Bad timing! Signed a purchase agreement in June for a new home to be ready in November. Hurricane hit in September; some damage to the house but salvageable. Flew down for inspection in mid-December for a late December close; found too many problems for a punch list (no A/C, no refrigerator, lots of finish issues). Salesman had moved on to another development. Closed late December (so Lennar could book the sale in 2022). Moved in on January 1. Found much of builders support team not available until days after holiday. Gradually getting things fixed (now 6 weeks after move-in). Overall a frustrating and disappointing process. Hi - I recently purchased an Augusta townhouse in Preserve at Pine Lakes. There have been disappointments, I must admit. Currently experiencing lots of ants and some roaches. Does not appear Lennar treats the earth for insects prior to building, and apparently ground joints not sealed well. Finish and trim poorly done: floor molding in places thrown on hurriedly, cut incorrectly and installed without correction. Out of the way spots with rough edges (eg, door casings bottoms) and no caulk at all (eg, upstairs bathroom, casing at bottom of banister). Workers apparently being pushed for productivity and leaving homeowners with the resulting problems to clean up. Back door fits poorly, able to see light all around when closed. Dead bolt drilled and re-drllled because worker had trouble lining up bolt and face plate, thus leaving the door itself in a weakened state. None of hard surfaces sealed: granite counters, bathroom grout and tiles, vinyl flooring. HVAC seems not to hold to setting entered on control very well: on a heat setting of 74 at night with cold exterior temp thermometer on control box reads 77 degrees. Outlets poorly placed: eg, in master bedroom: not positioned either side of area where bed headboard goes to allow side table light easy plugin. And no inverted plug to allow side table lights to be put on when entering room. Back patio slab not cleaned well and has small deep holes uncorrected by concrete workers. My overall impression is that Lennar puts decent materials into their homes but pushes for productivity at the expense of a quality finished product. Though productivity is important, I put to you that quality is an even higher one. Getting major issues repaired or replaced has been grueling! The mortgage loan process was equally frustrating and personnel were negligent in either responding on time or did not communicate professionally and sometimes found fault with us. we were forced into a closing where a few major construction items were questionable. We did not receive our final closing document until we were sitting in lawyers office so we delayed transfer of funds for a day and then threatened that we would not get keys for property until wire confirmed. then the next day as money transfer was being processed....which takes a few hours. we had numerous calls and txt wanting to know when wire would be received! Yet on the front side of closing when we needed answers we got very little response or cooperation. We do love our home but the experience for a couple 70 and over buying a new home after 30 years was mostly unpleasant and very tedious. ... More

Communication throughout the process was poor. On the scheduled closing day, Lennar could not even communicate whether or not we were actually going to close on that day -- which was extremely frustrating. We learned the hard way that Lennar rushed to complete the project and some short cuts were taken -- which are still being addressed.

At the direction of the contractor, items were changed or removed because of supply issues? and this was nor communicated in all circumstances to us. We are missing items in our home that were included in the sales process but not installed prior to a "hurried" closing,

The biggest disappointment was the condition of the condo at closing. There were no kitchen or laundry appliances installed, one toilet didn’t work, no electric switch in MB, needed painting and dirty. It took 3 days before we could consider moving in. This seems to be the norm- close the deal then race like crazy to make it liveable. No apologies- that’s just the way it is. After 6 weeks of waiting for an electrician to fix the light switch on the MB counter, we went out and hired our own electrician to fix it. I am being kind with my ratings. We still wait for things to be fixed but no one comes. ... More

Post closing attendance has been poor. Problems has not been fixed after two month from closing. Special electrical problems and finishing problems. My experience has been that there is not a person from LENNAR that follows the solution to the problems. The responsibilities are avoided by appointing some other departments and the end nobody follows up.

Our move in was hugely disappointing and challenging. Elevator to our third floor condo not working for several days. No hot water for several days. Dishwasher not working, furnace very loud, can hear people on staircase. No insulation?

Where to start? The house was not ready when we closed. Lennar builds houses and then is completely unprepared when someone attempts to move into it. Appliances were not in until the day after we moved in and then the stove didn't fit. Waited a week to have the cabinets moved so the stove could be installed. There was a dumpster in front of the house so only one pod could be delivered. Move in was delayed. Dirt everywhere. Driveway and stairs were not cleaned so the movers had to walk over moving pads and still tracked mud all over the brand new house which Lennar had to have cleaned later. Sprinkler system and landscaping could not be completed because the backflow pipe for the irrigation system was buried behind the stone work. Construction debris under the back porch still hasn't been removed. Loose railing, crooked pendant lights, paint overspray in many places. Several doors needed to be adjusted to close correctly. Opened at least 20 warranty tickets already. Most cosmetic repairs are shoddy and noticeable. Interior paint appears to be one thin coat of cheap paint throughout the house. Zero guidance on smart home connectivity. Ring doorbell installed incorrectly and box was not provided so we cannot pair doorbell to app. Complained about this a dozen timesand still not rectified. Stove vent had to he repaired. Furnace had a water leak that needed to be fixed. Various rods and brackets were missing throughout the house. Washing machine drain cap was painted shut. Every neighbor has similar stories and worse. ... More

I did not enjoy doing everything online. My phone calls were not always returned in a timely manner. The builders left sticky stuff on the floors, the paint lines aren’t very straight, the quality of the paint is terrible although a beautiful color. The interior doors and cabinets are trash, the finish is peeling off them on the edges. The dampers weren’t put in, so our downstairs stayed cold and upstairs stayed hot until that was repaired. The sliding door frame was left a mess with concrete mud or something all over it. The garage is too small for anything other than a compact vehicle and I drive an SUV. There is no room for visitor parking because all the people who live near it use the spaces. And the outside water meter lid won’t stay in place, it keeps falling into the hole. Pay for HOA that we were told would take care of the outside of the home but we get emails about winterizing. ... More

I really like the floor plan (Splendor) but did not get the elevation I wanted (really wanted a front porch). The premium lot is awesome, over looking the conservation area to the west (great sunsets). Sales personnel was good to work with and the construction of the house is very good. The closing was very efficient and the walk thru process was also efficient. Training and description of the technology in the house was very poor (I'm still learning about the technical items available in the house). When I closed I signed off on a list of items not complete or not completed properly. It's now January 2023 and not all the items have been addressed. I do understand that it was Lennar's end of fiscal year and also the holiday's but they could be a bit more efficient on getting these items complete. ... More

Beautiful homes. Great spaces in the layout. Open floor plan is awesome. The home buying experience was good in some areas but not good in others due to little communication between all parties involved. Surprised the purchasing process has changed with Bids/No Bids. The lighting panels in the homes are really backwards. The color choices were changed due to manufacturing issues but owners had no say in the changes that were made. Construction folks created residue on my deck that i hope will be resolved. Finding out the home loan was sold to another company at closing was a shocker. The HOA cost is expensive compared to other areas, they need work on priorities of the community and issues with parking, trash collection, landscaping etc. Hope for the best. ... More

I had recently moved into my brand new house which is constructed by Lennar. I had that new feel for only few days. I started hearing creaking sounds almost everywhere with in 1 week of closing. There’s are cracks on the walls, air leaks and so on. Initially construction quality used to be good when I signed my contract. But now, I won’t recommend Lennar to anyone.

We love the community and the floorplan of our home. The workmanship and some materials could be better. Construction Manager was responsive to all our concerns and request.

The loan process was overall okay. There were parts where they left us hanging on what’s going with the loan. The house overall was very good. Several issues needed to be fix, but took too long to respond to us about when to get it fix. Some parts of the house where missing or missed paint. It was pointed out during inspection that there some several spot where missing paint. Overall experience Okay.

Time frame almost 14 months from signing contract to closing was much too long for basic cookie cutter house. We were first to choose lot in section open for sales, however most of our neighbors closed and moved in before us.

My home was delivered to me 5/almost 6 months late based on the initial expected completion date. Original completion date was mid May and the home actually was completed at the end of October. This has caused several issues for myself, I had to bring in my own cleaning services because paint marks were left on the floors and cabinets throughout the house. When completion dates would get changed no one would notify me and when I would ask why it is getting delayed, I wouldn't get answers for days at a time.

We had to wait over a year for home after promise date. COVID was to blame and supply issues more than builder. Poor craftsmanship overall. Needs more quality control.

Overall I’m happy with my decision to buy here. The construction manager is AMAZING!! Nick! I mean, I cannot say enough great things about him and his overall support. My experience was however tainted by Christine the sales person. She was rude, distasteful in the way she spoke to me and my realtor.

As far as sales,Deb is amazing to work with and I would recommend her to anyone looking to purchase a home in Sterling Ranch. On the other hand i am extreamly disappointed with the poor construction management and the lack of finishing anything before moving onto the next home. We moved in almost 2 months ago and still our house is being pieced together while we watch others move in weeks/months after us and have a fully finished house and landscaping. This company is more worried about putting up more houses than actually finishing what they had started.

One should talk to some longer term homeowners to get a good sense of the Lennar building and buying experience. Communication on the closing date was truly lacking and if we didn't call we wouldn't know. The attention to detail of the inside final product didn't show much attention to detail by the people performing it. Their stable of subcontractors do not pay attention to the details that new home buyer expects for the price being paid. Follow up since closing with the warranty group has been satisfactory to date. It was fine with the process, except at the closing escrow, it was kind of disapointed due to 3 times and extended, was hectic and not our fault at all. The quality of materials not specified until now. The issues that we found after the second walk, not yet fixed.

Overall experience was OK. There was a huge delay in closing which was understandable because of the supply chain issues around 2021/2022. Quality and finishing is not the best, but not bad and the maintenance department is very responsive. The worst experience was with Lennar Mortgage, lots of mistakes and having to resubmit documents and until a week before closing I had no idea how much my closing costs would be.

We are happy with our new home but the quality it is in the lower end for a new build. Thy need to do a much better work during their internal QC process or selecting contractors. Found several issues after moving in and we eventually had to get an external inspector. Zero attention to detail. Still haven't found a single window frame that it is properly level in the house. Silver lining is that they provide a one year warranty and the customer service rep for my community is doing an excellent job helping us solving them.
