Still waiting on walkthrough issues to be addressed.

Quickly built and it shows!

The experience has been less than stellar. Apparently, I can't mention those things as my last review could not be posted. Things I'm happy with: Appliances, size of bedroom, open floor plan, the people who were helpful during this process. Things I'm not happy with: Still no trash can delivered, a random leak and people who were not so helpful during the process. Overall 3.5 stars.

The initial framing quality, including both materials and labor was the poorest of quality. Our replacement construction supervisor exhibited strong construction knowledge and was very responsive correcting final, cosmetic issues.

The house is nice and has decent finishes. They have been very prompt fixing the any issues. the house was exactly as promised and in the time frame indicated. Melissa did an amazing job in keeping us updated through the house building process

Loan process was difficult especially when your mortgage type was lowered due to being recently retired.

I know you guys work with different contractors, but it's clear that the builders cut corners and it's up to the buyers to "catch things" that were missed. For example, our carpet throughout the whole house is lumpy with peaks and valleys in every room. However, we love the floor plan, the house itself and are happy to be here. We just have to be "on top of everything" inside and outside the house. It's not a relaxing experience, instead we are the foreman after we move in. Issues have been addressed hit and miss with workers coming at unscheduled times and whenever they can. I work from home so I can make this work, but it's not organized or planned. Check inside refrigerator, how crisper drawer pulls out. Check how manual slider lock in garage was installed. Check your microwave above stove - can you see how it’s cooking. Short people can’t see what is going on.

Not sure that the builder understood customer service. Pile of dirt in the garage on final walkthru. Said that he pressure washed the garage 5 weeks ago. Therefore, not his problem that there was a pile of dirt. Emily stepped in and had it cleaned. Thank you. Still waiting for my windows to be repaired (over 2 months) says that the subs are real busy. Otherwise, pretty responsive.

We had a number of delays during construction and ended up closing almost 3 months late. Our home is beautiful and worth was worth the wait. We do love the community we moved into. We do feel there were things that Lennar handled very poorly. Our home was not completely ready we feel to close. Weather this was the fault of Lennar or several of the utilities it is still unclear. None of the TV/Internet providers that service the community were prepared for the closing of our home and several others. It took 2 months and a lot of pressure to finally get our home connected. We feel that Lennar did not take the issue serious and did very little to help. We our home being a "smart" home, there were many of the features we we not able to use on day one. This I feel is a big problem for a builder that uses that as a big selling point. Lastly they talked during our acceptance walk that we shouldn't worry about small imperfections, we will have a 30 day walk to capture man small aesthetic items. We have yet to have that walk and we have been in our home for almost 2 months. Again i do love our home and would likely buy a Lennar home again, but there is definitely room for improvement. ... I absolutely love the location and community. The workmanship is quite good, and I'm pleased with my purchase. The construction manager, Sam, provided top-notch service, and he went out of his way to assist me several times. Sam was the bright spot. My experience elsewhere was disappointing, to say the least. My top complaint is the poor communication with me and within the Lennar functional areas. I often received conflicting information or was provided with information that wasn't true. For example, I was told (in writing) that once I took possession, I could set up my cable service with Spectrum and that Spectrum could only accommodate installations in the 3rd week of the following month after purchase. This is not true. My cable was installed the day I closed. I was shuttled between 3 different salespeople, which resulted in a lack of communication continuity, which resulted in several episodes of confusion. I was told that the garage door opener and mailbox keys would be in my house and mailbox keys could be picked up from the sales office after closing. They weren't. There were multiple times when I went by the sales office during normal business hours and nobody was there. Imagine my frustration when I was told to go back to the sales office to get the keys and they were gone. When I finally received the keys, they were for the wrong resident. It took over 3 weeks to get the mailbox key matter resolved, and I never received any communication without me asking. The mortgage process was no better. I was asked to submit items previously submitted multiple times, there were errors in the pro forma statements provided, and I was shuttled between multiple mortgage contacts. Expectations for the entire process are not communicated upfront, which causes a tremendous amount of confusion and anxiety. Overall; for the price paid, expected better. No warranty on landscaping, poor quality in trees and lawn; after two weeks of moving in; 80% landscaping had to be replaced. Elevation of backyard was poor; created a swampy mud hole; as far as the home design; no upgrades were available to choose from just a basic package with 3 different exterior designs. Not a fan of the security devices that come with home , so we purchased another brand / vendor. Best to take your time and really compare builders vs value.

Quality of workmanship is poor. Value is low compared the price paid. The paint quality is poor. Warranty team responds to issues raised but would not fix everything.

The process during our walk through before closing was very rushed therefore not being able to catch things that needed to be addressed. Now that we have moved in there are still things that weren’t done correctly and remain poorly done.

Lennars sales personnel is great. Unfortunately that's where it ends. It must be the material and labor shortage because the workmanship leaves a lot to be desired we have been in this house for nearly two months now and are still waiting for the work to be completed.(front door and frame along with all the closet doors and cabinets has to be replaced inside the house has to be repainted)I hope this is not the Lennars MO if it is I believe your reputation will suffer

Overall the quality control systems by lennar are poor to average at best. Their system is cumbersome and it takes many attempts in order to get issues resolved. Seem like they are rushing delivery of homes in order to make up monthly numbers to meet Wall Street expectations and in so doing a lot is left undone before closing which forces you into warranty for completion. Worked with many builders and it definitely seem that upper management needs to re-evaluate at their operations.

We were promised the house would be cleaned before moving in. On the date of moving in, the house was dirty with dirt and debris all over the inside and outside of the house. When mentioned to the team, they just brushed it off. This was extremely unprofessional. I would like to recognize Rachel Klippenstein, she has always been helpful throughout the purchasing process.

My biggest disappointment is the workmanship. Sloppy messy and destructive. I expected a much cleaner final walkthrough. Fiberglass showers all had what I assumed(mistake) was clay and would wash away. Clearly workers stepped in them with cleats that gouged and left orange spots that don’t come out. Had it been cleaned better I would have known that. Don’t feel rushed. Walk through and spend time. Lennar, you are only as good as the workers you hire. Construction managers need to check sites more often and expect more.

Bad experience with the underwriter during the loan process, Once we took the keys we found the floor with paint spots throughout the first floor, the basement had so much dirt on the floor it filled my container from my vacuum, the floor vinyl is pulling up in some corners & bubbling up in others, the refrigerator door was dented and scuffed, the upstairs has an area that makes a squeaking noise as you walk down the hallway, the garage man door has a lot of small dents along with the garage door, the basement sliding door was dirty along with the door track area that was filled with dirt, the front porch had a lot of dirt, along with the front door as well. When they came to pour the drive way the guys left tar on my font sidewalk, and there was a guy eating sunflower seeds as he was driving the roller machine he would spit out the seeds onto the drive way and would go over them with the roller embedding the seeds into the drive way. I had to pull them all out, the sod and seed were placed onto the dirt that already had a good amount of weeds growing before they put the sod and the bed of seed down and as the grass has grown so have the weeds... Your process for warranty work should be an in-person meeting not and online video call that the homeowner should have to do. When warranty work is being completed a representative from Lennar should be there or at least communicating with the homeowner. I have sat around for many hours waiting for work to be done and a few times no show or later than told with no call.

While we really like the home we have, the property has drainage issues and the builder didn't take significant steps to alleviate the problems. They throw some rock on the ground and claim there is a French drain when that's not the case.

The experience was not good and that’s being kind. The mortgage person had no idea what was going on. The setup of the first 3 homes upon moving in left use not knowing who any of the utilities where going to be we had to figure it out ourselves. 2 month later we where able to get internet but are still waiting for mailbox’s. And the craftsmanship shows that everything was just slapped together as fast as possible and getting someone to fix the issues was a waste of time I have done most of what I asked to be done myself. And the house was filthy for buying a brand new home.

So-so craftsmen work around the house.

Lennar staff was very ridged and not very friendly. Mail keys should be delivered upon close, the mail office can’t find ours and it has been over 6 weeks since we closed.

Corners were cut in many things while delivering the townhome. While buying there were no options provided to pick and choose options available. Call me if you want to know further about the experience and journey. Thank you.
