Process prior to sale was great. Had settlement and house had numerous issues to be addressed. Clearly was not totally ready. Caused a delay for me to move in so items could be fixed. Have moved in and still have some open items. Promised amenities: pool and fitness area still not completed

We really love the area that we are in. Sure we wish some of items of the community were different. The communication with the sales rep was ok. I never heard from him on the closing day or after. Not even a check in to make sure everything was good. The New Home Orientation seemed to be a pretty decent list before we closed on the house. It has been two and a half months since closing and we are still waiting on some of those items to be fixed.

Lennar’s branding and sales (Sarah was great!) and the layout of my Davis home drew me in. Decent incentives before year’s end. I was impressed with the level of communication through the first months of build. Patrick, one of the construction managers, was super helpful. Once the timeline got closer things started a bit more chaotic. A major hail storm didn’t help. The last construction manager was very frustrating to work with - didn’t listen nor communicate well. Chris, head of construction, came thru in the end — listening well. This being my first new build, I was frustrated once getting into the home on the level of quality of certain things. Paint was a thin coat, cabinets were low level with poor finishing to name just a few. Attention to detail is something I had to stay on top of. Finishing touches for an almost $1m home were disappointing, frustrating. I’ve had to stay on top of the warranty process and push for things to be made right and not be afraid to speak up. First world problems, for sure, and it was an eye opening experience. Would I buy from Lennar again? I wouldn’t do a new build non-custom home again from any builder. There were diamonds in the rough tho and there’s a lot to be grateful for at the end of the day! ... More

Good home for first home owners

I am very disappointed in the quality of the kitchen cabinets. Not enough space and set too high.

There were some home reps that were just used car salesman, but for one… Taylor was great to work for. She was honest about the whole process would recommend working with her on any issues. Works when she is off.

The quality of construction is not as expected and the customer care reps/ their contractors tries to escape fixes.

We went with Lennar thinking everything would be smooth and it turned out a little complicated from the beginning. Had to transfer our contract 3 different times and when we found the home we wanted we ran into some issues with some windows, AC unit, cabinets, concrete. When we ask for these things to get fixed it takes forever for a response.

If you're looking for a low-quality/maybe middle-of-the-pack type starter home, this is a good start. If you're looking for high-quality finishes and not find any issues like what I found with scratches, dirt on finished drywalls, debris throughout the property, stained driveway, messy finishes like clean caulked edges, etc. to have to contact the crew to finish/fix things, then you are better off looking elsewhere. The move-in experience was mediocre. I was introduced the smart-home features super fast a week prior to move-in/closing date. So everything that was informed to me I had to Google weeks later because there's way too many things to cover. A lot of the things that I called out to be touched up on, they did a lackluster job and/or didn't complete so I ended up having to do it myself or risk having it be there for months before they look at it. Luckily enough, I am a hands-on/DIY guy so it doesn't matter too much. But the principle that you are buying a brand new home, you would expect a finished and cleaned up product - however, that was not the case. I've contacted about a possible HVAC leak for over a week and have yet to get a response. The very fact that I have to contact them about these things is a little subpar from a quality product. The home is beautiful but a lot of little small details that you can tell they focused more on quantity > quality. It's quite apparent. But hey, a publicly traded company where profits > people - it makes sense. You want to pump out as many homes to secure those long-term loans to report out to your shareholders. All in all, as a starter home or investment properties, you have a good option here. But a forever home, I'd look elsewhere TBH. ... More

After a six month delay we are in. The excitement when we first signed contract was quickly diluted by the time we moved in. A lot of having to do things twice. Example, air conditioning vent was damaged yet they installed anyway. We pointed out Bathroom window installed crooked yet they continued to sheet rock and tile only to have to remove the tile and sheet rock to fix the window. We found busted roof tiles, our house had walls and trusses up. On both sides of our house lots were still dirt, yet those two houses were completed and sold before ours. Our construction manager was let go yet nobody told us so projected stood still for almost three weeks. The next construction manager made things happen. We have no cable like we were promised they never ran wires in the wall. They were not truthful to us one showing us through the house . Wi-Fi is very weak. Hard to speak on your cell phone because of that problem that they refuse to address.

Lennar has affordable homes but terrible customer experience. I had the run around with the lender from day one (even lasted after I closed). If you are a person doing this without an experienced realtor, I beg you to reconsider. Your realtor won’t get the full 3% but they will help you navigate the many issues you’ll run into with Lennar’s in house lender. I wanted to go with a different lender but the deals offered by Lennar were better. The quality of my home seems to be fine. And the deal was amazing but I have spent so much money to buy necessities that should have been included. If you’re buying in houston, negotiate gutters and an irrigation system. They’re terribly expensive but needed. My first home, built in Chicago, was a different process and actually really a great experience. I’m not sure why I had such a problem this time. I would advise you to shop around good before choosing Lennar in Houston. Also get everything in writing. Everything! ... More

We bought a Magnolia home. We were very ready so the loan process was very smooth on our end. Every time Lennar Mortgage would asked a document from us within 30 minutes it’s done. We would visit our house while it was under construction every week until it was totally done. We had our chance to inspect the house before the closing day. And we noticed some minor fix like one of the window is not sliding, the moldings are unattached to the wall yet, painting, the grass was dead at the backyard so they fixed it. The loan was approved very quick and we had the closing day Friday afternoon instead of Monday afternoon. We had the final inspection Monday morning and we were told we will get the keys in the afternoon not later than 5:00 but to our dismay nobody called us so I asked the Lennar people the next day they contacted us it nobody knows where the keys are. We have deliveries that day our refrigerator, washing machine, and dryer and the AC will be installed the next day so they gave us access to the house they gave us the front door code. Finally we were called we can get the keys at the model home key locker but we can’t find anything even the project manager is helping us to look for the key then Thursday we finally got a call from Tim that the key is in the new model home when we went there we still can’t find the key but a worker saw us and said they key is in the dishwasher. So we got our keys to the house Thursday afternoon. We started child proofing the house and the next Monday we hired a mover to move our beds, dining set, and living room set. Through out the week we moved some of our personal belongings. Saturday night around 8:30pm we moved in at our new house. After 30 minutes, after all my kids had a quick shower, we had water sewer backflow. Downstairs was overflowing at the kitchen sink, dishwasher, toilet. The floor was damaged. We called Lennar emergency hotline 4 times and the lady said there’s 3 people who are on call that night she will relay our case and they will call us. We cleaned downstairs until 3:00-4:00am we have used all new and old towels 27 in total. But we never heard from them. It was 6:15am when JM a construction manager from Lennar and called us to help. After long hours of talking over the phone he came up with a plan. At first they tried to figure it out with my husband he even ask my husband to go check the crawl space and check the pipe and my husband said it’s like there’s something in it it’s not moving that he could feel the pressure of water. So he called several companies to check our plumbing and finally around 10:00 he was able to get a Hewitt Rota rooters and ARS restoration company to come check the damage. At 1:00-3:00 they arrived at the house and started working. They found out that it was concrete rubble is the culprit. It took Lennar to fix our house 20 days. We finally moved in June 15 we still have no toilet and kitchen sink and dishwasher. It was installed the next day and it was still dirty and we have to sanitize it. In that 20 days we have to eat out because we don’t have access to the house but we were allowed to sleep there at night and we go back to our rented house in the morning. We were not able to move all our stuff as planned up to the last minute because downstairs was inaccessible and the garage as well. There was big fans all over the place and the noice was unbearable. We incurred extra expenses but to our dismay Lennar never compensate us with all the trouble. We have six kids and school was over and all our stuff are all over the place. They wasted 20 days of our life our long wait and full of excitement and anticipation they turned it to the a nightmare worst time of our life. We were very disappointed. We never had the chance to invite our family to have a thanksgiving or a small celebration. The emotional damage we had experienced was really bad and Lennar Homes only did is to fix the house and no more. They never offered financial help to help us feel better. Can you imagine every time we eat we need to drive. Do you know what a waste of time and money is that for a family of 8????? We have to move all our stuff from the old house because the landlord no longer want us there because she needs the house immediately within 48 hours. My husband didn’t slept for 48 hours and he almost had a heart attack. So I have to beg our landlord if we can put our remaining stuff inside the garage and we will empty it the next day so that my husband can rest. And when we emptied the house we kept the uhaul for a long time because our new house is all messed up and we need time to fix things before we can add more stuff again. It’s July 5th today and our stuff is still in our room and in the garage but I made sure that downstairs, the loft area and my kids bedrooms are all clean and tidy so that they will not suffer anymore from the bad experience we had from Lennar. It’s only $250 to have the pipes checked and another $550 to have concrete rubble to remove and they would have prevented this from happening. Where is quality assurance and quality control? The purchasing experience was great. While the house was under construction though was not so good. We had a couple issues arise that were not addressed properly and then we were ran around in circles trying to figure out what was going on. Then the week before closing we did a walk through and it was a mess. Things were not finished and needed a little more work. This should have been a finished product but was not. They said it would be finished before closing but was far from finish at closing. By far out of the 3 houses we had built this was the worst process we have been through. Total lack of care or ability to complete their job. Now after we closed they have made efforts to get things done that we were told would be done. We had a cabinet that was to be replaced on order so o don’t hold that against them. Overall not a great experience. ... More

Our last few homes were of much higher quality. From thin paint (areas you can see the drywall), to cheap fixtures and materials to Lennar dropping the home automation (wireless thermostats, ring cameras, etc), backyard paver patios & grills - they were certainly looking to maximize profit and finish out the neighborhood (we were one of the last homes built). Would likely not buy another Lennar home.

The home buying process was fine. We closed and moved in after final repairs were made. Mostly just little thing, dents in drywall, vents not painted etc. I had only had the house for two weeks when I noticed a water leak in the downstairs half bath. Water damage on the drywall and baseboards that was coming from inside the wall. Contacted Lennar and the plumber was out the following Tuesday. From there it has been almost a month of back and forth and my bathroom STILL isnt fixed. My contact with Lennar went radio silent, the scheduled contractors we had never showed up, or showed up on the wrong day. The plumber plumed my stuff backwards and put hot water to the toilet, so my drywall had to be cut back out to fix it. I am truly at my wits end. The house is fine, for the most part. A lot of it is just cut rate carpentry work. No garage door opener for the 3rd bay, no gutters on the house, bad concrete work. BUT you dont know these things until you buy it and live in it. ... Average new home experience. Upon sale very limited and poor follow-up experience having to chase up, and chase up on outstanding issues and concerns. At times, I felt my concerns were not taken seriously... concerns related to a brand new home experience for very, very poor customer care and follow up experience. Landscaping around the house when I moved in was deplorable and still today 5 weeks later is no better off. The utilities together with Lennar wish not to take ownership of very poor landscaping, that has been heavily torn up. This should be replaced, as I paid for a brand new home with brand new grass / sod and ready state landscaping. I am still dealing with Lennar to address these issues. ... More

Make sure everything is done before to close. Very poor walking through process. Builder pushing you to complete the closing process without finishing the home ready for delivery.

its been 2 months since my closing, i have tried numerous times talking with paul lacy construction manager regarding the paint all over my driveway they haven't replaced them to this day , getting ready to hire my attourney

The salesmen were very helpful and walked us through everything we needed to know. When it came time for the walkthrough there were a few things that were promised to be fixed that never got done before we moved in. We have brought it up through email text and call for the past 2 months and still have had no one come by to fix the simple things they missed.

It would have been nice had someone told us before we bought here that 85% of the development were investors. Would have looked somewhere else for sure.

I have run into couple of issues from closing to emergency issues. My closing date have been changed for about 4 times and i have been stranded with my family. My rental and storage payment that was promised was never paid. Additionally, I called several times to report a leakage faucet and no urgency action/response have been taken on it for over 2 weeks and i have to look for a plumber to fix it at my cost, only to received an email stating my warranty has been voided. As at the time of this text, one of the vent is broken and creating noise, i reported it and for the past one week now, it is yet still fixed. Lennar emergency response is very porous. ... More

GE cooktop is one worst appliance, despite of poor reviews , lennar went ahead and installed it, the knobs are made of plastic and it's hazardous. Paint work is poor, weird sounds from ovens and AC filters(ghost sounds).
