This new home buying experience was different from any of my previous. I was told no "we don't" "we can't" "we won't" too often to remember what was able to be done. For the price of the house materials and finishings are so basic. (Painting, Cabinets, Floors, Carpet, Etc.) I closed feeling like I overpaid and have so many upgrades to do.

I bought my condo and closed no problem, once I got in I have had multiple issues with the heat and then no ac, cracked window sill, and after one week the unit two floors above had a water leak due to a poor installation of the dish washer and damaged my unit, going on week three and it’s still not livable, not the experience I was hoping for

The initial purchase was ok but the closing, walk through and repairs were horrible. The closing was held up over 30 days and then we were rushed into closing. Lost mailbox keys for over 3 weeks. There were a lot of sloppy small repairs(poor painting) needed in the home and a few major things that required fixing. This is my 2nd build and my 1st home far exceeded the Lennar experience. Lennar builders put more emphasis on speed instead of quality of workmanship and materials. The positive I love the ranch style lay out and the open floor plan. We are settling in comfortably.

Over the course of construction we had seen things being done two and three times. The paperwork side also flawed with many errors. Things are starting to get dealt with as long as we initiate our concerns. Our sales agent Jonathan was very responsive. Our concierge is not. The workers have no respect for the property or the security as they come and go and leave the gates open and big messes. We’ll see if our furnace issue is resolved to determine our ultimate review.

I enjoyed working with the sales agents. They were knowledgeable, transparent, and responsive throughout the buying process. Although I had a great experience in the beginning of my home buying process, I’m not happy with how my home was delivered to me. The workmanship was not good: drywall seams/patches were visible, the paint job was mediocre, nails popping out of the walls, bad carpentry (even our movers commented on how poorly the walls and ceilings were). What we thought would be a simple buying process as options are already picked. However, the quality of materials and parts is subpar, builder clearly does not do thorough inspections before closing to ensure all items are working. Submitted 23 items for repair after moving in. 2 months since closing and only 8 items have been resolved.

In general, the purchasing process was straightforward. So I'll give you kudos for that. But hand-off was handled very poorly. Promises were made that things would be fixed that are still pending over a month later. Most items should not have been allowed to pass initial inspection the first place. For example, I have an interior door that doesn't close, stair balustors out of order, a plastic water bottle visible in the foundation, mismatched ventilation screens and so on! And to have a representative state that this is not a "class 1 build" as an excuse is just not acceptable.

Poor communication during build process. poor finishing on trim and paint. Lanscaping is badly installed and no warranty on it.

When buying a new home it’s expected that everything is in good shape. With this build it seemed like everything was rushed. A lot of build issues and things that needed to get fixed. Certain things were pointed out and still didn’t get fixed until the second time around. Overall disappointed it’s a new house so I expect things to look good. The cabinetry is very cheap and the overall quality isn’t to good. When you chose lennar your choosing quality and that’s not what I received.

We are a second time buyer with Lennar. The quality of craftsmanship this time around is shockingly bad. The amount of items with have requested for repair is countless and while our representative does have people come out to address them, the folks coming to repair tell us they are not the right person and nothing gets fixed. The floors and stairs are creaky, every baseboard is damaged, our sink is scratched and damaged, there are huge stains in our concrete- it’s just bad craftsmanship.

The loan officers and sales representatives were very helpful. The second construction manager, Chris, DID NOT follow through on the items he promised would be fixed and they still are not fixed. This puts unnecessary stress on the buyer.

For the location and square feet the price was right. Craftsmanship of the concrete finishers is very poor, light fixtures are very cheaply made. Painters and flooring craftsmanship is very poor. In areas were there is a big growth rate, like our area in Foley, they build the houses so fast so quantity is more important than quality.

Our experience with a lennar has been a roller coaster. The agent that helped us from the beginning has been very helpful. She was especially helpful right at the end. The frustration comes with the construction manager. When we did our final walk-through, there was no power, so there were things that we missed. When we were able to walk through the day that we actually purchased the house, we found a number of things that need to be fixed. He assured us that these would be taken care of. These things included ordering pieces for the closet rack, fixing issues with the counter, fixing ...

Make sure you work with right person and don’t ever take the verbal consent about no loan origination charge when you take loan from lennar. They had said there will be no origination charge on loan but took my 3000$. I mentioned them more than 10 times before the closing of the house and they said they will take care of it. House has been closed and they said they will work on it and now they are ignoring all means of communication. Ridiculous. This will be the first and last time home buying with Lennar.

Lennar makes a great final product… if it ever gets finished. Lennar forced us to move into our house early when there was a list of at least 28 items long incomplete. That includes broken cabinets and glass, holes in walls and electrical problems. We move in a month ago and have maybe brought the list down to 26 items. Lennar sold an unfinished product just so its management can receive bonus. Dirty business. Home once complete I’m sure will be beautiful.

Where I can start? Beginning the mortgage process was a nightmare, they always give me a different number than the first time, at the end we agreed in the condition but was not that I expected. Then, the house build, they make me close my house end of November, the house was finish end of December, that’s crazy. The neighborhood is great and the house is beautiful, however the process was a nightmare and they could be better with us.

Being that we spent over half a million. Things felt rushed. Materials used were cheap. Lots of mess ups that after we move in aren’t covered. Bathroom shower tile is horrible. Master shower casing is losing its color. When you do a walk through and only thing you hear is I have another appointment I have another appointment we got x amount of time left. Process was just the worse. Still don’t have proper doors and other main fixtures for the house. Nightmare! For the amount of money this should of been a non rushed professional set up process. Instead it was I got get my numbers process

It was a pretty tough experience. Our sales girl quit in the middle of building. Bounced around to a couple others that didn't help much before being handled by the manager. First walk through was scheduled when work wasn't complete yet. Final walk through when there was still workers working on the house. Was promised issues we found would be taken care of. Here we are a month and half later and we still have tape on our walls from the walk through that haven't been addressed. Even add ins we paid for in the contract weren't done. The initial walk through was a disaster. Scheduling was received from Lennar and the salesman. After waiting close to an hour the sales office was contacted and someone came and said it wasn't on their schedule and they didn't have time. It was rescheduled and all the problems were not listed. Receiving the C/O was a couple weeks experience. It is very difficult to find who to contact for problems: for example. frost killed bushes in a villa's yard. Overall we're happy with our Lennar home at roughly 2 months of living in it. Quality of the finish work leaves a lot to be desired though. Lots of little things that are somewhat hard to catch during inspections that need repaired or replaced. If you can avoid closing until every little thing is fixed do it, much easier to get it fixed before you close.
