We’ll breakdown this review into 4 areas Lennar Sales, Lennar Title Services, Building Team, and Warranty. This review is for the Dolce Homesite Lennar Sales (Eileen and Carla) - Our first Dolce sales office experience was with Anastasia and she was great. She took the time to go over the features, explain things, and even took us around the Dolce neighborhood to show us properties and amenities. Her customer service, positive attitude, really sold us on the Dolce community. Sadly, Anastasia wasn’t working at the Dolce location when we came back to start the sales process a couple months later. We ended up having to “deal with” Eileen and her “empty-suit” of a supervisor named Carla. This is where we experienced the most grief. Eileen showed disdain for us from the beginning the moment she learned we had a real estate agent representing us and that we had our own financing. We later learned that those two things typically mean Lennar makes less profit because you aren’t financing through them and less commission potential for Eileen because portion has to go to our agent. After viewing the model we were interested in, we went back through the sales office to exit. We were rudely excused to leave the office to “go grab lunch to work it out” because apparently Eileen didn’t want to listen to my wife and me talk about the house and options were were considering and our financing plans. This visit was in the middle of the week and sales office was empty. Apparently we were a bother to her. This was the tone we experienced from Eileen during the whole sales process. We even tried to escalate to her supervisor Carla who also refused to talk to us other than to say keep her cc:d on emails. When we were done, we had over 200 emails. A large number of those emails being because Eileen’s refusal to answer simple/direct questions, refusing to respond, and laying blame on other Lennar departments. Dealing with her was excruciating and stressful. She exhibited the same unprofessional behavior towards us, our agent, our lender, and even Lennar Title personnel. It’s hard to believe that Lennar has this person as the “face of their company” in the sales office. It was also disappointing that her supervisor Carla refused to participate/engage in any discourse throughout the entire process. We left voicemails for Carla and sent her multiple emails seeking help to intervene that went unanswered. If we didn’t love the house we would have walked away from the deal at this point. Lennar Title Services (Vickie)- Yes! finally some adults in the room. We decided to use Lennar title. They were great through the whole process and worked hand in hand with our lender to get our deal done. They kept Eileen to task who kept trying to place blame/responsibility on the title department for items Lennar Sales should have handled. Their professionalism and customer service helped make this a special moment and kept us from walking away from the deal due to all the frustrations with Eileen. Building Team (Jerry) (pre closing)- he’s a personable guy and decent customer service, but delayed responses probably because he’s overwhelmed with the neighborhood buildout. Our Initial walkthrough was done before electricity was as turned on, there were surprisingly a large number of items we marked for correction, and a few we missed that we had to address via warranty claims post sale. Advice… be that person who goes over things with a fine tooth comb as there doesn’t appear to be great quality control during build. Feels like Lennar should have caught and corrected most of the items we called out during our walkthrough. Warranty (Jerry and various trade teams) - less than stellar. You aren’t a priority now that they have your money. Opening warranty claims is easy enough via their web portal, but it basically gets rerouted back to Jerry who has to engage the various trade teams (plumbing, drywall, counters, etc.). Feels like a second job having to send multiple reminder emails just to get an appointment for inspecting your claims and that is after you do a virtual inspection via phone call and picture submission. We are roughly 2 month living at the house and the majority of the items are still open unresolved. Advice..take your time and inspect EVERYTHING in great detail during your walkthrough. ... More

The buying process was fairly smooth. The home itself is beautiful, but definitely disappointed overall in the quality now that I am moved in. Issues arising as time goes on - major one being electrical work. An outlet in the garage was not working right off the bat - it was installed improperly. That was foreshadowing for the electrical issues that have arisen with breakers constantly tripping and lights and fans flickering. I had hopes with new construction that sound from connecting townhomes would be a non issue - but could not have been more wrong. I am confident I know every time my connecting neighbor takes the stairs or has a jam session. Not leaving touch up paint is also a really subpar practice as I now have to spend hundreds of dollars to get a can of touch up paint. Additionally the neighborhood itself is absolutely pitch black at night without a single street light. Overall I would be unlikely to recommend to a friend, aside from appearance. ... More

Lennars' is working on the model of " quantity before quality ". They lack the small but important detail on their homes. The subcontractors appear to be working on getting the homes built quick and ignoring things that need extra time.

The notified closing date changed multiple times. We were given an original closing to be October 2022 and based on that we planned for furniture delivery and for us to move in by November. Lennar missed the October closing and we had to pay rent until we could get into the house. We were notified of next closing to take place in January but we found problems with construction that had to be corrected before we could close and get into the house. We expected the things we found would have been noticed and and repaired before we close. Finally closed on 3rd notice and got in to the house in February. We have been in the house for several weeks now and are still trying to get last few things repaired. Lennar people have been nice but getting things done a challenge ... More

We discovered some damage a week after closing and brought it to Lennar's attention. The Lennar customer rep took the info plus our assurance that we did not cause the damage, and then got back to us that because we didn't discover the damage prior to closing it was on us. We tried to contact the supervisor but were ignored.

I believe lennar is priced competitively in triple creek. You will miss out on some upgraded features but if your not afraid of some diy projects you can make it what you want and save a few bucks.

Had to reach out multiple times for answere

The experience went well for the most part. Our first point of contact (POC), Nicole, was OUTSTANDING! She was friendly, personable, attentive and resourceful. She communicated with us at every turn. Megan, our finance POC was also on point. She was resourceful, quick and responsive. Not giving 5 stars across is due to the condition of the home and the responsiveness to our requests/communications. Jarred, our POC for construction issues, was great only once. Getting a hold of him has always been a problem. We had a number of issues that needed attention. Most were handled quickly but not all. Voicemails and emails to get updated went unanswered...not what professionals want from other professionals. At this moment in time we have not been assured that all issues were corrected and we're 2 months out/past from closing. ... More

Decente house, need extra if you wanted cozy but overall its a good purchase

We were very pleased and impressed with our New Home Consultant. The buying process was handled efficiently and professionally through her. Unfortunately, the experience of dealing with construction issues has not been the same. Both the new home orientation and final walk-thru were very disappointing due to the number and nature of items needing attention, the cleanliness of the house, as well as the responses from the construction rep regarding these issues. A list was made by the construction rep at the final walk-thru and we were promised the items would be taken care of within days after closing. With issues unresolved almost six weeks after closing, issues were reported to the portal on Feb 7 and we are awaiting a response. ... More

Overall, we are not very impressed with our Lennar home. We did get it for a good price, be we expected more for our money. We especially expected what was here to be in much better shape and quality. Things look very rushed and sloppy all around our house. Paint splatters everywhere, drywall looks very bad in places, yard is a mess with trash and debris left behind everywhere. It is quite disappointing with the amount of things we have had to do ourselves just to make the house presentable, and there is still a lot we have the clean and make better. Overall we are disappointed with the finished product and would not recommend Lennar. ... More

Lennar's closing practices were deceptive. Placing typical seller expenses on the buyer as well as having buyer pay for water & sewer tap fees etc.

Our New Home Consultant disappeared. After they got our EMD, the only time we heard from Karl was when we reached out to him. Nothing, not even a congrats on your new home when we closed. Our construction manager was nice but she was completely overworked and you could see it. She was juggling a lot of homes and it did not seem like she received a lot of help. Our home walk through/new home orientation left a lot to be desired. It should literally be about everything in the house.... not just the cool goose neck faucet in the kitchen or the vents. The majority of our issues identified at the walk through were taken care of before closing with the rest being sent to the warranty side... hopefully they all get resolved. Although I am rating a 3 star across the board, I am happy with about 75% of the house and good with about 20%. Lennar needs to stop using wood laminate floors. That is awful. And look where you are putting things... like a hand towel holder in the restroom, or where the thermostat is going to go when attaching it to that beam... look at the wall as if it has sheet rock on it and put the thermostat in the middle of the wall. ... We really love the house, but our experience ended up being very rushed as our house was scheduled to close the day of Lennar’s fiscal year end. We have cracking on our spare bathroom sink that we did not notice on the buyer walk, we were told there is nothing that can be done and it isn’t covered because we could have caused the damage ourselves. It’s in our third bathroom that we just started decorating and haven’t even started to use. There are quite a few gaps in the cabinetry that we were told is “as designed” which is pretty odd. I worked at a store that sold cabinets for about 7-8 years and I’ve not seen wide open gaps in the bottom like that. Overall, the house is nice, just feel we shouldn’t have to put more of our money into it to get what we feel we should have from the start. ... More

As a first time home buyer, you expect certain things but I know not everything can go as planned. Communication at the start of my process was great between the loan officer and home consultant. As the weeks go by, I start to send out documents and I’m getting emails to send the same documents I sent weeks ago… or even just a couple days ago… are they not checking what I am sending. I was also given a very high interest rate even though initially I was told it was going to be a lot lower… the fix?? If you can get a lower rate elsewhere we will match it! Why not just offer the lower rate… Long story short to that, Lennar Mortgage matched the lower rate of the other bank. Now comes the last couple of months and lack of communication to myself and between Lennar staff. I was told closing would be a certain date but that got pushed multiple times until I finally closed 3 months from when I was originally told. I also had a scheduled walk-thru and was double booked that day so that got pushed a week. On my final walk-thru, the day of closing nothing was completed and blue tape was still up from when I taped. Miraculously, I still closed that day because I had it pushed a couple of hours. With all of this, no one was in communication with each other, loan officer didn’t know closing was pushed, home consultant didn’t know walk thru wasn’t done, and so on. In terms of build quality, it could be a lot better. I did have my own 3rd party inspection who mentioned the bones of the home was great but marked the little stuff that Lennar actually fixed. But to this day (a month and a half into living in the home) I am magic eraser-ing the small splatter of paint I see on the floor corners or floor edge. Would I recommend Lennar? if you’re going for price sure. But if you want quality in terms of home and the whole process I’d look elsewhere. ... More

Beautiful location. However, we were disappointed with the quality of the product. Windows don't close properly, closet doors are not hung properly, Thermostat not functioning properly and dryer duct work not properly secured causing a leak. Lennar has responded and we are awaiting repairs.

Not sure price to high for the house 2 car garage construction materials to build the house are not perfect, basement very dirty when I moved in and will see what happens next

Not a fun experience for us

I have experienced some major issues after moving-in including 1) heater not working due to wrong wire used 2)water flooding the whole first floor and constructional debris found in the pumping 3)water leaks from shower in the main bathroom as glass not sealed at all. I am honestly very disappointed on the quality of the work. The responsiveness to issues are great and I am thankful to that, but I would rather hope the quality can be controlled at first....

The mortgage process with Lennar mortgage was very easy and efficient. The actual process after moving in became a nightmare for us dealing with customer service and quality of workmanship. If you sign off on issues that you notice on your walk thru before your closing, you will most likely encounter all sorts of problems trying to get things repaired. Most of our issues have since been resolved after numerous complaints being sent to Lennar.

At first I was impressed with the spaciousness of my condo. I was please with the value for the money spent. Now as things go wrong and I'm notice and report to Lennar for repairs, I feel that the quality of construction is superb but the quality of the subcontractors leaves much to be desired.

Basically all these should be 1 or 2s. Only reason I gave more is I got a deal. Only one person deserves five stars in the whole process and that’s my loan officer. My cons was a still amazingly dirty to the point I actually missed stuff on my walk through that were damage. Having plaster everywhere. I have to get on my hands and knees to clean my flooring cause it has paint and plaster on verywhere and I have to scrub it out the groves. I had one 2 min phone call from Title. I had to call my loan officer to find out I closed. Then mortgage didn’t have the decency to call me when they sold the loan cause it was too late. I got the paperwork from the other mortgage company 2 weeks before I got anything from lennar. And by the time I got it from them and realized I owed one payment to lennar it was past due already. Received it after the due date. A phone call would have helped that it would have been a 2 min phone call hey calling you to let you know all this is happening and what to expect I know we are a little late on paperwork but it’s coming. ... He was great throughout the experience.

The title company was not great. No communication at all and subsequent communication after closing was non existent. important in time sensitive docs were sent to the original address. Wish we knew development has not been registered with Usps. There’s no communication of that either. So disappointing the tail end of the process and would rather go to a third-party title company.

Poor finishing, very bad communication, only good experience was my loan officer very pleasant and helpful. Home is not worth the price. I certainly will not recommend Lenner.
