The house is very nice and overall has good craftsmanship, that said, I think it is over priced. The buying process was very painful and the sales staff disappear as soon as you are under contract. Good luck getting any issues addressed after closing.

Hundreds of flaws that aren’t all corrected. You have to inspect your home extremely thoroughly and stay on them about repairs or they won’t get it done.

Get ready for delay and frustration. Priority is given to inventory homes.

Lennar is more focused on closing your deal than delivering what was in the contract. Deficiencies are met with excuses and not solutions. Lennar wants the hime buyer to deal with all if their trades and suppliers so they are not involved. Very disappointing experience

Lots of little things that either weren't done, missed, or just skipped all together. Use cheap materials with what appears to be unskilled labor to complete the build process. Sure the new features are neat but the quality is just not what I was expecting, especially with the price paid for the home. Many areas of the homes design just don't make sense from the lights and switches(which in some rooms especially the kitchen and hallway are backwards and in some cases on the wrong Side of the room) to the drywall, cabinets, the location of heater vents in the floor, the carpet is not good quality either. 3 months and we are looking at having to replace carpet already. This is the second home that I've had built with two different builders. The first one was an enjoyable experience and there was a true sense of care from everyone involved. Lennar has been quite different. The contractors/trade partners used to complete the home have no pride in their work. These are most of the details I wrote to their customer care team that requested feedback, they never replied. Buying Process - I'm not sure a fair evaluation can be done here. Our sales rep was great to work with and has an amazing personalty. She was always available to answer questions we had. The timeframe in which we started looking and went under contract was a time when the market went crazy and Lennar tried to respond as best as possible. That did put some bumps in our process that made things slightly uncomfortable. One week lots were being assigned on a first come first approved basis and the next week we ended up having to bid on our home. The process started with being able to choose options and ended with us getting what Lennar was putting in or not taking the house. We lived 15 minutes away so we could stay pretty on top of the build process. There were times where it wasn't clear what the next steps were, just that there were 12 of them and we were on x of 12 (or whatever number it was.) Not a horrible build process but not overly informative Walkthrough - This is where things started to get frustrating. We had a 3rd party do an inspection. At the time of the first walkthrough we brought up the inspection report. Our customer care rep at that time, informed us: "I'm sorry for the confusion. Inspector items wouldn't be added to this list. The construction manager will work on the items considered code, mechanical, or safety concerns, any other items would need to go through the warranty process after the close of the home. If you would like to bring the report to the final walk-through, we can go over the items that Lennar can assist with if the construction manager did not find items needing to be completed." This made no sense since these were going to be items that were wrong with the house. 1 of the items was actually put on the list, so the response was also contradictory to what was happening in some cases. Some things we pointed out during the walkthrough were brushed off or said to be covid issues. For example there were mismatches in the paint and we were told the painters were lucky to be getting close with matching because of a "national paint shortage due to covid" and that's why Lennar isn't leaving touch up paint behind either. Lights flickering we were told that newer homes were more sensitive and that breakers may trip and lights may flicker depending on what's running. For the paint issue, we're still going through correcting the walls as not only was touch up not matched but the texturing was sanded in a way that there are lines throughout the walls. Final walk through - We were to do the final walktrhough at 9am. We got a call at 8:35 letting us know that we weren't going to be able to walk or close that day. When we did do the walk, the care rep seemed almost annoyed that we were mentioning anything or that she had to be there. Even our realtor asked if that's how she was previously because it was such a bad attitude. Post Close - Trying to get warranty work done with the original customer care rep was again like you were annoying her. There were excuses, which she would later call her directness as to why things wouldn't be fixed, and just a general lack of "care" in the customer care area. This general lack of care seems to carry across into the trade partners as well just from the experiences we've had with "fixing" things and how things have been installed/built. Several items have been "fixed" only to have that fix cause a bigger issue. IE adjust the door for the deadbolt to close right and it resulted in the door needing slammed to close at all. Other areas that show lack of care are random splats of paint, caulk, or drywall spackle all over the floors. All walls are multi-textured and no one can get them fixed after multiple repaints and sandings, thus leaving them streaked with lines. Shower handles put on crooked, laundry hookup faceplates not secured, hot and cold water reversed on washer, carpet tacks sticking through, general dirtiness of floors at move in that weren't addressed even after bringing up, etc. While this is quite the rant the overall house we love, mainly because of our layout. We just don't like that we've had to put so much "extra love" into the house because there was so little care building it. I don't believe I'd use Lennar again. Lack of communication and responsiveness. Poor workmanship.

You have no options or upgrades, just a cookie cutter builder for low to middle class. Poor quality workmanship and rushes through buildings just to sell. After closing almost two months ago I am still waiting for repairs to be done.

They are building houses so quick that details get missed and stuff doesn't get finished. Contractors miss follow up appointments also

Very frustrating experience , things falling apart all around me

You have to watch all the time about the building of their house. I was living just right around the corner from my house being built and it was very frustating

I caution buyers on purchasing your new build with Lennar. Especially during this hostile market where there is a high demand for homes and a shortage of supplies. My home was handed to me with a load of problems as a result of rushed work, poor quality of workmanship, and materials. To make matters worse, the customer care team has been non responsive to any of the 8 service tickets I’ve submitted. I’m going into my 5th month of living in the house and the amount and nature of the issues in the house are just unacceptable. The worst one of all is the water that leaks in through my master bedroom window any time it storms and more recently the snow storm. ... More

Construction supervisor was impertinent and rude; workers without necessary skills were pulled from other crews to complete work - which was then poorly done. Replacements/substitutions made due to supply chain issues were NOT even close to "equal to or better than the model", as promised.

Lennars goal is to close business and there is so much room for improvement. I told my sales guy I could not meet at a certain date since I locked in the house. I never meet with customer service, I was sent another builder supervisor instead. When we spent TWICE time to call out cosmetic things that needed to be repaired, only a very few were taken care of and the rest... well they just peeled off the orange stickers. Most of the paint jobs are leaky and full of paint buggers. Love the location, and the size of the land, but I would need to see lots of improvement before buying another home by this builder. ... Lack of quality. Townhouse was not ready for homeowner inspection. Blue tape walk through was rough as there were tons of cosmetic issues and rep was stingy with the blue tape. Zero flexibility to add anything. Too worried about the bottom line to even put in pendent lights over the island.

Sales and finance team, Great job. The construction team/process is not so great - be aware: 1 - When performing the final walkthrough, many items (paint, drywall, windows, appliances, cabinets, etc...) were incomplete or damaged. Most of the things were addressed before and after closing, but some were not; we reached out to Lennar multiple times, and we have not heard from them.

Do not expect quality when you buy from Lennar.

It’s bad experience, 1- everything was delayed 2- they charged a lot of selections we made for our house 3- purchase experience was bad customer service not was on time and we didn’t get to take picture with the first home keys,

We are happy to be in the home. However, we feel that a lot of corners were cut and we are very disappointed. There are stains on my rugs, lots of imperfections, our railing on our staircase is dangerously sharp, and more. Worst is the lack of response to requests to get things taken care of. Would like to have things rectified prior to our one year mark!

Lennar did not use the quality material and did not install enough studs to support the weight of the house. My kitchen area feels so shaky that I fear it might break some day - specially around the kitchen island area. I reached out to Lennar reps with the problem but all they offered is lip service. Not happy with the experience...

Lennar home models and layouts are superb. Also the process was not exhausting with too many choices like other builders do. But quality needs to be improved. Most of the home buyers don't know but I think Lennar cuts on things that customers really don't think of too much during the process which cost more to the customers later on. For example, 1. Not using conduit pipes for wiring 2. Not using standard cans light that are readily available in the market

Customer service very responsive but limited in what they could accomplish, who every over saw the house being built very poor, when we complained about the paint to the sub they sent out the answer was it was building grade paint and they new we would be repainting lots of hi tech items but most don't work at designed

Of all of the many Lennar people we dealt with, only one stands out as excellent. His name is Tom Drier.

I feel they rushed the preclosing inspection we marked a lot of items in the house thinking in a week when we do the closing day inspection everything would be done, we pulled up and there was a welcome home sign and balloons in the driveway. When we walked in very little was done so they have people coming and going to finish so we would close. It was totally rushed and mediocre job. The other upsetting thing was the backyard was not grades correctly and all around the back porch it floods. Still waiting for that to be corrected. They are building a house next to us and for 3 months there has been a 6 foot high mound of dirt in there backyard that we get to stare at when we are on the porch. We still have blue tape on kitchen cabinets where there are items that need attention. We called in September and the cabinet people said they are booked out till February. Although they are building homes that cabinets are going into everyday but they can’t take care of ours, Bottom line is Lennar needs to realize the customer deserves the attention of the builder till everything is completed. The follow up person was very good ( Edward) but they can only do so much seeing there are so many closings happening. ... More

I saved over $30,000 by having my flooring upgrade done by a private contractor after we closed escrow. Lennar should be more competitive. The interior paint was substandard as the good paint was not available. I had to have the entire interior repainted the day after I closed escrow. After 4 months, I'm waiting for screens.
