Trying to reach service get full mailbox.

Alot of issue were found in the house, because they rush trying to build it. So we could close on the house. I would have rather waited then have our house rush.

The water smells heavily of sulfur. This should have been disclosed when we bought the home. We replaced the anode in the water heater with an aluminum one which was a temporary fix. I asked Lennar to replace it with a titanium one because the aluminum anode has already been eroded. I was told it was not their issue to fix since it was water quality. Yet, I believe since they didn’t bother disclosing the high sulfur in the water reacting negatively with the metal in the water heater would be an issue, it is partly their problem. It would be different if we weren’t willing to invest the money in our home to fix the problem which we have. We’ve added a water softener, purifier, and as previously mentioned, replaced the anode in the water heater. I’m simply asking for help replacing one last thing to try to make it work and was told no. Now I’m left crying every time I take a shower wondering why I didn’t do a better job of researching the area before moving. ... More

We closed on our house end of October. Before we did inspection or anything, we had an evergreen tree that was knocked down in a snow storm, that was ignored and still lays down on our yard. During inspection, we pointed out the paint splatters on the hardwood floors and were told the day we closed they would have it cleaned by professionals. We close and they did not do that type of cleaning. Seems like they did a lick and a promise because it’s March and we still have paint on our floors and it took two days to scrub construction grit off our kitchen island and counters. So much for a professional cleaner. After moving in, we found out our shower was constructed wrong. We let Ky know and he sent out the tile guy. Tile guy couldn’t fix it cause shower door guy didn’t come in. Tile guy told his boss but his boss didn’t communicate that to Ky, nor did Ky check in after to make sure the work was done. We had to reach out and still continually reach out to just be ignored. Same with our gutter/roof. Roof guy came to see why rain leaked onto our patio, said it was the gutters. Roof guy told his boss, boss never told Ky nor did Ky check in to make sure things got done. While my fiancée and I love our house and neighborhood, can’t say I’d recommended lennar to anyone unless I knew they’d be getting the kind of service we were told we’d be getting, which we obviously have not. ... This home has so many areas of shoddy workmanship. Ton's of clauking issues scratches on the wood flooring all over the house. Customer service pushes back on everything. I will never buy another Lennar home. everything from the Sales rep to the Construction engineer is only concerned about you giving them a 5 star rating. I have been hounded for months to give 5 star rates.

the finishes of the houses are of very low quality in my inspection I found many details which to see bought a new house are unavailable

There are few areas where Lennar has to improve, especially the construction quality is not up to mark or expectation. The sight/construction managers are over burdened due to multiple projects and they are not able to focus on quality of the block/home.

Lennar builds aesthetically pretty communities. Their attentiveness and concern for the individual homeowner is poor. The first construction supervisor, Andy, was attentive. Michael, who replaced him because they had too many closings scheduled, was always in a hurry, and eager to just get closed. Furthermore. we continue to find warranty issues after 5 months, and will submit them.

Overall I would not reccommend Lennar. While I love the majority of my home the two weeks prior to closing were not enjoyable dealing with the sales agent & contractor. They were dismissive and ultimately did not address some of the issues I had within the home.

Hard to evaluate and list is all, basically sales team overall was great, builders and trades did not provide a make ready home at close and still trying to get items finalize and fixed 4 months later with no type of compensation for all the miss work and wasted appointment where the trades didn’t come prepared for the work needed having to reschedule the same repairs in some cases many times over.

If it was not nadia and josie i wud not buy this and rather wait and buy some other house but this two people worked hard for me but i m not really happy of the service and response.

Quality of workmanship and materials very poor we found many issues that needed to addressed numerous times, and are still dealing with them i.e paint splattered all over the floor tiles and the dishwasher not connected correctly caused a flood in our living room ETC.

Have had a work order open for 5 months to replace a refrigerator. And my vent hood above stovetop has not worked since moving in (5 months ago)..parts on back order.

The quality of the house is not what I would expect for 1/3 mill. I have cracks in the walls and ceiling. The yards are so small you can’t store you garbage cans in the back. So my two car garage must lose a slot for the garbage. HOA is expensive. Smart house electronics seem to be beta versions (Not ready for prime time) water quality is borderline unhealthy can’t really recommend

Very misleading sales experience. Average warranty follow up. Average workmanship on overall build. Warranty items are bound to happen, but some of it stems from poor workmanship in the start. Community is very nice. The layout makes it esthetically pleasing. Amenities are nice. Gated community, not so much due to on going construction.

To sum it up, we are still waiting on our 30 day walk through issues to be rectified. It’s now been 7 months. Typical car salesman support. They sell you a house and then they are gone.

Before closing your property Lennar will definitely take good care of you, they'll answer all your phone calls, they will fix everything for you and they'll support you with great customer service. BUT ONCE YOU CLOSE the experience is totally NEGATIVE. Nobody will answer your phone calls, they will disappear and not worry about post customer service. Once you close your property with Lennar you are on your own. They only take care of you before closing. Once you close the customer service experience is terrible, plus nobody will take responsibility for warranty issues. They are always telling you to contact somebody else. ... More

I was promised during my walk through that the huge hill of mud beside my home would be removed. It is also being used as a trash dump. Been over 4 months now and absolutely nothing has been done about it. If you drive down the alley behind Caite ridge road you can’t miss it under the power line. I guess since all homes on that street are sold it no longer matters.

It’s been 5 months since we closed and moved in ... there are still several issues that need to be repaired. Not a good experience with responsiveness. Also, I was asked to sign documents that stated that some of my issues were already fixed when they were not. Had to escalate!

The workers dump trash everywhere including bottles filled with urine. Find these things when digging in garden. Takes forever to get them to repaint our side wall outside which is at least 2 different colors of white. The plumbers who came from problems were rather derogatory until they found that AT&T had drilled through our sewer. Also we are hooked into neighbors sewer before draining to city sewer. Both bathtubs had holes which took 2 months to get fixed. Workmanship is poor.

Issues are very slow to get addressed. Had a walk through 1 week before closing, was told all issues identified would be corrected before closing. We paid cash for our house at closing and were not able to move in for another month. After trying for two months to get items corrected I was told to submit the issues as warranty calls. After numerous cracks started appearing 3 months after we closed in the stucco. The house is only 6 months old now, Lennar says this is normal and I must repair. Funny not the first home I had, yet it has more cracks than my last home in California. A leak developed back in late August, it took over a month to identify where it came from, a crack in the stucco above window(was there no flashing). It then took another month get the initial repair with stucco patch and has still not been painted. One of the repair people that came, damaged the trim on the front of house and failed to notify me. I notified Lennar of this over 3 weeks ago, no one has showed up to repair. Warranty's are only good if the builder responds and resolves in a timely manner. ... More

As the saying goes, "first impression is the last impression". In this instance, I tend to disagree with my homebuying experience with Lennar. The first encounter with my agent was quite impressive. The questions I have fielded were answered with conviction. However, I have felt a sense of deception and distrust along the way and during the construction process. I had asked a few questions regarding the construction specifications, but those didn't materialize at the end. Bottom line, do your diligent research before you sign the contract. Ask current homeowners with their experiences, etc. The house I moved in have issues that have not been looked at or rectified as of this review. The insulation is very sub-par. It is uncomfortable during the day, having the AC set at recommended 78° and just runs all day long. The temperature in the garage is unbearable. I ended up insulating the attic myself. And to mention, found some empty beer cans up there. Perhaps, the construction folks needed some refreshment to stave off the heat. Makes me wonder if building inspectors are actually doing their job. My move-in was a month delayed. The closing process was a sigh of relief and went without a hitch. ... More

While I love my new home, the customer service is awful. We have been in the home for 6 months and things that should have been fixed before we moved in still are not done. We were told it would get fixed quickly. If I had a recommendation for anyone it would be to put off closing escrow until the things you want done are completed.

Since the middle of August when Ernie was transferred I have been trying to get repairs handled. Most have been request multiple times. I was advised Ron was the new contract and was advised by him the middle of September he stated he had 10 communities to deal with but as of today still have not been contacted to take care of the issues. He stated he would take care of the issues but when. I am not happy. I was required to act timely but apparently the same rules don’t apply. I have a list of about 12 plus items. I feel I was more than generous with my rating.

I think if you go into buying a home from Lennar with lowered expectations, you'll be OK. The construction quality is average. Not terrible but definitely a little sloppy. For example: I can feel several clumps of dried drywall mud under my carpet (Lennar's suggestion was to get a mallet and try to pound the clumps through the carpet until I can't feel them anymore), installation damage to wiring and appliances, the yard was full of leftover construction debris, and when they were repairing one of my walls and removed the drywall you could see the space behind the wall had a bunch of trash just left there by the construction crew. (Trash which the repair crew just left behind the wall, by the way.) The fixtures, cabinets and appliances are nice. The smart-home features are a nice idea but Lennar and Amazon don't have the implementation fully worked out yet so the homeowner is left on their own to troubleshoot a fairly complicated setup. Responsiveness is good up until the day you close. They, and their preferred lender, were very helpful and responsive throughout the financial and purchasing side. Once they have your money, though, responsiveness drops WAY off. Part of it is that they have local staffing issues so they can't seem to keep anyone in the customer care position long enough to get issues resolved. That said, the price is lower than the competing builders that offer higher quality so I guess you get what you pay for. As long as you don't put any stock in their lip service about a "Zero Defect" guarantee and go into it expecting to get an average house for an average price, you won't be disappointed. ... More
