Everyone and everything is great until the close.

Many items not completed at closing but the buyer is still required to close. A neighbor had to close without a certificate of occupancy. It has been 4 months since closing and many items have still not been resolved. Example of issues: Wrong carpeting, chipped mirrors and flooring, missing window sills, missing screens, scratches, chipped and gouges in kitchen granite countertop, floor tiles scratched, bent garage door. tiles missing on roof, vent not installed on outdoor grill, dirty grout in bathrooms, bent lanai frames. They are in such a rush to get the work done so they can close that there is minimal regard for workmanship and completeness. The development itself is wonderful, the overall workmanship on the homes is poor. Each repair/fix is a different vendor and they expect the home owner to be available whenever they have time to come out. God forbid if the homeowners actually have a job and aren't available during the day. It is very frustrating to still be dealing with this on almost a daily basis. ... More

House looks nice and style but thats about it. when it comes to other things, it didnt amaze me a whole lot. Issue after issue and wasnt all smooth. Communication could be improve a little better with warranty services now that we are into 4 months residing in the house. Sadly but it is what it is.

Do a thorough walk through, expect many discrepancies.

I have walls that are not straight and bow out. The finish work with bot the drywall and paint is terrible. You can feel under the carpet how uneven the subfloor is. I was missing the power cable that wires the tankless hot water heater to the house so we had no hot water when we moved in. The HVAC unit was installed incorrectly, had to have the HVAC company back twice to fix. Drywalled over the light switch in the hall.

When purchasing my new home at Lennar what was presented to me was not what was delivered

Poor follow up. The construction manager and his team must be more important than the home buyers. A customer service manager followed up by telling us to put work orders into Lennar’s website. Shameful.

My wife and I were excited to be moving into our brand new home. Once we moved in that excitement changed fast. We started to notice things we didn’t notice in the walkthrough. Baseboards not being caulked, paint on the floor and all over the baseboards. Glue from the floor coming up everywhere. The floor was put together badly. The carpet was just thrown down. Never swept before laying the carpet. There are many more things. I would not recommend lennar

I have sold homes in Las Vegas since 1994 and was very disappointed in the home buying purchase.

Check and inspect thoroughly before signing, I believe the property is over priced

Initial purchase seemed ok but after the fact when needing help and things fixed it’s like pulling teeth to get things fixed or made right.

Building too fast craftmanship and the inside details not living up to the Lennar name. I was so excited about moving, I love the floor plan and the community just some major misses on the building standards and interior standards.

Communication is an area that Lennar needs to work on. We closed on our house in June. We are still waiting for the garage door to be replaced, it was noted at the closing. We have also had problems with all of the AC units and can't get anyone to call us regarding these issues. We are now receiving notice from our lender that our address does not exist with the San Diego Tax Assessor's office. They do not know who to pay our taxes to.

Once you get the CO and move in, the work that should have been fixed was not completed on our home. I plan to start with work order for each of the items not completed.

Good, NOT GREAT, quality. Very inflexible. Kept using the permitting excuse when I even offered to pay for the re-permitting cost. TO THIS DAY, they have not fixed the 4x4 support in the basement that has some splitting in it. GOD protect us from harm if anything should happen to that support.

We relocated from California to Florida in June 2021. We chose Lennar homes because we had a few friends in CA that purchased homes from Lennar and we fell in love with their homes. We were excited about our purchase until we moved into our home here in FL. Upon moving in, Dylan, the project manager at the Osprey Reserve Community, gave insight into how Lennar decided which items to include or not include. For instance, he stated that screen doors on the sliding door were no longer provided because Lennar was tired of replacing screen doors that were under warranty. Additionally Dylan explained that door bells were no longer included. His reasons were that 1) it allows homebuyers to install whatever type of doorbell they like and 2) it helped reduce costs to the corporation (at the expense of the homebuyer.) Dylan, lied for lack of a better term, and told us that although the door bells are not included, the door is prewired for homeowners to have them installed. This is not true. While decorating our house a nail was dropped on the tile in our flex room and we noticed a "pinging" sound when the nail hit the tile. A few days later in our kitchen something fell and again we noticed that "pinging" sound. We went to a carpet store in Ruskin and while shopping for carpet the we were telling the carpet installer about the tile in our home. He stated that the "pinging" sound means that the tile is hollow underneath. We then spoke to 3 additional people who work in the flooring industry. All 3 concurred that what we were describing means that there is a void under those tiles which can result in the tile moving or cracking and it should be repaired as soon as possible to avoid such happening. We proceeded to place a work order concerning the tile with the Lennar Warranty Dept. Hailie, the Lennar rep in the warranty dept. scheduled an appointment with the inspection tech to come out and see why we have 163 tiles that sound hollow underneath. (Again that 163 does not include any that may be in the family room because we excluded those tiles because we're planning on installing carpet there,} On September 22, 2021, Matt, the supervisor from Stewart's Flooring America came out to inspect the tiles. He claims that this hollow sound is normal which we find difficult to believe because 3 other flooring specialists say that hollow sound indicates improper installation. Matt, is the ONLY floor specialist who claims it is normal, and of course he would insist it was normal because to do otherwise would be agreeing that his company did shoddy work. Matt went on to say, sarcastically that if we wanted him to fix it he will for $15K. Another comment made by a Lennar Virtual Warranty Dept rep made us question the tile installation even more. His comment was "Well it sounds like they wanted to just hurry up and finish the job so they could go home." So as you can see even your representatives realize the work/craftsmanship is awful. We are fortunate that the tile flooring is really our only major problem with the house. There are many things that we are choosing to not make a big deal over but flooring is NOT one of them. We understand that the tile is guaranteed for 12 months but as we've stated to every individual we have spoken with about the hollow sounding tile, if it breaks one day past the warranty period we will have to fix it at our own expense. This is unacceptable since we know well within the warranty period that there is a problem. We also know that hollow tiles are more fragile and will be easier to break should something heavy fall on it. We should not be burdened with the potential cost to fix tiles that break after the warranty when we are all aware of the problems well before the warranty time expires. ... More

I feel like the builders rushed through the process and no one actually walked thru the home to verify the work was done properly. I had so many problems with this home after moving into it . Things are finally in an ok place , but now there is already cosmetic issues on the exterior. It’s only been 3 months since I moved in and repair needs to be done to that

Cheap materials & very low quality of workmanship!

They are rushing and missing important parts of quality to the home. The construction management is not knowledgeable.

Finishing touches were somewhat shoddy. For example poor coat of paint on the door and inferior paint job on the inside.

Constantly moved closing date. When we started closing we were told we must close on the 19th. They kept moving us back to a date of the 31st. We resent multiple documents. Some 3-4 times. Unable to get a hold of maintenance team for repairs.
