Closing date more than three months after promised

Lennar closes on properties way before they are ready. Many kitchen cabinets were damaged, drywall, painting and stucco was very sloppy, back lanai was never put on until a month after closing and half the electrical outlets don’t work.The list goes on. The repairs are being addressed fairly quickly but is a slow process as each repair is a different tradesperson. It appears to be a fairly well built home but the quality of their workmanship in their finished product is lacking.

To be fair to the builder, my ratings above are based on not having experienced having a production home built for me. I was expecting some interaction with the builder during the construction process: there was effectively none, it was discouraged. I believe to have a better understanding now why that is the case. Lennar does not build the home; one of the many subcontractors do in a very organized, time efficient manner. However, I believe the quality of materials and, particularly, workmanship suffer. The priority for Lennar is to bring the house to closure as soon as possible. The quality of workmanship only matters if the buyer notices a quality issue, which in our case only happened on the penultimate day (during the NHO less than 24 hours prior to close). Again, Lennar does not encourage interaction between builder and buyer. The subcontract Lennar has with the landscaping company is an example of questionable materials (perhaps not materials but seemingly no accountability). A sizable portion of a neighbor's back lawn was not sodded but as it was not noticed prior to close that portion of the lawn remains without sod. In summary, it is too early to determine the 'value' of the home. I worry, however, in not many years to come as the floor boards rattle, the kitchen cabinets deteriorate and inferior quality materials need a refresh / replacement, the answer to the quality question will be 'one star'. ... Avoid new home builds. Too many corners cut and materials are of poor quality. Our backyard is disappearing with each downpour as they failed to grade the property appropriately. Too many people are only worried about their bonus and not the quality of the product they sell. Buyer Beware. Buy used as someone else has repaired what the builder failed to repair.

Processing team were always late in updating me especially the closing never told me till I called the office. Very poor communication

This house has been a nightmare! Two weeks after closing we noticed black mold in the owners bathroom. Lennar responded quickly to mitigate the problem but took 3 weeks and multiple vendors to identify the source of the water leak. Tiles, vanity and shower subfloor had to be removed. Two months after closing we still do not have use of the bathroom or our bedroom due to the continuous state of construction. Additionally, a week after the bathroom problem was identified, the garage started taking in water. Again, it took 4 vendors to identify source of the leak, blocks and floor cement escavated, leak fixed and floor and wall reconstructed. All of this was happening while they were addressing the dozen other tickets submitted for damaged items, lack of detail and sloppy workmanship. Poor quality construction. Disappointed for sure. Lennar representatives are very well trained to make up answers on the go - this is everyone else’s, customer service, construction manager, etc. As we get close to closing their objective is to just get your signature to close and not really fix things that were found during inspection. A lot of the work seems to be done in a hurry and does not meet the exaggeration of Lennar representatives. Overall, they are not trustworthy!

House is a good value for the money, but the issue is that nothing in the house was functional of done correct. Light fixtures don't work, I have to hire an electrician to correct them. No crown molding, all exterior light fixtures are loose. Nothing was ready on time. Water main broke on the side of my house and toilets overflowed all over my floors. I am very disappointed. House looks good on outside but beware of how things are put together on the inside. Shoddy craftmanship.

Closing was delayed many times. Last time delay was the day before closing and being out of state we had no place to go. It seems once you had the money, we had wired full payment 2 weeks before closing, that's all you care about. Lennar Wanted documents signed when items were not complete, just trust them. Closed in February still have a check list of items not completed. Amenities still not complete but HOA fees are still collected.

After a delay of about four months we got close to closing and there was another 10 day delay. but we were still haunted about monies and paperwork for closing. Then when closing was actually imminent we had our walk through, After much follow up and nagging the punch list was promised to be completed before the closing. It wasn't and we had to resort to other means to make the unit move in ready. After all that we still didn't have hot water for 2 weeks. Lennar is still out of control

They really don’t put effort in making a home feel “new” there are too many things that need adjusting. There was even some major things. The people who come in to fix the issues don’t show up on time nor do they respect your home and just try to make it look “good enough”. The walls are also way too thin.

After many years of seeing Lennar home sites throughout California, my wife and I decided to purchase one. One of the things we saw on all signs was Lennar’s “ei” everything included. My experience is nothing is included. The level of “cheap” rings thru day after day. We’ve only closed escrow less than two months and are having issues. To be fair maybe this is common for all home builders to be somewhat cheap? I would not recommend Lennar to anyone, based on our experience.

from a purchase point of view, our experance with Ricky in sales was amazing, very detailed and accomedating, however, dealing with corprate closing / title team is less then desirable and needs major attension in future with new home owners

Do not close until everything is what a new home should be. We have had a bad experience.

All the warranty problems are difficult to address and fix Bad comunication

On the date of escrow closing on 1/30/23 we supposed to get the keys to the home after the final walk through at 10am. Lennar made us wait the whole entire day then they finally handed us the keys after 7pm. We have purchased several brand new homes with various builders but never experienced such escrow problems. It was a shock to us that Lennar hardly fixed anything since the first walk through. We were so stressed out because we had to be at home every day for 3 consecutive weeks to allow Lennar to do the fixes but unfortunately Lennar had too many problems. Workers showed up at home without any tools, they did not know what to do because there was no Lennar supervision around. Worst yet the workers were very young especially not speaking a word of English. This kind of episodes kept repeating for 3 weeks long and up until last week things barely got done. We wanted Lennar to refund our money so we can buy a home somewhere else with better quality and timely maner of home delivery as promised. We have experienced tremendous amount of stress and bad experience with Lennar. If we have to write it would be pages long. It would be best that Lennar reach out to us so we can detail our bad experience. We have text messages to prove our efforts in communication with Lennar. ... More

For the past 20 years, I have worked in Real Estate and in purchasing my own home, one would think I would have a better experience. I closed because I needed to but today, my issues are still not resolved. I chase to get things done and no one responds. Worse experience for any homeowner. The quality of the workmanship on my home is horrible.

OK buying experience, but have had issues since day 1. Beginning to regret buying here.

The lennar mortgage was terrible. No other way to put it. It wasn't just one person. The house is very nice, but not built well. For a house of this price I would expect better craftsmanship. Specifically the quality assessment. The house sounds like it's 50 years old when you walk around. I continue to find more poor build quality.

I was very excited when I came to the development and chose to purchase a new home. In the beginning everything moved very quickly. Then it stalled. No updates, rare interaction when I reached out first. My closing date was pushed a few times, which I understand is to be expected - but I would have preferred honesty over BS. Closing day I couldn't move in because there was no occupancy permit. I have been living in the house 7 weeks now and I still don't have a refrigerator in my kitchen because the hole left was too small and it has taken this long to be corrected (still not corrected). Still no updates. Once I have an offer on the house I apparently went to the bottom of the importance list. ... More

Don't expect any consideration. Quality is OK only.

I found it too difficult to gain attention of the sales staff at the model office. I visited the subdivision at least two times but was told to use online system to set appointment with the sales agent and was told that there was long waiting list. That discouraged me as a buyer to proceed any further. Finally, during the last week of December, I used the online system to set up an appointment and saw a sales agent. This time she told me that Lennar was offering excellent deals to sell several inventory homes. I ended up making an offer and purchased the home I could have purchased almost a year before. Although the process of closing went smoothly, I felt that I was not informed of many steps ahead of time. The quality and workmanship is very poor. Also, there is only one entry and exit point to the subdivision, which makes getting in and out very difficult and dangerous. ... More

I purchased my Florida home from out of state, Maryland, therefore it was imperative, to have good communication in the building process. From the onset of the process of purchasing our home there has been questionable glitches when it came to my sales rep, Bobbi , and the communication processes. I was totally disheartened with my experiences with Lennar and I believe it’s mostly due to my sales agent and her failure to communicate honesty and timely. I have videos and emails between us which demonstrates her lack of communication and even her being on top of what was going on with my potential home. I tried to maintain faith in Lennar builders by making various personnel in her management chain aware of my issues and my concerns but to no avail. I never received any consideration with the total failure of my sales agent and her total lacking on her job when it comes to communicating and maintaining customers satisfaction. If I wasn’t so far in the process of purchasing this home I would have walked away. So now I warn any potential buyers to be aware that once you sign the contract you are on your own. ... More

We purchased our home through Lennar. we were given incentives to use Lennar Mortgage and Title. The mortgage process was EXTREMELY cumbersome and the communications from the mortgage team about things that were needed was abysmal. Income verification items that were requested and the explanations required by underwriting went back twenty five plus years and included several residences we'd never owned, only rented while in the military and after retiring. During the final two days prior to closing we received minimal communication on our actual closing time. We did a virtual closing which had an issue for my wife. The most frustrating part of closing was the final closing costs, the day before closing, I contacted our loan officer (Kyle), to confirm what our final costs were going to be so I could send the required wire transfer. I was told a number that was roughly $2400 less than what Kyle had given us throughout the process, this number came from a different group than Kyle and he confirmed that it was correct, so I sent the wire transfer. Shortly after sending the wire transfer during my personal review of final closing documents in the website I couldn't find where the number existed that Kyle had been given by his team. I contacted Kyle and he said they'd given us the wrong number and that the number he'd given originally was correct. He told us not to change anything, while he worked to resolve the issue. Fortunately, Kyle was able to get a closing cost concession and we only had to pay the revised lower amount we were told was the final number Virtual closing - my wife and I were in two separate locations, not in Texas, at the time of closing. Closing for me was fairly straightforward. I downloaded the app and completed ID verification, document review and signing in about 45 minutes. My wife, Terri, had difficulty with her ID verification through the online site, she had to download the app, at which point she was able to complete the closing without any other issues. Three weeks later our loan was sold to another company. After the sale, we received a "new" document to review... our VA Notification of Value, and an issue with the closing from Terri's signatures where, the notary missed her required signature on a VA Disclosure document. This required a second Notary for the VA Disclosure... and a new document review process by my wife and I nearly six weeks after we closed on the home. Construction/Local sales office (Tile/Sheetrock) - We purchased our home through a Real Estate agent and found the location through various online resources. We did a virtual tour of the home and my mother had walked through with the agent and sales consultant (Ben) from Lennar Eastwood. On the surface and at first glance the home looks very good... when you start looking at details you start to see where Lennar cuts corners on their building design/construction... my biggest issue is/was with the finished product and look of the tile work and sheetrock fit and finish. About two months before our closing date, I was able to actually visit the home and noticed two very disturbing issues... first, the tile work, the edges of the tile were raw edge (cut pieces), instead of using a bull nose tile for a corners which would provide a smooth, professional, finished look, they preferred to specify that the tiles just have a grouted edge, versus something like a bull nose smooth corner tile or an edge rail with a nice caulk line for sealing purposes... for a smooth finished look... either option would look better than the current "finished" product. When I brought this to Ben's attention and looked at the model home (which looks exactly the same), I was told "you're only paying $300,000 for a home what kind of quality do you expect"? Another Lennar homesite in the same area of Texas that we're living in yet sells the same floorplan for 200,000 more. I'm very disappointed paying 300K for the product that we received, I'd be furious if I paid 500K for our home and saw the same quality of work that was performed by Lennar and their sub-contractors. Sheetrock work in the home was another significant quality issue. A vast majority of outlets and light covers had gaps between the sheetrock where the hole was cut for the receptacle and what the cover plate actually covered (basically a large number of holes were cut too big for the receptacle). The only solution after overcutting a receptacle hole like that is to put sheetrock mud in the gap. However, instead of removing cover plates, mudding the gap, touching up the mud and texture and then putting the cover back over the finished product, the finish team instead just mudded the gaps with covers in place. Numerous cover plates had mud splatter on them, which we had to clean off after closing. I even identified these issues to Ben during unofficial walk-throughs I did during the time before closing. Again, Ben gave me a non-chalant response which seemed to indicate that Ben could care less about the quality of the product that he is selling, as long as he can keep finding suckers to put into Lennar Homes. Most identified issues during the walk through were fixed before occupancy, however, two significant problems were identified and not resolved, one issue was regarding the sheetrock/wall behind the pedestal sink in the powder room. That wall has a significant curve to it. It's behind the sink, but very obvious that the wall is warped. The last issue is the Disposal, which doesn't work currently because the construction crew dumped waste mud/grout down the kitchen sink and bound up the disposal. It hasn't been fixed yet, because we put in a warranty claim and weren't able to be on-site while I was still in Texas. We'll be submitting a new claim to get it fixed this week. After 6 weeks moved in Lennar new home in Poway, still no mail delivered to my mailbox. Called Lennar and Poway Post Office and USPS services, this issue is not resolved.
