Not good quality of materials

THAT THE CHEAPEST WATER BILL IS $500.00 A MONTH REDICULOUS LENNAR NEVER MENTIONED THIS FRAUD TO ANYONE BUYING A HOME AT THE BEGINNING NO ONE WORRIES ABOUT A WATER BILL UNTILL THEY GET THE BILL .

Terrible quality and finishes. Would not recommend

Your water heater here is garbage. Can’t even fill half a tub before going cold. Shower isn’t at a consistent temperature from day to day. Plumber came out and supposedly set the thing to not switch into the ridiculously noisy hybrid mode every 24 or 48 hours. It still switches into hybrid. Very disappointing.

The quality of homes is really bad. You’ll have a hard time to get the issues fixed within the warranty period as well.

I did not realize how poor quality the units were and need of work. I had just sold my home in Sun City Anthem and was in a hurry to find something to move into. If I had more time I would have not picked Terra Bella at Anthem.

Beware of the quality of work done! Lennar just contract everything to third parties. Quality depends on the mercy of third party contractors workmanship. When you leisurely inspect yourself you will find several issues/problems. I would avoid Lennar given a chance!

The work on the punch list that we discussed on our walk through prior to closing were not completed as promised. I revisited 4 weeks later to find the disappointment. I understand that the build isn’t a custom home build but the issues should have been addressed

Our experience with the Lennar representative as wonderful. If it were not for Laura , I believe , the builder would not release the home. We were committed to buy and the PRICE WENT UP THOUSANDS! This is downright criminal. The construction manager Reese was also a pleasure to work with concerning repair issues. The problem is the craftsmanship of these workers who are hired to build and repair and address all kinds of issues. I have one serious remaining issue with drainage that I have contacted to address the problem. My wife and I are basically happy with the home and area. The cosmetic issues were half fixed prior to closing. After living in the house you see so many more things that need to be fixed. When putting in a work order I was told to wait for the 11 month review. I am not convienced that things will be taken care of timely.

Experienced multiple issues that seem to be the result of poor workmanship on the part of some subcontractors. Issue resolution is very slow

The quality of materials used in home are not satisfied and cuts so many corners to save money by builders. Every times when we ask for some thing, the only excuse they have that other owners did not like that. The clubhouse is awesome but did not spend even 20% of the money in houses.

No construction updates, unfinished items still after closing, lost keys by construction crew. Phone calls to construction manager and sales representatives go unanswered.

Repairs take too long. Have to wait for workers to arrive. Disrupts the day waiting on workers when you have things to do.

A lot of issues have arisen since home has been purchased. It has been a month & conveniently it seems harder to get issues resolved once house has been purchased.

The quality of workmanship on all trim, all walls, ceilings to name a few is utterly awful. Whoever performed the work AND the QC who accepted the work shouldn't be in the construction business, period.

We really love the area that we are in. Sure we wish some of items of the community were different. The communication with the sales rep was ok. I never heard from him on the closing day or after. Not even a check in to make sure everything was good. The New Home Orientation seemed to be a pretty decent list before we closed on the house. It has been two and a half months since closing and we are still waiting on some of those items to be fixed.

I am very disappointed in the quality of the kitchen cabinets. Not enough space and set too high.

There were some home reps that were just used car salesman, but for one… Taylor was great to work for. She was honest about the whole process would recommend working with her on any issues. Works when she is off.

The quality of construction is not as expected and the customer care reps/ their contractors tries to escape fixes.

Sales and purchase were easy. Many of the Lennar systems don’t talk to each other so that was somewhat frustrating. After inspection and move in we found quite a few issues. Nothing that I feel confident that the warranty department would take seriously (house not sealed at roof - mice coming in). Been a Lennar home owner before, and Project Management and Quality Control is seriously lacking.

The home buying process went really fast and I did feel rushed to meet deadlines. Emails that were sent were sent on Friday afternoons mountain time so when it came to questions, I had to wait until Sunday or Monday to hear a response. My walkthrough was fast with the final walkthrough being rushed. All items that needed to be fixed were not done at the final walkthrough leading to a rushed job. When I finally received a key code to get in it was hours after closing. The work that was done was horrific. I'm being told that I have to wait until the 12 months. So I purchased a brand new home/build that has dings, mismatched paint, doors that won't close, lawn that looks horrible. The person I closed with and the person I purchased the home from went MIA. No one has checked in with me after working with me for months prior. The closing was not a celebration. It was disorganized and very long. No celebration at all. No pictures no handshake. I was expecting more and at least the seller to be there. After all this, I shouldn't be told that these are production homes and I didn't purchase a custom home. This home was not clean, poor painting everywhere especially the area above the baseboard. This means that semi-gloss was painted above the baseboard in some cases at least 5”. This was noted with both walk throughs, but was not corrected. Paint splatters on sliding doors not cleaned off and the tracks for the sliders were not cleaned. We have NEVER moved into a brand new house that was supposedly cleaned but needed through cleaning, by us, before we moved in. If this is what has happened with the other homes, I would suggest getting new contractors. What’s the deal with the cement lip pulling into the garage, that is an accident waiting to happen. Was told upgrades were included with no upgrades available. Mortgage was difficult to reach and misrepresented the taxes and didn't explain very well. I received 7 or 8 estimated closing documents and not one was correct! Would not recommend

For the money spent, I am disappointed. Issues range from customer service to craftsmanship
