The quality of the house is very poor, especially the painting work. Although I had many things corrected later, after moving in I still found many quality issues. My friend also bought a Lennar home, but their construction team did a great job, while the team that worked on my house was terrible. In addition, the paint quality is very bad. If I had been told at the time that I could choose better paint, I definitely would have paid extra for it.

I paid 250k for a 1600 sq ft 4 bedroom house with the tiniest backyard I've ever seen. I'm a first time home buyer and after the first 2 months here I can now confidentially list numerous things that were done shoddily. 1. EVERY door frame in the house is just the tiniest but bigger than it should be. I've needed to put door strike plate expanders on every door that I actually want to keep closed since they left about 1 millimeter of contact between the latch bolt and the strike plate. Despite being the buyer, there was little flexibility on the timeline, even when I had legitimate scheduling conflicts that prevented me from attending key events. My experience with the mortgage process was largely positive. The team was very responsive and quick to address any issues, and the approval process was smooth. However, the escrow phase was confusing due to a clear lack of communication between the escrow team and the loan officer. Brett the guy you have doing the final inspection this house was Filthy!!!!!!!!!!!!!! and if I would have had more time I would have not signed off on the cleaning and the house was not ready to move in My wife and I had to clean up.

Had a problem with AC unit and the reaction time was not quick. Lived here for a few months always finding issues. You make a ticket to get it fixed and they only fix it if your home. So that means you have to take off work. So I been fixing it myself.

Great experience working with Angie in sales. Not a fan for Lennar’s “new home celebration.” Lennar should provide adequate time for a proper walk through. Some of the work was not great quality and if items are missed in new home celebration, it is difficult to get Lennar to address. I have been “ghosted” by both construction manager and customer care team. Very unprofessional way to do business.

I'm mostly neutral on this buying experience. When we toured the development with the sales representative she was attentive and made statements that in the end were not accurate. She worked with us, did our sales contract then moved to a different Lennar site never to be heard from again. We like the floorplan for the home we purchased, but it was not our first choice. The sales rep has inaccurate information and the closing process was a hassle. They claimed the home would be locked but let someone come in and track the carpets and damage the floor. Also, didn’t get the keys during closing.

Things went pretty smoothly until the end when the fence was being put up in the wrong place, and we had to threaten to back out of the contract to get it out in the correct place. Also, we didn’t have much guidance on closing day about how to pay the closing costs. They make it seem like it will be awesome and “everything is included” but as soon as you sign the contract they become less and less responsive. We’ve had numerous issues that need to be addressed. Have 3 open service requests right now. Upon closer review after move-in we’ve noticed some corners have been cut and cheaper materials used. No closing/welcome home gifts like we’ve gotten from previous realtors. It's a home, it works. I've had great response from Marcus, and Sean has been helpful. Overpaid for this home coming from another new construction. Needs some work - throw in robe hangers but now hand towel/regular towel holders? USPS was a mess. HOA has not transferred from Lennar, so I can't get projects done. SLOW. Main focus is selling homes, once sold, you're in the backburner. Gutters - Lennar did full gutters for some gomes then just did front for these - $1,500. The doors and windows are a joke. Lennar is no longer focusing on quality, they focus strictly on profit. The repair people even say, the large sliders, are defective and poor quality. It takes 2 hands to operate and a lot of muscle. The sales team is great. I don't think I'd ever buy another home from a track builder. The plumbing is the cheapest of the cheap. Push fittings for turn offs. I mean they cut everywhere they can. My friend worked for lennar 20 years ago when they were worried about quality and profits equaly. I know they have to make money, but my god be reasonable.

Beware buying a new Lennar Home and closing before you get the results of an independent home inspection as there is pressure to approve all conditions within a short period of time and barely obvious minor problems may be hidden.

Nice Home But Poor Quality Paint / materials and Pests

Some of the paint on a few of the doors started to chip in less than a week of moving in without anything touching or irritating paint. Owner is responsible for fixing that as builder will not fix. Small entry holes throughout the home especially back door for an abundance of ants and other similar creatures to come in despite alleged pest control treatment completed prior to moving in. Pay attention to irrigation system and water meters as first utility bill EXTREMELY high despite not having ANY leaks in home

Times have changed, so my expectatiions were not met as I had hoped. Many new relationships start out with lots of optimism and presumed expectations. I love the new home, however, I found the whole transaction impersonal. I did not meet any of the persons I interacted with over the months in person. I met a notary at closing. I saved and put most everything into this home. I love the lay out, However, I am so mad that I closed with the understanding that I would have a driveway, grass and landscape when the weather broke. I just got my driveway 2 weeks ago, I am still waiting for grass and landscape and painting the outside and a Handle for my outside water so I can Clean the siding and windows and screens. The outside of house is filthy! the patio is also full of pop marks, but you keep building, and no one has time to complete the Closed homes only the homes ready to close.

This is my second Lennar house. I loved my first one and it was a great overall experience, would still live in that house if the neighborhood stayed good. This was a horrible purchasing experience, especially with escrow, and let me explain we could have paid cash for the house, but we didn't want too. The electrical messes up a lot, tons of work orders to get it right. One can light per room and no fans. Only a few plugs in each room too, seems weird. Extremely disappoinred in the home rep assigned to me as well as the hoa management company. They are inattentive to home owners needs and basically useless. The project manager, Joe Cantore is wonderful and truly the only positive person I have met there. He is on a class above all others and should be commended for his fine work.
