The team of staff that made sure the COE is met on time on its deadline did an excellent job that helped me move in. The staff that provided the keys, instructions, etc were great. The stressful disappointment start from Lennar customer care completing issues requested. The resolutions were not acceptable. Please just refer to my requested completion of issues. Second to this is not being provided recycle and trash bins by Republic services going on 6 weeks now. I have been living for so many years in CA and never did I experience this sloppy delivery of service.

Overall we are happy with our home. There are a few things that we’re not happy with. Our back yard is an issue with ground being uneven and over ran with weeds. There’s a few odd ends through out the house that we are not 100% pleased with. But, for the most part we are happy. The HOA definitely needs some rules in placed and I would like to see more landscaping in the entrance. The kids park needs a few things and better up keep. But I’m sure these are things can be addressed as the neighborhood gets older.

make sure you know quality of everything

Very disappointed in Lennar Sales Rep. and rushed craftsmanship. When being shown the house and we asked if we could put in an offer, the sales rep answered,”you can but if it gets appraised for more you’ll need to pay the difference at closing” this dictated how we proceeded. Just recently we learned we were supposed to be shown rates. We were never shown any. Lying to first time home buyers so a Lennar rep. can squeeze more profit for them self’s is disgusting and I’m appalled that’s what y’all stand for. We trusted our Lennar sales rep. and got taken advantage of! She screwed us out of thousands of dollars! FYI after closing the same exact house was priced for $10,000 less than we paid online. A lot of issues with quality, splitting wood in the fence, nails falling out of the fence due to warped wood put in, paint splatter on floors. concrete splatter all over walkway and by garage, every single hinges creaks, damaged door to dryer, wholes from re drilling, random holes in concrete between home and walkway, chip on porch, uneven painting on porch pillars (from rushed hand painting), super uneven. A couple more thing to add we are in an HOA with no place to put our trash cans except back yard or garage. Also we were given a flyer informing us on the school that we were zoned for. This had a huge impact on why we moved to this neighborhood. Turns out it was not the correct school. We were also told only TXU was the only energy provider here which was also not true. The loan process was smooth and professional. The sales agents at Lennar were horrible and unprofessional. The build side of things was ok, however the quality of the products used very low quality. The carpet is extremely thin and the paint is horrible.

I don’t like construction manager updates

Experience with Lennar a 3 rating and that’s being generous.

This was my 3rd Lennar home purchased. Sales team was great, had 3 walk thru and still incomplete. (Just did the problems myself). The building team needs improvement. My other 2 Lennar homes where fantastic and was treated very well. I have pics from the 3rd party inspector that will shock you. Thanks for listening.

The buying experience was fine. The actual home is very disappointing. We have been living in the community for two months and have had to submit seven different requests for repairs (on a new home)! The repair request process is not very efficient. You submit the request which include pictures of the issue, they send an email for you to schedule a virtual visit (which is a waste of time because you already sent photos of the issue). Our last issue was or is very serious . During a bad storm the house develops a leek. Water was dripping onto the bed my 92 year old parents were sleeping in through the ceiling light. In summary the community is nice, the house looks nice. The workmanship is bad! Very Disappointed! ... More

Alot of things went wrong during the move in process like no mail boxes were established for almost a month and once our mailboxes were assigned the only communication was made on facebook? this is a retirement community and many do not have social media accts the work in the house is sloppy due to timeframes set forth

My house was delivered with front lock not work. And the manager was not friendly to work with.

Felt like an old style three bedroom apartment. Sharing bathroom especially. Your architect Do not know how to use the space smartly wasted a lot of space . 1. For the price we paid it is not worth I felt 2. Agents pushed us into it when I was away from the country 3. For two bedrooms one bath room 4. 2.1 mil house and no pantry 5. No compensation for the buyer agent Overall my experience with you guys is very unsatisfactory

I am very disappointed with the quality of materials and finished products that I received from Lennar.

The AC contractor does not even check if the system is working correctly or not. He installed it and left the AC to run continuously and not responding to the temperature we set it for. The FPL invoice ran into hundreds even with no people inside the home for over 45 days. Next is the water heater was not even running the hot water and the construction manager does even look into these either during walking or closing. Next is the cabinets not even provided and once again the construction manager promises that they would be completed by closing but 5 days after they were not completed. Next is the audit of the loan that is being done by Lennar which is their internal Process, the lennar agent keeps asking for various documents even after closing. They don’t spend time searching for the records which I submitted before closing. The whole process of buying a home with lennar is not a pleasant thing. To add up finally the Construction manager and St loan processor were not up to the mark in performing the duties and the Quality control by whoever at Lennar needs to check for appliances to work the right way when installed, these are big ticket items to repair when they go wrong. ... Love the home, floor plan, location and price -- however after the sale and move in we've been disappointed. Many quality and workmanship issues have been found (including several walls that aren't square, interior and exterior paint, driveway, sprinkler system, trees, shower glass and tiles, sinks, flooring, grading and lawn prep. There is a lack of follow through on most issues. While the neighborhood is still under construction it is understandable to a point that there will be areas of unattractive piles of materials, trash, etc. However, it is a almost unbelievable as to the unattractiveness has been and tiles, sinks, flooring, grading and lawn prep. We had a leak in the downstairs bathroom where a nail was put through a cold water line. Mold was found in the walls from the leak and required holes to be placed in the walls and flooring in the downstairs bathroom, hall closet and entry area near the garage. We had a sewage blockage that was noticed in our walk-through. There was carpet installed on the stairs over broken floorboards. There was vinyl flooring placed over a hole in the sub-flooring in the master bathroom. I had to spend a few hours scrubbing white overspray from our flooring because the Lennar representative wanted to come use Acetone to try and clean it, which is very clearly recommend against, and I didn’t want further damage to my floors. Overall the experience has not been ideal and the quality of the build I would not rate highly. ... More

The experience was like a roller coaster ride. Other staff are very accommodating and nice. House was okay. Not as good as before with the quality. BUT, their mortgage is a horror

Though the overall buying experience was ok, there are poor quality workmanship including a big chip of wood lost in the main door near the lock. Shocked how a big builder like Lennar could miss such basic quality checks.

get the checklist of repairs done before closing

It was not that easy as I assumed to buy a home with Lennar, very poor and little cooperation from seller and especially the mortgage team.Due to the unavailability of the Mortgage person i had to go with higher rate of interest. Very little information was provided on house construction status and have refused to change closing date to 2 days before due to my availability. Apart from it I have referred 5 of my friends who bought the house and no referral bonus was provided. The issues addressed during the orientation were not even addressed. Overall it was a bad experience.

Sprinkler system still not working, no response why!! Can’t named manager

So the sales process is very easy. Great mortgage rate towards the closing costs. Now here is where it goes sideways. We had a leak in the laundry room, all a Lennar issue. Took them 6 weeks to deal with it and it is still not fixed. Tiling issue in the kitchen, not yet resolved. Would I buy again, no, this is not a good company and the price reflects that they cut corners everywhere!!!!

The two people that started out helping me were awful. The last person that helped me from Arizona was amazing. Everything that was suppose to be completed before close wasn't completed. The door jams suck and always move down and allows the wind to be howling all day and night. If I had to do over I wouldn't have purchased this house. Now I am just waiting until I pay off enough or the price of the house goes up so I can sell it or maybe I will look into renting it out.

During the final walkthrough we pointed out things that had not been corrected in obvious spots. Such as large splotches of gray in the middle of the wall (obvious things). The lady who did our walkthrough said to just sign the final walkthrough docs or Lennar wouldn’t be able to make the corrections. We went to closing and we asked again about the discrepancies and were told after closing they would follow up. No one followed up. We tried reaching out and our calls went unanswered. We had to remove multiple orange tapes and granted we understand the hard to spot ones. But in the middle of the wall in one of our bedrooms with the same sploch of gray is ridiculous… Unfortunately cannot recommend Lennar go any of our friends due to the (sign this or we can’t take care of it). Experience with sales was great. Our construction manager below average. Home wasn’t ready for our New Home Orientation with 4 painters working and sanding dust everywhere made finding issues next to impossible. Our experience with Customer Care so far has been poor.
