The processing part itself was not bad. Although we closed a day late because they forgot to give us some papers to sign. Which, they did again a few weeks after we closed.Just a bit of lack of communication. Some of the major issues that were noted in the walk through looked like they were repaired by a 12 year old. They are still not fixed. Customer care guy told us to text him “not email “ him very specifically and so I did but there was never a response at all. I can’t wait until all my issues are fixed so I can just be done with Lennar to be honest.

The initial buying process went well. However, after I signed the purchase contract, I had to follow-up after no responses regarding the inspection. I definitely did not feel I received the red carpet treatment as expected after making such a big investment. Lennar short cuts at every opportunity…no mirror in the powder room, no light fixtures throughout home, including over the mirrors in each of the bathrooms (except undesirable one in dining room). Review of items prior to closing was combative and rushed. I was appalled that Lennar did not offer a printed copy of the warranty manual.

The experience was average. The builder had a floor plan and location that was desirable. The quality is on par with average builds, and price is so much higher. Many items had to be replaced shortly after moving in so that we could have the quality we desired. So many promises, and little delivered.

Trying to get the punch list items addressed was a constant battle to get people to even show up. Many, many, many times I was told that someone would be there on a certain day and nobody would;d show up. Many of my interior doors are still sticking when trying to open and close them. At this point I've given up trying to contact the only person I was ever given for these issues as it became too much trying to get him to show up. The sales rep, Jimmy, over committed before sigining the sale agreement. Couple of key information provided prior to the sale, which drives our decision making to invest in the house, were incorrect. This unfolded to us as we went through Lennar's mortgage process for ex., sellers credit provided is of no use, as they artificially inflate the interest rate and then apply all the credits against discount points to lower interest rate to match market rate provided by other lenders (so this is literally a rip off, as it nullifies the benefit of sellers credit, which was one of the prime reason ...

We had some issues with our carpet being too short in a couple rooms and on the stairs. After a couple weeks (missed appointments) a crew showed up to take care of the situation. We were told two rooms would be replaced. They repaired one room, and replaced the other. The carpet varied from original and we were told it was the way it was manufactured. We also were told a cleaning company would come in after to clean the house to like new appearance. After another missed appointment, we are still waiting for that cleaning. It's been 6 weeks now.

I have paid for stickers to be posted on the bumper of my car to allow me to enter the community after 9 PM three weeks ago and still have not received them. When I ask Lennar representative I get no response. I also at direction of Lennar have requested planting few trees in front and backyards and have not received any response.

Our purchase experience with Nate was very good. He was very attentive, personable and responsive. The lack of choice in materials selection was an issue. We found multiple metals used for fixtures rather than just one, i.e. mixture of brushed nickel and chrome versus just one. Examples of poor workmanship are everywhere. They used caulk to keep pavers in place on front stoop versus using cement. Painters are sloppy. Light fixtures weren’t reinstalled after painting. Numerous holes exist in installed sod lawn. The purchasing process and getting the loan was great - except that I have learned from friends who I referred that additional purchasing options could have been shared. To summarize, I have bought 2 properties with Lennar, in the first one I had problems but I thought it was an exception but in the second time I had problems again so I finally decided to file a service request or complaint, that was more than a month ago and I still have not received response even though I sent it again due to the lack of response. It was addressed to customer service and the person responsible for that area. I hope that these surveys are reviewed and activate improvement processes and customer responses. thank you so much

They will fix all the big items but, it’s the little things that are going to drive you crazy. Make sure they fix all the little stuff before you close because getting them to fix stuff after you close is a mission.

The house is beautiful, no complaints on the looks. My negative is the lennar title company, the representative was in a poor mood and was trying to rush me out from buying my biggest purchase in my life. It’s unfortunate that you have to use their title company or you lose the incentive, so the company knows there is no competition or any incentive of hiring nice people to work there, just left a bad taste in my mouth since that is essentially the last person you interact with.

After closing, I could no longer get any help. My sod was out in in such a way that I could not open my gate. I reached out to Zilkia several times and she said she was working on it. After a month, I finally gave up and had to dig up my yard myself to fix what was done wrong.

Viridian is a great neighborhood and community. You pay for that. The designs of the Lennar homes in this community are wonderful and the models show well. Unfortunately, the quality of the build is not what we expected for a home at this price point. We have been working through several warranty items which ultimately could have been non existent if there was a little more attention and higher level craftsmanship in the initial build. Was promised a luxury home and Lennar fell short. Website claims all homes come with certain amenities that they didn’t provide, no Ring, no rain gutters, sloppy craftsmanship, paint still on floors even after blue tape walk.

It has been a long hard struggle just getting the house. There were many set backs, which could have been avoided. Now that I am in the house, 2 appliances have failed on me, and it seems that I have to pay for the repair which again, was avoidable. We bought the model home and it was listed with a pool heater for hot tub and pool. No heater! It’s been two months since we closed. No garage door openers, ceiling fan and light and living room still doesn’t work! Stove good has lights falling out, landscape is old dirty and dying, this is not acceptable. I hired my own inspector prior to buying my home and they found a leak in the evaporator coil in the HVAC. The air coming from the vents was 67 degrees - cool, but not what it should be. Our AC never caught up in the summer and regardless of setpoint, never dropped below 76 inside. I notifed Lennar and they sent some contractor at 5pm who refused to look inside the unit in the attic. I’m not happy that I can hear my neighbors through the walls of my townhome. It’s like I’m living my college apartment again. I can hear foot steps, things hit floors, doors closing etc. This tells me that my townhome was either not properly insulated or cheap quality insulation was used. I’ve lived in multiple townhomes, and never had any issues like this. I’m not happy.
