Overall i am happy about everything

For the amount of money we spent on this new build, we are unsatisfied with the quality of work and very little attention to detail that we have found, and continue to find. The walls are extremely thin... we can hear everything inside and out.. and the home doesn't seem to be well insulated (drastic temp difference from room-to-room). Some of our windows were not level and the spackle within the window sills is terrible (uneven, not sanded well). The quality of the paint used in the home is like chalk. Even the lightest brush up against a wall and you've got a mark or scuff that can't be washed away without taking the paint off the wall. Two of our shower inserts were not installed properly and there are gabs and unevenness between the panels. One is so bad that there is already a severe crack in the wall after only one month. We have several spots under the carpet where we walk and there was clearly debris of some sort left on the subfloor before carpet was installed. The overall cleanliness of the home when we moved in was little to be desired. It's like they came in with a dirty cloth and just wiped the surfaces. There was still dust everywhere, especially along ALL the floorboards. On a positive note, Troy did keep us well informed on the progress of our house and was easy to get in contact with when needed. Brennan was a pleasure to work with and we understand that his time was spread thin so he couldn't always be on our site watching the work that was being done. We just wish the quality and attention to details from those doing the work would have been done with a bit more thought and care. It was a very smooth and pleasant experience. Everyone involved from Builder to Lennar Mortgage and title was awesome and made this whole process effortless.

Very organized process at first, but only to assure Lennar's rights and exemption of liabilities and obligations. My honest feeling is that the purchaser means absolutely nothing for them in any sense. Whenever things go wrong in the process (and they often do), all the burden is automatically imposed to customer. Lennar is extremely inflexible. They request escrow deposits with many days in advance, but cancel closing dates unilaterally with no (or very short) notice. If you have any problem (with loan bank, appraiser or insurance company – and I had them all), problem is all yours… No help, assistance or flexibility on Lennar side. All commitments assumed by buyer are demanded rigorously. All obligations assumed by Lennar are loose, fluid and subject to unilateral change by them. Terrible and very stressful experience. ... Of the three new home builds we have purchased in our lifetime this one has by far been the most troublesome. Starting with the walk through there were dozens of issues that basically looked like no one had done any quality control (Multiple paint colors, large unpainted patches, lose fixtures, broken fiber port to name a few) Over the past 2 months we have had dozens of contractor visits to fix things and as of writing still have around half a dozen outstanding issues. The management is nice but the contractors they hire do poor work and need to come back multiple times, I am mentally exhausted keeping track of all the "to do" issues. The house also has some pretty annoying design issues like the entrance to the living room is 33 inches which becomes a problem when you want a normal sized couch (around 36 inches) and can't fit it in the opening or the fact that the landing before the upstairs is about 2 inches to small (with rails removed) to accommodate a queen box spring. Having to put up with a broken Ethernet port in the office (unless you want to have your whole kitchen ceiling torn apart) is a big annoyance but them just using poor quality wood on entrance stairs and good quality on base/top floor (and refusing to fix it) is infuriating. Overall it was a pretty smooth transaction from the builders end of it. The floor plan is real nice, a lot of the finishes are nice and the upgraded plank flooring is beautiful. Biggest complaint is the walls/paint/sheetrock, some of the walls are NOT straight, bows in them from the get go, many neighbors have seen the same thing in their homes walls. Paint is builder quality cheap- so count on painting walls yourself because any time you touch them it leaves a mark and you cannot clean them like you good a good quality paint. overall, walls aside- I am real happy with the house and the Lennar sales team and online team was top notch. ... While the house was completed, due to the rush the house has so many issues. The lack of response from Lennar is insane. I have people showing up with no prior warning, its been over a month and problems just keep arising. We pointed out things during final inspection in Dec that still are not repaired. My cabinets need repair and they want to come in 6 months to repair them? My breakers were tripping, down the towel holder falling and need to be repaired twice. The paint job looks like my teenager did it. The list just keeps going.

After the change of construction management the communication improved greatly. The new Don is very responsive and a pleasure to work with.

Love my new home! I have no regrets!

No help to resolve warranty issues. Contractors making appointments and not showing up to appointments. Unprofessional and inexperienced contractors showing up to make repairs. Will never recommend Lennar to anyone.

I think the upper management gets it, but I don't think the trades are being overseen for the quality of their work enough.

The builder included the appliances and it is a smart home!

Lennar has done a great job building our new home. The quality of craftsmanship and the affordable price was a huge plus for our family. From start to finish the process was smooth and the communication from the new home consultant to the construction manager to the loan processor to the closing coordinating team was excellent! We were keep in the loop with updates every week. We love Lennar and we highly recommend them as a builder for your new home!

The sales guy I dealt with was not 100% honest about things that would be included in the home. We noticed a lot of things that needed to be done during the walk through that was done afterwards. There was a lot more things that were not done or were not done the way they were supposed to be done, because the construction manager was not available during the completion of my home and because this is my first home I wasn’t aware of everything I needed to be looking for. Their responsiveness to fix everything in a timely manner I was grateful for.

The floor plans are amazing. The space inside the home is incredible. I love it.

Me and my wife were very excited to buy this house until the day of closing, there were a lot of issues that weren’t done and they are taking a long time to resolve issues. I have been in this house for a month and a half and still having things that need to be corrected.

Lennar offers many advantages over some other builders. We loved not having to be nickel and dimed for every little thing. Great features in the kitchen, spacious family room and nice sized bedrooms. The builder is responsive and clearly works hard to provide their buyers with the best home buying experience.

Had a great experience with the local Lennar team when selecting a new home. They were with me every step of the way and were very through with explanations. I was extremely pleased with how pleasant everyone was to work with during the entire building process all the way thru the closing & taking possession.

Hands down Lennar bet all of the builders in and around the Austin area. The standard package came with everything I needed as a 1st time buyer and homeowner. After closing the only thing I had to do was move my boxes in and unpack. So blessed & thankful for my Lennar home.

The home buying experience and the quality of the construction itself are amazing. We have a bitter taste in our mouths because a slew of items weren’t done properly or just are still incomplete. I am thankful for Cory and Brooklyn coming today on a warranty issue (missing door pin) so that I could address and have some items fixed on the spot. Ready to be done with all of this so that we can enjoy our lives again and not have to keep meeting with contractors to fix bits and pieces.

Overall staff was always great! We just had a lapse of bad communication due to a member leaving the company. The house is good and we are ready to build great memories!

Good appliances, quality meterial, fast responses when having issues

My experience with Lennar has been more like a nightmare. But ask anyone in our new development, and they will say the same thing. First, they have no regard for your closing date. They pushed us out 4 months resulting in a lease back then short-term costing us an additional $10,000 with storage fees. The quality of the work is as bad as it gets. Every trade is subbed out and no one cares as long as they meet their quota: Doors don't shut, windows don't close, siding is falling, trim molding does not line up, caulk everywhere, crappy paint, cheapest carpets, flooring and appliances they can get. Here are the kickers...for my house, they didn't have a garage door to get through final inspection. Our construction supervisor said he found a damaged one that was going to be scrapped. (It was dented and painted red all over the inside) He said he would use the damaged door to get through inspection then replace it a month later with a new door. Two months have come and gone and they are now telling us that they will not replace the door. I had it in writing that they would replace they door. They basically said, "Sorry. Can't help you." To access our street, we must take a private road which Lennar does not own. It was never meant to be a thru street as it was constructed as part of an old golf course over 20 years ago. The street is almost not passible. It is lined on both sides with crater sized potholes, one after another. You are forced to zig zag the entire length of the road to avoid the craters while negotiating oncoming traffic. Lennar will not fix this short road because they don't have to. They Lennar home buying experience has caused me more anxiety, pain and suffering than I could ever imagine. It will do the same for you. ... More
