Lennar - I was so excited to purchase a new build that I felt rushed to

I was so excited to purchase a new build that I felt rushed to make my decision and choices to avoid being left out. Had I known what I know now, things would have gone a little differently. Also, the quality of the workmanship is subpar. Make sure the materials and quality are what you are paying for and not just the fact that you have a new home.

No attention to detail

For the amount of money we spent on this new build, we are unsatisfied with the quality of work and very little attention to detail that we have found, and continue to find. The walls are extremely thin... we can hear everything inside and out.. and the home doesn't seem to be well insulated (drastic temp difference from room-to-room). Some of our windows were not level and the spackle within the window sills is terrible (uneven, not sanded well). The quality of the paint used in the home is like chalk. Even the lightest brush up against a wall and you've got a mark or scuff that can't be ...

Rushed poorly designed house

Of the three new home builds we have purchased in our lifetime this one has by far been the most troublesome. Starting with the walk through there were dozens of issues that basically looked like no one had done any quality control (Multiple paint colors, large unpainted patches, lose fixtures, broken fiber port to name a few) Over the past 2 months we have had dozens of contractor visits to fix things and as of writing still have around half a dozen outstanding issues. The management is nice but the contractors they hire do poor work and need to come back multiple times, I am mentally ...

Buying experience was great and easy, got update calls every other week from builder. Lennar severely lacks in skilled labor, many issues with craftsmanship, month and a half in to our new home and still a long list of items to address.

Rush to close and not have house ready, missing features.

  • Daniel I.

Do not close until the house is complete with all the options as advertised. Bombardment of emails without awareness of the urgent ones required for closing documentation and frequent missing closing information such as routing numbers etc requiring physically acquiring this information and possibly closing check on the day of closing. After closing and being inconvenienced after moving all items into house and having to address issues that should have been resolved prior to closing.

The trades that were hired did not do a good job. The drywall and painting is horrible. There are several issues with the house. The amount of effect put into this home was sub par.

This is a cookie cutter home. you are not allowed to change not even a light bulb. It is built very cheaply. Very few windows, no medicine cabinets or drawers in any bathrooms. all appliances are beginning level appliances. our dish washer wheels fell off 1 week after we moved in. The wash machine leaks, the faucet is already very loose. and I can go on. They promised us the lights for the garage and we are still waiting for them. We decided that we will just rebuild it as we go along.

"Everything Included" concept is good but execution somewhat average

I liked the Lennar staff that I dealt with during this process. A couple things of note: 1. The "everything's included" concept is pretty nice but was disappointed in some parts of the execution. Pros: no stressful process of picking out finishes. Some nice features I would not have had otherwise like the gas fireplace and flex room (my office). Cons: All finishes/colors very neutral and not much character (I understand why they do this). Poor materials in some cases with no option to upgrade (cheap carpet and paint, painted door hinges and crack and pop when opening/closing ...

At this time what is standing out is the fact that no one is taking care of the halls, stair, entrances, elevator. Calls to Tropical isles Management have resulted in telling us they are not yet responsible,.talking to Icon have also not brought results

I would tell them to make sure to do a walk through before closing, the virtual walk through we got was useless as the building manager was not able to show most of the condo due to not getting good showing from iPhone this resulted in a lot of unresolved issues (hole in cabinet door in kitchen, pantry door not working , hole in wall in guest bathroom.) some of these issues not yet resolved and we close two months ago.

Persistence is key when dealing with Lennar. Will receive push back if items are not on “List,” upon move in. If persistent, issues will be fixed. Patience is needed. Overall, love the home. Just wish Lennar handled things differently & utilized better quality materials.

Lennar - We had a nightmare moving to our new Lennar home in Rosemount.

We had a nightmare moving to our new Lennar home in Rosemount. We had several issues with most of the appliances(Refrigerator, Cooking range, Dishwasher) doors, weather strips. We had service personals at home every other day for a month to fix issues. New home consultant helped us escalating issues and replacing defective appliances. Warranty support representative addressed most of the issues on time.

Overall experience started off very rocky. It ended pleasant but it could have been better. Lennar needs work on customer service and making sure the customer feels welcomed. Also, there were a lot of things not done correct, or finished on my home. Currently waiting on things to be fixed or replaced.

Home was a disaster at walk thru, I should have walked out. Just as bad at closing. No one cared to get any work completed. Felt pressured into closing and was told not to cancel furniture deliveries even though house was not ready. Manager and crews had no work ethic and promised to complete tasks, yet did not. No matter what they tell you, add three to four months to the expected delivery date. If you are waiting on a home to be built you must be proactive and engaging. Do not expect anyone to keep you informed about the progress of your build. The squeaky wheel gets the grease. The excuses you may hear range from late inspections, COVID manpower shortages, to supply chain issues. The overall construction is average this includes paint, flooring, and cabinets. If you are expecting a custom build with high-end performance, you can check that at the door. Lennar is an all-inclusive company - ...

you get what Lennar builds. No changes allowed. It's a tract development and they are putting them up as fast as they can sell them. For that reason, attention to detail is your responsibility. If you see something wrong point it out and don't quit until it is fixed. I've owned it for 3 months and am fixing the trim and have already experienced roof leaks.

Bidding Process ruined our experience

Overall our experience with Lennar was decent. However, what left a sour taste in our mouth was when Lennar decided to change the buying process to a bidding war. It went from going down the priority list (all on list were prequalified through their lender) and offering the houses for their respective set price, to opening it up to everyone on the list and forcing us bid against each other. Only 1 bid allowed so it should be best and final. We did that and progressively started bidding higher and higher above the “Lennar starting at price”. I know the housing market was booming but we were ...
