Beautiful community but construction and responsiveness wanting

Contractors work quickly and not very well. Lennar should build their own homes. There were so many work orders. This was frustrating. I didn't expect to become a construction manager after buying a home. We should get a discount. It's unfair to put that on the home buyer with all the stress of moving.

Safety Issue: There are NO railings on the walkways. This is a major falling hazard, especially for kids and elderly residents. It's an accident waiting to happen. Parking Nightmare: They gave 50 homes only 10 guest parking spots. That's one spot for every five families. It's impossible to have friends or family over. This isn't the safe or convenient community we were promised.

Overall, construction is very cheap, down to the electrical sockets which I have never seen the likes. The appliances are another issue. They will not last long. I have never seen this quality in a new build. Very disappointing. You could have done some better.

We do like our house but throughout the process we’ve realized we will likely never use Lennar again. The lender we used (through Lennar-Sam) was horrible to say the least and obviously only had Lennar in mind throughout the process. Our appraisal was much lower than we paid and that component was very unsettling with how it was taken care of. Sam was pretty manipulative when speaking about it. Overall did not have a good experience. Aaron and Lennar Title were amazing, but everyone else was extremely unresponsive and unprofessional. We were given an interest rate during our initial purchase agreement that later turned out to be nothing but a dream. They made promises they couldn’t keep, and it was nothing short of a nightmare. It's been a nightmare for the first 3 mos so far. As you spend time at the house you see more and more mistakes and lousy craftsmanship, from doors mishung, over screwed hinges, misroutered strike plates, bulges and divots in the plaster and Sheetrock over bulging framing. The absolute cheapest , but good looking kitchen and bathroom cabinets-glued and pinned together but with bad finishes on doors and pins sticking straight out of the drawer boxes and glue just floating about the boxes. When I read the Lennar builder site everything seems to be high end qualities. The loan officers and other personnel are great but the building quality and workmanship is cheap, lack of caring, and attention to details. It shows in the tiles uneven and not all full has adhesive, terrible caulking, painting is cheap and easily marked, cheap shower tiles with grout not sealed, cheap carpet, no shower doors, drain very slow, washer and dryer small and low end of GE, the water line was set up incorrectly and full of sand, sliding doors constantly have bugs and debris coming through, extremely ...

Lennar builders don’t tell you the entire truth regarding warranty and how nothing falls under the warranty. Smoke screen of things you will receive half of the extra amenities pool etc aren’t even built because they’re so busy constantly building houses!

Lennar not very responsive to issues post purchase

We had 2 major issues, water heater not working with outside temperature about 60 degrees, AC not working with outside temperature 95 degrees. We had to take cold showers for 4 days. We had to live in 90+ temperatures without AC. We had to escalate to get anything done. Both of the above are emergencies but not for Lennar

Homes are maid cheaply no quality workmanship and material. They just look pretty. Drive way, for a 4 car garage was designed poorly. Not even 2 cars can park next to each other on the drive way without getting too close to the house. Even though I paid 25k for landscaping in the backyard, I had no input how to make it just a rectangle patch of grass with no nice shape. Not all rooms have low voltage wiring which should be standard. Cheaper houses have been pre wired for cable and internet since 20 years ago. Up to moving in was fine! I’m really not impressed with the construction manager Dave. He arrogant and condescending. When I did my pre move in I came with my kids because they were excited. He looked disappointed and told them to go upstairs while we did it without asking me. That was very rude. I called him because my water dispenser in my fridge is spraying everywhere and I said I’m not sure I can fix it, he stated if I can’t you can’t. That was strike 2. Extra switch should be added in the rooms for fans. Double ended switch should be added in the foyer. All bathroooms have no napkins no holder amd towel holder and unutiltized space next to master bedroom sink which could turn into closet. Master bathroom does not have a lock, a tub and a window. No fans and no switches extra provided in the house. Internet point should be in all the rooms but there is only 3. There is no handles in the kitchen cabinets. There is no light in the driveway. Fence material is cheap not good quality.

While the layout works for our needs, there are several issues that reflect a lack of attention to detail and some questionable material choices. One of the bedroom doors is misaligned and does not close properly. I would like you share my honest opinion here. We moved from other city and it was like 5 hours drive from there to here in Katy TX. I saw my house when I almost bought it. The1st big shock that I received by this house was the door of bathrooms that are NOT wheelchair accessible with a special need child it is so hard that no body can imagine. Kitchen pantry and closets are so small though we have plenty of rooms in the house lennar needs to find some better builders in this regard or people who make maps of the houses. If you want to buy from Lennar please check thoroughly everything.

Overall buying experience was good, people were very nice and professional. Customer service is very slow at getting things done and some things that were really important to get replaced I’ve been denied. Not very happy about that when I haven’t even been in my house for 30 days yet. Like the community, everyone is friendly and nice.

Good pricing, good support until you close. After that, it’s clear to me that the primary goal from the warranty team is to not do anything. Super different from previous home built with another builder that would go above and beyond. Have been waiting for almost 2 months for one issue.

Financing through Lennar was a nightmare. Buyers beware. The incompetency of the underwriters and managers was astonishing. The entire sale of our home was delayed for weeks because multiple underwriters were unable to read a ledger. It was so bad I almost purchased calculators in bulk to send to Lennar. The home is fine, and the craftsmanship is average.
