House had no options to change. You get only what comes with the house.

First of all, my last name is incorrect. Even in this email for review. I sent at least 10 email and had 5 phone calls over this issue. Half of my paperwork has the wrong name. Same with my dad‘s name, it’s spelled wrong. Even on closing date to sign the docs for the title we had to go a second time, even then it was wrong. So we signed them with the name spelled wrong. After the closing, I still get emails, requesting documents. Even now after 2 months. It’s very unprofessional and annoying. We want to enjoy our home but we have issues after issues. This is my 3rd Lennar home, and thank god I did not expierence this level of unprofessionalism. I’m beyond disappointed with every step. The overall homebuying process was one of the most stressful and unpleasant things I've ever been through... That being said, we'd do it all over again. We originally went into contract in 10/2021. Our purchase was contingent on the sale of our (at the time) current residence. Lennar made us agree that we would close on the sale of our current home by the beginning on 12/2021 in order to move into our new (Lennar) home in 1/2022. We held up our end of the contract, they did not, and as time went on it was very clear everyone knew there was no way the home would be done by then. Our family was left without a place to live until the end of 5/2022, when we moved in. We were told to "just stay with family" or "find temp housing". Both my husband and I are from other parts of the state/country with no local family and temp housing that accepts pets was very costly. Lennar agreed to reimburse us for the difference between the temp housing and our new house payment, but that still would have required us to front the nearly $20k+ it would have cost. Title was THE WORST. Their emails were rude, they were VERY unresponsive and they weren't always completely honest. We were passed along to 3 different sales agents and I was never really sure who was calling/texting me - That being said, Amy, Victoria and Amanda (who I spoke to the majority of the transaction) were all very nice and patient with me. The only way we could get reasonably accurate time frames/updates was to come to the homesite and speak to the construction team - I have nothing but positive things to say about Russ, Shane and Jason. We were the first ones in this series to move-in (so they're still out here building) and they are still super helpful when we have questions, minor fixes, etc. Ultimately, we found out we recorded at 5:09pm on the final day of closing... the day our rate lock expired. Needless to say, by the time they called me, I was in tears. We were told via phone we closed and given a lockbox code so we could come to the home and let ourselves in. No gift basket, no welcome note, nothing I expected from a company as esteemed as Lennar. In fact, to date, I've never met any of our sales agents. In the end, Lennar is reimbursing us for the cost of our movers and storage, they credited us $2300 on the purchase of the home and they covered the first 5 business days of gas/electric/water services. In the end, we LOVE our home. The craftmanship is better than we expected from a tract builder, the finishes are beautiful and we LOVE our new neighborhood. We're within walking distance of 3 really nice parks, with a very large soccer/baseball complex going in as we speak. Even if we knew how awful the experience would be before going into contract, we still would have moved forward with the purchase because we are so in love with our new home/neighborhood. ... More

Some inconsistent information received during purchasing and building experience. Satisfied with the house but hoping the quality lasts as long as it should.

My best advise to anyone purchasing a new home today is to be patient but also diligent. Lennar does their best to manage the supply chain and labor challenges. Since moving in 4 weeks ago, we have encountered issues that required significant repairs. All can be contributed to poor sub-contractor performance. At the end of the day, the onsite project manager went above and beyond to make things right for us. Lennar needs to hire more leaders like Evan.

Faced some issues like AC was wrong installed by Airtron which caused water leak but Felicity Garza immediately took action and send different company (Airteam) to get it fixed, she is extremely helpful. She was and is always available to solve our problems. She resolved lot of our issues one by one. Lennar is a good brand name and we trust them. My previous house was also from Lennar where we stayed 6 years and extremely satisfied customer of Lennar.

From the sales agent to the customer care rep, Lennar ensures that the buyer is totally satisfied with their home. The all is included is great, but should also include a washer/dryer and refrigerator...or at least have options to chose from so that they are installed when transfer of ownership occurs or an opted-out ability should the buyer want to provide their own. When moving long distance, a "complete" home would have been preferred.

There is no clear communication on who should we reach out to in case of any support required. Also, I was disappointed that support takes a long time to respond to any help.

Throughout the purchase process I was told things by the Lennar realtor that were later found out to be straight lies. They told me that all the supply’s were secured and the only issue would be labor. My house was then delayed for 10 months with no real explanation. But I’m pretty sure it was delayed to get smaller houses done to meet Lennar’s quota for their stock value. The walk thru got delayed until the day of close even though I was repeatedly told how detailed their quality checks were flawless nothing was addressed before closing. The washer and dryer were not even fully hooked up. The solar panels that were supposed to be installed were not installed until about a month after I moved in and they are still not active. The HVAC system is the minimum size required by law and cannot handle more than 90 degrees, which isn’t much help in the Florida sun. There is no ownership on the Lennar side for these issues and when they are resolved, they are resolved with minimal effort causing other issues in the process. My experience with Lennar is straight forward and I love the value of my home in this competitive market

Construction took almost 1 yr to finish, closing date moved 5 times. Closed with interest rate 2% higher than when contract was signed because of construction delays- by the time house is ready for move in interest rates are already too high. Moved in and some issues with house still unresolved. Still waiting for Lennar to resolve some issues and have not heard from them still.

Felt like everyone in Lennar is too busy.

I was not very impressed whatsoever with the entire process. Never once did my salesman take the initiative to send me any photos of the construction process being that I am out of state. They told me they would do that. If the non-English-speaking crews that came in to complete each phase was not paid until the work was done to satisfaction, the quality of work would be much better. I feel as though there is absolutely no supervision, just everyone collecting a pay. sure, the houses look great from the outside but speak a different story upon closer inspection. The lending process was like being harassed. I basically had to tell my loan officer that I have the means, via my investments, to purchase the house in cash. That’s when he backed off. I think he was fearful of it I was going to go ahead and do so, especially because interest rates were quickly rising. my home buying experience was not pleasant. I felt like I was a number, I was told more than once, if you don't want it, there are others that do...way to make one feel welcome. Workmanship was an issue, ongoing, especially dry wall. I had to fight every step of the way to get things done somewhat correctly...no specialty items, just how it should have been done to begin with. If it had not been for BILLY, I would have walked away. He was the only person that was honest and listened to what I had to say. I understand it is a seller's market but there is no pride in workmanship. YOU MUST FIGHT FOR WHAT IS RIGHT, and you should not have to. ... More

I would advise potential homeowners to consider waiting to close on their home until their ENTIRE punch list is either complete or is very short and reasonable in length. It is reiterated to you once you receive a closing date, especially at the end of the month The subcontractors for paint, Nickolas C, area construction manager, has yet to meet with me despite my requests as well as the requests from the builder and the Director of Customer Care for him to do so. I hesitate to refer other buyers to purchase from Lennar.

I did my walkthrough a week before my closing day May 25 nothing of the list to got fixed. Cabinets unfinished not install still waiting next appointment is July 18 hoping they can do the job. Garage door is bent, they fix the rails but the door still bent. Electric problems got fix July 5 Plumbler finally fix July 7. A “new washer” never work so I have to call the warranty since i move there without washer because still waiting for Frigidaire and work with their rapid company and no parts, anyway the machine suppose to work was include with the buy of the townhouse but when I ask if Lennar can change and give a new machine they say no I have to call the warranty company. The machine never work, Lennar provide me no functional machine but I have to resolve the problem . I wired the money 4 days prior the closing because was a requirement I did my part of the arrangement but Lennar wants to sell so fast that is not producing quality houses. When I make the decision to buy from Lennar was because my two brothers bought from Lennar 3 years ago and they have the best of Lennar and now a got the worst. Love the house. Issues of where light switches are. Selection process to restricted. Orientation to the community was lacking. Sod was in fair condition; bushes seem to be dying. Would have preferred to have options on flooring. Never informed there would be a retention pond so close to my house.

Gina was excellent from start to finish. She was very attentive and thorough and despite being asked hundreds of questions, she responded to each and every one with patience and concern. We were updated on the progress of our home from start to finish with occasional pictures sent to show the progress. Everyone has been very easy to deal with; even after moving in, the team at Lennar have continued to be responsive to any and all concerns.

I have worked with and for builders over the last 20 years and have purchased new homes in the past. This has been a disappointing experience. Supply chain is a "thing" right now BUT my issues are not supply chain related. -Staff would not communicate with my Realtor about my concerns prior to closing -60 days later, they still haven't painted some areas in the front of my new home as well as numerous other issues -Landscaping not completed -Response to requests are slow (call backs) -Damaged flatwork still has not been scheduled but new flatwork is poured each day at other properties At the moment, I would not recommend Lennar....the multitude of issues has made what is an exciting experience a disappointing one. ... Lennar houses are great but be sure to add 3 months from the promised date you get.

Lennar has been great to work with so far. Dana has been awesome supporting our punchiest issues. GC has not been back to finish punch list issues after several calls and text. Dana is working on it. Kitchen countertop has pits and Cloudy spots that will not come out. I know several owners have replaced counter and carpet already. Lennar needs to look into supplier and quality going into condos.

We were super excited to close on our home in May. Lennar had attempted to move our closing day up a couple of weeks, which did not work with our schedules, so we left it as it. When we went for our first walk through, we shocked at the state of the house. Things were damaged. Things were dirty. We were promised it would be taken care of and ready to go. By closing day, nothing had been finished, including missing doors. We agreed to close since we had no where else to go. We were told the work would be done. It’s been two months at the end Of July and there is still a lot that needs to be done, in addition the amount of problems we’ve found in the home. Including water leaks, no security, no watering system, leaks in the sprinklers, dead trees, broke garage, damaged things that were said to be replaced etc. ultimately if we hadn’t had Deb in the beginning of the process help us navigate these challenges it would still be a mess. We are grateful to her. On the post closing side Abby has been phenomenal with trying to get people into get the work done. I feel like without the two of them there would have been no progress. We went and looked at the exact home that we wanted, it looked wonderful. We were told that everything in that house is what we were getting. Wood-like tile, crown molding that you can actually see (we got molding that is about two inches thick, useless waste of money), etc. NOT what we got AT ALL. Our house was supposed to be done in November, then we were told December, & every month that it wasn’t ready, we were told it would be ready the next month, until finally, May rolls around & it was done. There are still holes and dents in the walls, the baseboards are either caked with paint/caulk or have dents in them. We gave a list of things that needed to be fixed to the guy during the walk through. They did a few things & that was it. There are things we told them about during closing & they have yet to contact us about those things. The counters, cabinets & floors were covered in paint from over spray, leaked paint, grout that wasn’t cleaned up properly, etc. It has been two months since we moved in and I’m still cleaning these things. We have a patch of grass missing from our yard because of some leak issue. Not sure if it’s our issue or the neighbors. I will never be buying a house through Lennar again. Write everything on exception list, do not close if you aint satisfied. Lennar warranty is a mess. Construction managers are worse.
