We were shown a model home and told of all the things the home included such as blinds, two garage door openers, Wi-Fi mesh system, ring alarm, and pre-wired for electric car charger among other things. As an electric car owner this was a selling point. We were told before we signed paperwork that it had switched to quartz and not granite countertops. Which was fine. But we were not told of all the things our home now didn’t include. When we toured our finished home and realized our home was missing all the items. All we got was oops and that they didn’t know what was actually included or not included despite having a new model home that was built with the “missing” items. Our home was actually installed with a couple of the items such as a water shut off and 2nd garage door. But were both removed before sale and wires left hanging where the 2nd garage door opener was. They left the controls though so I’m not sure removing it did any good. As a public safety worker who works graveyard I had to last minute scramble to get blinds for the bedroom and bathroom. Also as a commuter I had to immediately get someone in to install a car charger. So far we have spent thousands of dollars to bring our home to the place that we thought we were getting. I am dreading what this first year will bring in the home. Lennar and the real estate person completely ruined our new home buying experience. Stay away! ... More

Sales experience was good, closing experience was rigid and uncollaborative, building supervisors were good but I was told on at least 4 occasions that pre-closing issues were done when they were not (3 issues are still not done 2 months after closing), and warranty issues are taking months to complete.

The title says it all. The only part of the process that stayed true to form was the finance section who was upfront, honest and on target through the whole process. I was told the house was a "smart house" and wifi ready; Verizon had to do to days of work just to get routine service. I was told the pool and gym would be ready by move-in, and when that didn't happen, I was told by July 4th. The pool is still a mud hole and the gym, although finished is not open to residents. The wiring in my house had to be redone, as well as a couple of my neighbors who had similar issues. I have contacted the concierge and the home rep (Paul) on 7 occasions and have one response. I had to call 3x to get my grass cut, 4x to get trash collected, and 2x to have my drainpipe reattached. Everything my salesperson (Nickole) promised was misleading. I was not even congratulated when I signed my papers, let alone a house warming gift or welcome basket. I am sure this will get deleted because I did it anonymously. I am worried about backlash from the cascades employees for my comments. ... More

The nice thing with Lennar and the point at which we purchased the home is everything was an "as is" choice, we picked the home with the features and colors we liked and did not have a million decisions and upgrades to look at. However, for the almost million-dollar home purchased from Lennar the quality of some of the materials and workmanship was disappointing. The state in which the home was delivered was also lacking with many, many spots all around the home with paint spots, spatter and/or drywall mud and grout (in the bathrooms and tiled areas) on floors and shower walls. It was highly disappointing that the feel of this new home (quality and cleanliness) has been about the same as other much more inexpensive homes we have built and purchased in the past. It was highly disappointing that other than some the appliances and the size of the home itself this did not feel like a $900K - $1Million home. ... More

This is my 3rd new construction home with a big builder and there are so many issues. Way too many appointments to count to have things corrected from things that should have been ready to go to major issues like leaks. Subcontractors are horrible and do not care about quality. Employees will say anything. Mortgage experience was not good. I didn’t find out until an hour before my closing appointment that I was set to close, so I had to rush to the bank to wire funds and then rush to get to attorneys office in time. Horrible experience and I do not feel confident in my home quality.

Joey D was great, after his part it’s been one problem after another. The bottom line is speed is prioritized over quality…and it really shows. What should be a wonderful experience has been about as fun as a root canal. Appliances, electrical, carpentry, paint, masonry, landscaping, plumbing, HVAC, stucco, cabinetry, tile - I can’t think of one aspect of our house that hasn’t had issues. Just exhausting, frustrating, and disappointing.

The bathroom in the master bedroom is leaking to the first floor, the walls are also flawed, the vegetable sink is also leaking, the bathtub is scratched and I will not be repaired, the steps of the front door are cracked, the glue on the floor leather joints on the first floor is leaking, and the alarm inside the doorbell does not make a sound. The experience is too bad for people to handle the maintenance. I hope someone can help to solve it.

Have to constantly badger customer care to get an issue resolved. A poor job was done to correct it as well. Sales and loan officers were great. Construction manager and care reps were terrible.

Some person has bad attitude while going to closing process.

The specialist I was assigned with this property is very poor with his follow up process. I would reach out multiple times and needed to involve my realtor to get a response. I am also disappointed is some of the workmanship of the property: every door has paint missing on the edge due to only a thin layer being sprayed, patio boards are uneven and appears hastily assembled, and there is a 1/16th inch cut tile in above my stove due to not measuring the tile correctly which gives a cheap appearance. For the amount paid I was hoping for better finishing work with the property.

John our sales man was great to work with. The home and yard has had a lot of issues that should have not been over look during construction. The home is cheap in materials used.

Laundry list of items not completed or completely incorrectly, shabby contractor work, cost cutting. Still waiting on one pending item to get fixed. First and last "Lennar" home I'll buy.

Terrible trade quality across the board

As realtors and having brought 10 new clients to the community prior to our own purchase, my wife and I expected to have an advantage going into the new construction process with Lennar. No such luck. Having been assigned the worst construction manager we've met - a 25-year old who was brand new to the community, new to his trade crews and new to us - the experience was more challenging, more confrontational and upsetting than we could have ever imagined. We came to know Parker as Mr. No because his knee jerk reaction to every request for improvement was "no", or "It's not Lennar standard", leaving us disillusioned and unhappy. He had in no way mastered the craft nor did he take a proactive approach to the quality of his crews' work. Biggest issues - watered down paint applied single coat, trim, roof and siding. If not for the strong support from Lennar customer care before and especially after closing, our ratings would be lower. But I guess from the get-go there were some warning signs that Lennar wasn't too concerned with catering to every customer's needs, as we saw Sales reduce the prices of neighboring homes several times after after we went under contract. Lennar got them sold, but undercut our sense of value as well. ... More

Highly recommend having a home inspector. After moving in there are little issues left and right that I don't feel like I should be finding in a new build. Sod that is not placed properly, floor buckling, uneven walls, uneven floors etc. After paying 400k + for a house I should not feel like i've been cheated in a way. Not sure if I recommend Lennar.

There was a lack of communication between the company, buyer and agent. Often times requests needed to be sent several times. Two areas we marked in our initial and final walk throughs are still not corrected.

Aside from Arthur R., our salesperson, who was wonderful to work with, the rest of the process of acquiring our veranda was not a pleasant experience. Shotty workmanship, rushing to get us closed when the condo was far from being ready, lack of communication, no followup with items needing attention, and more than anything, the mortgage process was so frustrating! even getting the closing paperwork by mail was a problem. Having been in real estate, buying and selling new homes as well as resale properties for more than 35 years, and helping folks with their mortgages, we must say that this transaction was not what we anticipated. My suggestion to all potential buyer, don’t close on a house with Lennar unless all outstanding issues have been addressed. It’s nearly impossible to find anyone with Lennar to answer questions and have issues addressed.

My closing day was, to say the least, pretty unenjoyable. I arrived at the Lennar office and was greeted by the notary agent. Upon completion of signing my documents, I was given my keys and shown the door to leave. I imagined as a first time homebuyer with a company that’s been around for some time, there would be a more memorable experience for clients, wether a first or tenth time homebuyer. Needles to say I am very uncertain if I would use or suggest going with Lennar in the future.

Our home closing was pushed three times, home hadn't passed final city inspection yet when we moved in, sod work, when we finally got sod, is shoddy at best. The whole experience was terrible, and I wouldn't do it again or recommend it.

I encountered many issues during my entire home buying process. The only highlight was my original representative when I first visited the new subdivision. Most of my issues stemmed directly from my mortgage loan officer not responding to my messages, and even giving my wife and I the wrong loan number. I’m in a fortunate position where most of my coworkers are in the process of buying homes and am able to steer them away from Lennar.

This wasn’t the experience I was expecting as a first time home buyer. So truly, as a first time buyer, it’s disappointing. The only good thing about it all was working with the salesperson. Amanda was friendly and responsive. However, a rocky start with the lender as she was completely unresponsive. It took a couple weeks before I was told she wasn’t with the company and had to begin over with someone new. So overall, wouldn’t recommend. It felt rushed and when final walk through date arrived, it felt deceiving because I was told some issues that the home inspector found on his report had been “fixed” during the week prior. I’m dealing with things now that apparently weren’t. I felt I couldn’t get the home inspector to return and check b/c closing was on the same date as final walk through & was told I’d lose the rate that was part of the sale in January if we waited any longer (even though it had already been extended once). My only positive thought is that this will not be my forever home and this was a lesson learned for me. ... More

1. Door strike on front door is missing. 2. Baseboard trim gaping from the wall in many places. 3. Incorrect emergency contact number. 4. Stairwell had to be repainted 5 times (orange peel and runs) at our insistence 5. At final walk through windows we’re still grimy. 6. Ant infestation in house. 7. Furnace vent crooked above roofline. 8. Wood exposed around outside of former windows. 9. Concrete poured down valve box to fire hydrant.

First day in the house someone (from the looks of things most likely one of the workers on site) stole all the arc fault breakers out of my panel. First day welsome to your new home. Afte approaching Lenar, I was given the "Sorry Charlie get lost" Not much of a warm welcome is it. I spent $1400 of my own money to replace all breakers and have an electrician come out on an emergency call sfter hours. I think Lenar could have done a little bit more....

Hi Team - We purchased a Cerasi Plan and have verified with multiple trials that the garages are not suitable for owners with large mid-sized SUVs, Full size SUVs and Trucks. The root cause of this is the cosmetic divider which creates a two door garage instead of a single one door garage. We have verified the experience with multiple owners of the same plan and all have the same feedback. - Elton
