Average quality build with many small issues. Only some of them are covered by warranty. Few things are not covered and they try to deny the quality issues as not covered, Make sure to question any quality issues ahead of closing and insist on addressing them before closing.

The initial process with paperwork is very chaotic. Every Department has different portals and it does not seem that the communication between Departments is fluid. Cassandra was AMAZING but it seems that others handling our account may have been new. I can appreciate a learning process but when time is critical, the mortgage process can not be a learning process when time is of the essence. If they clean this portion up and make one location for the buyer to upload and access documents/status, these would have made all the difference. The craftsmanship of the home is quite an embarrassment. After replacing our kitchen sink the plumbing was not sealed properly and the caulking around the sink was used with painters caulk. This is just one of many examples of the poor construction. For the price you get very cheap materials. We are gradually replacing these now. I knew Lennar construction was cheap or sub-par but this is really an aspect the company should rectify. ... More

Dont feel we received enough communication with timelines during the build process. We had to reach out many times. Would not use Lennar Mortgage company ever again. Our Mortgage rep was very difficult to work with and made the whole process very stressful. Mixed communication received on final walk thru between our CM and sales rep. Still working on getting some building issues resolved. It just to bad that the builders didnt take a few extra mins to take pride in their work we wouldnt have to have many different contractors to come back and fix their mistakes. (misalligned garage doors which also have to be repainted, front door gap at threshold, cracked mirror, sloppy texturing on walls, grout missing in many places around tile, misaligned cabinet draws, broken garbage can draw, two different style pendant lights in kitchen, poor wiring on electrical) These are nice designed houses - take pride in your work! ... Betsy in sales is responsive and patient. She was very helpful. Unfortunately I needed to bother her often because the construction side of things was a 0.5 out of 10. I actually needed to contact lennar customer care after closing because my punch list was never completed but I was asked multiple times to sign off on these items. Very disappointing and stressful. I felt pressured to close on an incomplete home and had to strongly advocate for myself.

My salesperson was very friendly and responsive. The communication as an out of state buyer was sufficient, but once she handed us off to the warranty people it’s all been downhill. Poor responsiveness, people leaving and now I don’t know who my contacts are. Outstanding work that should have been done prior to closing. A lackluster pre closing walk through, no explanation of systems. The grass laid down was dead when I closed but no one cares. The quality of workmanship and attention detail is severely underwhelming and not at all the condition I would expect a new home to be in. Would have a hard time recommending a Lennar home in this area to any of my real estate clients. ... More

The process itself was not as smooth as I would have hoped for. There were a lot of small mistakes made that made the overall experience challenging. I had to learn to move forward and make the best of things. Overall, I am happy with my new home now and the services now have been handled appropriately and in a timely manner.

My insurance lapsed because they didn’t pay the bill.

Lennar builds FAST homes not quality homes.

As far as my experience it’s been ok however, I feel like Lennar needs major improvement on their customer service/interaction with their customers, we need to provide better quality materials and do a better job on the cleanliness of a brand new home once completed. I wasn’t happy with my garage door / motor, as they promised it would be a good quality garage door/opener and I received the lowest possible garage door / motor. Lennar needs to give the customer more options and selections on picking colors and materials.

Time consuming and lack of communication

Bought a brand new house but received a house with a microwave that was not working and a lot of very imperfect blemishes to the craftsmanship.

The finishing work on our property was awful. We closed over a month ago and are still having troubles getting the repairs done correctly. Every time someone comes out to fix something they end up breaking something else. Make sure you do an in person walk through and note any issues.

When I first considered Lennar, I spoke to family/friends that had personal great experiences with Lennar which encouraged me to choose them, in addition to the floor plan options and the location of the neighborhood. I waited about a month from being pre-qualified to actually being able to sign the contract (which I understood because of the crazy housing market at the time). I was promised updates along the way - foundation done, roof being put on, cabinets being put in, etc. - which really makes the building process fun. I constantly had to reach out to my sales rep to get any information on the house, or had to visit the site myself to see the progress. I don’t think my new home consultant reached out once on her own to give updates; it was always responses (days later) because I reached out asking about the progress. Basic questions about the neighborhood weren’t really ever answered (where the mailboxes would be - told incorrect information, where and when dog park would be completed - never got an answer, when the pool area would be done - also behind the scheduled date they gave). When it came time to finally do the initial walkthrough, there was no leniency on scheduling to work with my work schedule because of other timelines in place - which I was a little annoyed but understood. And then when the initial walkthrough came around, basic stuff wasn’t ready - water wasn’t hooked up for the dishwasher or fridge, door knobs weren’t on every door, slab of cement that wasn’t supposed to be there was still sitting in the lawn, and more). Some of these items were still outstanding in the final walkthrough the day of closing. If Lennar is going to hold me to a certain timeline, they need to be held to their own timelines. Now, the warranty department has actually been a decent experience handling mostly cosmetic things that weren’t found during the walkthroughs. I was super excited to build, as this was my first time not buying a resale home, but I expected a better experience and was disappointed. Overall nice finishes in the house. Service team response is great. Frigidaire appliances are of low quality and I am fighting with Frigidaire even to register a service request. Lennar should not install Frigidaire appliances.

Several problems with new home leaking kitchen sink broken flooring, Outside the home retaining walls falling down, And other small issues but my biggest concern was that very little to no follow up and updates on the process of getting things fixed.

Again. Lannar uses the cheapest materials that they can find. Building houses so fast the Quality of the homes have so items that needed corrected before a purchase is done.Yes we can come back and take care of mistakes which is an inconvenience to the owner. You think of only how fast to build and your profit you make.Employees are nice but that doesn’t take care of the Quality of work. Would not purchase another home by Lannar and will share my experience with friends.

Communication was poor among the different professionals who I was working with during the home buying process (consultant, loan officer, construction manager, etc.). As soon as I closed, my consultant stopped responding to any emails for assistance with simple issues. There are a number of things that I have found after my initial walkthrough, within my first month of living her (i.e., cracked cabinets, paint flaws, grout flaws) that should have been done right in the first place that are frustrating to deal with now.

Everyone realizes the challenges we all faced w/COVID material shortages, etc. That said, however, very shoddy workmanship over an 8 mo period (yes I waited 8 months to close) is another matter. Issues like a toilet not secured to the floor, visible daylight at all door edges, zero caulking at all sinks, scattered debris on the roof, unsecured fencing (I could go on) do not require the services of highly skilled/trained workers. Lennar loves to tout the tech items they include (RING doorbell, security, etc.) but new home owners would be much better served if the builder concentrated on just mastering the art of construction. Hi tech of all levels can be purchased everywhere and not everyone wants Amazon tech. The best advice I can provide potential buyers is: ALWAYS secure the services of an independent inspector before closing, especially on new construction! (I have owned 5 homes in 5 states, all inspected prior to purchase and this was the worst outcome) It will be the best $300 you ever spent. Just ask my neighbors who did not and have twice as many issues..... some of which cannot be corrected now. In Lennar's defense, my inspector's 42 page report and the add'l. 13 things I discovered after moving in, have all been corrected or still scheduled for repair. ... More

hope builder pay more attention to the quality control - do it right at the first place, rather than fixing issues later

The quality and workmanship of the home, especially for the price, was not what I expected. The work was rushed, lacked attention to detail, and the follow up was lacking. Two months after closing we still have several issues that have not been resolved and are still without items that were paid for as options. I would recommend for future buyers considering Lennar to hold money at closing or delay closing until all items are completed.

We were happy with the initial buying process and incentives. We like the standard upgrades. We do not care for the pre walk process. We had to do the final walk 2 hours before closing. We were unable to change the time which left us feeling rushed. There were excessive cosmetic issues which means we have to wait until month 11 to have those fixed since there was no time. The flooring company left us extra flooring and it was here during pre walk, but was taken before we closed. No one can tell us the paint base. So a free gallon of touch up paint is useless without that information. There is work on the porch that needs to be completed and it had been 2 months since we closed. The trim work was very rough. Nothing is square or level pretty much all over the house. The landscaping was horrible and we had to spend over $500 to fix it ourselves. The front yard doeant drain properly. ... More

The quality of the home was short of my expectations. There was paint on the floor, paint on the walls were not smooth at all. Overall the home was Mediocre not like the Model we fell in love with at all.

For the amount of money we spent on this new build, we are unsatisfied with the quality of work and very little attention to detail that we have found, and continue to find. The walls are extremely thin... we can hear everything inside and out.. and the home doesn't seem to be well insulated (drastic temp difference from room-to-room). Some of our windows were not level and the spackle within the window sills is terrible (uneven, not sanded well). The quality of the paint used in the home is like chalk. Even the lightest brush up against a wall and you've got a mark or scuff that can't be washed away without taking the paint off the wall. Two of our shower inserts were not installed properly and there are gabs and unevenness between the panels. One is so bad that there is already a severe crack in the wall after only one month. We have several spots under the carpet where we walk and there was clearly debris of some sort left on the subfloor before carpet was installed. The overall cleanliness of the home when we moved in was little to be desired. It's like they came in with a dirty cloth and just wiped the surfaces. There was still dust everywhere, especially along ALL the floorboards. On a positive note, Troy did keep us well informed on the progress of our house and was easy to get in contact with when needed. Brennan was a pleasure to work with and we understand that his time was spread thin so he couldn't always be on our site watching the work that was being done. We just wish the quality and attention to details from those doing the work would have been done with a bit more thought and care. I will also say that Melissa, with Lennar Mortgage was a pleasure to work with. Overall, the people we worked with during the process were kind and easy to work with. Of the three new home builds we have purchased in our lifetime this one has by far been the most troublesome. Starting with the walk through there were dozens of issues that basically looked like no one had done any quality control (Multiple paint colors, large unpainted patches, lose fixtures, broken fiber port to name a few) Over the past 2 months we have had dozens of contractor visits to fix things and as of writing still have around half a dozen outstanding issues. The management is nice but the contractors they hire do poor work and need to come back multiple times, I am mentally exhausted keeping track of all the "to do" issues. The house also has some pretty annoying design issues like the entrance to the living room is 33 inches which becomes a problem when you want a normal sized couch (around 36 inches) and can't fit it in the opening or the fact that the landing before the upstairs is about 2 inches to small (with rails removed) to accommodate a queen box spring. Having to put up with a broken Ethernet port in the office (unless you want to have your whole kitchen ceiling torn apart) is a big annoyance but them just using poor quality wood on entrance stairs and good quality on base/top floor (and refusing to fix it) is infuriating. Overall I feel like the house was a good value but way to much work required compared to other new home builders I have worked with, its been like a second full time job. ... More
