Although my experience buying my house was not the best, I must mention that I thank Mathew B for being patient with me due to my lack of experience in the new technology. An example, I was able to scam some documents using my iphone, thanks to Matt.

the construction manager was helpful with taking care of the articles' that needed attention, however the driveway is shorter than realized ,the property is somewhat undersized, specifically the backyard, the home is attractive and comfortable. i would suggest that all new buyers ask questions about the HOA, and all fixtures located within and on the home and as well as the grounds.

Lennar is a track builder. There are NO additions, deletions or changes. We probably should have waited.

Takes a while and several attempts to get someone to return your call or respond to a text or email.

The workmanship is not the best, felt like the house was potentially rushed to build. Had a leak right away from the refrigerator, flooring had to be ripped up. Carpet not laid down properly. A drawer that does not self close. Showed to someone and nothing done. The door stopper did not align with the garage door so now we have a hole in the wall. When this stuff happens, it takes away from our work schedule and having to use time off to be there when they come in to repair it. The drywall is not smooth throughout the home. Thiago on the other hand is AMAZING to work with! He called me on a Sunday to address the water leak with our refrigerator. He didn’t need to, BUT he did!! The buying process was very bad. Communication issues, not reasonable demands, lots of uncertainty... it was very stressfully to me and my wife. The company retains the whole process, from mortgage to title, insurance. I was expecting more in terms of building quality. The soundproofing is very questionable. Outside noises specially but also internal noises from baths can be heard all over the house, something that was not an issue in my older houses and apartments. The small issues were fixed after some weeks.

Many issues with my house they have yet to fix. How can then sell a home with a broken items and let you move in? This is ridiculous

Coming from outside tn prices are a little higher here. I expected more quality. Workmanship not very good. One of my walls - actual framing and drywall looked terrible - was fixed to be ok. Electrical some not finished. The finish work not good. Need them to come back for many things which hopefully eventually will get done. I feel no pride taken in making sure things are done and done to completion. Builders have not made sure mail delivery is available - have been here going on 3 months making very inconvenient to get mail in a timely fashion. Told would prob be done in a week or two several times. The yard looked half alive when I moved in hopefully will take bushes a couple did not make it ... More

The initial experience was good. The sales rep was very nice and seemed to be knowledgable. I went through Lennar mortgage. My loan officer was terrible. I had problems communicating with him. He was not responsive and I actually lost out on a lower mortgage rate because it took him three days to respond to me regarding the mortgage rates. The project manager was okay. It wasnt until I was in and had to put in a warrenty claim that I realized I was never given the sticker that gives the information needed for claims. I emailed the project manager and he said that he had been low on stickers so I didnt get one. He said he would drop one off but never did. Thank goodness for neighbors. The claim had to do with my HVAC. When the HVAC company came in they informed me there was splits in the duct work. Something was never sealed and the had to put more duct tape around existing duct work. I dont know how it passed inspection. As far as quality in workmanship. At first glance it looks okay but when you actually get in and clean you can see its not great. The fact I was told had to seal tile in the shower myself is a bit ridiculous. I feel that the house should be move in ready. I probably would not buy from Lennar again or even recommend a Lennar home. ... More

I chose Lennar because of their reputation and floorplan. I am however disappointed in some of the workmanship that is sloppy. Their customer service department is unapproachable except by email. There is no one who could answer a quick question or refer a client to documentation regarding an issue.

I bought the house last August and there was a problem with the floor of the house. We are in November and still waiting for a solution

Get a home inspection !!! There were some issues for sure. House was delivered with blue tape on walls, unfinished work… These houses are slammed together as fast as possible. Very rough around the edges and lots of corners cut. The sales team made statements that were not true and very quickly the “plans changed”. The appeal is the price for a new home vs what the market is for an older home. It’s a tough economy so buying a new home is very appealing. New != quality, so take that with a grain of salt. I am not technologically sophisticated. I have found reporting and following up confusing, frustrating, and non-productive. There also were an exorbitant number of problems.

Lennar offered more incentives to purchase a home than any other builder in the area. They were also flexible with me as I did my due diligence. A few items for feedback. The construction manager came off a bit rude while walking through the home the first and second time. My thoughts are some more professional communication skills.

Our initial encounter with an agent was good, stayed on top of things communicated well with us. It was by happenstance that we learned that our agent quit and it was obvious the replacement was less than thrilled to take over our sale. I now understand this agent has been less than supportive of other clients whom was their first point of contact rather than an inherited client. Finger pointing and zero accountability for jobs not done in a timely manner or of good quality was chronic. Value.... appliances were at entry level and with the investment would have liked better quality. 2 weeks into our home we purchased a new dishwasher. Went to pull out the unit and all pieces are plastic and no insullation.... with a house full of tile.... no surprise the noise was horrible when it ran. Sad to have to spend additional money to get what I feel should have been better quality up front. Communication between agent, lender, title company and site manager between each other was lacking in serious way. To find out the closing was bumped by an email rather than any representative from lennar is unprofessional. Especially when the emailed communication was not sent to us until late afternoon and people had already left for the day. Too much oversight and as more and more houses go up in the rate they are, there will likely be many more issues for future buyers if this doesn't get under control. This is not our first lennar home. We knew what to expect on some of the warranty stuff but we were not prepared for the treatment we got from our 2nd agent and the lack of accuracy of why delays were caused to move closing dates. If there are too many jobs for one manager to adequately cover, hire more people. We like our house. We love location. We are okay.... just disappointed with the building process this time. At this time it would be challenging to recommend lennar. I'm fortunate to have a husband that is handy in construction so immediate fixes that needed to happen he did.... couldn't afford to wait weeks as it related to irrigation and leaking sprinkler heads and valves that were brought to the attention prior to closing. Still waiting for sod replacement. Had they waited to place the landscaping AFTER the water meter was hooked up it would have prevented the grass from dying before we even closed. All of which we were promised would be resolved. Rest of the walk thru work has been completed aside from one thing. So I do appreciate that Again, we believed we went into the purchase with our eyes open but was not anticipating the challenges we were met with. I hope this review is met with the intent I meant. My experience was not the best. I loved my seller Rebecca and the builder Kent. They really are fantastic people. They were very responsive to issues and would get them fixed quickly. However, the lender side of Lennar was a nightmare. Larry and his team did not communicate well with each other or with my realtor. Actually, we were several months in before they actively included my realtor; which in turn made my experience more difficult and frustrating as a first time homebuyer. The right hand didn't know what the left hand was doing. I was given bad and inaccurate information and was made to resend info that I had submitted multiple times already in the portal. I would get info from one person saying everything was good and in a matter of minutes I would have another person saying all in going to hell. Nerve racking and frustrating is an understatement. ... I'd like a Lennar representative to call me and discuss some of the issues in my new home. It is not fair to deliver a finished product product like my house. Thank you.

Some issues got resolved immediately, but others are taking a while.

The windows and walls are not straight. The finishing on walls and tiles is poor. Overall it seems the work is done by inexperienced workers who were in in rush to finish. We highlighted this during inspections but response was that they cannot do anything and quality inspections are only for issues that are visible from 6 feet away. Unsatisfied with builder’s quality for a $1 M home.

We love our home and the location, neutral on the overall home buying experience rating. During the process, there are many, many things that should have gone smoother. Unfortunately, without disclosure, the Builder removed many items from our build in an effort to increase profit margins (I.e. Epoxy Garage Coating, Vanity Lights, Glass Front Door, Smart Home Features (EERO Router) etc.). One of the items was compensated, but not without a fight with the sales rep and manager. Items were documented on Lennars punch list and our Buyer Punch List 30+ days prior to closing and are just now being finished 30+ days after closing despite asking them to complete before signing. Lennar threatened to keep our Earnest Money and sell the home if we did not close, purely because a CO was issued for the home. I still have concerns with corners that may have been cut during construction, due to an abundance of other neighbors with issues - but time will tell. Please hire a Buyers Agent and Real Estate Attorney if purchasing here, review the contract thoroughly, hire a third party inspector and stay on top of documentation. ... More

Process for punch out list after moving is not efficient. Lennar lending not good

These are my personal opinion and experience and may be the exception. The new appliances that came with the unit was not of great value. Had refrigerator break down (lost frozen food) and dryer not functioning as it should. Called repair service under warrenty but parts took 2 weeks delivery. Purchased another brand.

The carpentry and painting was very poor quality. We blue tapes places that was not taken care of.

Multiple times through the entire process we were disappointed that Lennar discontinued many practices, even from one house to another, seemingly at random. When preparing the contract to purchase, we stopped by the model home to speak to the representative and every single thing we liked about the model home we were told they no longer did in this neighborhood. It was very disappointing, but we had already made plans to purchase new construction due to high interest rates. There has also been quite a bit of cost cutting throughout the entire house. We have a 7ft “crawl space” with no access to it because they said they didn’t have to (this was specifically told to us when it was brought up multiple times, even though they put our HVAC down there that needs new filters often). Another thing is that all of our hinges throughout the entire home are spray painted white instead of matching the hardware on the rest of the doors and it looks very sloppy. Long story short, ever since closing, we have been finishing a house that we feel was incomplete at purchase. Of course we are giving them an opportunity to fix the issues, but we feel they should have done the right thing PRIOR to closing, considering Lennar’s vast resources. We just really expected a better experience from a builder like Lennar, but in my opinion, profits seem to mean more to them than a good, quality homes and doing what’s right. ... More
