The entire experience has been poor. Issues do not get addressed and even when they are they are only half addressed. There are issues we have had since our one and only walk through before closing that still have not been addressed. We were also promised multiple walk throughs, throughout the process and did not receive them.

DO NOT USE LENNAR MORTGAGE. THEY HAVE DECEPTIVE PRACTICES AND EXCERSISE DISCRIMINATORY LENDING PRACTICES. YOU WILL FILE A COPLAINT AGAINST THEM LIKE I WILL BE DOING.!! BEWARE!

Lennar sales, mortgage, insurance and the builder were the worse I've ever dealt with..

This my my 2nd Lennar purchase, 1st purchase was a great experience, after this 2nd purchase, I could not recommend Lennar Homes in DHS due to vendors/contractors and, they have really cheapened their homes products.

I like their loan process; especially their loan officer, Stephen, who helped me in every step to get my loan going forward smoothly, I also like the warm environments in every room of Lennar house bring to my family!

Vet transparent process from beginning to end .

A big reason we chose to purchase a new home rather than an existing was because there's typically less competition. We weren't able to make a quick decision on an existing house before other offers were made and accepted, but with this new home from Lennar, we were able to avoid that and had time to think about this purchase and visit the model we were planning on buying. Working with our Lennar contacts (Rick and Chad) have been great, they're very knowledgeable and answer any and all questions. Even after the sale, I don't feel like we've been left in the wind, they're still very responsive. There are some minor details with the workmanship I wish could be better, mainly the nail holes in all the trim are visible, but that's the standard quality they offer. The carpet padding isn't as soft as I'd prefer, and we'd have chosen different kitchen appliances if we were buying them, the dishwasher feel cheap and the fridge isn't ideal. Other than those small items, it's great. Overall value is hard to judge, I feel that we did overpay, but not by an amount I'm uncomfortable with. Existing houses come with some extra's that aren't included, such as a deck, gutters, water softener, shades/blinds, none of which were included. I like to think of myself as a DIY guy, mostly because I'm too cheap to pay someone else to do something for me that I can do, and also that I do enjoy doing it, so deciding to buy a new home was a weird decision to come to, but I don't regret it. ... Highly disappointed overall. House is cute. But craftmanship is poor. I still have a red GA clay backyard; a patio that is cracked so badly the underlayment is showing. The knee wall is the shower is very titled - leaning tower of Piza style. Shower floor has issues. But the mud yard is gruesome.

Tina & Ryan we’re very helpful every step of the buying process, plus the EI feature is amazing! There is so much included in the new home that many other builders make optional for an extra cost. We love our new home!

I think a lot of finishing touches were neither finished or touched up ~

This is a 410k house but like 100k. Nothing is even, straight, or symmetrical. You should be ashamed of yourselves for selling this. Also, can we get a translator when someone comes to make touch ups or repairs? Soo far the communication is awful and they leave worse than it started and have no idea what we are saying. This entire house is a disappointment and until it’s fixed I’m recommending no one

Quality is not great. “Everything’s Included” but low quality. Appliances and gadgets installed are outdated.

Overall assessment of our experience is just Fair. Below is the explanation. Delivered product supposed to be an exact replica of what's in the Model Home. Disappointingly what you see is Not really what you get. Builder must own the right to modify, because they do. Several delivered features do not replicate those in the Model as they were supposed to (per SC). Master shower layout, flooring, cabinetry, and others to name a few. Communication with builder/construction superintendent literally Non-existent. 'Take what you get' approach. Oh.... and better be grateful. Also noticed some subs trying to cut corners. Overall my family's experience with Lennar was frustrating, tedious, and unsatisfying. And those are the kindest words I can come up with. Our experience started by showing interest in a lot in a nearly complete neighborhood in fall of 2020. We were told the lot we wanted wasn’t released to build on yet, but should be ready early 2021. Early 2021 turned to spring 2021, which turned to late summer 2021. Midway through that wait, Lennar changed to what they called an “inventory model” where they allowed us to choose our finishes before signing the purchase agreement in a veiled attempt at trying to make us feel like they were doing us a favor. But in reality, this was purely for their benefit of lining up supplies and labor and locking buyers into upgrades that they may not be able to afford once the purchase is finalized. In that time we couldn’t even get the most basic information like which way the house would be oriented, or what the layout of lot looked like. Every update we received from Lennar over the course of those 9 months (in which I had to initiate nearly every interaction), the price of the home went up and up and eventually landed on $90k above the original 2020 estimate. The lot we chose ended up being one of the LAST homes built in the neighborhood, despite us showing interest so early. Now, I understand the market went crazy over the last couple years, supply chains were a mess, and the labor market tanked, but all I was told during that 9 months was, “There’s nothing we can do”, “We’re waiting on City approvals”, “We don’t know which lots will be released and when”. Now, let’s imaging the market was flipped and Lennar was eager to sell these lots. Do you think I’d have gotten the same excuses? Or would they have done anything and everything to get us bought in as quickly as possible? Despite the 9 months of limbo and inflated price, we went through with the purchase because we were already committed to moving. Now when you’re spending half a million dollars on something, you might expect some modicum level of service, right? Detailed weekly updates, maybe some sort of tentative schedule, or planned walkthroughs during the various stages of construction. Instead, we got what I would consider the bare minimum they could offer. A few pictures every week or so and a 5 minute phone call telling me what I already knew by walking the property myself. At one point I even had to point out that we were missing certain electrical items we paid extra for. Every deficiency I pointed out was met with a “Yep, we’ll make sure that’s taken care of.”, but many of them were ignored and simply covered up in hopes that I’d forget about them. I ended up paying a 3rd party inspector just so I had written documentation of what they were doing wrong. When it came time to do the final walkthrough, I finally felt like we were getting the level of service I expected from this “Leading Home Builder”. The representative walked us through the home’s “smart” features, and we tagged the cosmetic defects throughout the house (there were several dozen!). We were told that most of these items would be addressed before our final move in day. That feeling of satisfaction quickly went away when we walked into the home after signing all the paperwork and realized that less than half of the items were addressed. We’ve been in the house for nearly 2 months now, and after one major sump pump failure event, and 4 Lennar warranty representatives later, we’re still working through some of the items on that initial list. To be fair, some of that is due to weather but I get the feeling that if I wasn’t continuously following up on these items, they’d have been completely ignored. Also, despite us being the first home completed of the 5 or so that remained, we’re the last to get SOD in our yard. I’m getting the same excuses I got before the build even started, “We have no control over that”, “We don’t know when it will be done”, “There’s nothing we can do”. So nobody knows anything and the crews just show up when they feel like it? Surely someone has something written down on a calendar that they could share. It's clear that quality control was lacking or non-existent throughout construction and now that we’re moved in, I guess it’s my role to make sure the workers are doing a satisfactory job. We’re still finding defects and deficiencies throughout the house like large cracks in the basement slab, squeaky floors, poorly painted areas, sloppy drywall work, etc. I don’t blame the workers making these repairs and the current warranty rep is doing his best at getting things scheduled and address quickly, but I’m getting to the point where I’m just going to start fixing some of these issues myself. It’s more of a hassle to wait around for a 3 hour window so a painter can come by for 10 mins of work, than it is to just buy some rollers and do it myself. I’ve already addressed several grading issues in the yard and have had to clean up all the nails and debris that was blown off of the roof. Now I can admit that maybe my expectations were way off to begin with. Maybe I’ve been too picky or “entitled”. Maybe this is the status quo for all builders. But I’d be curious if anyone reading this review, Lennar employees included, would find the things I’ve mentioned acceptable and expected when spending as much time as money as we have. The process of selling a home and moving is stressful enough, on top of doing it all with a family of 5 in the middle of a pandemic. This may be how it is, but is it how it should be? ... More

has been very easy to work with on our new home purchase. We really like all the things that are included in the price, without added fees.

Everyone from the General Contractors, Finance Team, and especially the Sales Team, all were a big help. Every question we had we got answers and we love everything about our brand new home. We will recommend Lennar to any of our family and friends that want to purchase a brand new home.

I will start by saying I love the floorplan I chose. I am disappointed with unkept promises by agent. Lennar Mortgage was very stressful and changed the interest rate at the last minute. The quality of work - paint droppings on the floors and molding (did not use painters' tape), cheap paint, several areas are bleeding through, ceiling showing sheetrock seams/cracks, there are areas of 'rough' wood where it should have been sanded, doors put up backwards, attic cut into ceiling inside house - should be garage only, can't reach attic stairs - cut too short...they said all of this was COSMETIC but later advised it won't be repaired because they will only touch up NAIL POPS at my 1 year warranty and not even paint. In a year I will have to repaint my entire home to cover the spots! Also, wrong color carpet installed. ... More

Overall experience was good. Follow up builder repairs prior to move in were slow. Still waiting for island repair 2 months later
