Good appliances, quality meterial, fast responses when having issues

The trades that were hired did not do a good job. The drywall and painting is horrible. There are several issues with the house. The amount of effect put into this home was sub par.

We had a nightmare moving to our new Lennar home in Rosemount. We had several issues with most of the appliances(Refrigerator, Cooking range, Dishwasher) doors, weather strips. We had service personals at home every other day for a month to fix issues. New home consultant helped us escalating issues and replacing defective appliances. Warranty support representative addressed most of the issues on time.

you get what Lennar builds. No changes allowed. It's a tract development and they are putting them up as fast as they can sell them. For that reason, attention to detail is your responsibility. If you see something wrong point it out and don't quit until it is fixed. I've owned it for 3 months and am fixing the trim and have already experienced roof leaks.

Overall our experience with Lennar was decent. However, what left a sour taste in our mouth was when Lennar decided to change the buying process to a bidding war. It went from going down the priority list (all on list were prequalified through their lender) and offering the houses for their respective set price, to opening it up to everyone on the list and forcing us bid against each other. Only 1 bid allowed so it should be best and final. We did that and progressively started bidding higher and higher above the “Lennar starting at price”. I know the housing market was booming but we were then bidding 60k - 100k over the houses that we wanted and we were getting ghosted (must have gotten out bid but no information was provided). The house that was in our budget and that our family wanted, become unattainable in the blink of an eye. We paid an embarrassing amount over the starting price, and that was pre upgrades. We are now in a house our family is already almost too big for our family just because an exec saw an opportunity to exploit the system. As said, I know the market was booming but I feel like Lennar, a multi million dollar corporation, who was already making a ton of money building houses with the old process, saw an opportunity to take advantage and pad their bottom line and make even more money. It’s a bitter pill to swallow to live in a neighborhood who half of your neighbors were the old system, and you paid a hundred thousand dollars over what they did, and you have the same house and closed right after them. ... Poor communication during construction process. Quality of home was subpar.

Great sales team. Soooo many routine building issues / defects that should not have been there and 3 months later are not fully corrected. Lennar should have their own in-house repair team as this seems to be endemic - or at least the 12-20 other new homeowners we have discussed with have the same issues.

-internal paint job; our realtor even commented it was the worst new build paint job she is ever seen -Still have electrical issues -dents in doors and walls, feels like a newer apartment instead of a brand new house we get to be excited to move into. - neighbors have severe drainage issue and their slabs have to be torn up.

Pleasant staff but the finished product/home does not meet the long awaited anticipation and expected results.

Have asked lennar to stop sending me these rating reviews, and emails trying to sell me new houses and show me what homes are available etcetera! If Lennar can't figure out I've already purchased a home 4 months ago and can't figure out I don't need to buy another one; then why would I want to do business with an entity that doesn't listen to its buyers/customers!

No keys day of closing had to wait 5 days later to get keys and move in still no mailbox need some touch up no lites in backyard

Went to closing being told I had a surplus and would be receiving a check instead at closing was told I owed over a Grand.

Overall quality is not good. Exterior problems with brick, deck, paint. Walls and floors not level or straight. Everything was rushed and needs to be repaired multiple times. Warranty team is nice, but issues are still slow to be addressed.

Very frustrating trying to settle and move in to a new “finished” home. We expected delays due to supply issues however upon settlement, major construction should have been completed. Racks were not installed. Bathroom fans not installed. Painting not finished. When touch up painting was attempted the colors did not match. This resulted in all of our rooms needing to be repainted after our furnishings were moved in. There was no final cleaning so we are still chipping grout off the tile floors. Grout in the bathrooms need to be re-done as it was not completed. So, we are moved in and 2 months later still dealing with issues. Workmanship needs to be improved.

Poor craftsmanship for the money

They are responsive but make sure you get a new garage door. They are currently trying to make us keep our temporary used door which is in terrible condition.

The only thing that kept the overall home buying experience from being lower than 3 stars was the terrific attitude, approach & demeanor of the salesperson Noreta. She was truly a blessing to work with. It is probably a bit too early to rate the experience as we are just 2 months in and still trying to settle some workmanship issues. However, this is the third home we've built (First with Lennar) and we have more issues in this home than the previous two combined. There are numerous gouges in trim wood work, flaws in vinyl siding, unfinished paint trim, gouges in kitchen cabinet shelves, missing USB receptacles and several other deficiencies. While our list of deficiencies is being addressed our trust that these will all be taken care remains low as how these matters could be accepted in the first place is not easily understood by us. In addition to those issues we decided to use Lennar Title Co., Mortgage and Insurance partly because of seller incentive but also thinking it would provide a more seamless flow. Nothing could be further from the truth! Chaotic, error prone and not seamless. Yes, it all worked out in the end but not without irritation & annoyance. Add to that the fact a manager from Lennar Mortgage called us on a Sunday while I was driving to talk about why we rated our mortgage experience so low. I told him a little bit but suggested he call back the next day after I reviewed my notes and was home. I called him later that evening & left voicemail with more detail. Never heard from him again. We remain hopeful that our experience will be transformed to a more positive one in the ensuing months as the issues are addressed. ... More

Overall not happy with the quality of the work.

It seems that these homes are being built too fast and the workmanship is suffering for it. When you report a problem, it seems everyone is too busy building more homes and you have to wait to have your problems taken care of.

Get ready for delay and frustration. Priority is given to inventory homes.

This is the second home that I've had built with two different builders. The first one was an enjoyable experience and there was a true sense of care from everyone involved. Lennar has been quite different. The contractors/trade partners used to complete the home have no pride in their work. These are most of the details I wrote to their customer care team that requested feedback, they never replied. Buying Process - I'm not sure a fair evaluation can be done here. Our sales rep was great to work with and has an amazing personalty. She was always available to answer questions we had. The timeframe in which we started looking and went under contract was a time when the market went crazy and Lennar tried to respond as best as possible. That did put some bumps in our process that made things slightly uncomfortable. One week lots were being assigned on a first come first approved basis and the next week we ended up having to bid on our home. The process started with being able to choose options and ended with us getting what Lennar was putting in or not taking the house. We lived 15 minutes away so we could stay pretty on top of the build process. There were times where it wasn't clear what the next steps were, just that there were 12 of them and we were on x of 12 (or whatever number it was.) Not a horrible build process but not overly informative Walkthrough - This is where things started to get frustrating. We had a 3rd party do an inspection. At the time of the first walkthrough we brought up the inspection report. Our customer care rep at that time, informed us: "I'm sorry for the confusion. Inspector items wouldn't be added to this list. The construction manager will work on the items considered code, mechanical, or safety concerns, any other items would need to go through the warranty process after the close of the home. If you would like to bring the report to the final walk-through, we can go over the items that Lennar can assist with if the construction manager did not find items needing to be completed." This made no sense since these were going to be items that were wrong with the house. 1 of the items was actually put on the list, so the response was also contradictory to what was happening in some cases. Some things we pointed out during the walkthrough were brushed off or said to be covid issues. For example there were mismatches in the paint and we were told the painters were lucky to be getting close with matching because of a "national paint shortage due to covid" and that's why Lennar isn't leaving touch up paint behind either. Lights flickering we were told that newer homes were more sensitive and that breakers may trip and lights may flicker depending on what's running. For the paint issue, we're still going through correcting the walls as not only was touch up not matched but the texturing was sanded in a way that there are lines throughout the walls. Final walk through - We were to do the final walktrhough at 9am. We got a call at 8:35 letting us know that we weren't going to be able to walk or close that day. When we did do the walk, the care rep seemed almost annoyed that we were mentioning anything or that she had to be there. Even our realtor asked if that's how she was previously because it was such a bad attitude. Post Close - Trying to get warranty work done with the original customer care rep was again like you were annoying her. There were excuses, which she would later call her directness as to why things wouldn't be fixed, and just a general lack of "care" in the customer care area. This general lack of care seems to carry across into the trade partners as well just from the experiences we've had with "fixing" things and how things have been installed/built. Several items have been "fixed" only to have that fix cause a bigger issue. IE adjust the door for the deadbolt to close right and it resulted in the door needing slammed to close at all. Other areas that show lack of care are random splats of paint, caulk, or drywall spackle all over the floors. All walls are multi-textured and no one can get them fixed after multiple repaints and sandings, thus leaving them streaked with lines. Shower handles put on crooked, laundry hookup faceplates not secured, hot and cold water reversed on washer, carpet tacks sticking through, general dirtiness of floors at move in that weren't addressed even after bringing up, etc. While this is quite the rant the overall house we love, mainly because of our layout. We just don't like that we've had to put so much "extra love" into the house because there was so little care building it. I don't believe I'd use Lennar again. Construction supervisor was impertinent and rude; workers without necessary skills were pulled from other crews to complete work - which was then poorly done. Replacements/substitutions made due to supply chain issues were NOT even close to "equal to or better than the model", as promised.

Lennars goal is to close business and there is so much room for improvement. I told my sales guy I could not meet at a certain date since I locked in the house. I never meet with customer service, I was sent another builder supervisor instead. When we spent TWICE time to call out cosmetic things that needed to be repaired, only a very few were taken care of and the rest... well they just peeled off the orange stickers. Most of the paint jobs are leaky and full of paint buggers. Love the location, and the size of the land, but I would need to see lots of improvement before buying another home by this builder. ...
