Yesterday the construction guys accidentally splattered cement on our newly constructed swimming pool and the deck around it. A construction guy came but I didn’t hear the doorbell because I was in the shower. 10 min later I found out what happened and I texted the construction manager (Gerry). He didn’t even respond. I have to get someone to clean the deck and repaint the affected areas. I believe it was the responsibility of Lennar.

Heavily implied sod and trees would be delayed until I was able to arrive at the home. Told it would be documented. Neither happened and there was no follow up on the matter. Trees were replaced but sod left to me, which will cost me $8k out of pocket to replace. Multiple breakers keep popping and have to keep submitting work orders. Garbage disposal never worked. Dishwasher stopped working. Wasn't told there wouldn't be window screens. Multiple areas still need touch up paint. Multiple areas weren't cleaned from paint droplets. We recently purchased a unit at Eagle Ridge. While the process of purchasing the unit was fine, the experience after escrow closed was very frustrating. While our customer service rep, Jessica, deserves at least 5 stars for all she did to take care of the items that weren't completed by the close of escrow, the trades were less than responsive and often didn't complete their work properly. I believe there is a serious communication problem between the trades and Lennar. Now that we are more than 2 months post-closing, I believe that work is almost finished. Chaotic purchase. Their in house mortgage/underwriting has poor communication overall but the customer-facing people were great. The house itself is beautiful, but really frustrated with the patio especially. When I walked through the first time it looked as if the patio floods during heavy rains and I asked the builder about it and he assured me it was all construction dirt….. turns out that the patio definitely floods when it rains. Overall the price of the home was affordable, especially for the area. The home was built with builder grade materials so didn't expect anything of quality and I received exactly as expected. Overall the buying process is stressful and they force you into using their mortgage. I do not suggest using their title company. The sales staff are so-so. Very unsettling not getting towel bar in the bathrooms. Thermostat was not compatible with WiFi when we were told many times it was we had to dog it with the Ac company to get it resolved ( had to change thermostat)?Chris did help us reimbursed. The soil has many rocks and construction materials in the soil. No light in the pantry. No support with smart appliances, door and ring setups. The dinning room light outlet box was not center to the room we had to pay to have it corrected. All and all it was a frustrating experience.

Lennar sales person is very nice and helpful, other workers don’t trust , When you buy a house from them before closing need to be very careful check everything if they don’t fix them you have to fix them on your own. Like my gate to backyard from day one we bought the house cannot keep closing have to use a zip tie to zip the gate not very professional job , lay dead grass and blamed you not watering it ,

We’ve had an okay experience. A lot of the finishes are cheaper quality with things missing like towel racks, toilet paper holders etc that you don’t realize won’t come with it. The way they dramatically slope the small sides of the home also just make mud pits on both sides of your house and our neighbors are having the same issues. We’re on the edge of the path and Lennar still hasn’t put sod down on the path along our yard so it’s another mud pit now overrun with weeds.

1-extremely disappointed in the lawn. Sod looks like it was laid by a child because there are gaps galore! The seed that was laid on the sides and back almost refuse to grow because it was not watered properly or regularly prior to us moving in. There are brown areas all over. The dirt used was the wrong dirt and wasn't graded because there are so many rocks and stones like construction dirt was used. This home built quality is 5 out of 10, things left unfinished, they used the cheapest materials, walls get scuffed up and damaged very easily. Outside ground under lawn is very soft, you walk over it and you will sink about 3 4 inches. Walls are not built straight, they just want to make money on you. If you comment about their work because you seen too many unprofessional workmanship on the house, they don’t like the way you talk with them. Any body gets mad for the bad quality of house they get. I expected the overall buying process to be easier when using all Lennar companies (builder, lender, insurer, etc), but that was not the case. Home build quality is good but not great - needed tradesmen out to the house twice to correct issues within the first month.

The mortgage and sales people were great and very helpful, however the home orientation experience was nothing short of horrific. I asked for fixes that to this day have not been implemented (almost 2 months after closing). My home orientation person seemed to be completed ambivalent to our needs, would not respond unless repeatedly contacted. We did a home inspection report and it literally took a month for this guy to finally address the issues (1 still hasn't to this day) after repeated attempts. Affordable house. I understand I was getting a house cheaper than the rest of the market average and that's what I feel like I got. Not a fan of the process you walk the house prior to your closing date and get told no need to point out every defficiency they'll all get addressed. Then you walk it right before closing and get told "if we didn't point it out last time we can't address it now". When you get told that feels very scummy. Had a plumbing leak week of move in. The baseboards are all cardboard. They never finished our yard. The roads are always clogged with construction workers all over the place. They wake you up banging at 6 am. The closets all needed to be braces downstairs. The construction vehicles have created cracks in our driveway. We have found more paint issues. Our first person dealing with Pam was awesome and extremely helpful but from there very lackluster.
