The main issue was after moving in and finding all kinds of not quite finished things, places where there’s messed up paint(or none at all), damaged ceiling, wall, doors etc. Things not being square is also an issue. I spent nearly 1/2 the price of this home with KB and had a MUCH nicer end product, especially for the price. The market sucks for buyers and these builders are raking it in with a smile on their face.

We have been denied our due diligence. Incomplete work and after a month we’ve made no progress. Leaving voicemail with no returned calls. No door stops in the house and bad flooring in the great room. It’s separating and sticking up above floor level. PLEASE HELP! I’ve already spoken to BBB. If something is not done I’ll be filing a complaint with the BBB.

I recently bought my home, and I love it. The people involved were excellent during the process. They quickly answered their phones, saying, "If you need anything, call us." However, after buying the home, some minor things started popping up, and getting a hold of those people seemed impossible. Another issue is the mess left (hidden) in and out of the house. Soda bottles are above the cabinets. For the outside, water bottles, beer cans, electrical wires, lots of small to medium concrete pieces, and a few metal pieces used for connecting wood were found while digging/cleaning the yard/mulch. ... The home buying expereince was seemless except for the rate. The models are really and the home build quality looks extremely good. The support after we moved in was a bit okay and has room for improvement. What I hated the most in the home buying process is the sales rep said that they have interest rates specials but would quote different rates and would defer it to the lender. The lender quotes different rates to different people and when asked about matching the rate that my friend got, she asks me to check with the sales rep and they just blame each other and finally I had to go with a rate that was quoted to me. I wish they keep it consistent with the "specials" they provide. ... More

Interaction with pre-sale representative was great. The experience went down hill from there. The house was not ready for inspection. Kitchen cabinet doors missing, range hood not installed, scratches on refrigerator. Window screen on the front porch was missing. Lawn care had been neglected and the entire yard was in horrible condition. A third party inspector identified and documented these issues along with others. Informed that it would all the issues would be resolved by the second walk through. Not all items were completed prior to closing and unfortunately, issues now have to be filed on-line. It is a hit or miss what and when will be addressed by Lennar. The responsibility for issues seems to to be passed from one person/dept. to another. It appears that customer satisfaction is not a part of the criteria. ... More

Overall, the home buying experience was ok, it was after and the issue I had was getting creditors checks to pay my bills; it took 3 months....very unacceptable. Messages were not returned from the office on 410 and Jones Maltburger, I feel I was just ignored.

Landscape issue not fully resolved as reported before moving in, which should have allowed for down pmt to be refunded. Pressured to close. Hoping that community involvement will make the home buying experience worth the investment. AM grateful for having been offered a reduction in price to accommodate seller motivation to complete present development.

I was familiar with lennar homes because family members had purchased homes with lennar. However the buying experience was less than ideal. The selling agent, lennar lenders, title company... none were on one accord. We kept getting conflicting information regarding the closing date, what we needed to close, etc. Once we moved in, we realized that issues that we were told would be fixed before closing had not been addressed. The stove did not work, a piece of the refrigerator was missing that was present during our walk through, the kitchen sink had scratches that were not present during the walk through. The interior paint has splotches and random paint drops on the floor and glue on some of the tiles that we have not been able to clean off the tile, and some cracked tiles. The grout on the floor tiles are different colors, and when it rains the sliding glass door leaks. These are just some of the issues that we have noticed so far. We plan to have a warranty inspection done soon to see what other issues there might be, although I am not holding my breath that the "warranty " will apply to these issues. Also, we were charged for electricity and water bill for the three months prior to closing (refund still pending). Overall, this is not the experience that I was hoping for. The only positive thing is that the neighborhood is gorgeous, well maintained and quiet. Hopefully we will be able to fix the problems with the house without too much of a hit to our budget and eventually make it feel like home. I would recommend checking out the other builders in this community, but would not recommend lennar. ... More

As it was a new house, There is a lot of details they I as a customer did not see on the walk dates, as soon as i wanted to inform about the issues, Lennar team was not helpful to attend or fix these issues, not only myself. some neighbors have had many issues as well, it looks like they wanted to build fast and not taking care of the quality. I'm sorry for myself that I already purchased and not have the chance to buy somewhere else.

We liked the model, the location and the floor plan. Our buying experience was awful.

I went through a realtor which was a BIG mistake. Because of doing this I did not get to pick any countertops ,fixtures and flooring. I also did not find out anything about the neighborhood like are there going to be ant parks for children,dogs and for everyone to sit in and meet other people in the neighborhood. Also I would have found out that gutters are not put on in the back of your townhome and neither is a patio and to put one in can be quite an issue with the association here.

We had issues with 3 appliances, had to reach out multiple times to get anything done. We have not had a mailbox available for over 2 months and still do not.

From the mortgage process all the way to completion...a huge joke. Won't respond to messages. Won't acknowledge things not on original walk through that was a rush job. Made a repair that is now messed up again....

Post closing experience is dismal

Not able to provide level floors and will only fix to a certain extent. Super noticeable. Very unhappy.

At first Lennar seems like a great company to work with. That quickly disappears once they have you under contract. They expect everything under the sun from you at a moments notice. Yet, when you have questions or concerns they take their sweet time. There were a lot of small issues we found during our new home orientation. They had 8 days to fix them yet most of them were “fixed” during the final walkthrough. We are mostly happy with our home but I would not recommend Lennar to anyone. It was a stressful experience.

Michael was our sales person. Amazing experience. Professional and accurate execution. Lennar Mortage…was almost perfect but they didn’t pay all of the HOA yet so we are having to be the middle man for it. Warranty after the buy…big ZERO. I’ll just go straight to the big one: neighbor had drainage issue in backyard, James from warranty told her she needed a french drain (she did not, it hasn’t rained), Lennar hired a sub contracted party to install this drain. (what appeared to be) a non licensed non certified irrigation professional). These guys broke my neighbors irrigation in back yard…ran that French drain through my property breaking my irrigation lines running it along my sprinklers so now that water goes directly in the drain which then drains into a hole in my front yard where all our electrical is for me and my neighbor. The worst part…the tried to pit me against my neighbor saying it was an issue for me and my neighbor to work out. Four days later now after I discovered the drain (it was installed three day prior to this) I HAVE GOT INE MESSAGE FROM WARRANTY FOR DAMAGING MY PROPERTY. No apology, no nothing…message said warranty manager was gonna come look at it yesterday. Contacted me? Nope. So today I’ll be filing a police report on them damaging my property. We had a house already with Lennar that was great quality and a great buying experience. We chose to upgrade and it has led to a great deal of disappointment although the house is exactly what we want. The amount of sloppy work that was done is highly disappointing. What was even more disappointing was being charged $16,000 for delaying a closing when the house was done earlier than anticipated and yet almost nothing on our punchlist was completed. We are now we are having to open warranty tickets for punch list items, have our workdays disrupted when all of this could’ve been done off our punchlist prior to closing on the house. The house sat empty for 3 months and punchlist items were barely touched. It seems strange to me that the house was done 2 1/2 months early, we paid an inspector to come walk through with us, we provided a punchlist of items to be fixed and yet we were pushed to close, charged when we didn’t and nothing was done. My workday is now continually disrupted, and I’m having to restart efforts that require my attention at work because of the disruption. ... More

I have a villa on Gable Dig loop. The single car garage could have been bigger. Drive way could have been bigger. Few guest parking spot could have been done for villa owner.its a 55+ community. No one would like to go to clubhouse to park the car for guest in Florida’s hot weather. Still builder can help building few guest parking spots on every street. These looks small issues but it’s not for 55+ people.

THEY DELIVERED THE HOUSE TO ME WITH PROBLEMS, AND IT TOOK 2 MONTHS TO SOLVE THEM AFTER A LOT OF CHARGING.

Lennar has been pushing for closing homes before they are completed. Quality controls are suboptimal. I will list issues that we encountered after closing. We were not provided keys to the front door for almost 4-weeks after closing. Door locks had to be replaced on Patio doors because the provided keys did not work on them. The Mater bathroom toilet, sinks and showers were blocked and needed plumbing work. The HVAC need work because Freon was low and the vents were not properly opened. The crown moulding had gaps that needed fixing. Multiple Cabinets had chips that needed replacement. Doors and walls has areas that needed coats of paint. Stucco missing in areas of patio walls, Baffles on Roof Vents missing.Outdoor light was crooked and needed straightening. Landscaping - outside tree is bending, and Neither Lennar or the HOA will take responsibility to fix the problem. Quality of appliances and materials used is poor. Each item requires tickets and takes time and waiting to get fixed. We are not the only ones who have had problems on our street. Lennar has fixed some of these issues under warranty but it requires persistent and perseverance. ... More
