The finishing work on our property was awful. We closed over a month ago and are still having troubles getting the repairs done correctly. Every time someone comes out to fix something they end up breaking something else. Make sure you do an in person walk through and note any issues.

First off, the sales team was wonderful and the buying process was great outside of one upgrade we requested that was blown off and ignored. The construction team however has been a pain to deal with. The initial QC walkthrough seemed pretty good but there are now issues that we keep finding and issues that were noted during our walkthrough still have not been addressed at all, two months later (as of this review). I work in construction myself so I know all the "pandemic issues" but that excuse can't be used for everything. I've heard from neighbors that they all have various issues as well, similar or even worse than our experience. Lennar is very clearly failing to hire competent and quality contractors. ... More

When I first considered Lennar, I spoke to family/friends that had personal great experiences with Lennar which encouraged me to choose them, in addition to the floor plan options and the location of the neighborhood. I waited about a month from being pre-qualified to actually being able to sign the contract (which I understood because of the crazy housing market at the time). I was promised updates along the way - foundation done, roof being put on, cabinets being put in, etc. - which really makes the building process fun. I constantly had to reach out to my sales rep to get any information on the house, or had to visit the site myself to see the progress. I don’t think my new home consultant reached out once on her own to give updates; it was always responses (days later) because I reached out asking about the progress. Basic questions about the neighborhood weren’t really ever answered (where the mailboxes would be - told incorrect information, where and when dog park would be completed - never got an answer, when the pool area would be done - also behind the scheduled date they gave). When it came time to finally do the initial walkthrough, there was no leniency on scheduling to work with my work schedule because of other timelines in place - which I was a little annoyed but understood. And then when the initial walkthrough came around, basic stuff wasn’t ready - water wasn’t hooked up for the dishwasher or fridge, door knobs weren’t on every door, slab of cement that wasn’t supposed to be there was still sitting in the lawn, and more). Some of these items were still outstanding in the final walkthrough the day of closing. If Lennar is going to hold me to a certain timeline, they need to be held to their own timelines. Now, the warranty department has actually been a decent experience handling mostly cosmetic things that weren’t found during the walkthroughs. I was super excited to build, as this was my first time not buying a resale home, but I expected a better experience and was disappointed. Communication was poor, document requirements not clear

Overall nice finishes in the house. Service team response is great. Frigidaire appliances are of low quality and I am fighting with Frigidaire even to register a service request. Lennar should not install Frigidaire appliances.

Several problems with new home leaking kitchen sink broken flooring, Outside the home retaining walls falling down, And other small issues but my biggest concern was that very little to no follow up and updates on the process of getting things fixed.

Building a home is very difficult, but building during a pandemic is extraordinarily stressful. supplies are always limited and timelines are completely disregarded. there needs to be teams working with the buyers in order to keep communication flowing. It seems that materials that arrive or not going to the homes that have been waiting the longest, but being distributed randomly. I am sure this is wasteful and costly for the builder, but frustrating for the buyer who waits months for supplies to arrive at their home only to see that other homes that were purchased much later were completed much faster. The entire build process needs to be reevaluated so that buyers are not left during a very busy season to be scrambling to find somewhere to stay because of all the delays. Once we were assigned a new project manager, the communication did improve. Donald did a great job trying to relay problems to us; however, his hands were tied with being able to resolve issues in a reasonable amount of time. Once our home was completed, there were multiple issues with the construction and cosmetic appearance of the home. Many items were damaged or not done at all, and here we are two months later still trying to get things repaired. I would definitely not do this again. The quality on the finish was not good at all. We are still trying to get things completed 2 months later.

Be aware of all the corners they are now cutting.

I believe the builder are good people. Just to much work in a short time. When your moving fast you make mistakes. Service after the sale is everything, at present the response times on painting and repairs are slow. I hope we get all of our punch list taken care of as some are big. Hoping for the best that we are able to get them completed. Note, the walk way down to the lake is to steep and not wide enough for two golf carts. This is dangerous and does not make sense for a 55 over community. This need immediate attention before someone gets injured. Question how often have you used this builder? Is this the first build with this builder? How many years has this builder been in business? Based on seeing the lack of results and poor workmanship I’m concerned for my purchase. I was provided a list of inclusions that were inaccurate, several items were not included. I am confused by the everything included tagline because I see that everything is only included if you are an investor. Ironically the items I was told you can’t get were included on the investor homes. Also, I have had two warranty requests and although I was told everything would be repaired only a couple things have been with no word on the other items. It appears employee turnover is part of the problem.

Very poor workmanship, I am still awaiting the clean and move in ready home as promised.

Again. Lannar uses the cheapest materials that they can find. Building houses so fast the Quality of the homes have so items that needed corrected before a purchase is done.Yes we can come back and take care of mistakes which is an inconvenience to the owner. You think of only how fast to build and your profit you make.Employees are nice but that doesn’t take care of the Quality of work. Would not purchase another home by Lannar and will share my experience with friends.

Communication was poor among the different professionals who I was working with during the home buying process (consultant, loan officer, construction manager, etc.). As soon as I closed, my consultant stopped responding to any emails for assistance with simple issues. There are a number of things that I have found after my initial walkthrough, within my first month of living her (i.e., cracked cabinets, paint flaws, grout flaws) that should have been done right in the first place that are frustrating to deal with now.

Everyone realizes the challenges we all faced w/COVID material shortages, etc. That said, however, very shoddy workmanship over an 8 mo period (yes I waited 8 months to close) is another matter. Issues like a toilet not secured to the floor, visible daylight at all door edges, zero caulking at all sinks, scattered debris on the roof, unsecured fencing (I could go on) do not require the services of highly skilled/trained workers. Lennar loves to tout the tech items they include (RING doorbell, security, etc.) but new home owners would be much better served if the builder concentrated on just mastering the art of construction. Hi tech of all levels can be purchased everywhere and not everyone wants Amazon tech. The best advice I can provide potential buyers is: ALWAYS secure the services of an independent inspector before closing, especially on new construction! (I have owned 5 homes in 5 states, all inspected prior to purchase and this was the worst outcome) It will be the best $300 you ever spent. Just ask my neighbors who did not and have twice as many issues..... some of which cannot be corrected now. In Lennar's defense, my inspector's 42 page report and the add'l. 13 things I discovered after moving in, have all been corrected or still scheduled for repair. ... More

hope builder pay more attention to the quality control - do it right at the first place, rather than fixing issues later

We've been in our new home for about 6 wks now. It's a nice home, but the process was riddled with slip-ups, pushbacks, and several missed deadlines that caused much anxiety, frustration, and cost a few extra thousand dollars that was not in the budget. The sad part is...I can't even say it was worth all we went through. Firstly, I do NOT recommend Lennar Mortgage; secure your funding elsewhere if you can. They made ridiculously simple mistakes and oversights that pushed out our closing (after we were SPECIFICALLY told this wouldn't be the case). Poor response communication, unless they needed something and then you were hounded for it. Secondly (and probably the most disappointing) is the poor workmanship. It doesn't matter how good the materials are going in if there's no attention to detail. Door handles are already loose, the 'luxury' vinyl flooring has gaps and is beginning to come up in some places, bowed walls and doorways that look like you're in a funhouse. We won't even start on the paint. This is NOT what you'd expect from a builder who's been in this business as long as Lennar has, nor is the quality and craftsmanship is what you'd expect in a 350K home...not by a longshot. Finally, the lack of ownership or concessions for issues encountered in the process. At some point builders need to stop blaming the pandemic for their shortcomings. But that was a very common refrain from everyone at Lennar. I can understand a delay in materials or inspections, but you don't get a pass for shoddy work or rushing at the last minute to get it done. I'm sure we'll continue to discover things as we continue to unpack and settle in. I'm not looking forward to what lies ahead. If I had to do it all over again I would not choose Lennar as my builder. We were in a tight spot and on a deadline to find housing, and we thought we were getting a good deal. But the buyer's remorse is VERY real. I feel somewhat lucky that it wasn't the nightmare some other builders put their clients through, but it's been a very opportunistic experience. To their credit, most of the people in the process were great, very likable. But at the end of the day you're buying a house, not a relationship with them. My one piece of advice if you choose them as your builder: Make sure you're visiting the build site regularly and communicating things you see as an issue to the site managers. The quality and workmanship of the home, especially for the price, was not what I expected. The work was rushed, lacked attention to detail, and the follow up was lacking. Two months after closing we still have several issues that have not been resolved and are still without items that were paid for as options. I would recommend for future buyers considering Lennar to hold money at closing or delay closing until all items are completed.

We were happy with the initial buying process and incentives. We like the standard upgrades. We do not care for the pre walk process. We had to do the final walk 2 hours before closing. We were unable to change the time which left us feeling rushed. There were excessive cosmetic issues which means we have to wait until month 11 to have those fixed since there was no time. The flooring company left us extra flooring and it was here during pre walk, but was taken before we closed. No one can tell us the paint base. So a free gallon of touch up paint is useless without that information. There is work on the porch that needs to be completed and it had been 2 months since we closed. The trim work was very rough. Nothing is square or level pretty much all over the house. The landscaping was horrible and we had to spend over $500 to fix it ourselves. The front yard doeant drain properly. ... More

Once we purchased, follow-up calls/requests have been poor.

The whole process was not what I expected. The sales person was not truthful in some of her statement i don't believe she cared about how i felt as a buyer. They could do alot better with helping you set up your smart home. They want you to pay someone to come out and set the equipment up when I think it should have been properly set up when we moved in. We been here for 2 months and still can't get the keyless door to work. Lennar needs to be a little more focus on the customers experience.

Lowest bid, poor workmanship, not the same Lennar.

Sorry, I can't rate as long as the warranty claim hasn't been resolved!!! We wait 6 months for someone to come fix a warranty claim and....nothing, nobody....Lennar customer service ignores my email, sms or call !!!!

The quality of the home was short of my expectations. There was paint on the floor, paint on the walls were not smooth at all. Overall the home was Mediocre not like the Model we fell in love with at all.

The only good thing about buying this home was the new home sales rep Brittney. She helped me with a lot of my concerns with Lennar customer service team and my issues with the community.
