Love the house however there has been numerous issues. Took 14 months instead of the 4 months I was told it would take to build. Had about 3 sales contacts after making down payment and a period with no contact for updates on home progress due to high staff turnover. New Home Sales Consultant is hard to reach but Warranty Customer Service is very responsive. House appears well built, but electrical ground rod was left protruding through grass, contractor tractor drove over cable tower causing damage and deep tire tracks in lawn, nail was left protruding through porch floor, contractor left empty water bottle in attic (ADT installer found it when running wires through attic for alarm/camera system), empty water bottles and construction material was left in grass so I wasn't surprised garbage was left in attic. House also delivered without sod in front which HOA sent email about 10 days after moving in. This has been addressed by Lennar, but landscapers installed dead grass so will have to follow-up on that again. Seems like issue is with the contractors. Some doing good work and others doing sloppy work. Warranty department is responsive in regard to addressing aforementioned and other issues, but seem to have a hard time getting reliable contractors to address issues. It's been 2 months and some issues like separating pavers in drive way and exterior paint touch ups have not been addressed yet. Homes were also built without gutters and pavers are not sealed so home owners have to address themselves. Love the layout and look of my house though, inside and out. Appliances are okay. Lennar wants everything to be done right away as far as paperwork during the escrow process but when they are the ones that need to send or sign a document they can be slow. Our closing date was postpones several weeks because Lennar and our lender too took forever to respond. The worst came after move in though. Two days after moving in our guest bedroom flooded. They were quick to send a plumber but........it's been 2 months and our guest bedroom is still not done. And they are not even nice about it. I mean I like to be understanding and not push people but there are people that just don't appreciate your patience you know. We unfortunately have had on-going issues such as a main shower water leak and a secondary bathroom exhaust fan leak that have yet to fixed - almost two months now since we moved in! We will not shower in the main bathroom because of the large amount of water that will leak onto the floor after showering. All together we have had about 15 service requests, many of which have been fixed. However, some have not been to date. The quality of work/attention to detail is not apparent in many parts of our house. In fact, our front porch had to be resurfaced due to staining throughout the whole porch. We are hopeful that all issues will be resolved in a timely manner. We do enjoy using the beautiful pool, clubhouse, tennis courts, etc. And we have met many nice neighbors. Worst new home buying experience ever and I will never buy Lennar home.

After our move in we discovered a major leak behind the wall between two bathrooms - the two needed redone and Jason with Customer Care was on top of the entire project and very responsive in seeing everything was done and done well. He even called in a mold mitigation specialist to make sure everything was clean and safe. While we were not happy with the need for the mitigation, we were extremely happy with Jason. He is the best and always cheerful.

One of the worst experience we ever had with Lennar. We had a bad experience dealing with salesperson Melinda to construction lead worker Louis said they would take care of the stuff but never did. We found a lot of water in the crawl space and pointed out sidewalk concrete damage during the construction workers. They trick us into accepting the defaults in the house and convince us they will take care of it but once we close the house they leave us in the dark. Honest advice we would not recommend anyone to buy from Lennar .

When my realtor and I went to the Lennar office for our scheduled appointment, we were told we couldn't use the prices on the sheet we were handed as there had been a price increase. That evening we received the updated sheet from Michelle, and yes there was a 5 thousand increase. The next day, March 1, we returned to the office as I had make the decision to go ahead and purchase the house. I left a voided check so that my account could be debited for the deposit. The problem was that the contract didn't get written and processed until a week later. During that weeks time the price increased another 5 thousand dollars. To this day, I feel that was not right for that to happen after I had agreed to purchase at a given price. I feel it was not Michelle's fault, as her coworker, Brandie, had been and was out sick for awhile I believe with Covid. Being in the office and seeing the number of people coming in looking and asking questions, the phones ringing, I could see that one person could not handle it all. So, in my opinion Lennar was at fault for not having adequate help in the office. Michelle, said she went to bat for me with the builder, almost having a melt down, but got nowhere with being given consideration. She said there was an across the board increase. Well and good, but a house that was agreed upon at a certain price and that should have had the contract filled out, the buyer should have had that price honored. I gave an overall 3 star rating because Michelle was professional and nice; her work load was just too much for any one person. ... More

We have a great home buying experience in the way that we were able to see how they build our home. Then we have that happy feeling and contentment when it’s done. The loan process was stressful but worth it. Kathy and Rachel help us a lot and never left us behind. Ferrin always updates us all the time. Jose and Noah work hand and hand for us in any repairs we need. We knew we have a new family in this community.

I had good experience starting from initial deposit till closing. However I found issues with quality of workmanship and materials which were resolved to some extent but not fully. Other downside was experience with Lennar mortgage and did not had expected experience. Other improvement required is speed in response to issues created for maintenance requests which are part of warranty.

This was the most disorganized, poorly built community I've ever seen. Craftsmanship in overall decency is non-existent. I've had a couple of people within the organization that has been good, caring people. Ninety-nine percent of the rest do not care about you, your home, or your future family. The builders have rushed through the jobs without making sure that things are safer, making sure that things are secure, or complete. We had people peeing in the toilet painters. We had painters painting outside of the house that we're supposed to be washing the brush we've had every single thing possible Under the Sun wrong with this house we were forced into closing this house and where are already almost nine weeks past closing and the home is still not ready. We haven't been able to move in. I'm not going to write bad reviews or reviews. But I tell you, I'm not going to write bad checks or reviews. But I tell you, if you are going to buy a home, I will steer clear of Lennar homes right now. I can listen to every excuse imaginable I have, but nothing is got me closer to complete. I've only asked for one thing build the house the same way you'd want it made for your own family, no better, no worse. I have yet to have one person say that they would be okay or want to move their family in there. We've been put out; shutout left out. We had the home built drywall in with no we had the house being constructed drywall in with no windows in the middle of rain storms without even putting a piece of plastic over a window. We were told that the windows in the garage that had been sitting there for three weeks were not the right fit. That had to have been the reason to find out after seven more weeks they were the windows they put in the house. They were also covered in paint. we're still not even home yet and they are still at least a couple weeks away from fixing the things that they've already broken. I hope this somebody out there at least question what's going on. Jose again there are a couple people that have been tried to be helpful but their voice to actually do a change has been shut out by the bureaucracy within the organization. ... More

I had good experience with lennar home . Everything I got good only that one when I walk in my upstairs floor it makes some sound that is not good and also I can feel unbalanced carpeting . Thanks

So many building issues are consistently flawed in all the models. In a 6 unit model, all have the same dry wall taping issues, same electrical issues and more. So many corners cut and final product does not reflect what is seen in the models

I had a great experience with Beth as the sales rep. She was great guiding me through the whole process and was very responsive to my questions: via phone, next and email. The quality of the home itself is great so far. However, I am a bit disappointed on the workmanship of the landscaping. California is in a drought and there are many leaks with their irrigation system through out. I have reported them to the association and the landscapers I see at the community and these leaks still have not been repaired. Otherwise, my and family and I, are very happy with our home and the community!

This is the sixth home I’ve purchased and the worst experience I’ve ever had. The mortgage officer does not answer calls or emails and after being replaced, the second one didn’t do that either! The processor repeatly asks for documents she already requested and when I point out that I’ve already sent them… no apologies but instead prolongs the whole process further. The unit itself is acceptable however the swimming pool was supposed to be completed a month ago and still far from complete. I’m not sure I’m getting the best value for the amount of money I spent for the flooring upgrades. Overall, it was a stressful time from beginning to end. ... More

Lots of unfinished sloppy work. Being addressed slowly. But have confidence that all will be addressed

The entire Lennar team I interacted with during the process were fantastic. They listen to me, care about my satisfaction with my new home and promptly resolved my issues.

I am trying to give Lennar a good rating but every time I think the warranty service is improving and ready to do their job I am let down. Contractors that are sent to fix a problem do not show up or do half the job. I am lied by the different suppliers all the time. I will give you one of many examples. Defective glass sliding doors. I put in a service request and several weeks later your provider partner calls and makes an appointment for July the thirteenth to replace the doors. The call again a few days later and ask me to take pictures of the defective glass. I spend over an hour taking pictures that were acceptable to the rep. The thirteenth comes and goes. Nobody showed up and nobody called. I give them the benefit of the doubt and after their apologies for the mix up, we reschedule the installation for today July 20th. I called early morning to reconfirm the instruction. I am told the technician is scheduled A photographer not a technician shows up to take pictures of the same door that I had already done and sent in. No technician, no doors,no installation. He tells me to call his Boss. I do but she now decides to communicate via text only. She tells me that it will take 8 to 10 weeks to get the doors from the manufacturer, yet until this morning I was led to believe that the doors would be installed. Of the several conversations I had with the supplier not once did they tell me that the doors would be installed in 8 or 10 weeks. Like this one incident, there are many more. Overall, home purchasing process was good. The Lennar representatives were very helpful and accommodating. Especially, Klarissa with Stonebook/Ridgeview releases. This only thing we wish is that materials used in this build were of higher quality. We’ve already had to repair the shower after only a few months of use. The home value is compromised when lower quality materials are used in the home.

It went out smoothly

I didn’t have a good experience because the sales person Eileen was never available to answer any questions or concerns. She wasn’t very professional and that ruined my whole experience as a first time home buyer. I was even looking forward to a picture at closing but I couldn’t even get that, everything was rushed and stressful. And moving in I have many issues. The dishwasher wasn’t working, the stair way carpet is a mess, I have a cabinet broken on the inside. So overall its not a great experience for me.

Overall experience was good. Frustrating that outdated technology like landline telephone jacks could not be switched to Ethernet ports and insisted on installing Ring doorbell and sensors. Only dryer connection is gas - electric not an option and considered a customization. Overall quality is good- delivery date 90 days later than originally scheduled due to supply chain and labor issues

Purchasing: the house was appraised for 20k less than listed, which is a positive. Our financing representative convinced us to negotiate our offers, until we met at 5k over the appraisal. We later discovered, through our realtor, that she has never seen anyone pay more than $500 over appraisal. We definitely felt swindled. Realtor: The only services she provided were leaving a key available on a lock box, informing us of the discrepancy in appraisal price after we signed, and sending a low-quality video of a walkthrough of the house. We purchased virtually due to distance and work limitations. The effort provided did not justify the 6% Realtor Fee. House: Trash was left scattered throughout the property, including inside. Concrete, grout, liquid nails left on garage floor and driveway, very difficult to remove. Dried grout in guest bathroom sink. Material: Flooring is cheap, bowing in several areas when we arrived. Pending service request as of two weeks at this time. Crooked tile in master bathroom, cheaply thrown together. "Seat" in master shower is slanted enough that products fall occasionally. Transformer in garage was non-functioning, causing doorbell to be inoperable, had to be replaced within first week. Ring Doorbell was not present, had to request install. Outlet beneath kitchen sink only had one functioning outlet. Replaced within first week. X2 shelves missing from cabinets in kitchen. Service request pending for two weeks as of this time. Sticky residue from floor installation throughout hard floor surface. Several spots of flooring missing finish. No vent in pantry. Becomes warm and humid with door closed. Concrete blowout x2 beneath front door. Service request pending for two weeks as of this time. Garage: not insulated, due to being considered "not a living space". Considered "2 car", we have one sedan and SUV that barely fit together. Highest recorded temperature inside was 115, prior to us insulating it ourselves at own cost. Door is not motorized, installed after move-in at our expense. Appliances: Cheap models. Minimal functions. Purchasing Experience: Pressured to close early, with vague threat of "losing out on current model". As inexperienced as we were, we believed it. New Home Owner paperwork/bundle is still not provided to us. HOA has still not communicated with us yet. Pool: Small for relative size of community. Neighboring community (which we were told should not have access) visit daily. Pool secured with simple code. Water murky and trash overflowing on daily basis. Amenity Center: advertised, but nonexistent. Possibility of HOA lack of communication. There is no love in any of these houses, the fixes are cheap, and the company cuts corners on cost at nearly every opportunity. Examples: window screens are no longer included in new constructions. Only 20 ft of sod is provided to homeowners without the sprinkler systems (more must be added at new owners' expense to avoid yard erosion). No gutters are included on any of these homes. I will not be conducting business with Lennar again. I will not refer anyone, who I genuinely care about, to Lennar or any business associated with Lennar. The quality of work resembles an assembly line with minimal to no quality assurance or attention to detail. It is obvious Lennar builds houses as quickly and cheaply as possible and pressures potential customers into purchasing as quickly as possible, leaving no time to notice discrepancies. We were an ideal family for this business model, as we were purchasing from a distance and had not actually seen the house until we were provided with the low-quality video from the realtor. Novice and inexperienced homeowners are the ideal clients for them. ... More
