us. This has been one of the rougher experiences we’ve had with a builder. Pros: -Price: you do get a lot of house for the money. The same sqft with other builders in the area would be a lot more. -Sales Rep: We worked with Joey and he was great to work with. He was very responsive and fought hard to resolve any issues or concerns very quickly -Floor Plans: They have some unique and well thought out floor plans to choose from. We liked that they had things that others didn’t. Cons: -The quality of workmanship is rather poor. We expected lower end finishes for the price point but several simple things were just sloppy (i.e., lots of paint drips on tile, banisters, windows, tubs, etc. All the Cat6 cable was wired incorrectly and I had to re-terminate all of them. Pieces of wood were left on our roof and are still there more than two months after we reported it. Garage floors are stained and have cuts, cracks, and chips all over. They tried to hide cracks in the cabinets by painting them. Chips in the tile just had a little calk/paint thrown over them in hopes we wouldn’t notice. Bath tubs all had drips of paint, caulk, or putty; one had rust spots. The house was not very clean when we moved in. Lots of window seals had dead bugs, one room had a giant dead bug stuck to the wall, all the bathtubs had wall dust and debris in them, several places they adjusted outlets or wall plates there was the dust/residue from removing the plates on the carpet, in the master closet (where the Cat6 terminates) they left all the wire clippings from terminating the Cat6 cables, etc. Just overall sloppiness that doesn’t leave the best impression when expect to walk into your shinny new home) -Warranty Rep: we were told that a warranty person was supposed to join us at our new home orientation and they did not. Apparently they were supposed to go over the warranty details, deadlines, how to register appliance warranties, give us a book of something, etc. and we didn’t get any of that. We’ve told them several times and no one seems to care. We’ve been told most the information now by neighbors but they are holding us to deadlines and such that have never been explained to us. -Walkthrough Report: The construction manager is the one who came to the walkthrough and many of the things brought up were never written on his paper. He told us that we didn’t need to write anything down because he was, but he never showed us his list, and half the stuff we brought up he didn’t include. He told us someone would be in touch as not everything would be fixed before closing. Now that we have access to the warranty portal we can finally see his list and even though no one has contacted us, everything on it is marked complete. Many things were not addressed; some are very obvious that they weren't even looked at and other things were not really addressed, just some hokey quick fix. Since no one contacted us, I resubmitted most the items that were on his list plus the others that he missed. Fortunately, we had a private inspection done and had sent them this list ahead of time so many of the things he didn't write down were on that inspection list but some of them that weren't we are now being questioned why we didn't have them on our walkthrough list. It's been a rather frustrating process. -Imperfections: we understand that nothing is ever going to be perfect but when you buy something new, you are expecting things to be new. Several items are damaged and thus far not being taken care of. I am still working with the warranty people but the most frustrating aspect is that our closing was pushed back because they wanted the house to be "perfect" before we moved in so it's frustrating that we have large cracks and chips in the garage floors, deep scratches in the kitchen sink that cannot be buffed out, scratches all over the microwave controls, and cracks in the kitchen cabinets. Not only were these not noticed BEFORE we did our walkthrough (which was the reason we were given for pushing the closing date), we are struggling to get some of them addressed because either "they weren't on our walkthrough report" or "that's within Lennar specs". It's frustrating to me that I bought a new house to avoid these kinds of fights yet I am still having to have them. Many of our neighbors are telling us of similar experiences so I highly recommend anyone building with Lennar heed this advice and be very forceful in what you want BEFORE you close. Afterwards, the battle becomes much more difficult. Overall, we are happy with our purchase. We love the house, the neighborhood, and neighbors. I just wish I would have been more discerning before we closed and insisted that I get, in writing, the list of things they would take care of before I signed. Our previous builders have been very easy to work with on these issues (and we had fewer of them) so we didn't stress it but should have. I would not tell anyone not to buy from Lennar, I would simply say, be VERY picky at your walkthrough and have a clear understanding before you leave what will/won't be addressed, what will be outstanding after you move in, who to contact if they don't contact you, etc. If you are not happy with those answers, talk about it BEFORE you close. At the entrance of my home, there are two stone post(wall), this job was pretty bad. I've been notified the sales agent number of times, but no correction was made. Hope, the construction company response quickly.

My experience was very average

House wasn’t ready for the walkthrough. Quality of the workmanship was not what I expected out of Lennar and with the price of the home. With a lot of community things got resolved. After the closing the whole process of getting house keys, mailbox keys, gate pass and getting everything changed into our names and learning all the process and multiple sites has been stressful. I feel things could be streamlined so the whole process is not so stressful with closing and moving.

HOA fees too high. Green spaces are very less

I’d paid 240,000 dollars for a home id expect a lawn to be finished. But no, Lennar only does half the lawn. It’s a bit ridiculous to be honest. On top of that the grass installed was installed dead. Nicks, dents and holes throughout the house.(partially on me though for not hiring my own inspector) Electrical issues from the jump. If you go with Lennar make sure your around for the whole project or just avoid it. The HOA is nice. The locations nice. Lennar…Ehh.

I would have liked to know before I bought the house that there were so many things that needed constant attention in the house and that we would be required to keep our cars in the garage.

Some work ok need to fix alot of things . Would not fix cracks in cement. Not happy.
