Everything is NOT included. There is yard maintenance. The house was not ready at closing. Cleaning crew was on site for 30 minutes. Punch list was extensive due to incomplete or shoddy work.

Working with the warranty person Talisha has been good. Working with Lennar during purchase was frustrating and disappointing. We feel that they strung us along with an issue that was brought up when we looked at the house the first time with their salesperson. A resolution was denied two days before closing approx 4 weeks after the issue was brought up.

We have had many issues with our home from cracking and collapsing concrete, broken sprinklers, so much settlement that our front door won’t lock and our fence gate won’t close, broken water heater, pooling water and more. Anytime we submit a request it takes months to get a result and weeks for our customer care rep to respond. Super stressful and disappointing.

The quality of work would’ve gotten 5 stars if my flooring wasn’t awful. We had our final walk thru/move in on March 30 2021 and when doing the final walk thru everyone agreed the flooring was horrible. We marked it with tape and were guaranteed they would take care of this for us that same week. I even took 2 weeks PTO so I could be home and not delay the work… It’s been 4 months and my flooring has only gotten worst and we still have areas with tape that were never fixed. While I do not believe my home is a disaster, I do feel there is a culture of doing questionable work for the sake of turning a sale quickly and then returning to resolve the initial lazy and sloppy work. Our builder told us he was in our home quite a lot during the build, but he failed to faithfully audit his teams work. What the SINGLE MOST OFFENSIVE thing he did was cause damage to the doorway the day of our closing and was not responsive to fixing the damage. We had several major issues that should not have occurred with a top builder. First, the sewer line was busted between the house and the sidewalk, backing up sewage. Lennar was fairly quick to respond, but it took two days to fix. Second, the grading and sod is terrible. Lennar has yet to fix it. Third, the alley way concrete is cracked and crumbling. Lennar has not fixed the concrete. Fourth, the alley approach is designed poorly and cars consistently run off the road causing deep ruts in the adjacent lawn areas. Condescending attitudes from customer service and sloppy finishes

Avoid buying move-in ready homes - you forego the ability to check their work before walls go up. Judging from the sloppy finishes, I wouldn't be surprised if there are latent issues that will arise down the line. Already, I'm dealing with failing grout (within a month of closing) that they attempted to use grout in a tube to fix. Of course it's not holding and they believe owners are clueless enough to believe this is an actual fix and literally stand there arguing (justifying) all the issues in the home.

The building process included a lot of mistakes and miscommunications. Our home has required a lot of warranty repairs so far and all of the claims have involved poor customer service. Our sod was installed without any sprinklers / routine watering for weeks before closing and has been a nonstop effort and expense for us to salvage it since moving in. The process of building the home and dealing with the ongoing repairs from negligent work has been stressful. We do enjoy the neighborhood , and the price that we paid for our home at the time we purchased. I could not imagine paying todays ...

The biggest issues we've had have been with the warranty and issues we had with the house even before we closed. They build them quick and sloppy and when they send out people to "fix" issues they just cover it up and don't actually fix anything correctly. If you want a quick built homebuilder that sacrifices quality for quantity, Lennar is there for you.

We felt the sales and financing process was professionally handled. However, once in the unit, we had to invest a lot of time dealing with construction related issues. We still have none of the smart home features working since we ran out of steam to deal with that after fixing the elevator mechanics and finally getting phone connectivity in the elevator so that the next time the elevator gets stuck and someone is trapped inside, they have a lifeline.

Post-ownership service has been great. Pre-ownership service was non-existent, therefore the low rating. The fact that we received one plat map that had been revised, but we weren't given a copy of the revision for over a month was cause for a law suit, which we elected not to do. They moved the foundation 4 feet which caused us to have to knock down a wall and move the a/c unit to bring equipment into the back yard for a pool build (at our expense).
