Lennar is extremely low end. They pinch pennies and do not build any part of the house with quality. There will be glue on the floor, chipped sinks, sheetrock lining hanging out with staples showing, no spicket in the backyard for a hose (who doesnt put water in the front and back?!?!

During my initial walk through I found several issues to include a/c not working, toilet not working and several cosmetic issues prior to closing. The worst thing I found was someone had used and spilled something in my microwave and urine on my master bedroom toilet. I was in complete shock and disgusted and the construction manager, Mark, was made aware of these findings prior to move in. The day of closing the house seemed in order but the toilet was supposedly being replaced and when I mentioned to the construction manager that the a/c was still on the same number he said it was fine and gave some poor excuse. He apologized for his staff using the toilet and microwave and that he was shocked as well and would have a conversation with his crew. When I finished closing on my house and was ready to move in I found that someone used my microwave again and left food in my sink, my toilet was still slow to flush and urine stain was still on the lid. To make matters worse my a/c was NOTA WORKING and my daughter and I slept hot our first night. When I called Mark the next day he told me it was no longer his issue and that I would have to contact warranty. I felt super blindsided. When the a/c guy showed up he realized it was unplugged. I’ve had to put in warranty requests just about every week to have them come fix things that should have been addressed prior to closing and I’ve found the worst construction flaws in my house. You would think the workers were drunk while putting this place together. So far my toilet has stopped working three times and the last plumber that came out found a huge chunk of TILE had been thrown down the pipe and the wax ring had fallen in the pipe as well which was causing the clogs. Worst home buying experience I’ve had. The only upside is my new home orientation contact, Sharmin, has been on top of things when I’ve put in requests and she’s been the only person that has cared about all the issues I’ve encountered and she has proven to care about me as a person whose hard-earned money went into buying this home. The sales rep could have cared less even when myself and my realtor brought these issues up to her nor did the construction manager nor his superiors when contacted. Buyer beware!! It started out good and took a quick bad turn. First, my house is supposed to close in April and it closed in February. I found out why. They had me sign all the paper the last day of January on a Friday had I waited two days my interest rate would have been 4.5 but my interest rate was at 4.99. That was Friday night and I had 20 minutes to make it to the bank and they had me go and get it cashier check if they didn’t get it in by the 20 minutes it would’ve closed on Monday instead of Friday and I would’ve got the 4.5 interest rate . They told me in the office that I had to close Friday and I had to be back before that 20 minutes. I’m sure they didn’t know that Monday the interest rate was gonna drop. it took them three weeks to check out a breaker and a plug in my house for the dryer and now I have to contact the appliance company and have them come out because my dryer doesn’t work and I’ve been waiting. They just told me oh yeah, it’s your dryer contact the appliance company and have them replace it, I’m about five weeks out but no laundry. I open my windows and now I can’t close them because the wood swell from raining and the latch doesn’t fit in the slot no more the windows are very cheap. Period. I had tack boards on my stairs, sticking straight up under the carpet , as I’m walking up the stairs with my baby, they’re stabbing my feet, and I almost dropped him on every stair. It takes forever to get something done call Customer Care they have me do a video chat I got to submit something on the computer try to make two or three different appointments for someone to come by and fix anything not convenient for the homeowner at all. ... I will not buy a Lennar home again. The lack of attention to detail is astounding. First time buying a new build. Live and learn. No shows and lack of communication on getting repairs done underscores my dissatisfaction. Pre buying there was a lot of talk about being responsive. Let’s see it in action!

The workmanship is lacking and responding to fix things is awful

Our experience continues to be exhausting and frustrating. We had a 9 page punch list on the first walk through which was not addressed by the closing date. Being in the house for almost two months we are still waiting to get things corrected that should have never been issues if the builder used common sense. The issue costing us, is our AC is not working properly through out the house costing us high electrical bills. Light switches did not work, had to paint the entire house inside and out, seals on all windows had to be replaced, still waiting on hardware for the hurricane shutters. There is not enough staff to complete these issues for all the homes. We were never clear who the contact person was, the warranty person, contract manager, virtual Lennar contact (have two of them) or to reach out to the subcontractors directly. We are at the point where we don't want to say anything, for concerns the repair will make it worse, like matching the tile that needs to be replaced. We were not left extra tile of the same lot incase repairs are needed. I have designed and built homes before retiring, and the biggest issue is the building manager or general contractor is not managing the quality as the house is being built. If they corrected these errors as the house is going up, it's more cost effective then repairing after build is complete. ... More

Quality non existent in Lennar homes.....everything was done as cheaply as possible!

Tasks aren’t being completed to the satisfaction of the homeowner. Work is shoddy at best. Unprofessional builder.

If I could put zero stars for Responsive to issues, I would. My actual home buying experience with the salesman was excellent. His name is Mitch. Great guy and he was always there to answer questions. If he did not know an answer, he would find it for me by the next day. There were many issues to be addressed with the home before closing. The “construction builder” and the “main warranty” man assured me that I should close on time and that they would be here for me to fix the numerous outstanding items. I trusted them. So I closed. The quality of workmanship in my home is subpar, at best. Every day I find new things that were not completed correctly. I followed the steps that Lennar outlined for me by putting in “warranty requests” on all outstanding items. My list just grows and nothing gets fixed or resolved. There is no interest or timely communication in addressing all of the things that were incomplete or broke before I closed on my home. Lennar has one man who they entrust to “fix” all issues except electrical. They will not honor the Lennar warranty properly by sending out qualified “trades” to address the issues. Each one requires a different job specialty, but Lennar will not spend the money to make things right. I always wanted a “Lennar Home”. This home buying experience has been a total nightmare. Everything from poor workmanship to electrical, plumbing, door issues, etc. We closed 2 months ago and still have multiple issues that have not been taken care of. In addition, we found out after we closed on our house that Lennar does not include screen doors on the patio doors! We purchase them from C&C window for $720.00. When they went to install them on the triple slider, they couldn't install because the door frame was installed incorrectly. C&C replaced the door jam and installed the screens but in the process ripped out a big section of drywall and Stucco that still hasn't been repaired. In addition to that I still have a list of 14 items that have not been corrected. Once they get your money, good luck with getting issues fixed. ... More

My experience began with a very energetic salesperson and loan processor who worked to get my home under contract. My experience went downhill from the time I did the final walkthrough, closing, and moving into a home that has lots of poor workmanship and materials. The final walkthrough was conducted by the Superintendent alone, no salesperson. The Title company, was horrid to say the least. We met with a Notary and no one from the Title company addressed us at all. The title company sent emails indicating that we were to return to the home after the closing, however there was no one here to meet us, we had to go find the Superintendent who showed us where the keys were. No one bothered to explain who we were to contact for utilities or where to pick up our mail as the mailboxes were not operable. The painters dripped paint on my tub, light switches, tile holders and the floors. The concrete installers missed a section of the back patio, so we had to except a glaring difference in the concrete or the section would be without concrete creating a breach between the patio and the back of the house. In the front walkway, the concrete is not only cracking, it is breaking up and we are being told that nothing can be done to correct the problem. The concrete in the garage is not level, and again we are being told that nothing can be done and if something is done, we will have two different colors of concrete in the garage. Nothing has been done so far, therefore, I do not trust Lennar as a builder and have serious regrets about my decision to purchase my home from Lennar. We’ve had many issues with our home after closing escrow from water leaks to appliances not being installed correctly. Getting a lennar rep to fix the issues has been very difficult

There still pending Items that need to be corrected or completed...workmanship was the worst. Spent my own money and time to get the house in order and thanks to Justin who is taking care of lots of things for me at this moment.

My home buying experience was not pleasant. From the start representatives tried to force me to use Lennar financing and threatened that I could lose my deposit if I went with another lender. From there it got worse. My closings date was chosen by Lennar and it did seem like there was any coordination with the construction side. A week before closing I have my orientation and the electrical had not been tested so there were no lights or AC and the water had not been tested with we could do a proper walkthrough. The day before closing I spoke with a representative from the construction side and they told me the home wasn’t even 90% done yet. On my original closing date I arrived at the home to do a final walkthrough and there were holes cut out of my pantry wall because my water heater was leaking. The stove top was missing and my oven/ microwave was sitting on the floor. To make it worse. The plumber realized the fixtures on the bathtub were reversed. Since there is no way to access them he had to cut a hole in the dining room ceiling to access the supply lines. After that was fixed the turned the water on and water came gushing out of the ceiling. At this point the construction rep called his boss to look at the situation. I them received a call from the sales representative stating that they will give me $6500 towards my closing cost if I closed on that day but I wouldn’t be able to move in for 2 weeks. I replied that I would close only if they paid all closing cost at this point. They declined. The started the remediation to make sure no mold or water damage was evident. They had heaters and blowers on 24/7 for at least 4 days. I notified the sales representative that the electricity was switched over to my name 48 hours prior to closing as per the letter Lennar sent listing things that needed to be done prior to the closing date. The sales representative replied “ why did you do that. You haven’t closed yet”. So I send her a copy of the check list they sent me. Again they declined to do anything about it. I was stuck paying the electricity bill for the month that it took for them to get the house ready for the 2nd closing date. 2 days prior to the second closing date we did a final walk through and notated what needed to be fixed and today over a month and a half later I still have things that need fixing. ... Had to place best and final bid offer for home. You'll never know if you overbid or not. No customizing your new build, which is not what was communicated to us until it was too late (would have to give up deposit). They rush you to make your deposits and closing on your home, but are slow to respond when issues arise. They also don't give you timelines on how your home is progressing in the building phase. Not sure I would recommend them at this time. This makes me think twice about buying a new construction home in the future.

Everything was delayed. The quality is pathetic. The responsiveness of the team is so below par. Overall I would not recommend Lennar at all.

It started as a great experience but quickly turned into a nightmare. Multiple issues during construction were never addressed.

For starters, their system for purchasing homes through a bidding process seems very greedy. At one pint they let us know of a home model we wanted but wanted us to offer more for it. Their policy was that the highest bidder won the home. It very much appeared we were the highest bidder but they wanted us to bid more, and then turned us down when we wouldn’t. They did this under the guise of forcing us to close on another home we made an offer in sooner (20 days)-in which the sales rep told us they had allowed others to swap homes if another model came out for bid. He made it seem like we’d have a better opportunity to purchase the other model if we moved forward with our offer on the model we won, but then went back and said “no we’d still have to bid on the home” and then because we bid high on the home we had won, they didn’t want to let us out of that offer unless we offered the same amount over on the model he knew we wanted more. Which BtW would have put that home nearly $350k over what the original asking price was. Again, greedy. Then, despite assuring us the home would be complete with the earlier closing date, unfortunately, much like many of our neighbors, we moved into an incomplete home. We have a kick plate in our kitchen that is totally broken, walls with no paint, holes in walls where they attempted to hang railings, railing holes that are not patched, broken cabinets not replaced (one replacement still in our garage), incomplete baseboard trim (stopped 7” inches early on a wall), closet doors not installed properly, sliding back door that sticks and has issues with the lock, our list is extensive (and that’s only SOME of what wrong with our downstairs). They had 3 weeks to fix the punch items before we moved in and didn’t touch anything. Neighbors moved in without counter tops and a slew of issues similar to ours. Some moved in nearly a year ago and still haven’t had items related or repaired. We’ve been in our home a month now and no repairs or replacements have been made. They also use very very cheap light and bathroom fixtures (chrome finish over plastic), and appliances are all lowest model levels. It’s been a huge disappointment in our excitement to move to a new state and new community. We love our community, just very dissatisfied with how we were treated and manipulated through the buying process and how we’ve moved into an incomplete home. When you pay top dollar for a home, you expect top dollar finishes and no broken items when you walk through the door. It’s a new build for heavens sake. Would not recommend building through Lennar. There are a host of other home builders in the area that I am sure would provide better quality for the price and are not using the ridiculous bidding process. ... More

Horrible craftsmanship for an upscale home it sucks for a 2600 sq ft home they screw the home owner and put in a 3 ton ac unit left exposed molding in kitchen cheapest kitchen upscale home my rear end biggest mistake I ever made buying from this builder the yard floods when it rains garage floor is already cracking I’m tired of typing you get the idea stay away

As so may others, we moved here from out of state and waited patiently for the house to be ready. There is not enough room here for me to list all of things that were - and still are - wrong with this house. I am not referring to little nit picky things. I mean things as bad as dangerous exposed electrical issues that finally got fixed 7 weeks after we closed. We own another Lennar house in a different state so we know that Lennar does do good work (despite its many negative reviews.) However - our experience with this house has been nothing but negative. We found out that it never even had a proper walk through because the guy was on vacation that week - can you imagine? The worst part is that we are easy going people. If there is a problem we don't complain. Instead we just want the steps to get it fixed. We have been lied to every step of the way. Our contact person harps on what was not discussed at the 30 day walk through, implying that things may not get fixed. Note - the 30 day walk through is a big joke. When there are this many things wrong you can't rush through a house and expect to get it all. If there is a 1 year warranty why can't it get fixed? Why can't we have what we paid for? This answer is not made clear. We don't understand why the response isn't more professional - such as - I am sorry this happened. Here is what we need to do to fix this for you. Instead our person tells us how this is Lennar policy and there is nothing that can be done. We have crushed cabinets and drawers, areas where the granite is not attached to the wall, pavers that were destroyed by their constructions workers, a cracked sink, major scratch in a tub, scratched up stuff everywhere, the dry wall needs to be redone in half the house, and oh, how I can go on! It has become a full time job dealing with this, waiting on vendors daily. When the plumber mentioned the cracked sink we were told that he had no right to tell us that. What kind of lack of integrity is this? Of course he should have told us. That is why he was there. If I, who am not a builder or a construction worker, have to locate all these issues - what about the issues that my lack of experience won't find? My biggest question is - Does Lennar even care? I attribute the success of my former business not only to quality of service, but to the highest level of customer service. I see NO customer service with this current Lennar experience. If you are considering buying one of these homes talk to some of the home owners that already live in one.

They are extremely lazy and slow after purchasing home we had issues with windows and kitchen layover they are never fixed extremely bad customer service and extremely bad repair issues

Do not buy from Lennar they do not care about quality of work They do not fix problems and leave you hanging We have been in our home since Dec 13 and still have major problems that we CANNOT get fixed SORRY we bought this house

Lack of communication of the process. Lack of customer service.Lack of understanding of customer needs

Quality checks poor...many issues questioning the quality of work...very concerning.
