Appears interior trim work was rushed, many gaps.

I had a wonderful construction manager, Javier who was always responsive and forthcoming. Sometimes due to supply chain issues, the news was not good but Javier never sugar coated the news. He delivered it in an honest straight forward way.

Spend the extra money and go with a better builder

Some issues along the way but that's to be expected during any new home buying experience. Very responsive to any issues that have come up.

Lennar touts its next gen line of homes. The design is good but the construction process and closing process are poor. There needs to be more supervision and follow up on the Project Manager. They rush to close but provide homes that are incomplete and have to go through a tedious exception process through a customer care coordinator to complete repairs after close who is not quick on following up and coordinating issues. They are polite. However, Verbal acknowledgements and texts are made but poor follow through and accountability. They come and fix some things ignoring other concerns Then they try to close tickets without fully completing the work. There are several homes in this subdivision that have had issues. Not a good customer experience at all. Two months later I still have several concerns. Only after complaining a lot there Management gets involved and resolves issues. There were a few open issues when we were closing the house. However the construction manager Edward was very lousy and didn't take care of all these open issues once the closing was completed.

Good experience overall but too many rules

Lennar is a unique builder with outstanding quality service delivery.

Everyone realizes the challenges we all faced w/COVID material shortages, etc. That said, however, very shoddy workmanship over an 8 mo period (yes I waited 8 months to close) is another matter. Issues like a toilet not secured to the floor, visible daylight at all door edges, zero caulking at all sinks, scattered debris on the roof, unsecured fencing (I could go on) do not require the services of highly skilled/trained workers. Lennar loves to tout the tech items they include (RING doorbell, security, etc.) but new home owners would be much better served if the builder concentrated on just mastering the art of construction. Hi tech of all levels can be purchased everywhere and not everyone wants Amazon tech. The best advice I can provide potential buyers is: ALWAYS secure the services of an independent inspector before closing, especially on new construction! (I have owned 5 homes in 5 states, all inspected prior to purchase and this was the worst outcome) It will be the best $300 you ever spent. Just ask my neighbors who did not and have twice as many issues..... some of which cannot be corrected now. In Lennar's defense, my inspector's 42 page report and the add'l. 13 things I discovered after moving in, have all been corrected or still scheduled for repair. ... More

The service is good, the interest rate is higher compare to outside lender

hope builder pay more attention to the quality control - do it right at the first place, rather than fixing issues later

We've been in our new home for about 6 wks now. It's a nice home, but the process was riddled with slip-ups, pushbacks, and several missed deadlines that caused much anxiety, frustration, and cost a few extra thousand dollars that was not in the budget. The sad part is...I can't even say it was worth all we went through. Firstly, I do NOT recommend Lennar Mortgage; secure your funding elsewhere if you can. They made ridiculously simple mistakes and oversights that pushed out our closing (after we were SPECIFICALLY told this wouldn't be the case). Poor response communication, unless they needed something and then you were hounded for it. Secondly (and probably the most disappointing) is the poor workmanship. It doesn't matter how good the materials are going in if there's no attention to detail. Door handles are already loose, the 'luxury' vinyl flooring has gaps and is beginning to come up in some places, bowed walls and doorways that look like you're in a funhouse. We won't even start on the paint. This is NOT what you'd expect from a builder who's been in this business as long as Lennar has, nor is the quality and craftsmanship is what you'd expect in a 350K home...not by a longshot. Finally, the lack of ownership or concessions for issues encountered in the process. At some point builders need to stop blaming the pandemic for their shortcomings. But that was a very common refrain from everyone at Lennar. I can understand a delay in materials or inspections, but you don't get a pass for shoddy work or rushing at the last minute to get it done. I'm sure we'll continue to discover things as we continue to unpack and settle in. I'm not looking forward to what lies ahead. If I had to do it all over again I would not choose Lennar as my builder. We were in a tight spot and on a deadline to find housing, and we thought we were getting a good deal. But the buyer's remorse is VERY real. I feel somewhat lucky that it wasn't the nightmare some other builders put their clients through, but it's been a very opportunistic experience. To their credit, most of the people in the process were great, very likable. But at the end of the day you're buying a house, not a relationship with them. My one piece of advice if you choose them as your builder: Make sure you're visiting the build site regularly and communicating things you see as an issue to the site managers. Standard garage is to small for a set of standard cars. Bathrooms are just adequate, could have been so much better. Tough to live in a monitored community... Big brother is always watching.

Very unhappy with this purchase, there are so many things wrong with the purchasing process with Lennar. Don't buy through their mortgage or title companies, get your own

Only negative I can think of is the housing market itself driving the cost of everything through the roof. Purchasing with Lennar was a wonderful experience as they made everything simple to understand and were always responsive to questions or issues. And if there were any issues they were resolved quickly. Would definitely purchase with them again.

First of all, I was impressed with the both walk throughs and the attention paid to correcting every flaw. Since moving in, I have had three occasions to write requests; two small and one more serious water problem. In every case the response was swift and professional.

Lots of issues after we moved in. Missing products, broken items. Caused us money and no one would come to fix them. We were able to reach our service rep and submit service requests. Yet no one would actually come and fix the issue. It has been two months since we moved in. Nothing got fixed yet. I would not recommend Lennar to anyone.

Best customer service.... Our agent was really helpful and nice along with the Construction manager who did a great job....

We love David, our CM, and Caren was great! The purchase and loan process went smoothly for the most part, but when the house was being completed and after we have moved in, we have been very disappointed in the quality as well as the team that filled in for David when he was sick. John (I believe his name was) was very dismissive of actual issues, didn’t actually tag the house prior to close, and said things that were frankly untrue about home building, and missed the most basic things, like leaving filthy filters in the home at close. I hate to be this person, but as someone who has built a lot of homes, and been in construction for several years, it has been disappointed to be BS’ed on several occasions. Because of this, I couldn’t recommend Lennar to anyone else. ... More

WE BOUGHT THIS HOUSE SIGHT UNSEEN DUE TO LENNARS PAST REPUTATION OF BEING A QUALITY BUILDER, THIS WAS A BAD MISTAKE STILL TRYING TO GET THINGS FIXED, DEFINITELY WOULD NOT HAVE BOUGHT THIS HOUSE, SO SAD T0 SEE A BUILDER GO THIS ROUTE

In this market, we were too far in to be able to back out when we realized we had made the mistake. From the Sales Side: We've learned that there are so many in our community that were lied to from the beginning with regards to what was being offered and to what degree Lennar could change those terms through the course of construction and there's nothing you can do about it. Personally we were told that when we got on the "list" for this home we were good to go and would not be bidding on this home. Calling sometimes daily over 2 months we were reassured by the Lennar sales team that we would have first notification when the home was ready to enter into contract. Without warning from Lennar we were then told by our real estate agent that Lennar had scrapped the list (something that the other builders with integrity in the area did not do) and everyone would have to bid. Luckily Lennar botched the bidding process (no one bid) and we were able to get a home. The number one complaint amongst the community is that many were sold on maintenance free yards. This is not the case, as somewhere along the lines Lennar only contracted for lawns to be maintained, not the landscaped areas. We now have to either hold a second contract for the maintenance or do it ourselves. They may have finally updated the signage as you enter to reflect this, but for the longest time they maintained that this was always the case while they had signs and documentation that clearly stated otherwise. From the Construction Side: Being in construction its hard to watch the process of a home that you've paid over a half million dollars for be constructed by subcontractors spread far too thin to meet unrealistic deadlines without an ounce of forethought or quality control being addressed. For example, the electrician still puts the boxes off-center and lower than the mirror knowing hes going to get a change order to come back and move them later, because that's what the plans show Subcontractors included families and children (yes, the subcontractors used their kids to complete things such as tile, etc.). We hired a 3rd party inspector during the framing inspection. When the major items of the report were ignored; one of which later required removal of ceilings to fix, we realized having a 3rd party inspector did nothing and did not use one for finishes. When it came to finishes, the punch list on the day we were supposed to move in was well over 150 items. After the 3rd walk they threatened to start taking our deposit and sell the house out from under us (a tactic that was confirmed to have been used on neighbors as wells). The day that we had to be in the house (2 months after the estimated completion date) they were still fixing the uneven wood sheathing on the second floor. They had torn the carpet up for the 2nd time and due to the carpet taking longer than expected, we had to accept that we would not have the carpet running down the stairs (covered in liquid nails) replaced in time. We chose a carpet runner and exposed wood stair treads so that we could get moved in. At least they removed the tack strips. From having to relocate openings (doorways) so that they didn't interfere with the cabinets, light switches relocated so they weren't behind doors, ceilings torn out and replaced to correct the 1.5" dip in the master bedroom (that they could have fixed in the framing phase), the second floor that feels like you're walking through a fun house room at the county fair that we will never be able to put anything other than carpet on without major remediation, exterior paint that is only the primer, a constant line at 4' above the floor around the house because they couldn't finish the joint in the drywall.....the list goes on and on. Some things we will have to live with others we will muddle through the warranty claim process and hopefully get a repair that isn't worse than the original problem. This will not be an exciting 1st year. The automation items are another up-sell for Lennar. When we moved in, they were incorrectly installed (alarm sensors mounted over door trim not inline with the sensors on the doors) or not at all. While most are easy enough to do for most people, if it were my mom trying to get it done, she would have had to hire someone outside to finish the install. Here's another great instance of Lennars thoughtfulness in the construction of the home.....We have a rear sliding door that has three sections and opens from either side....Where do you think they put the sensor for the alarm? (hint: only one side). The door in the mother-laws suite? nothing... We've been without a dishwasher for over a month thanks to the quality appliances installed and we just now received notification that the repair they came to do today didn't work so again here we go with brand new appliances that don't work for another 2 weeks. Regarding HOA: The community as a whole has noted as a whole is that we don't know what we will end up with in the end for a community center. This is a big up-sell for Lennar yet the more we see the less we believe it's going to be what they talk it up to be. An example right now is the playground the size of my living room with 2 swings and a slide. This community is supposed to have between 1300 and 1500 homes and one playground smaller than a kindergarten school yard. What else are they going to cut corners on? The HOA won't be under control of the home owners for 3-4 years. Until that time the company in charge of things has no interest in entertaining the request of the home owners for items such as additional lighting around the lake. This isn't a good review and I doubt it will get posted but we have very little positive to say about Lennar. Even when they come through on fixing things, they often should not have been an issue in the first place and the repair is 50/50 on whether it will be completed or of a quality equal to or worse than the original issue. ... Good service good conversation good construction

Lennar is incredible and sets the bar for builders. The fact that there are no upgrades is a real plus because we didn’t feel like we got nickeled and dimed over everything.

Like my new build. Needed to put more money than I thought for basic necessities. Towel bars, window treatments, ceiling fans, upgraded switches, ceiling sconces, fence for dogs, patio.

Lack of communication, lennar mortgage will not lock rates in advance, prior to closing service is bad enough imagine once you closed, they don’t care, i put 3 tickets for same work and it’s still not done. Don’t blame the people who works at lennar I blame the system they have in placed, most employees
