Lack of flexibility to make minor changes to things as simple as the color of wall paint was frustrating. Bathroom fixtures didn’t match drawer pulls, ceilings were not painted, etc.

The townhome is a quick build, no frills, very basic shower heads and the plastic toilets lids, single paint on walls, carpet has no pad very cheap carpet, with tack strip that was not nailed down properly and walking in the house with socks my feet get picked, sloppy trim work and texture finish

We identified some workmanship issues and also noticed that some of the front yart plants were dead during the walk-through session. We were disappointed that the dead plants were not replaced as it was promised and some workmanship defects were not fixed.

Everyone I have spoken to had a bad experience with Lennar, that is a bad coincidence. "The builders try to get away with short cuts and hide things". "If you do not get your own third party inspector then your home will be put together with staples" is what I was told by an existing neighbors when viewing homes and speaking to other home owners in the neighborhood. I got a great deal on the house that is the only reason I bought it, I couldn't pass it up. The area, the builder, had nothing to do with it. I don't have anything to say about Lennar, because I wasn't worried about how they treated me, I don't need to make friends, I was concerned about the home and made sure they did it right. ... More

The whole experience was not at easy as i though.

We had a pretty good experience. We have purchased from Lennar before so we were better at advocating for ourselves this time. With any home builders you always want to have the product independently inspected and the issues on the punch list completed before you sign off and go to closing.

I like the home, but we were bad informed by sales department, if we knew the up coming development we might wait a couple months to select the location we preferred, we asked about those future homes, and we were told no development was in the near future, but just a month in the home and the whole site is developed and now we are going to be 30 years desiring to be on a different site, I don’t know if they really didn’t have the information, but that information is critical at the time of making decisions, we even are recommending multiple friends and some of them told us that they were not building more single family homes but now we Have 8 of them being built around us. Lennar makes some beautiful homes at a variety of price points which is great. I also like how when you see a model it is (for the most part anyway) "what you see is what you get". The people that we have encountered have been very friendly and helpful. There were a lot of great incentives and flexibility in going from one selected model to another. So there is, indeed, a lot of "good". As with anything, any place, any person, any company, there are also some "concerns". For much, it seems that the build was "whatever the minimum regulation requires we will do" instead of "what is the best we can do". For example, the HVAC. Instead of drawing air from the outside and doing a relatively minimal adjustment at build to create the tubing from the furnace to the outside, it is, instead, drawing air from the inside which has made the house have some significant, significant humidity issues which we the customer had to pay to fix. I am concerned about the leveling of the ground - our front, side and backyards all have craters that seem to be deteiorating even more. Though there is a good of "what you see is what you get", there is also a challenge in that these builders can't make even the slightest changes. If their plans call for a staircase in precisely a certain spot, even if because of the level of the garage v ground and that staircase literally runs between two bays of the garage preventing one from parking two cars in a three-car garage, they won't change and move the staircase over just six inches. So we were faced having to fix this - at our expense. Some builders will let you add electric outlets and pick where you want them; this builder won't. We had to add some outlets - at our expense. The house was not wired for wired-Cable. So there was A LOT of GOOD. There was also some CHALLENGES in only doing the "minimal" when it came to regulation, construction, customer requests, etc. ... First time moving into new construction. Lots of cutting corners being discovered as we live here, not all seen in final walk through. Moved in with very dirty floors(along with caulk and paint). Scratches on refrigerator, sink and counter tops. Lots of additional construction going on around us so we began with dirty windows and screens. Fighting ants and spiders inside.

They are building homes at a high volume and the home had a number of issues that were ultimately addressed prior to closing and even after. They tried to cut some corners and some issues were found after closing. They do follow up but you just have to be very thorough in the closing process. The home layout and design is very good and the location is excellent. I would likely have bought from them again at the end of the day.

All was fine leading up to purchase.Once purchased, your just another number. Slow response to issues. In my case, main issue was quartz counter, peaked at main joint, said it was normal. Interior paint is very cheap. One wipe and your removing paint. Sliding glass lock mechanism is too hard to even open. Hung my own window treatments, nothing is square. Cheap appliances, refrigerator has no capacity. All in all, cheaply built home.

Michael did an amazing job with getting the ball rolling, and the staff at the title office were amazing. I had some challenges with the finance team, they were disjointed and that was overall frustrating. Dislikes: the model home does not match what I bought. I was told I would be buying the exact same product, I was okay with that. However, the home I purchased had some significant downgrades (living room does not have a tray ceiling, bedrooms does not have ceiling fans, cabinets does not have pull knobs, no crown molding, back door does not have blinds, toilets are not sealed, flooring was totally different). We had quite few issues with our build, the workmanship was poor in several areas. . From Garage Flooring to Drywalls. The buying process was also bit clunky. Despite having the "high tech" communication tools, it was still not as smooth as it could have been. Overall. It has been average quality of build and process. Nothing really wow'ed or impressed us. This was our 4th time purchasing New Construction, so are familiar with process. So, our feedback is just "ok" could have been worse. But we have seen much better build and process as well. Too many delays, too many expectations not met

Multiple issues when I moved in but after communicating with lennar they scheduled people to come fix the issues. Paint left on floors, lights, door frames, screen door was broke also kitchen cabinet was broke.

There have been multiple issues with the home that have needed repair or to be addressed. Prior to closing customer care was very responsive. Since closing the responsiveness has gone significantly downhill. Also that I continue to find issues related to the quality of the craftsmanship of the home that demonstrate sloppiness in the building has been concerning. The insulation for noise and weather is great. The community is well taken care of.

We had a James who was a great person to work with here in Florida. He was very responsive. Even when they moved him from us to someone else. He would still answer and or resolve any issues. As for the home itself keep in mind that what you see as a demo is not what you are getting. I was told we were being upgraded to quartz from granite. Only thing is was the thinnest quartz I have ever seen. So much so that I went to several countertop shops and was told they would not sell me such a thin slab due to concerns with quartz getting damaged. That leads me to think if they took a short cut on something you can see what other short cuts did they make that you can't see. Would I buy from Lennar again? Maybe but I would want a more detailed list of items being added to the home so you know exactly what you are buying. ... More

Many individuals that you work with following the purchase if there are issues seem to be quick to respond, communicate well. Just understand you get what you pay for then you will not have any issues. The overall workmanship, especially on the finishing leaves a lot to be desired, everything from uneven tile work, caulking & grout work, finishing cuts on trim, etc.

Overall I like my home but not happy with windows, Shelves.

Let me be very clear, I'm very happy with my new home. However, there are several items which could have been addressed in a different way, a better way. We bought our home with an upgraded kitchen. On paper this means only upgraded appliances. Dont make me laugh. When you give me a large kitchen, why do you give me a tiny cook top ( I already replaced the hobbit version of the cook top for a grown up cook top). The kitchen is installed only for show, there is a 3 inch backsplash, so after frying 1 egg, your complete wall is covered with grease spots, which are impossible to clean. Same goes for the sink, al kinds off stains, but no backsplash. The refrigerator stands partly in the living room ( slightly exaggerated), with so much storage room, why make an tiny storage room behind the refrigerator, just make the cut out a little deeper, so the refrigerator is flush with the kitchen cabinets. The garage with minimum isolation, and not latches, come on. We are in 2024, no bathtub in the MASTER bathroom, only a shower ( to be honest, a nice shower). And the cleaning department, my my, I do not know where they learned how to clean, burt it's definately not at school. because it was very dirty (especially in high up places). No attention to details, I had to finish the gaps on the stairs with caulk, I have to admit, the forman told me, that I could call them for any issue, sorry but I should not have to. Within a week one of the smoke detectos started to scream for low battery, but the battery was good....the unit was faulty. Overall my experience with Lennar has been good. Unfortunately, the quality of the construction, specifically the spackling and painting, was performed poorly. There were areas on the walls and ceilings where the joints were not spackled smoothly, and they were painted over, resulting in walls and ceilings that were less than smooth . Although efforts were made by Lennar to address the poor craftsmanship prior to settlement, the corrections were not sufficient. I also discovered quite a bit of paint stains on my floors and carpets after I moved in. Because the spackling and painting was a very poor quality job, I hired a painter to correct the multiple areas that were not addressed to my satisfaction, because I wasn't going to wait 11 months for Lennar to come back to try to correct the problem again. I am very happy with the work my painter has performed to improve my home. The one highlight of my experience is the responsiveness and care that I've received by Lennar employee Cheryl. She is WONDERFUL! She responds to every one of my requests .... she will either address my question directly, or she will direct me to the appropriate contact. If it wasn't for the thoughtful, considerate, and conscientious efforts of Cheryl, my overall Lennar experience would have been rated much lower. Lennar should be very grateful that they have a terrific representative like Cheryl providing support to their buyers. She is a great person, and deserves special recognition. ... More

These Lennar homes are built fast & cheap! Floors on a concrete slab are not level! I installed windows blinds and at the top there's half an inch on either side, while at the bottom, I can't even pull the blind all the way down, so I'll have to cut the bottom blinds. I never thought it was possible to have a window frame that wasn't straight. Well, I discovered I was wrong! There's paint on the linoleum in every room along the baseboards! No time to clean that stuff up - that's on you! Because you don't see the top of each door's molding, they don't paint it! In the walk-through, I asked them to paint it and they said they would. Nope, they didn't. Kitchen faucet looks chrome, but it's actually a hard plastic with chrome paint on it. Wow, is all I have to say. ... More

Need to offer more options. Additional outlets, upgrade carpet, paint colors. Allow a deck header to be installed. Better HOA. Terrible at communication!
