Lennar purposly chose to install non outdoor rated posts for the fence, and immediately said that the fence isn't warrantable. Sounds very crooked.

Don’t sit on completed homes.

I’m sad to say that Lennar’s business model has changed and not for the better. We had a new build Lennar home in California years ago and was a more than pleasant experience. The quality of workmanship during building is poor. Seems to be an industry standard these days throughout the industry. Just A few examples include while on our final walkthrough, nearly all cabinet doors when opened hit the wall, other cabinets,refrigerator, etc.. I brought it to the attention of the construction team, and was told “ that’s on the homeowner”. There are tons and I mean tons of paint problems on doors and walls. Paint drips on doors, too little, or quality. Refrigerator door will not open all the way as the appliance space is too small. It feels as if it’s a “let’s throw up the house” and close the home, and deal with warranty issues after the fact type of model. The first day here, sewage came up in the shower. They called out a plumbing company and he couldn’t fix it. The city had to come out and make the repair. Apparently “the construction people used the sewer line as a garbage can”. Too bad the city had to correct the issue. I could go on for days. I’m so disappointed that Lennar has changed its model. One positive is they have sent out contractors in a timely manner. ... More

Too many issues upon delivery of the home. Good bones but finishing touches and appliances are subpar. The response from some members of the customer care team is timely. The service to correct the issues can, at times, take a few days.

Home buying experience is okay as the homes are more like inventory homes and no options to choose but not satisfied with quality of workmanship and how the issues are handled. Already seeing multiple cracks across the house near the wall joints.

Overall it's okay but I feel as though the home building process was rush and because of this the home is not done properly so like some Tiles uneven, bathroom shower stall have grout that can be done properly, etc.

Before you close, take your time to look at the home with a magnifying glass because there are many careless mistakes, issues that it will overwhelm you after closure. You will not only be dealing with your move but also requesting repairs so many issues and keeping up with all the trades services that will have to come to your home to fix the issues. Ease look at painted walls, outlets, cabinets, appliances, garage door.... Please take your time because it will save you many headaches.

To many issues is 60 days and less than stellar appliances! Leaking roofs tripping electrical issues (thank you Marie for helping with that)and I will never own any Fridgedare appliance ever again! Gas range that is questionably safe every time I lean over to put food in the microwave the gas knobs on the stove turn on and I won’t be doing much broiling that’s for sure! The dryer has no light inside and no windows just a solid door! Although the refrigerator is now working fine it took 3 of them before I could say that! Thank you Michal for helping with that!

Buyer beware. Read the contracts carefully, do a thorough walk through and list each and every needed repair or replacement. Do a follow-up walk thru before taking title. Contractor's repairs are made at their convenience, not yours.

Definitely get your own home inspector.

Many defects / Poor Workmanship. It’s obvious that the team that builds these homes is more interested in Quantity and not Quantity / Pride in workmanship…

I felt very pushed by the Lennar representatives to make a decision on the spot, which wasn't the best experience. The quality overall is not as good as previous new builds I've owned and the response to issues has been slow. Other issues with the neighborhood in general (mail not being delivered) have made this a frustrating experience.

Very poor quality finishes and material (cheap)Very basic hardware. Not paid attention to details from technicians who worked on the installations.tile is very poor quality installation.not level .house lake of many small things that is very great in the buyer eyes .we finding things not done right every day .

Was told the garage was ready to paint. Not true. Dry wall has to be repaired first.

Let me start by saying, the home isnt all bad.. But after building two times before with different builders, I can tell the quality of lennar and the products they use are definitely not quality. The paint is flat and already flaking off after living in my home for 2 months. The baseboards are so small, they're almost non exsistent.

It was not one banner up, nothing. After seeing the next 3 houses decorated with the same welcome celebration, I asked Noah what happen ? Why I did not get that? It was purely laughed off :(

If I could go back in time and make this decision, I would not have bought this house. The materials and build quality are not great. The rushed job to get the home done and up for sale is clear. Id recommend staying away. The only good part of the experience has been the people, for the most part. Lennar doesnt have a great 24 hour emergency service. My wife and I had to go a night without heat a few weeks after closing because Lennar didnt have a plumber that could fix a part that broke. Other than that the personnel here are nice people, who seem to care for the most part. We hear our neighbors going up the stairs, we hear their music playing and dogs barking. Tells me the walls aren’t as well insulated as they could be. So buyer beware. ... More

Overall it wasn’t a great experience. I was not made aware of my lot boundaries even after closing, slates were not installed. Lot of my land is wasted because that I can’t even use and there are bushes and it’s not leveled. There is a slant on my backyard where Walter stagnates but every time I ask builder, he just come up with some reasoning. Bad design : hvac outer unit makes a lot of noise. And master bed room is right above it. You can’t even sleep it’s that much of noise. Same noise is there in the living room. That unit shouldn’t have been placed outside of living room.

Our sales experience started great. Grace and Steve were very attentive. After that first day, it was like everyone except Steve and Priscilla forgot who we were. We had to beg for updates, and when we didn't get them, demand updates by putting everyone on emails, calling repeatedly, etc. We repeatedly asked for information on our close and were ignored. We repeatedly asked for the name of the closing coordinator and were ignored. We repeatedly asked for the name of our builder and were ignored. We were told at the last moments that our close had moved from September to October. Because we both work in this industry, we knew the close would not happen in October, and called it out; instead, we were assured it would happen. Unsurprisingly, the close was moved to November, and we were given less than two weeks notice - STILL not from the closing coordinator, and NEVER did we receive an email confirmation for the close from Lennar, only from title and Lennar Mortgage. We wanted an independent inspection, and, again, had to do our own repeated follow up with Lennar to make sure this happened. Over a month into our move, we still do not have mailbox keys, and THE ENTIRE DEVELOPMENT has to go to the post office to pick up our mail. That's unacceptable, and happens only because Lennar didn't submit the request for the work in a proper time. Mailboxes are almost always installed when the first homes are started in the neighborhood. WE'RE THE LAST SECTION OF HOMES BEING BUILT. That's completely unacceptable, but no one at Lennar can be bothered to care. Ryan and Taylor were very personable and responsive to our requests for repair in the NHO, but the quality of the build was far below what we expected in certain areas. The tile throughout was poorly set, but in the master bathroom it was AWFUL. Voids in the grout, crooked tiles, horribly cut thresholds - TERRIBLE. There were a total of FOUR DIFFERENT COLORS OF GROUT USED IN THE MASTER BATHROOM - White, Light Gray, Frost, and Dark Gray. I could go on and on about how bad our experience was, but I know it likely will be a waste of my time, and result in no corrective action taken by Lennar. We understand Lennar is an entry level, builder-grade home, and that these homes are built "within tolerances", however, at this moment we would be hard pressed to buy another Lennar home, and would struggle further to recommend anyone else to. We would LOVE for Lennar to do the right thing and fix the items that are not right. Prove me wrong and contact me to find out what all needs to be done. ... More

The buying part was relatively easy. Although, I was never sure of who to talk to. From the mortgage agent, realtor, home buying agent, new purchase coordinator, to the walkthrough agent. The paint is pretty low quality, so if you have kids you’ll be either doing touch ups all the time or repainting with a paint that will last if washed. For the price of the house I was shocked it didn’t come with soft close cabinets and drawers. Landscape is done cheaply. The company would rather throw mulch down instead of sod or rock. My yard has drainage issues that makes it impossible to walk on the grass during any sort of rain and the company does not seem to care about the issue after investing. The warranty agent will tell you one thing and then walk it back after the work has been completed and not up to what they said they were going to do. ... More

Since the close only one Lennar employee (Fidel) seems to genuinely care about the customer experience. I’ve had direct experience with 4 Lennar employees. As a former business executive of multi-national companies in the service delivery and customer experience business, and judging from a customer experience perspective, I would promote 1 of the 4 (Fidel), fire 1 of the 4, and put the other 2 on performance improvement plans. Which, by the way, Lennar needs as I believe the issue is systemic within the culture of Lennar. This is the 9th home I’ve purchased and the 6th new home, I would rate my overall experience with Lennar as mediocre. Not the worst, but very far from the best. If you ask me whether I’d buy another home from Lennar, my answer would be ‘no.’ ... More

Overall we struggled to know who to contact for various steps. We received way too many emails which overlapped and caused confusion. One department didn’t seem to know what the other was doing one point of contact for the entire process would make life much easier for the customer

Hire an independent inspector prior to closing to avoid the long delays on items discovered after closing. Note that you sign away some warranty coverage required by state to you disadvantage and to Lennar's advantage.
