Michael was our sales person. Amazing experience. Professional and accurate execution. Lennar Mortage…was almost perfect but they didn’t pay all of the HOA yet so we are having to be the middle man for it. Warranty after the buy…big ZERO. I’ll just go straight to the big one: neighbor had drainage issue in backyard, James from warranty told her she needed a french drain (she did not, it hasn’t rained), Lennar hired a sub contracted party to install this drain. We had a house already with Lennar that was great quality and a great buying experience. We chose to upgrade and it has led to a great deal of disappointment although the house is exactly what we want. The amount of sloppy work that was done is highly disappointing. What was even more disappointing was being charged $16,000 for delaying a closing when the house was done earlier than anticipated and yet almost nothing on our punchlist was completed. I have a villa on Gable Dig loop. The single car garage could have been bigger. Drive way could have been bigger. Few guest parking spot could have been done for villa owner.its a 55+ community. No one would like to go to clubhouse to park the car for guest in Florida’s hot weather. Still builder can help building few guest parking spots on every street. These looks small issues but it’s not for 55+ people.

Lennar has been pushing for closing homes before they are completed. Quality controls are suboptimal. I will list issues that we encountered after closing. We were not provided keys to the front door for almost 4-weeks after closing. Door locks had to be replaced on Patio doors because the provided keys did not work on them. The Mater bathroom toilet, sinks and showers were blocked and needed plumbing work. The HVAC need work because Freon was low and the vents were not properly opened. It was overall good. The only thing I didn’t really appreciate was the home loan officer that I worked with, who was very unresponsive and difficult to deal with. Not helpful at all, especially as a first time homebuyer, the loan officer made it such an unpleasant experience. During the home celebration/inspection, we found a few paint that needed to be addressed and I was promised that we can ask for some paint after we fully moved in. Now that we’re all moved in for a month now, they’re saying they can’t give us any paint as it is a state law.

I pay extra for this lot , thinking offers privacy but the lot is full off low quality clay dirt. So its useles nothing can be planted on it when it rain takes long to drain ,when its dry is hard like rock and crack..

Our sales rep Ashley was awesome but after we got into the process we were hit with so many websites and “individuals” in charge. Most never contacted us or just sent another thing to do, no consistency. Was never asked or consulted on my interest rate or points. The day of our celebratory ( not sure what that means-in other new homes the team showed up and usually had a welcome gift) walk thru the whole company was in a meeting. The materials used do not match the price point of the house. It’s across the entire neighborhood. From the house materials, to the inside, to the outside. Here is an example that is almost laughable. The sod they installed was found to be Bermuda grass that was over-seeded with Rye grass It looks awful to say it nicely. They tried to tell us it was because we allowed weeds to grow, multiple landscapers said they were wrong and trying to cover their tracks. During the buying experience I was displease to be told by my salesperson, Michael that i could not choose anything with regards to my home to include the lot and that I had to take what was given to me. If you buy a home here, be prepared to spend additional money outside of the purchase price for upgrades. We hired contractors to replace the standard rack pantry shelves with wooden shelving. Also hired a contractor to paint the entire inside to replace the flat paint job with satin paint. Also hired a contractor to replace the standard tub in the guest bath with a soaker tub. The homes are all spec homes so you can't customize anything. The upgrades we added weren't necessary, but we wanted our new home to sparkle. Best buy for the money. Both the house and loan. However, make no mistake, that price comes at a cost. The processes and policies have very little flexibility. Either you are on the Lennar train or you are out. I caution buyers to read earnest money agreement carefully, as it is not the industry standard and you will be held to what is in there.
