Response time to complaints is poor.

The house is nice. Seems to be built well but Lennar falls short on the last mile. I did my best to clear up expectations up front during the sales cycle. This included HVAC and a few smaller items like the front door. I was told everything was taken care of. However, that was a joke. I am working with the Vice President of Customer Experience and let's just say I have to repeatedly ask him for the correct expectations outside of what he thinks is correct. If it was a lack of training, that would be acceptable. However, I was provided with over 10 different points of view on the HVAC system and had to ask for the exact wording in the contract between Lennar and their sub-contractor. Sadly, I was told many times "this is what you signed" which was a lie. My recommendation: Realize they are bullies and they have no respect for you after they have your money. Do not expect them to honor their word, as their word is what is used against you. Become an educated buyer, setup expectations on paper and ask for details even if they say they don't have them. ... Don't like the fact that we don't have a pool and we are told that there is no time frame on when it will be completed. So we are forced to spend money on water parks and the lagoon so our kids to die from heat

Accountability was the key issue with our build. Arriving at our initial pre-closing inspection, our Construction Manager was not there. He was on vacation and had not advised of another CM to take his place. MOST of our cosmetic walk through items were ignored. Larger items like cabinet replacements, holes in the walls, filthy tile grout.... all avoided. The hinges on most of our interior doors use multiple types of hardware, utilizing drywall screws, galvanized and Zinc screws. The carpet installed in the house was the cheaper carpet initially, and luckily for us, our local realtor was aware of which carpet needed to be in. Initial carpet was a cheaper carpet typically installed in Lennars Townhomes. Many excuses were made. Craftsmanship was subpar, communication was super, accountability was trash. ... More

The beginning process of purchase was great. After we signed things went south quickly. Walkthrough was the worst experience. During walkthrough everything was just denied..

I understand the homes are affordable and you get what you pay for, however I would have gladly paid a bit more to get a complete house. I only got sod in half of my yard, after closing I had to constantly follow up to get the sod installed. The fence has no warranty and it’s already falling apart, there is no faucet in the backyard. I also found the builders fee in the contract sneaky, I noticed the fee but I bet many buyers don’t. Overall I regret buying a Lennar home.

I commissioned the construction of an Ashton model single-family home in the Shenandoah Springs Community. I am a Structural Engineer and have worked as a General Contractor my entire career. So my review will be performed through this lens. SALES: Very eager to make the sale and then all communications ceased. They requested $10,000 made in two payments as a deposit to hold the lot and begin construction. I paid the first $5,000 and then I had to complain to receive the payment link for the second $5,000 payment which almost put me in default of contract and would allow Lennar to seize my initial $5,000. I suspect this deception was done on purpose. CONSTRUCTION: When the lot was finally released for construction to begin, I was assigned a Superintendent who was wholly uncommunicative in regard to defective foundation work I observed shortly after the concrete pour. He then left the company due to medical problems and a new Superintendent was assigned. I had to conduct weekly inspections of the jobsite to stay on top of numerous defects in materials and workmanship that made its way into my structure: Holes punched in the framing wall, numerous core drill holes in the subfloor where they turned their plumber loose with a crack pipe and a hole saw instead of a measuring tape and drawings with measurements, a plumbing rough-in for the basement concrete slab that was not laid-out correctly which I had to insist upon correcting since they charged me an additional $10,000 for it, and one of the structural support members which acts as a column to hold up the structural beam and lintel was completely cut-away to install the stair landing support joist (jeopardizing the integrity of the structure itself). During the final walkthrough inspection and punch-list, I was assigned a trainee that did not use common industry standard descriptions for materials and remediation of defects for the punch list. On the Exterior of the house, the Vinyl Siding Subcontractor was completely incompetent and affixed the top of the vinyl siding run that comprised the finished facade of my structure incorrectly with finishing nails through the vinyl itself. This caused the vinyl siding to begin cracking, buckling, and warping. I made several complaints as I know the proper way to install a vinyl siding cladding system, and I was sent a man by the name of Todd with Lennar who attempted to outright lie to my face that the shotty installation was acceptable. When he discovered I was a structural engineer who had a full set of Contract Drawings for the home, and after a series of twelve complaints via email, phone, and text message where I had to physically provide their installer with vinyl siding installation instructions, a link to the missing hardware piece, and a "How to Install Vinyl Siding" instructional video, the attempts to lie and to cover up completely defective, lazy work was resolved. The vinyl siding installer left ladder marks on my finish trim and refused to clean them back to their original condition. Sod for the lawn was also laid far outside of the recommended ambient temperature of 75 degrees Fahrenheit as it was 103 degrees during a June heat wave and numerous portions of the lawn failed to take root within two weeks of daily watering. I am still awaiting replacement of defective sod as of the time of this review two months after closing. MATERIALS: This is a production builder that is publicly traded on Wall Street. They purchase the cheapest materials imaginable. Drywall is essentially Paper-Mache and will dent if you breathe on it too directly. The Paint is flat and cheap. It marks almost immediately with the slightest brush against it and attempting to wash the mark from the wall leads to removal of the cheap paint and damage of the thin drywall below. Concrete for the foundation is not poured and finished correctly. It is poured as quick as possible and finished as little as possible. This led to numerous defects such as "Bug Holes" where the tiny air bubbles are not vibrated out of the concrete leaving tiny voids throughout the walls and slabs, shrinkage which led to cracking along structural joints and finished surfaces, "Honeycomb" which is where the concrete mixture fails to mix together correctly leaving huge voids and parts of the concrete that can be removed by hand, and general carelessness after the placement which marred several smooth-steel trowel finished surfaces. It was very apparent that the Construction Managers for Lennar seldom walk the active jobsites and allow their disinterested subcontractors to run the entire job without accountability throughout their portion of the construction process. ... The quality of the home is not good.

When we talked to the new home consultant, it was great. He was very straight forward and answered all our questions. During the first walk through, there were no power so we couldn't test the electricity. The oven was not working; the main bath vent/fan was not working. They were reported and during the second walk through, the oven still was not working; the fan worked but it was out of commission within two days after we moved in. Issues came up rapidly. Light switches not working, oven was still not working, fan/vent was not working. After I reported them, they really took their time to response. I still have outstanding issues that haven't been resolved. When the electrician came by to fix the light switches, even he said the connection were terribly done. Don't get me wrong, the house looks nice, but I am afraid to touch anything in there in fear that one more thing would fair to operate! ... More

Cm was amazing, loan process was amazing. Once youre locked in that’s it! So many things done cheaply, I’d rather pay a few extra thousand and have the quality! First and last time purchasing from Lennar.

There are multiple hollow tiles in our home that move, that caused the ground to break, when we called out to get it fixed, they fixed the grout but not didn’t fill in mortar. Our stove/ microwave combo wasn’t installed correctly, it slammed down and broke the whole cabinetry. We were told it’s not safe to use anymore and now we are waiting for somebody to come out. It’s been two weeks now. Our Irrigation system has not worked ever and we’re being told that it’s not even covered by the warranty. No one seems to care that they sold us a faulty irrigation system. Not to mention all the other little things that could’ve been avoided if the house was built with attention to detail. ... More

Throughout the entire home the paint and trim job is terrible!! Extremely sloppy. A brand new home should be perfect. You can see they don’t really care to do their best which was extremely disappointing. 1 month in and we have nails popping out through the dry wall. Every day I find more and more imperfections. And flat paint throughout the entire house is ridiculous. I would have paid more just to have better paint. At the end of the day I chose Lennar homes because it’s the best bang for my buck right now.

Arthur our real estate agent was very helpful and easy to work with. That is the only thing that went well. They rushed to close and get their money at the end of their fiscal year and the finishing work was of poor quality. I am still dealing with the punch list over 9 weeks later. I don't think you could have cheaper appliances. We have spent several hours fixing things ourselves because we were getting tired of waiting for someone to come and do it. This was supposed to be a new home which I would expect to be turn key with maybe a couple of small things but that wasn't the case. Cabinets, doors, trim molding, front door lock, mirror and several other things needed attention. Then trying to work with all the different workers that have to come and and repair the problems has been a problem, they think everyone just sits at home. My husband and I work so it has not been easy. I don't enjoy sending my time off waiting for so many different repairs to be done. I am very disappointed in the quality and workmanship of the condo. ... More

We suggest Lennar revise their marketing information. Lennar says everything is included, they definitely do not include everything not even a fridge. The builder also should hire experienced subs so that they will fix the problem once and be done with it vs. having them come over and over and over again and the last sub we had made the problem even worse than the prior sub.

I can see cracks already within a month. Cheap materials. How was not cleaned properly when I moved in.

Buying process a little rush, but now that I’m living in the house lots of things going wrong, they forgot to put a pin on the door now it came off, waiting a month to be fixed, doors not put correctly, walls painted with one layer of paint easy scratch,

If I need to be asked then Lennar is out of touch

From the beginning of the move in I have had problems with warranty work. The painting, the concrete, the garage door, the plants, the fence and backyard gate, the texturing on the walls, the plumbing and washing machine drain hose not secure so when we began washing clothes and went for a walk for 30 minutes only to return water was all over the first floor. I had several items get water damage and the urgency to come out and help is not there. The sewage pipe was broken causing water to backup in the master shower almost causing a flood. Took two days for the plumbers to come out to fix pipe in front yard. I am not very happy with the Lennar home buying experience. It appears the contractors work on quantity rather quality. The customer care rep that has been a big help is Ruby. I never expected a brand new home to have so many problems. When I had requested the garage door to be fixed with the problems it had I wasted two days of taking off work for the technician to call me 30 minutes before 6pm to say I was his last stop and he was going to be late and didn’t know why they assigned him my house. I expected a lot more from Lennar with their customer service warranty assistance. They don’t work on the weekends and only work through texting. Needless to say overall we are disappointed with the problems and how long it takes to get someone out to fix issues. It has been a major inconvenience to take off from work having to wait for technicians come out and usually run late. If I knew what I know now I would not have purchased from Lennar or recommended my sister in law to buy Lennar in the same neighborhood. Very disappointing. ... More

Unfortunately this time around Lennar failed to stand by their name. It's my third Lennar home , and by far this is the lowest quality of work and attention to details. Garage door paint already peeling off. Poor design of roof without gutters, therefor water intrusion. Customer service demonstrated so far is below average. Lennar get it together., my previous Lennar residence were superb.

As a previous lennar home owner we know lenanr is very average in construction quality and materials. Finishing doesn’t look great, we can clearly see rifts in the baseboard, squeaky noises from the floors. Just that the location of this site is good and that’s the only reason we bought this property.otherwise nothing to be proud about. Lot size is a joke just 0.13 acres. The pace at which the house was built gave us a hint that the construction quality is questionable and true to that our doubts were proven correct.

Meritage Homes purchasing in Arizona experience was 10x better overall.

Go through a realtor who will make sure all things are completed to your satifaction before you sign

Before closing, there were several finishing issues, including the most horrendous tape and bed job I’ve ever seen, that the contractors were very hesitant and seemingly annoyed to complete. After asking what the next steps were if it wasn’t right before closing, we were basically told “we’ll give you a different house and sell this to someone who won’t notice”. After closing it has been almost impossible to get a hold of anyone to help us with the issues we continue to find with the finishing work in the house. We have several friends that also live in this neighborhood who have had similar issues with their finishings. We love our home and I am grateful we were able to get such a good deal on it but I will probably never buy though Lennar again. ... More

The house it’s too cheap, a lot of small things it’s broken or will be broken short, house for 400k shut cost 200k for that quality
