I’ve been very underwhelmed with the entire process. I’ve been in my house for almost two months and still have outstanding issues that were identified at closing (some were noted at the required walk through seven days prior to closing). The people have been nice but your entire process needs to be re-engineered. You also need to understand how your process impacts your customer as there is a huge disconnect with your current process. If Lennar cares, then someone will connect me so I can share all the details….there are so many.

Month and half still haven’t received mail keys. Overall workmanship medium at best!!! No attention to detail!!!

Low quality material and handwork

The location is great. Our home is sub par in quality for a high price. If you’re looking for a home with absolutely no input or change options, this is your builder. The floors on the main level vibrate when you walk on them. The wall studs are 24” or more off center. The electrical work was poorly done. The covered ceiling fan outlets were placed in a horrible position. The fan in the great room was only 8” away from the TV and a foot off Center when installed. We had to have a new outlet placed 2ft back and a ft to the left. The fan outlet in owners bedroom same problem (2ft off center) There’s no quality control. How hard would it be to center the fans in the room. We had a home inspection done prior to closing, this identified a roofing issue that allowed water in the ceiling of the Owners bedroom. We asked for 2 months to get a copy of the wiring plan. Received it 2 weeks before closing. Too late to make sure things were done right. Make sure you take the time to ensure that things are placed correctly during the build process. The quick build process does not equal common sense quality. The kitchen cabinets are very basic with limited drawers. The bathroom cabinets are huge base cabinets with 4 doors. (No separation) There are only 3 drawers for dual sinks. No drawers in the desk. Least expensive layout possible The heat pump system seems to be too small for the house. It’s always running trying to get the temp up to 72 degrees. We haven’t experienced summer cooling yet. Houses are relatively inexpensive but with that comes shoddy workmanship. Quality control needs to be better

The home was mostly finished by the time I had found it and submitted the application for it. Communication was an issue, making sure corrections were done correctly..were an issue. The whole home was basically covered in blue tape. Walls had super thin coat of paint, could see under it. The caulking was so bad, and even when they came to fix it, I had to correct the painter/caulker (same guy) on how to make it look neat and correct it while he was there. He also got paint on the carpet. While I was doing the 1st walk through, he came in and started paitning everything and removing the blue tape that was there. I've also had issues with the electric in the home as well. I had a breaker that kept popping for my fridge, only to find out that they didn't wire it correctly. Now I am having another breaker pop because of the wiring. There is still glue marks all throughout the house that I am trying to get fixed. The gas line was not turned on, after asking multiple times before I signed the paperwork if it was turned on or not. The cabinets when they were installed originally, had a massive gap and was not set correctly. The interior aspect of the home was rough, along with the exterior. There were so many things that needed to get fixed. Communication with the lady coordinating everything, was rough. She was kind of rude, didn't really listen to my concerns fully. The PM and Warranty guy, were communicative and helped me the most out of everyone. I would highly recommend getting better workers that are more OCD about getting the house perfect for new homes. OH! and also. LOL uhhh. Yall need to check on this issue. - The landscape.. I came home while they were putting the sod down, and they had placed the tree right next to the transformer in the front yard. With the oak tree, the roots expand SO MUCH and that would have created a MASSIVE issue. I had them move the tree to the back yard. But on the other side of my house, they planted the tree right next to the water and gas meter lines as well, which will eventually have issues. I'm not sure why they would put tree's that close to permanent fixtures like that.. but it is incredibly dangerous and will cause issues in the future. Do better. ... More

The sales team at my subdivision was wonderful. However, the building process and the quality of my home is not worth the price point. I had to spend more money to correct cracked floors, a broken truss and framing that included “organic growth” that the builder said wasn’t mold. I have barely been in my home 60days and it’s clear that there was no attention given to detail. The ceilings are already separating from crown molding, walls separating from baseboards, issues pointed out at the final walk-through have reappeared.and window sills separating. In my mind, some of that is to be expected within six months to a year, but less than three months? For the price point, the craftsmanship is disappointing to say the least. ... More

Opinion solicited by Lennar and in no way intended to libel or defame anyone. Initially our sales representative Michael verbally floated us pricing that garnered our interest. Somehow they seemed to vanish. I eventually negotiated a price that at least was close to the prices I had heard in the beginning. Then I was informed that he had no authority to sales purchase pricing and would submit my offer but thought it would not be acceptable. He later told me that Lennar wasn’t going to agree to my offer but he thought up a solution that Lennar agreed to accept. His solution was that my purchase price would be acceptable if we’re willing to agree to pay an additional full interest point above my exceptional credit rating I qualified for. Salesman with no authority working on behalf of my best interests was suddenly permitted to think up a way to help me out? Michael orchestrated a deal that would financially benefit Lennar with more of my money. Unfortunately for Lennar I paid off my mortgage prior to the first mortgage payment due date. I purchased my home for a price I was satisfied with and the excessive additional interest point didn’t cost me a penny. Trust solely in yourselves. Its your money. ... More

Sales team was great. Communication of construction updates was great. House product upon completion...horrible. Cheap products used for a higher-end home and bad final product with LOTS to be worked on. Customer service followup, also bad. Like the house but disappointed on the workmanship.

Our experience purchasing a new home had its ups and downs. While the overall process was okay, there were significant frustrations, particularly with communication during the financing stage. The loan officer's communication was extremely slow, and getting clear answers about pricing and current incentives was challenging. My questions were frequently passed around between the sales agent, the loan officer, and other employees, which created delays. Unfortunately, these delays resulted in me locking in a higher interest rate than I could have if responses had been more timely and transparent. On a more positive note, the post-move-in support from Lennar has been excellent. They’ve been punctual and attentive when it comes to addressing any issues or repairs in the home, which has been a relief. While I appreciate the quality of the home and the after-move-in service, the inefficiencies and lack of clear communication during the buying process left me feeling frustrated. I hope Lennar works to improve their communication systems for future buyers. ... More

Overall happy with my home. The purchasing process was painful. The person from the model visit let me down multiple times. She was non responsive, and made a significant mistake. I used Lennar Mortgage and he was quite disappointing.

Buying a home can be very overwhelming and Lennar did well at streamlining the process. I just felt very misled after I signed the commitment letter and made my down payment. Things I were told were included were in fact not included. Things I was told would be addressed prior to inspections were not and were just brushed off as “easy fixes”. I had to send documents back several times for incorrect numbers. My sales agent went MIA after he got the commitment letter from me. I couldn’t access my mail for a week and a half because there was finger pointing on who had my key. Ultimately we are happy in our home now but I would recommend a new buyer not let them rush you through and fully READ everything yourself down to the smallest details. ... More

There are a lot of negatives that I could highlight about my home buying experience with Lennar but instead I will just say make sure you have a Good realtor, hire your own inspector and Fact Check everything.

The closing process went smoothly. But the builders did not do great job and is disappointing. There were many issues mentioned at the time of closing, such as not enough hot water on master bedroom shower, floor tile broken, HVAC units not functioning properly, Landscape both front trees died already and spoiling front look. Builder assured in final walkthrough that they will take care of these issues after closing. My mistake for trusting them and sign on closing documents. Now it is been 45 days since we moved in. Still no one came from builder to repair cracked floor tiles/LVT. Plumber came and said since the shower valve is behind the valve, nothing can be done to bring hot water pressure to normal. Unless I agree to break bathroom wall and agree to make a mess after move in. Called twice for Hvac service call, only one time the Hvac subcontractor showed up, and said "Oh Freon was low, now you should have cold air and better air supply". Nothing changed in 10 days since they last visited. Still there are areas on both floors does'nt get enough air supply and hot areas. Even when turn on heating, same issue; few cold spots even after 3 hours of heating running. There is hardly any air coming out of few supplies. Landscaping half plants fully died. And front of driveway, always muddy water standing due to colder sac elevation issues which is messing up the driveway every time the car go over the ponding water. ... More

Given what we know now and experience during the home buying process, we wish we had gone another direction. The workmanship leaves a lot to be desired. And the use of cheap materials in the house construction and finishing is very poor_ eg cheap paint which easily stains and peels off when wiped with a wet cloth. Nice walk-in shower cubicle but no shower doors. Door paint chips and dirt on inside walls not repaired as promised after final inspection.

Lennar is a company with a lot of staff for every moment of the buying process. They guide you step by step. But they push for the closing date, and YOU HAVE TO CLOSE, even when THE INSPECTION DETAILS ARE NOT FULLY ARRANGED. I bought almost 2 months ago, and they still haven't fixed MANY details of the roof, attic, water keys, etc.

I thought it was the right think to do to move into a new Lennar home. I bought a model that had been finished. I do appreciate the finishes in this price range and the layout and design. I had the home inspected. They resolved a couple items found on inspection including an outlet that should have been GCFI, but was not. However, since taking ownership, I have been finding defects in the home. Fiber Internet built into the home that didn't work. Crusty carpet where something had been spilled and a dent in the bathroom vinyl planking I discovered before moving in. A bathroom sink plumbed backwards between hot and cold and shoddy painting in places. I can't make any warranty claims until 90 days. Noisy neighboors despite the sales pitch about their build. In Lennar's defense, all their paperwork contained language that noise travelers between shared walls. I should not have brushed that off and should have heeded that warning. And this weekend, while it's 6 degrees outside, my furnace is barely functioning and it's 61 degrees in the house. The emergency call to the HVAC company resulted in being told that the venting pipes aren't right in the attic but they can't fix until next week. The inspector did not see this because Lennar seals the attic opening and he couldn't go up there. I now know why. Less than two months in and I realize the mistake I made. ... More

Quality for the price on home finishes are very sub-par. The kitchen is overall the cheapest quality I’ve ever owned. When I questioned where the “pulls” were or how to open the drawers I was told it voids the warranty if they are installed. I’m also very disappointed my appliances did not work and at final walk thru I was told to call the helpline and it was “my problem” these brand new appliances are assigned to the home. Plastic inserts for shower and tub on a $700k home is a joke. Home Depot and Lowes which I consider low end products have nicer options than what comes with Lennar homes. The interior doors are all hallow not solid wood. The floors (which I understand now could have been upgraded, was cheap linoleum floor. Lastly I found from others in the neighborhood that their homes came with window coverings and that could have been included. It was never even offered. So if you truly want feedback this is the worst purchase I could have made. I only hope I don’t lose too much money when I sell it. Zero interest in ever buying another from this builder. ... More

The main issue was after moving in and finding all kinds of not quite finished things, places where there’s messed up paint(or none at all), damaged ceiling, wall, doors etc. Things not being square is also an issue. I spent nearly 1/2 the price of this home with KB and had a MUCH nicer end product, especially for the price. The market sucks for buyers and these builders are raking it in with a smile on their face.

Marcus, our sales rep, was great! We were a walk in and he showed us a floorplan which we really loved. He was attentive and knew exactly what we were working with and on the same page as far as pricing, lending, etc. With our approvals in place, we went into escrow. We did a home inspection, which we were basically rushed into because we were notified the Lennar Mortgage wanted to close a couple of weeks early (I'm guessing to meet end of month/quarter goals). We agreed because we just wanted to be on the same page as everyone and do what we needed to close the deal. We were promised that some of the items that weren't taken care of by closing would be taken care of such as missing cabinet shelf, concrete splatter on the walkway and driveway, an unfinished attic door, among other things. Once we received the keys, its as if they didn't care anymore. Our builder rep no longer returned any phone calls or text. I touched base with Marcus again and he was disappointed they left us hanging like that and just recommended I contact the warranty department and try to go that route. I've already done so and it has been a week since I've heard anything. My confidence level is low that they'll even get back to me. If you are thinking of buying with Lennar, I recommend holding the construction manager and building representatives accountable. Get their names and phone numbers and be proactive because they are likely too busy to contact you themselves. ... More

Like any large developer they find ways to cut costs and increase their profit margin. Some things to be aware of ... - Won't install blinds because they can't guarantee the drywall which will cost the buyer thousands of dollars - Won't install or recommend sprinkler installation - no fans or towel hangers so be prepared - tough to reach out to the vendors to get additional services. - sold my mortgage immediately after the sale was final. Good News story - good customer service and try to work with any issues. - want to assist and positive customer service

While our initial experience with Lennar's sales representatives was positive, the construction process quickly revealed significant shortcomings that left us deeply dissatisfied with our new home. Pros: Friendly Sales Team: The sales representatives were helpful and attentive during the initial stages of the home buying process. However, their involvement significantly decreased once construction began, leaving us feeling abandoned. Cons: Poor Communication and Lack of Transparency: Lennar failed to proactively inform us about critical milestones like the pre-drywall inspection. It felt like they intentionally avoided scheduling this crucial walkthrough, hoping we wouldn't ask for one. This lack of transparency created an atmosphere of distrust. Unacceptable Construction Management: The construction managers lacked basic people skills, making interactions frustrating and unproductive. Their dismissive attitude towards our concerns added to the overall stress of the building process. Missed Opportunities for Quality Control: Lennar refused to allow a "blue tape" walkthrough before closing, preventing us from identifying and addressing cosmetic defects. Their focus shifted solely to the warranty, which explicitly excludes cosmetic issues. This policy leaves homeowners stuck with flaws that should have been resolved before finalizing the purchase. Subpar Workmanship: We encountered numerous instances of subpar workmanship and questionable material choices. While Lennar was somewhat responsive to these issues, the overall quality of the construction fell far short of expectations. Late Introduction of the Home Buyer Concierge: The home buyer concierge, who is supposed to guide buyers through the process, was introduced far too late into the construction phase to be of any real assistance. This valuable resource should be integrated earlier to provide timely support and address concerns proactively. Overall: Our experience with Lennar was marred by poor communication, a lack of transparency, and a disregard for customer satisfaction. While the sales team was initially helpful, the subsequent construction process was riddled with frustration and disappointment. We have been denied our due diligence. Incomplete work and after a month we’ve made no progress. Leaving voicemail with no returned calls. No door stops in the house and bad flooring in the great room. It’s separating and sticking up above floor level. PLEASE HELP! I’ve already spoken to BBB. If something is not done I’ll be filing a complaint with the BBB.

Vivian our sales agent was great. We also loved our interactions with Lennar title. Our LO Kelsy was also helpful. We did have great experience with the front end super and the concierge position (new to us this time around). This is our second Lennar home and while our new home is beautiful we can definitely tell where the builder decided to cut back - we’ve had more issues with this home and have noticed a downgrade in quality work, options, and materials. This home was almost 200k more than the first and has lesser features, options, and quality. We also wish we had been told about the landfill being less than 5 miles from the community- the smell is sometimes unbearable and we didn’t even know to research something like that prior to buying - you don’t know what you don’t know. So, we do wish someone had been more transparent about that. Overall the lending experience was average this time around - we had some serious and very avoidable issues with the mortgage processor and UW team only days prior to closing - about something we had already asked about months ahead of time. And unfortunately our warranty rep, while friendly, is not super willing to help or be flexible (unlike our first experience). We’ve had some defects WE have had to cover - and we’ve only lived here two months. If we buy another house, we will definitely consider Lennar but this particular experience this time and the step down in quality has given us cause to weigh our options in comparison to other builders and the resale market. ... I recently bought my home, and I love it. The people involved were excellent during the process. They quickly answered their phones, saying, "If you need anything, call us." However, after buying the home, some minor things started popping up, and getting a hold of those people seemed impossible. Another issue is the mess left (hidden) in and out of the house. Soda bottles are above the cabinets. For the outside, water bottles, beer cans, electrical wires, lots of small to medium concrete pieces, and a few metal pieces used for connecting wood were found while digging/cleaning the yard/mulch. ...
