The finishing work on our property was awful. We closed over a month ago and are still having troubles getting the repairs done correctly. Every time someone comes out to fix something they end up breaking something else. Make sure you do an in person walk through and note any issues.

When I first considered Lennar, I spoke to family/friends that had personal great experiences with Lennar which encouraged me to choose them, in addition to the floor plan options and the location of the neighborhood. I waited about a month from being pre-qualified to actually being able to sign the contract (which I understood because of the crazy housing market at the time). I was promised updates along the way - foundation done, roof being put on, cabinets being put in, etc. - which really makes the building process fun. Overall nice finishes in the house. Service team response is great. Frigidaire appliances are of low quality and I am fighting with Frigidaire even to register a service request. Lennar should not install Frigidaire appliances.

Several problems with new home leaking kitchen sink broken flooring, Outside the home retaining walls falling down, And other small issues but my biggest concern was that very little to no follow up and updates on the process of getting things fixed.

Again. Lannar uses the cheapest materials that they can find. Building houses so fast the Quality of the homes have so items that needed corrected before a purchase is done.Yes we can come back and take care of mistakes which is an inconvenience to the owner. You think of only how fast to build and your profit you make.Employees are nice but that doesn’t take care of the Quality of work. Would not purchase another home by Lannar and will share my experience with friends.

Communication was poor among the different professionals who I was working with during the home buying process (consultant, loan officer, construction manager, etc.). As soon as I closed, my consultant stopped responding to any emails for assistance with simple issues. There are a number of things that I have found after my initial walkthrough, within my first month of living her (i.e., cracked cabinets, paint flaws, grout flaws) that should have been done right in the first place that are frustrating to deal with now.

A Real Challenge

Everyone realizes the challenges we all faced w/COVID material shortages, etc. That said, however, very shoddy workmanship over an 8 mo period (yes I waited 8 months to close) is another matter. Issues like a toilet not secured to the floor, visible daylight at all door edges, zero caulking at all sinks, scattered debris on the roof, unsecured fencing (I could go on) do not require the services of highly skilled/trained workers. Lennar loves to tout the tech items they include (RING doorbell, security, etc.) but new home owners would be much better served if the builder concentrated on ...

The quality and workmanship of the home, especially for the price, was not what I expected. The work was rushed, lacked attention to detail, and the follow up was lacking. Two months after closing we still have several issues that have not been resolved and are still without items that were paid for as options. I would recommend for future buyers considering Lennar to hold money at closing or delay closing until all items are completed.

We were happy with the initial buying process and incentives. We like the standard upgrades. We do not care for the pre walk process. We had to do the final walk 2 hours before closing. We were unable to change the time which left us feeling rushed. There were excessive cosmetic issues which means we have to wait until month 11 to have those fixed since there was no time. The flooring company left us extra flooring and it was here during pre walk, but was taken before we closed. No one can tell us the paint base. So a free gallon of touch up paint is useless without that information. There ...

For the amount of money we spent on this new build, we are unsatisfied with the quality of work and very little attention to detail that we have found, and continue to find. The walls are extremely thin... we can hear everything inside and out.. and the home doesn't seem to be well insulated (drastic temp difference from room-to-room). Some of our windows were not level and the spackle within the window sills is terrible (uneven, not sanded well). The quality of the paint used in the home is like chalk. Of the three new home builds we have purchased in our lifetime this one has by far been the most troublesome. Starting with the walk through there were dozens of issues that basically looked like no one had done any quality control (Multiple paint colors, large unpainted patches, lose fixtures, broken fiber port to name a few) Over the past 2 months we have had dozens of contractor visits to fix things and as of writing still have around half a dozen outstanding issues. We had a nightmare moving to our new Lennar home in Rosemount. We had several issues with most of the appliances(Refrigerator, Cooking range, Dishwasher) doors, weather strips. We had service personals at home every other day for a month to fix issues. New home consultant helped us escalating issues and replacing defective appliances. Warranty support representative addressed most of the issues on time.

you get what Lennar builds. No changes allowed. It's a tract development and they are putting them up as fast as they can sell them. For that reason, attention to detail is your responsibility. If you see something wrong point it out and don't quit until it is fixed. I've owned it for 3 months and am fixing the trim and have already experienced roof leaks.

Overall our experience with Lennar was decent. However, what left a sour taste in our mouth was when Lennar decided to change the buying process to a bidding war. It went from going down the priority list (all on list were prequalified through their lender) and offering the houses for their respective set price, to opening it up to everyone on the list and forcing us bid against each other. Only 1 bid allowed so it should be best and final. We did that and progressively started bidding higher and higher above the “Lennar starting at price”. Great sales team. Soooo many routine building issues / defects that should not have been there and 3 months later are not fully corrected. Lennar should have their own in-house repair team as this seems to be endemic - or at least the 12-20 other new homeowners we have discussed with have the same issues.

Have asked lennar to stop sending me these rating reviews, and emails trying to sell me new houses and show me what homes are available etcetera! If Lennar can't figure out I've already purchased a home 4 months ago and can't figure out I don't need to buy another one; then why would I want to do business with an entity that doesn't listen to its buyers/customers!
