Nice Home But Poor Quality Paint / materials and Pests

Some of the paint on a few of the doors started to chip in less than a week of moving in without anything touching or irritating paint. Owner is responsible for fixing that as builder will not fix. Small entry holes throughout the home especially back door for an abundance of ants and other similar creatures to come in despite alleged pest control treatment completed prior to moving in. Pay attention to irrigation system and water meters as first utility bill EXTREMELY high despite not having ANY leaks in home

Times have changed, so my expectatiions were not met as I had hoped. Many new relationships start out with lots of optimism and presumed expectations. I love the new home, however, I found the whole transaction impersonal. I did not meet any of the persons I interacted with over the months in person. I met a notary at closing. I saved and put most everything into this home. I love the lay out, However, I am so mad that I closed with the understanding that I would have a driveway, grass and landscape when the weather broke. I just got my driveway 2 weeks ago, I am still waiting for grass and landscape and painting the outside and a Handle for my outside water so I can Clean the siding and windows and screens. The outside of house is filthy! the patio is also full of pop marks, but you keep building, and no one has time to complete the Closed homes only the homes ready to close.

Homes are maid cheaply no quality workmanship and material. They just look pretty. Drive way, for a 4 car garage was designed poorly. Not even 2 cars can park next to each other on the drive way without getting too close to the house. Even though I paid 25k for landscaping in the backyard, I had no input how to make it just a rectangle patch of grass with no nice shape. Not all rooms have low voltage wiring which should be standard. Cheaper houses have been pre wired for cable and internet since 20 years ago. Their incentives as closing costs are scam

They give you closing cost assistance of 10k is fraud and scam . They force you to use their closing company , their lender and they collect hefty fees. Effectively taking back significant chunk of closing cost.

While initially the salesperson at the development seemed professional and caring about our needs, as soon as a purchase contract was signed they were no where to be found. The followup from our concierge and construction manager were horrible. Felt completely as though we we a number, used only to get Lennars quarterly revenue booked and after that just dismissed. I wouldn't do it again.

Up to moving in was fine! I’m really not impressed with the construction manager Dave. He arrogant and condescending. When I did my pre move in I came with my kids because they were excited. He looked disappointed and told them to go upstairs while we did it without asking me. That was very rude. I called him because my water dispenser in my fridge is spraying everywhere and I said I’m not sure I can fix it, he stated if I can’t you can’t. That was strike 2. I would have liked my 1st homeobuying experience to have been a great experience. However, the whole experience up until this point has been void of joy. I was blessed to purchase a home in TX, however the process was very rushed, I was lied to on numerous occasions, I noted damages in the home prior to closing which I had to deal with afterwards, the process of getting things fixed (which were under warranty) has been difficult to manage, I noticed multiple things after which were not functioning correctly after closing on the home.

Extra switch should be added in the rooms for fans. Double ended switch should be added in the foyer. All bathroooms have no napkins no holder amd towel holder and unutiltized space next to master bedroom sink which could turn into closet. Master bathroom does not have a lock, a tub and a window. No fans and no switches extra provided in the house. Internet point should be in all the rooms but there is only 3. There is no handles in the kitchen cabinets. There is no light in the driveway. Fence material is cheap not good quality.

Water leakage at home in first week. Lennar took care of it but took a month to have everything back. They ordered new flooring and waited for weeks and they had new flooring available in under construction units in our community. Did not give a water filter for drinking water in kitchen island. The window size is not the same at bottom and top. Had trouble installing blinds

This is my second Lennar house. I loved my first one and it was a great overall experience, would still live in that house if the neighborhood stayed good. This was a horrible purchasing experience, especially with escrow, and let me explain we could have paid cash for the house, but we didn't want too. The electrical messes up a lot, tons of work orders to get it right. One can light per room and no fans. Only a few plugs in each room too, seems weird. While the layout works for our needs, there are several issues that reflect a lack of attention to detail and some questionable material choices. One of the bedroom doors is misaligned and does not close properly. I would like you share my honest opinion here. We moved from other city and it was like 5 hours drive from there to here in Katy TX. I saw my house when I almost bought it. The1st big shock that I received by this house was the door of bathrooms that are NOT wheelchair accessible with a special need child it is so hard that no body can imagine. Kitchen pantry and closets are so small though we have plenty of rooms in the house lennar needs to find some better builders in this regard or people who make maps of the houses. If you want to buy from Lennar please check thoroughly everything.

The outside agents I used were excellent! However my experience with Lennar wasn’t satisfactory! The day I was to move in was a nightmare! The elevator wasn’t working and my condo is on the 4th floor. In fact, the elevator wasn’t working and down for the next 3 days.. I lost money because the movers had to reschedule. For the most part it was OK and easy to follow, they need to be more on the spot with communication. the one bad thing that happened is that one of the people in the finance department took it upon herself to contact my insurance broker and change the day the home owners insurance would go active. Extremely disappoinred in the home rep assigned to me as well as the hoa management company. They are inattentive to home owners needs and basically useless. The project manager, Joe Cantore is wonderful and truly the only positive person I have met there. He is on a class above all others and should be commended for his fine work.

While the financing process had its challenges, the personal experience of working with the team was positive. However, it seemed that the sales department was somewhat misleading regarding the selection and purchase of the home.
