Everything is NOT included. There is yard maintenance. The house was not ready at closing. Cleaning crew was on site for 30 minutes. Punch list was extensive due to incomplete or shoddy work.

Working with the warranty person Talisha has been good. Working with Lennar during purchase was frustrating and disappointing. We feel that they strung us along with an issue that was brought up when we looked at the house the first time with their salesperson. A resolution was denied two days before closing approx 4 weeks after the issue was brought up.

Subfloor already makes noice , carpet work is horrible. Other than that house is beautiful.

We have had many issues with our home from cracking and collapsing concrete, broken sprinklers, so much settlement that our front door won’t lock and our fence gate won’t close, broken water heater, pooling water and more. Anytime we submit a request it takes months to get a result and weeks for our customer care rep to respond. Super stressful and disappointing.

The quality of work would’ve gotten 5 stars if my flooring wasn’t awful. We had our final walk thru/move in on March 30 2021 and when doing the final walk thru everyone agreed the flooring was horrible. We marked it with tape and were guaranteed they would take care of this for us that same week. I even took 2 weeks PTO so I could be home and not delay the work… It’s been 4 months and my flooring has only gotten worst and we still have areas with tape that were never fixed. I’ve requested service numerous times only to have a Lennar Rep either do a virtual call and agree the work is bad or have someone come out to take pictures of my floor. They’ve came out about 4 different times only to tell me “I will take pictures and open a case for you.” This is ridiculous, at this point I feel you guys are avoiding the situation until the warranty is over. Which is what happen with the plants, the day of the final walk thru Lennar Rep. agreed the plants weren’t the best and verbally agreed to have landscaping come and replace the ugly plants ya gave us with nicer looking plants. (We are the only house with these hideous plants) But as soon as we signed and I called the very next day to get something scheduled ya turned me down saying we can’t do anything about them. Which is just wrong considering I had the Lennar Customer Service Rep & Construction Manager both on site telling me it would be taken care of that same week. The only other issue I have was the loan estimates were terribly off. The first estimate I received said we would be paying approx. $1600 monthly then I got one saying $1800 monthly and the final real deal closing ended up at $2300 monthly that’s a 43% increase from the original estimate. ... Average…..most things fine, others great, some poor

While I do not believe my home is a disaster, I do feel there is a culture of doing questionable work for the sake of turning a sale quickly and then returning to resolve the initial lazy and sloppy work. Our builder told us he was in our home quite a lot during the build, but he failed to faithfully audit his teams work. What the SINGLE MOST OFFENSIVE thing he did was cause damage to the doorway the day of our closing and was not responsive to fixing the damage. When he finally sent workmen to repair the doorway, the workmen did a laughably embarrassing job. Lennar customer care and other Lennar management team members were in awe at what they saw. Customer Care associates were the bright note in an otherwise disappointing experience. The pond view behind my home has resembled a landfill and it was me alone that went out and pulled trash and construction materials out of the water. I truly understand the growing pains any new home and community can go through but there is an obvious vibe evident that management here is not on point. I do not feel Lennar cares. ... More

Quality and pride in workmanship today is not what it was when I purchased my first Colonial Heritage home 2009

We had several major issues that should not have occurred with a top builder. First, the sewer line was busted between the house and the sidewalk, backing up sewage. Lennar was fairly quick to respond, but it took two days to fix. Second, the grading and sod is terrible. Lennar has yet to fix it. Third, the alley way concrete is cracked and crumbling. Lennar has not fixed the concrete. Fourth, the alley approach is designed poorly and cars consistently run off the road causing deep ruts in the adjacent lawn areas. The Ring doorbell was installed missing parts that were taken to fix neighbor homes. It took Lennar over four months to fix the problem. The Ruckus WiFi did not operate on the first floor. It took a couple of months for Lennar to find and fix the problem. ... More

Avoid buying move-in ready homes - you forego the ability to check their work before walls go up. Judging from the sloppy finishes, I wouldn't be surprised if there are latent issues that will arise down the line. Already, I'm dealing with failing grout (within a month of closing) that they attempted to use grout in a tube to fix. Of course it's not holding and they believe owners are clueless enough to believe this is an actual fix and literally stand there arguing (justifying) all the issues in the home.

The building process included a lot of mistakes and miscommunications. Our home has required a lot of warranty repairs so far and all of the claims have involved poor customer service. Our sod was installed without any sprinklers / routine watering for weeks before closing and has been a nonstop effort and expense for us to salvage it since moving in. The process of building the home and dealing with the ongoing repairs from negligent work has been stressful. We do enjoy the neighborhood , and the price that we paid for our home at the time we purchased. I could not imagine paying todays pricing for the product and services that we have experienced. ... The biggest issues we've had have been with the warranty and issues we had with the house even before we closed. They build them quick and sloppy and when they send out people to "fix" issues they just cover it up and don't actually fix anything correctly. If you want a quick built homebuilder that sacrifices quality for quantity, Lennar is there for you.

It’s a “cookie cutter” design. Minimum input or changes you might regret later other than that beautiful house. Takes forever to get any deficiencies corrected.

I have had many issues and, although they responded quickly, most of the issues have not been resolved after repeated tries. I’ve never had this bad of a n experience with a new home!

They said trails and a pool. Have no idea when the pool will be started. They decided to make the rest of the trails not a hard surface. Very slow to act o. HOA requests. They left wire and the retaining cloth all through the backyard

Price for home is high, also electronics are not good quality.

Since moving into my home , there’s been some concerns that occurred from what I believe to be a rushed job and therefore affected the quality of the house

Customer care doens't care about customers at all.

Once the papers were signed, Lennar became difficult to get ahold of with issues.

We felt the sales and financing process was professionally handled. However, once in the unit, we had to invest a lot of time dealing with construction related issues. We still have none of the smart home features working since we ran out of steam to deal with that after fixing the elevator mechanics and finally getting phone connectivity in the elevator so that the next time the elevator gets stuck and someone is trapped inside, they have a lifeline.

They use cheap products. Low grade flooring. I had to choose between low grade engineered flooring or low grade LVP.

Not satisfied with issues that have not been fixed

Post-ownership service has been great. Pre-ownership service was non-existent, therefore the low rating. The fact that we received one plat map that had been revised, but we weren't given a copy of the revision for over a month was cause for a law suit, which we elected not to do. They moved the foundation 4 feet which caused us to have to knock down a wall and move the a/c unit to bring equipment into the back yard for a pool build (at our expense). When asked before framing was completed, if the gate and a/c unit could be moved to the now "short side", we were told no. When asked if we could pay to have the garage insulated at the time of insulation, we were told no. There was no customer support prior to us taking ownership. As to quality? Buying process was pretty smooth and sales staff was on point and very quick to respond. After closing, the construction and communication has gone down hill. Would strongly consider other builders on my next home purchase. Overall experience was a 6/10.

Would not recommend at all if you are a 1st time homeowner.
