If I had to do it again I don’t know if I would purchase another Lennar home. Several little issues, terrible finishes on the walls lots of drywall mud globbs they were just painted over. Tape on all the roller ball catches never removed. Gutter on lanai still leaks , lanai floods everyone it rains, neighbors house amd lawn are higher then mine so all his water runs to mine . Who did the survey for these houses did they know how to use a transit . None of these houses should be low at all every home should be set at 6” min above finish grade . Also the drip pan on the condensate is not connected to a drain line I was told by code it doesn’t have to, so what do you do with the water buildup in the pan . And who decided to put the driveway pavers under the overhead door seal . Who in there right mind would think the seal is going to work as it can’t settle into the paver joints again letting water into my garage. Also who picked the fixtures as well the towel bar and tissue holder in the baths would it make to much sense to make sure they matched , brushed towel bars and tissue with chrome faucets ? Cheap plastic toilet seats, constantly find little imperfections on trim, drywall and paint . Been in the construction industry for 47 years the last 10 as a QC PROFESSIONAL who if anyone does your QAQC prior to turnover , as well at turnover you provide no literature , list of fixtures, appliances, hardware , doors , windows , paint, interior and exterior, pool equipment, floor tile manufacture and color, ... I understand the homes are affordable and you get what you pay for, however I would have gladly paid a bit more to get a complete house. I only got sod in half of my yard, after closing I had to constantly follow up to get the sod installed. The fence has no warranty and it’s already falling apart, there is no faucet in the backyard. I also found the builders fee in the contract sneaky, I noticed the fee but I bet many buyers don’t. Overall I regret buying a Lennar home.

Please take your time during your walk through. Everyone is moving 100MPH to get you to closing and lots of fine details are left out. We made the mistake of doing our closing the morning of our walk through...the men were still in our home "completing" the last-minute items which were still not done. Once you close, they are not timely in sending people to your home to repair. You go with many days and hours wasted of no one coming or calling you back. You get the round around of calling A, B and C because they are no longer responsible for those items you now need repaired in your BRAND new house you purchased. I have already had a leak in my bedroom from our very 1st storm here and the person that was assigned to my case Illiana, at first told me my claim was going to be denied because we had a lot of rain! Who says that to someone that just spent several hundred thousand dollars!!!!! We didn't buy a tent, we bought a LENNAR trusted built home. Plus, you never want to tell someone flat out NO without giving them some options. The other frustration is they dont respond right away but when they do, they say we will be tomorrow at 10 and if you want this done, be there! Thats also not okay. People have jobs and jobs require notice. I just spent my whole day on Monday, waiting for someone to come from 8am-12am and no one arrived. I got a follow up call 2 days later letting me know the GC is going to come to my home today at 10am, again without asking if I am going to be home. So once again people, make sure you spend a lot of time in the home. Dont let anyone rush you. Print a checklist on line and bring with you and DO NOT close until all the work has been done. ... I commissioned the construction of an Ashton model single-family home in the Shenandoah Springs Community. I am a Structural Engineer and have worked as a General Contractor my entire career. So my review will be performed through this lens. SALES: Very eager to make the sale and then all communications ceased. They requested $10,000 made in two payments as a deposit to hold the lot and begin construction. I paid the first $5,000 and then I had to complain to receive the payment link for the second $5,000 payment which almost put me in default of contract and would allow Lennar to seize my initial $5,000. I suspect this deception was done on purpose. CONSTRUCTION: When the lot was finally released for construction to begin, I was assigned a Superintendent who was wholly uncommunicative in regard to defective foundation work I observed shortly after the concrete pour. He then left the company due to medical problems and a new Superintendent was assigned. I had to conduct weekly inspections of the jobsite to stay on top of numerous defects in materials and workmanship that made its way into my structure: Holes punched in the framing wall, numerous core drill holes in the subfloor where they turned their plumber loose with a crack pipe and a hole saw instead of a measuring tape and drawings with measurements, a plumbing rough-in for the basement concrete slab that was not laid-out correctly which I had to insist upon correcting since they charged me an additional $10,000 for it, and one of the structural support members which acts as a column to hold up the structural beam and lintel was completely cut-away to install the stair landing support joist (jeopardizing the integrity of the structure itself). During the final walkthrough inspection and punch-list, I was assigned a trainee that did not use common industry standard descriptions for materials and remediation of defects for the punch list. On the Exterior of the house, the Vinyl Siding Subcontractor was completely incompetent and affixed the top of the vinyl siding run that comprised the finished facade of my structure incorrectly with finishing nails through the vinyl itself. This caused the vinyl siding to begin cracking, buckling, and warping. I made several complaints as I know the proper way to install a vinyl siding cladding system, and I was sent a man by the name of Todd with Lennar who attempted to outright lie to my face that the shotty installation was acceptable. When he discovered I was a structural engineer who had a full set of Contract Drawings for the home, and after a series of twelve complaints via email, phone, and text message where I had to physically provide their installer with vinyl siding installation instructions, a link to the missing hardware piece, and a "How to Install Vinyl Siding" instructional video, the attempts to lie and to cover up completely defective, lazy work was resolved. The vinyl siding installer left ladder marks on my finish trim and refused to clean them back to their original condition. Sod for the lawn was also laid far outside of the recommended ambient temperature of 75 degrees Fahrenheit as it was 103 degrees during a June heat wave and numerous portions of the lawn failed to take root within two weeks of daily watering. I am still awaiting replacement of defective sod as of the time of this review two months after closing. MATERIALS: This is a production builder that is publicly traded on Wall Street. They purchase the cheapest materials imaginable. Drywall is essentially Paper-Mache and will dent if you breathe on it too directly. The Paint is flat and cheap. It marks almost immediately with the slightest brush against it and attempting to wash the mark from the wall leads to removal of the cheap paint and damage of the thin drywall below. Concrete for the foundation is not poured and finished correctly. It is poured as quick as possible and finished as little as possible. This led to numerous defects such as "Bug Holes" where the tiny air bubbles are not vibrated out of the concrete leaving tiny voids throughout the walls and slabs, shrinkage which led to cracking along structural joints and finished surfaces, "Honeycomb" which is where the concrete mixture fails to mix together correctly leaving huge voids and parts of the concrete that can be removed by hand, and general carelessness after the placement which marred several smooth-steel trowel finished surfaces. It was very apparent that the Construction Managers for Lennar seldom walk the active jobsites and allow their disinterested subcontractors to run the entire job without accountability throughout their portion of the construction process. ... The quality of the home is not good.

When we talked to the new home consultant, it was great. He was very straight forward and answered all our questions. During the first walk through, there were no power so we couldn't test the electricity. The oven was not working; the main bath vent/fan was not working. They were reported and during the second walk through, the oven still was not working; the fan worked but it was out of commission within two days after we moved in. Issues came up rapidly. Light switches not working, oven was still not working, fan/vent was not working. After I reported them, they really took their time to response. I still have outstanding issues that haven't been resolved. When the electrician came by to fix the light switches, even he said the connection were terribly done. Don't get me wrong, the house looks nice, but I am afraid to touch anything in there in fear that one more thing would fair to operate! ... More

Cm was amazing, loan process was amazing. Once youre locked in that’s it! So many things done cheaply, I’d rather pay a few extra thousand and have the quality! First and last time purchasing from Lennar.

The quality of the homes is terrible. I've never had soft walls that you can damage with a finger nail. The structure itself is sturdy, but the materials they use are low quality. Considering the price I expected a better quality home, but anytime I mentioned my disappointment, I was told "you pay for what you get in your price range". I am paying half a million dollars! I do not expect to be met with cheap building materials! The people in customer service are great to talk to and are very friendly. However, anytime I asked a question regarding internet, irrigation, quality of home, air conditioning, etc. I was met with vague answers that never actually answered my questions at all. They were unhelpful and I was left to figure everything out on my own. It was extremely frustrating. I needed answers and nobody could provide them. We were the first street in the subdivision they were building and we did not have internet for an entire month, and the subdivision next to us had been waiting for internet an entire year. In today's world, I expect more. They escrow team also failed to provide documentation to the city, so I had to wait several weeks before we could put our names on some of the utilities, such as trash and water. Not having trash and recycling cans for several weeks after moving was ridiculous. The air conditioning also took several weeks to figure out. We were headed into over 100 degree weather for weeks on end and our air conditioning was not cooling the house well. There would be over 10 degree differences between upstairs and downstairs. When we asked the company, who had installed the air conditioning, how the system worked and attempted to troubleshoot ways to get the degree difference within 5 degrees, the reply was "sometimes that just how that system works". Excuse me, but I have never lived in a house my entire life with air conditioning where the upstairs was significantly hotter than the downstairs. I have been in houses without air conditioning that are that way, but never one with air conditioning. The type of system was new to me. After several weeks of racking our brains on what the issue might be, we finally figured it out ourselves with zero help from Lennar and the company that installed the air conditioner. It is safe to say I will not be buying a Lennar home again. If I had known that I would be dealing with all these frustrations upon buying a home from them, I would have never given them my hard earned money. ... More

Quality of the material are not good. I think it woyld be good if they could have listed the appliances info during the buying time. All appliances are very basic and low quality. Construction quality is also low. The responsiveness for the issues reported is very bad. I would recommend before buying discuss with everything and go for it.

There are multiple hollow tiles in our home that move, that caused the ground to break, when we called out to get it fixed, they fixed the grout but not didn’t fill in mortar. Our stove/ microwave combo wasn’t installed correctly, it slammed down and broke the whole cabinetry. We were told it’s not safe to use anymore and now we are waiting for somebody to come out. It’s been two weeks now. Our Irrigation system has not worked ever and we’re being told that it’s not even covered by the warranty. No one seems to care that they sold us a faulty irrigation system. Not to mention all the other little things that could’ve been avoided if the house was built with attention to detail. ... More

Walls are crooked and you can tell by the baseboards, how hard is it for the superintendent to put a straight edge on it to check and say something to the framers to fix the issue, plumbing issues slow drain or no drain, had 3 plumbers out here to repair issues, flooring has issues, either scratched or scuffed, doors are squeaking bc they use mdf boards as door frames and the hinges are touching it, so when you open the door they make noise. Entire home was 379k and has no brick at all, it’s all Hardieboard, above garage I had to put caulking bc the siding had a1/2” gap and I didn’t want rain water to rot my new home away in a few years. One word - ridiculous of what they consider a good home builder. Conclusion - I would never buy a house from Lennar again. ... More

Countless problems with everything from landscaping, driveway, fireplace, interior doors, door handles, very cheap patio door and windows, insects, cost cutting changes that were unacceptable, home not clean on move-in day, etc. The problems are endless and the list is too long. Very frustrating. Purchasing this home has turned out to be an expensive mistake. The homes are not ready to be lived in and are being built extremely quickly. Once you close, the customer service is terrible.

My experience with the purchase has been bad. I would like to mention 4 points that have made my experience a bad experience. The first point is that in my first week living in the house I discovered that the house had plague (something that they did not solve.) Point number two, before closing the purchase I made a complaint because the scale in my house is 3 shades different ones on the staircase and the only response from them was that that is what there is because there was no more material. Point number 3, The A/C compressor is defective and has an annoying noise, I have already made a claim and am waiting for the replacement. Throughout the entire home the paint and trim job is terrible!! Extremely sloppy. A brand new home should be perfect. You can see they don’t really care to do their best which was extremely disappointing. 1 month in and we have nails popping out through the dry wall. Every day I find more and more imperfections. And flat paint throughout the entire house is ridiculous. I would have paid more just to have better paint. At the end of the day I chose Lennar homes because it’s the best bang for my buck right now.

I stil waiting for some issues to be repair

Lennar is extremely low end. They pinch pennies and do not build any part of the house with quality. There will be glue on the floor, chipped sinks, sheetrock lining hanging out with staples showing, no spicket in the backyard for a hose (who doesnt put water in the front and back?!?!

This house should have never been handed over in the shape that its in. Terrible workmanship and everything seemed rushed. Zero quality control done for the price we paid. If someone spends close to a million dollars on a house you expect everything to be near perfect. Extremely disappointed and disgusted with the laundry list of punchlist items that need to be addressed.

Arthur our real estate agent was very helpful and easy to work with. That is the only thing that went well. They rushed to close and get their money at the end of their fiscal year and the finishing work was of poor quality. I am still dealing with the punch list over 9 weeks later. I don't think you could have cheaper appliances. We have spent several hours fixing things ourselves because we were getting tired of waiting for someone to come and do it. This was supposed to be a new home which I would expect to be turn key with maybe a couple of small things but that wasn't the case. Cabinets, doors, trim molding, front door lock, mirror and several other things needed attention. Then trying to work with all the different workers that have to come and and repair the problems has been a problem, they think everyone just sits at home. My husband and I work so it has not been easy. I don't enjoy sending my time off waiting for so many different repairs to be done. Since closing, Doug has been fantastic and responsive to the issues we've found. Kudos to Doug. The issues needing immediate attention are the bent bedroom window frame that was unable to close once opened and a hole in our shower pan that we missed during the final inspection but found during the first use. We chose to redo all the baseboards and door trim in the new home and discovered dozens of trim nails, no shims, and no nails holding doors in place. Three door frames fell out of place, and I reinstalled them using shims and three-inch screws. I did not contact Doug because I would not have noticed the poor work had I not removed the door trim. I did warn neighbors if they chose to follow along with upgrades. The month leading up to closing was the worst customer service I've received in six years of living in Las Vegas, especially considering the $700K home sticker. Alex, the "concierge," communicated very poorly. I truly recommend removing him from the staff, considering other neighbors experienced similar issues. He was absolutely terrible and sullied the Lennar home-buying experience. We considered walking away from the home, but we loved the location. When we expressed our willingness to walk, Roy stepped in to cover for Alex's poor performance. We purchased the home in November and were told to expect an end-of-February move. More communication is needed to plan an official signing date. Yet, Lennar claimed this initial conversation set our signing date in stone—over two dozen back-and-forth emails and phone calls to cement a date, a wild experience for two full-time employed homebuyers. My wife works for a luxury home builder in Vegas, which set our expectations for Lennar to fail spectacularly. It's genuinely appreciated that Roy came in to remedy Alex's failures, but the frustration to get there enraged us the buyers, and Lennar employees covering for Alex. We unfairly took out much of this frustration on Tom, but he was an absolute beast. I do apologize. We noticed exterior cosmetic issues during the early stages of construction and reported them directly to Tom, and he handled them all exceptionally and promptly. Thank you so much for exceeding your role and genuinely stepping up. Tom and Frank did outstanding work and deserve praise. Again, Alex deserved the earfuls, but he was never available. I believed this was a one-off, but I confirmed through our new neighbors that Alex does not understand his role in Lennar processes. I believe Lennar needs to work on communication with home buyers and common terminology, such as "celebration day," "acceptance day," pre-walk versus blue tape, and overall expectations. I've purchased several homes and always had clarity about what was happening, but these terms seem unique to Lennar and need to be explained better. I used Reddit to figure out most of it; again, solid communication took a lot of work. Richard, from Lennar Loan Services, also helped immensely and responded to emails within minutes. Many emails were sent at night and on weekends, as concerns usually do, but Richard responded within minutes every time. This guy lives the teleworking life. His whole team did great and deserves praise. We felt sweet-hearted about the purchase because of the initial care we received. That interaction with Roy raised expectations, and we were excited when we chose Lennar. In all, we love our home, and although we gutted it and changed most of the interior, Avery Pointe is an excellent location with stellar views of the valley. Customer attention and service demands improvement. I continue to recommend the neighborhood to friends and refuse to allow a lacking concierge experience to ruin my new home high! We suggest Lennar revise their marketing information. Lennar says everything is included, they definitely do not include everything not even a fridge. The builder also should hire experienced subs so that they will fix the problem once and be done with it vs. having them come over and over and over again and the last sub we had made the problem even worse than the prior sub.

I can see cracks already within a month. Cheap materials. How was not cleaned properly when I moved in.

We’ve had numerous issues, please keep your eyes peeled for lackluster workmanship. We have over 100 lose, broken, chipped tiles and have a damaged cabinets, doors & door frames. Do not allow the CRM rush you through the walk thru.

Buying process a little rush, but now that I’m living in the house lots of things going wrong, they forgot to put a pin on the door now it came off, waiting a month to be fixed, doors not put correctly, walls painted with one layer of paint easy scratch,

If I need to be asked then Lennar is out of touch
