Landscape and common areas need work

During the purchase of our home, we were told the amount of great common areas and amazing landscaping, however after 5 months being we have not seen anything besides so much construction debris even in places where is all built and finished.

New house review

For the most part everything was great. There was some questionable stuff about picking items out which we never had the opportunity to do we were just given one package for our house. Once we moved in the house there was a lot of things that went wrong from plumbing, to electrical, and our drain getting clogged. I don’t know if this is normal since this is my first home I have ever purchased, however it can be frustrating at times especially when trying to get it fixed.

I chose the Groves specifically because of the trees and Lennar because they leave natural trees in the back yard. Well all 4 of the 80 ft trees have died within 4 months of purchasing the property. So now I am stuck with thousands of dollars of tree removal bills plus thousands more in replacement costs because the HOA requires a specific number of trees in the back yard. Seems like Lennar could do a better job of assuring the trees are in a viable state when the house is complete. The arborists seems to think that the grade/depth of the soil in the back yard caused the trees to die. ...

Great community, great neighbors, but they cut corners where they shouldn't have

This is my first house that I bought. I saw the model house and fell in love with it. Magnolia is a well designed house. The price is great, so is the community and its a feel good house for most part of it. However, they have cut corners where they shouldn't have and that's what left me in bad taste. Two things in particular a) I was forced that I can not have a realtor of my own since my realtor didn't come along with me when I went to see the model house. Really cheap materials.

We don’t like the quality of the tile job which was done in bathrooms, very uneven, visible damage on tiles and counter tops, cheap shower, ugly design. So we had to take down the whole master bathroom and rebuild it from scratch with new materials. Going to take down the carpets and that cheap hardwood floor which is falling apart already. No sound proof between townhouses, we can hear our neighbors very well.

After 5 months living in our new townhome. I am noticing paint imperfections from screw heads, and joints. Our hardwood floor has a bubble in it from loose glue. And some of our doors don't open and close. Now maybe this is from our house shifting due to weather, but its only been warmer weather. March to July. I feel they could do better for a $300,000 home, and they had like 7 months to get it perfect.

Bad drywall installation

Whoever put up the drywall on our home is terrible. Pop up nails everywhere. We can see the repairs on the ceiling. Bad cover up job.

The Quality of House is great, but when it is thrown together in minimal time it loses it's Luster. We're continuously finding major/minor defects. Crooked walls, creaking floors that seem as if not completely nailed down, sink stopper that won't stay connected... Understanding Lennar all included and more

Lennar offers an all inclusive package with stove, microwave, dishwasher and refrigerator. While this package is convenient, and appliances are name brand, they are at the very low end of the product line. It's important to understand this because the appliances may prove to be impractical for some home owners. First, the stove has a gas operated oven which make cooking difficult. The materials appear to be excellent; however, regardless of whether or not it's a new home, get yourself your own inspector--my guy found numerous items that should have been caught during normal QA by the builder. That being said, Lennar has been fairly responsive to my issues--almost all of which have been satisfied, which is greatly appreciated...timing aside. Grant in the sales staff is great, very easy to work with and very communicative. Our move in experience was less than stellar, we had a 3 page list of stuff that needed to be fixed/replaced/addressed before we moved in in one week. 1/3rd of that list wasn’t completed and we were told it wasn’t a big deal. Poor management of the process

The framers did a very poor job and set everything behind. Multiple repairs were required to move to drywall. ”Leaner” was desperate for subs and the project manager was in over his head. Good guy, but he could not meet expectations and is no longer running jobs. We love our home, but we are now waiting for warrantee repairs requested months ago. We have had an overall good experience with the home after being in it for 6 months. If you buy, watch closely as any corner than can be cut, will be.

1st: The sales process is excellent. Lennar and the sales team kept us informed throughout the build. Always available to answer to question. Access to the home during the build is excellent. 2nd: The floorplan, pictures, and model representation may not be exactly what you get. Make sure you ask specific questions about what is and is not included in the home. Don’t assume because it is in the floorplans, pictures, and model it will be in your home. 3rd: Lennar does not offer much in the way of options. You can’t get additional lighting in the house, you can’t get an additional ...

Great home but not worth the price

Our home is beautiful, but for the price we paid, for a brand new home, there have been a lot of problems. Most of these are due to trying to put up too many homes so quickly and lack of attention to detail.

Truthfully not happy with the workmanship on our new home. So many little things wrong that should have been fixed before we even did our final walkthrough. Doors with dents in them, the paint job was awful, it looks like a third grader built parts of the house. Shotty workmanship, Lennar will hire anyone to do the work. When you buy a brand new home you expect things to be NEW not already destroyed because workers are careless.

The Lennar Track document process is completely broken. I lost large amounts of my life with the IT Helpdesk trying to make it work. So much so that I memorized the tedious process required to allow me access. Multiple times I requested that no more documents be placed there and it was done anyway. Everyone is very nice but, they don’t listen. The excessive number of emails was inconceivable.
