Our sales person was jolly and happy but ill-prepared from beginning to end. Uninformed, unresponsive, fragmented answers, and less willing to help after closing. I am not surprised as she already made her commission!! Workmanship was a joke. Unsquared rooms, unleveled walls, irregular tile grouting, dings on appliances, and other minor flaws. No one cared to do a quick inspection before calling us to inspect. Zero quality control. Post-sale repairs are also another joke. Process prior to sale was great. Had settlement and house had numerous issues to be addressed. Clearly was not totally ready. Caused a delay for me to move in so items could be fixed. Have moved in and still have some open items. Promised amenities: pool and fitness area still not completed

Lennar’s branding and sales (Sarah was great!) and the layout of my Davis home drew me in. Decent incentives before year’s end. I was impressed with the level of communication through the first months of build. Patrick, one of the construction managers, was super helpful. Once the timeline got closer things started a bit more chaotic. A major hail storm didn’t help. The last construction manager was very frustrating to work with - didn’t listen nor communicate well. If you're looking for a low-quality/maybe middle-of-the-pack type starter home, this is a good start. If you're looking for high-quality finishes and not find any issues like what I found with scratches, dirt on finished drywalls, debris throughout the property, stained driveway, messy finishes like clean caulked edges, etc. to have to contact the crew to finish/fix things, then you are better off looking elsewhere. We bought a Magnolia home. We were very ready so the loan process was very smooth on our end. Every time Lennar Mortgage would asked a document from us within 30 minutes it’s done. We would visit our house while it was under construction every week until it was totally done. We had our chance to inspect the house before the closing day. And we noticed some minor fix like one of the window is not sliding, the moldings are unattached to the wall yet, painting, the grass was dead at the backyard so they fixed it. The home buying process was fine. We closed and moved in after final repairs were made. Mostly just little thing, dents in drywall, vents not painted etc. I had only had the house for two weeks when I noticed a water leak in the downstairs half bath. The salesmen were very helpful and walked us through everything we needed to know. When it came time for the walkthrough there were a few things that were promised to be fixed that never got done before we moved in. We have brought it up through email text and call for the past 2 months and still have had no one come by to fix the simple things they missed.

I have run into couple of issues from closing to emergency issues. My closing date have been changed for about 4 times and i have been stranded with my family. My rental and storage payment that was promised was never paid. The sales guy was not truthful about having the house cleaned and painted before we got there. He told us what we wanted to hear. We had to get the building manager involved. We did not have keys to our new home when we arrived either. It was a bad experience

Initial walk through issues were numerous. Sloppy workmanship in many categories. Very poor exterior paint coverage. Some areas do not have paint on the siding. Paint splatter on floor in many areas. The craftsmanship is poor it took multiple times to correct issues. So frustrating to say the least. It’s a new home, it shouldn’t be so hard to have a livable home. We’re two months in and have had to have repairs done. Insane really.

It has been 45 days since closing and we have a 20 item punch list of construction issues that have not been resolved. For the money paid for the home, I thought I would have received a handle on the dishwasher and trash bins for the trash cabinet in the kitchen. But I guess those items are luxuries.

There was a lack of attention to detail nearly across the board with trade skills. Carpentry, electrical, you name it. Even landscaping. This house feels like it was rushed to be completed. It feels like everyone was more concerned with hitting a deadline versus quality. The quality check process is not sufficient. Promises made by construction manager were not always followed through on. Gave up trading pretty quickly. Overwhelmed or stretched too thin? Don’t know, but if I was to buy another new build I will have to think twice about Lennar.

I am a first time homebuyer and would have liked more support from Lennar through the process. There were a few websites for different things and not much guidance as to where we needed to go for each thing. It was just search Lennar and figure it out. I would assume a lot of their customers are first time home buyers too so they should cater to their audience more. The house itself is definitely thrown together with no care from the workers side if anything was neat, level, etc. I have been able to upgrade things after moving in to make it more livable.

HVAC system is really Bad, Lennar needs to look into it and fix the problem. We were told to keep Fan on, it is very noisy, very difficult to sleep at night. Some parts of home are very cold and upstairs is hot like oven, It is a shame builder like Lennar giving this kind of system, we have paid almost half a million for our home, this is totally unacceptable

The overall experience was stressful , I believe that the craftsmanship of the house is poor, as I am already seeing nail pops , had to have warranty work done . When asked if I could have some paint to touch up my walls after moving in , I was told you can go to Sherwood Williams and tell them Lennar house Walnut Creek and they know the paint . To be honest that’s not what someone that pays 500,000 for a home wants to hear , your build supervisor did catch the pillar in front of my home as twisted . So to start, our agent was super helpful. He answered every question he could. He was always available to help. The loan application was painless and the officer was always available to answer questions. They were both top tier. Now to the actual house itself. Over the course of the two months before we moved in, we voiced numerous concerns. Some little finishing work type things (scuffs, chips, leveled doors and cabinets) and some bigger things like water leaks and the quality of the sod placement.
