Nice homes but the quality is not great

The homes are nice but quality and attention to detail is not great. The paint on the outside of the homes is so poor quality it already looks like they needs to be re-painted. In a few years the neighborhood won't look good if homeowners don't paint. The builder could at least put gravel down the walk way so it is not mud, which is causing homeowners to leave their garbage cans in the front yard. The common areas are not maintained, weeds over a foot tall in the parks and greenbelts. There are a lot of little things that add up to a lot of aggravation.

Know what your getting going in to minimize disappointments

Be sure you are totally aware of what you will get going in to avoid disappointment. Closets are outfitted cheaply with coated wire that will need to be replaced sooner than expected. Lennar placed houses without regard for privacy, butting patios and windows directly opposite one another and leaving new owners with challenges. Simple mirror image placement would have solved the issue, but there was no thought about that by Lennon. Quality could have been much better and for the amount of time it took to build. I would expect more. The lack of options is terrible. The “everything included” sounds great until you actually are in the buying process and you can’t add any options. You can pick counters, cabinets and floors. We weren’t even allowed to pick our paint color. They used flat paint everywhere in the house besides the wet areas which is easily marked and not easily cleaned. Sales and our construction manager were the best I’ve ever had throughout my years. Moving from Virginia I had to adjust to the ways of the area. Some materials were at the lower end and some workers didn’t take pride with their job. Still waiting for a warranty item to be fixed for a second time.

Kitchen cabinets had mold

My wife and I were happy with our Lennar buying experience until we found mold behind our kitchen cabinets. We only discovered this because we decided to upgrade the kitchen on our own after purchase. Lennar was good about fixing the problem after the fact and checking the vanities for mold, but the moldy kitchen cabinets were never replaced even though they promised to do so. Even though we remodeled the kitchen, we had plans for the original cabinets elsewhere in the house. We paid for them, so we should have been reimbursed. Overall, I love my home and my location. However, I would definitely recommend Lennar tanking a good look into their manufacturers/materials/ vendors/ mortgage company & title company. Also, looking into training their employees and customer care.

A good value for the money. Our house is very open and on one floor. I wish you had a few more options like larger laundry room, room for storage, etc. We had a bad construction manager which made for a bad process and many unfinished items once we moved in. Lennar’s process was not built for as many items as we had. However, they eventually were all completed. They need to ensure they look at each home with a critical eye before allowing someone to move in. If not for this experience, my rating would have been much higher.

It’s too early to tell about the quality of the workmanship, but Paul and Alex were great. They answered and responded to questions in a timely manner. The only complaint I have is with Bruce, the new home consultant. He was more of a sleazy car salesman than someone there to actually help you through the process. I would never purchase another Lennar house if he was there.

Although they did a great job at contacting me but they should hire more quality vendors. The rack or hanging shelf in my master closet came off the wall..right after their vendor fixed, it came off again.. i called Lennar warranty service and tell them the closet wall need additional studs to support the shelf. They were more interested and asking me why the vendor did relocate the shelf or maybe there was too much weight, than listening to my concerns.

Process needs to more transparent and streamlined. Too many surprises. Too many financial manipulations. ie. listening price $178k. Corner lot add 5k. Final cost 183k. 17k builder contribution after adding 17k to the final price. I just got a headache trying to to wrap my mind around this process. There is shortage of housing. Homes will sell at a good profit for the builder without resorting to marketing/gymnastic acrobatics. Straight forward 1+1=2 will go a long way of creating healthy communities that all Lennar organizations will be proud of. What do I know!

Ron, our sales agent was the BEST part of the process. Customer service response to warranty items since closing has been spotty, not always timely, and certainly not going out of their way to meet customer expectations. I think it depends on who is assigned to your property. Have to stay on them and follow up multiple times to get issues resolved.
