Lennar is big, too big to know what the customer experience is. There are many people involved, fancy cool names for Lennar teams. But getting responses for a person (rather than a system) is another thing altogether.

Sahil - Sales consultant is who you want when you buy a house. Eagle Mtg is not who you want to use when you buy a house. It was the worst experience that I have ever experienced buying a home.

Lennar was very responsive when I initially signed for the property and things changed afterwards. The workmanship is poor and cheaper products, lights, bathroom fixtures are used. The paint job is very poor. I have begun to have my Villa repainted. I would not recommend at this time.

I've been in my home of just about 6 weeks and just got the keys to my mailbox 2 weeks ago after much effort on my part. My grass is dying along the edge and more brown/ gray spots are developing. I don't have a light in the front of my house and it's very dark now and I'm at the very end. I'm still waiting

No cable. No lawn. No towel racks. Bad paint. Cut corners everywhere.

At first glance, the houses look great. However, lines are not straight, walls are crooked, door frames are cracking and the hardware is drilled and redrilled into place leaving loose screws and doors that won't stay shut. The electrical system is faulty, plug in a hair dryer, lose power in half the house (until you reset the breaker). Water pipes aren't buried, they're simply covered with mulch. I'm afraid to see what the future brings with the quality of this house. The process of buying the home should have been an indicator of how the quality of work would have been. Each step of the way, I had to jump through hoops for anything from "proving" why my company hired me to many other personal and intrusive questions that had no basis on my ability to pay for the home. The home was extremely dirty when we moved in and we were told, "That's just how it is when you move into a new house." The building manager and sales agent was very helpful and addressed our issues. The sales manager, Debra however was rude, unprofessional and combative to the point where I refused to have a conversation with at our final walkthrough. My daughter, who also recently bought a Lennar home was with my husband and I at the walk through. My daughter asked Debra a question about the home and Debra's response to her was "Who's buying this home, you or them?" She literally told my daughter and my realtor who was there she was not discussing any concerns with them. She was so unprofessional and rude and combative to the point I refused to have any further conversation with her. She also proceeded to tell me about the homes value and what is normal regarding cement and building procedures, which she wasn't credentialed to make any such determinations. Had it not been for the building manager, Filipe and Lennar's sales agent Gaye diverting us away from the sales manager and addressing our concerns , there is no doubt we would have walked away and purchased a house elsewhere! Good house, but responses to any questions or concerns is bad. The customer's satisfaction is not the primary objective, but rather it is the selling of the house. After the house is sold, the response to any questions is even more bad.

Going through the loan application process was horrible. Very unfriendly to people without a realtor. Rude and not helpful or responsive to questions. Given no information on this community on how to handle utilities, HOA etc. Person doing the house walkthrough gave misinformation multiple times on how to do things. I was told by two different people that they get me a list of paint used on home, nothing. Overall it was not a good experience.

Lennar choose to use Rannai Tankless water heaters. what they also CHOOSE to do was NOT include a way to control it with out a service call. NOBODY knew anything about the heater. NOTHING. After many hours of extreme frustration over 3 days and disbelief this is actually happening, Ryan came thru after learning what to do to get it running again. This was unnecessary frustration if Lennar has spent the $155 to install a controller to the unit, so thanks for that time wasted. Heres a tip... TRAIN your folks about the products you put in your homes. NOBODY could answer tankless question until is became a problem... all ya needed to say was... we are too cheap to include a controller, you need to buy that yourself. Also, my garage door is dented, and it bugs me.... you build is better than expected.... so ya got that going for you, which is nice... ... More

Watch mortgage specifics to the end. Many bait and switch tactics. Follow up after closing us non existent.

Lennar rushed me into a home that wasn’t ready to be moved into. Everyday I see more and more things that should’ve been completed before I moved in. luckily I still have a year left to get things corrected, but it should’ve been ready to go before I closed. I’ll know not to purchase with Lennar again in the future

This review is meant to be a level-headed review for future potential buyers. I will say that the sales staff is amazing and very attentative! I have no issues with the sales team at all. My issue is based on the craftsmanship and the warranty department. CRAFTSMANSHIP: Okay so the structural is good and solid. They use 2x6 boards and did a good job. The issue lies within the finishing touches. Crappy concrete job done right before rain so it is very rough. Bad concrete cuts and major cracks already showing. The boards all around the house had Knicks and poor cuts. The inside of the home has bad cut outs for all sorts of stuff and looks like they just didn't care. Bangs and cracks in the doors, failure to paint items, bad cutouts and just a general feeling that they rushed everything and didn't care. If you buy, CHECK EVERYTHING. Do your walk through for as long as you need. They will pressure you to be done. Don't, take your time and find everything can before you have to deal with warranty. WARRANTY: Okay now the really bad news. Lennars warranty is nothing short of a joke. The representative for Johnstown farms couldn't be more useless. She will not be helpful and have an excuse for everything. BE WARNED. She is not there to help you. I can't believe Lennar wants to put their name on this and has such terrible warranty service. Also, get an independent inspector to help you identify issues. This will help your case when you inevitably have to deal with her. FINAL THOUGHTS: I will say structural is good, sales is great, but I will probably never buy another Lennar home. The warranty service mixed with the bad final craftsmanship is just not the home buying experience you're looking for when spending near half a million $ on a home. Look elsewhere. ... More

We love the floor plan of the house, general layout an functions. We love the neighborhood too which is why we bought Lennar. Aside from those the experience was painful and exhausting. The amount of quality control I had to do on their work is unreasonable. Rarely could they provide straightforward answers and if something wasn't right they didn't have a path to escalate issues. You have to go find executives to complain to yourself. The design and marketing teams are top notch. They get you in the door and so excited but when it comes to sales and building you realize delivering is not their focus. We had so many issues with that we were told or lead to believe we would be receiving in the house vs what was actually delivered. Often times they could not confirm many details for us. They build things saying this is what the plan calls for but you can't see the plan and that plan doesn't seem to have the other information you are trying to figure out. If you buy Lennar, pay for at least 3 independent inspections of your own. Document EVERYTHING, every conversation with them, issues you find and all concerns you have. Know that the next year after you move in you'll spend setting up appointments for trades to come back and fix things in the house which means you'll have to be home alot and you'll have to clean up after the trades alot. ... For the price I am paying I should not have issues with my new house.

No brusures and feature list were given to customers. The salesman just texts the information to your cell phone. They does not provide sliding screen door as it should. They rush to conduct the final walkthrough when the construction is still under going without water. The doors can not closed without forced pushing. During online closing, the customers do not received the contact list of the utility companies, schools and emergency response. They did not disclose the 1% builder fee upfront.

Have difficulties with the salesman.

My husband and I have purchased three brand-new homes in the past 35 years. This experience was by far the worst experience. From poor responsiveness by the sales team to the construction team to the customer care team, it's incredible to me that Lennar can survive. That said, we are in our home and love it. We are looking forward to being out of the warranty period in ten months. It seemed as though we had to and continue to have to pull teeth to get responses or items taken care of. The item of most frustration to us is the customer care department head in Colorado. We are speechless at how he has treated us and how Lennar allows it to keep happening. ... More

Purchase experience was ok. Lots in fine print on paperwork not discussed. Many visits here during construction and there is virtually no follow up on issues. Many were not addressed until after closing and our home wasnt even cleaned. Common areas are a mess and hoping a service ticket helps that. Cabinets needed full adjustment after closing. Walls not straight. Would not have bought this home if we knew then what we know how. Sorry

Make sure you get everything fixed before you buy and sign that dotted line. also, give it all a really good look and get your own professional to review your house. quality of certain materials like doors very cheap and can hear everything from room to room in through the wall, and every foot step in house.

Pushy sales people with very little empathy for those of us trying to sell homes in this market. Cheap appliances, carpet, fixtures, paint, window sills… thin walls that let in traffic noise, and the cabinetry (small, not soft close) comes without hardware, which means you have a hard time opening your kitchen drawers! Poor management to welcome buyers into the home and help understand all the implications of utility easements, fence install, other HOA rules causing a lot of anxiety among neighbors and shattering visions. 30 day inspection seems to be purposed to talk you down from the items you submitted. End-to-end… rubbed me the wrong way. If I didn’t have to move, here, and at this time, I would have pulled out. Not sure how the other builders are in the neighborhood, but we definitely felt unimportant and take-it-or-leave-it style as opposed to Lennar ensuring their home building facilitates better lives. ... As an out of state buyer it was not a pleasant experience! I would never do this again! I should have never continued with the closing when things were not completed in my home as promised but I did on good faith. Promises after promises to get things done but as of yet it was not completed! Voicemails, calls ,text messages all ignored! When you have a home in another state and you reach out to the sales rep and the head of construction just to be ignored it beyond stressful! I will be arriving to my home in Naples in November and will have to deal with warranty still not a happy buyer!

This is the second house I bought from Lennar, the first wasn't too bad and of course some issues came after I moved in. For the second house things were not really good from the beginning, too many issues I found after I moved and for the price that we paid I was expecting a better quality on the construction but it's Lennar what el we can expect, look around some other options and make sure that you are going to get what your money is paying for. My advice is to try to avoid this builder if you can.

The number one selling point for this house was the backyard. On two occasions, Brittany told us our back yard was from the neighbors fence to our left to the neighbors fence to our right. During the initial showing we asked where the side boundaries were and she said we are “lucky because our neighbors have built fences and all we need to do was tie our fence to theirs”. My wife, myself, and our realtor all heard the same thing. Of course we all ooh’d and ahh’d about the backyard. During the walk through right before closing, she reiterated the same thing, which was again, heard by my wife, myself, and our realtor. After closing we received the plot plan that showed that there is a common area between us and our neighbors to the left, so we can’t tie our fence into theirs, meaning the backyard is smaller than she had advertised. We reached out to her and she doesn’t remember ever saying anything about the size of the yard, which again, was heard by three people. Unless this is corrected we are intending to sue. ... More

Our sales agent was great when we first looked at the house and when we first signed the paperwork. After that everything went downhill. Our sales agent was no longer timely in responses and our Lennar Loan Agent was very unresponsive throughout the process to the point we went with an outside lender. He wasn’t explaining things as they were happening and just kept asking for more info anytime we reached out to check in on the process, this was the only time he talked to us. When the outside lender got us the loan and we presented it to Lennar we were told “well they got you the loan the same way we would have, so you have to use us.” Got put with the same agent who straight up told us “I don’t have time to do your loan because of the complications in it (we are 1099) so I am going to suggest to my managers to let you go with the outside lender.” Once we finally got close to closing, an updated price happened due to lack of product. We were updated and our realtor was updated but nothing was said to our broker which caused our closing to be pushed back due to paperwork having to be redone and numbers recalculated. At our blue tape walk through all of our switch and plate covers were absolutely covered in overspray as was the top of the refrigerator and the fans. There is a clear dent in the wall in the loft that looks like a door went through the wall and they patched it badly. We are currently dealing with a mold issue in our front hall closet because the drywallers put the shelf anchor directly into the main drain pipe for the house and it has been leaking into the wall for close to two months. Also the HOA expanded to include a sub-HOA for our neighborhood while we were under contract and we were not notified. We did not receive any HOA documents until a week AFTER we closed on our house even though we had been asking our sales agent for these documents for weeks prior. ... More
