The buying experience was ok . It was after the sale when you notice issues that the builder refuses to fix. Like grading issues and water problems that they won't address. It is very disconcerting

My loan officer Cesar wants to friendly , he didn’t explain the process , but when I would ask again for clarity and understanding I would notice his frustration.

Overall decent home but so so so many imperfections everywhere. Nails popping, creaky floorboard, missing caulk, dented walls. Definitely can tell they use cheap contractors. The special interest is what helped but definitely a lot of headaches to deal with.

My experience with the mortgage process was largely positive. The team was very responsive and quick to address any issues, and the approval process was smooth. However, the escrow phase was confusing due to a clear lack of communication between the escrow team and the loan officer. The closing statement had to be revised three times, which was frustrating and required extra effort on my part. The sales process was excellent with great communication throughout. As for the build quality, I would rate it as neutral. Several major components were non-operational at closing, which required my time and effort to correct. Fortunately, these issues were resolved within two weeks. 1. The home that I bought had a spider and ant infestation. Expect to get a pest control maintenance plan. $$$$ 2. I was told I would get a can of touch-up paint. That never happened. I reached out to the concierge about 2 weeks ago. no response yet. 3. If I had known about the very restrictive HOA rules, I would never have bought a home here. I'm sure they petrol the neighborhood daily looking for reasons to write up home owners. 4. if you move here, don't expect your neighbors to be friendly. I had one turn and walk away when I tried to introduce myself. I know that's not the fault of Lennar. 5. I was told there was going to be miles of hike and bike trails. No! there will be miles of sidewalks. None of the currently in place walkways are wide enough for bike and foot traffic. A proper "Hike & Bike" path should be 8 to 10' wide. 6. I don't like that the mail box is at the other end of the street. that's very inconvenient. 7. Move here, and you will be married to Centric Fiber internet service. You will not be allowed to use anyone else for as long as you live in the home. I had an offer from AT&T for a cheaper plan with better service. I was not allowed to switch. AT&T was willing to install an ethernet outlet in my home office. Centric Filber was not willing to do that. 8. because of the slope of my backyard, there is no privacy at all. The back fence needs to be at least 3 foot higher. People walking and driving down the street behind my house can see into my back yard. ... More

Initiated purchase online. Sales rep never made effort to meet with us as buyers. Was very hands off and never around when we were available and responses were delayed. Agent had to press for assistance. We liked the style of house and area so we moved forward with the purchase despite his absence in the process. Was not told we would have two HOA's. While the total HOA cost was disclosed, abiding by two associations is not ideal especially as they are seperate assessments. LENNAR, we were told, is the only builder with this as they build off the main site. Wasn't told this. Couldn't get correct information on incentives, similar houses were being discounted after our purchase, other features offerred in other premium LENNAR properties were missing. House is ok ,terrible job by clean up crew. the amount of dust from sheet rock work and painting was a lot . Filters for A/C in ceiling were clogged ( Still have one if you want to see it) was able to get my appliances registered for warranty ,but when asked who to contact nobody returned that text. Very nice neighborhood and nice area but disappointed in the house.

I asked why the overhead lights weren’t centered over the bar and was told they do it that way intentionally. My electrician and interior designer thought it was shoddy construction. There are 9 lights in the kitchen ceiling and no 3 in a straight line in any direction. Overhead lights no even grounded. I feel liike everything is the cheapest available.

the house was Filthy, want a joke to not clean out the vents for cabinets. I would not recommend Lennar homes to anyone. Sorry but the truth.

Contractors work quickly and not very well. Lennar should build their own homes. There were so many work orders. This was frustrating. I didn't expect to become a construction manager after buying a home. We should get a discount. It's unfair to put that on the home buyer with all the stress of moving.

Safety Issue: There are NO railings on the walkways. This is a major falling hazard, especially for kids and elderly residents. It's an accident waiting to happen. Parking Nightmare: They gave 50 homes only 10 guest parking spots. That's one spot for every five families. It's impossible to have friends or family over. This isn't the safe or convenient community we were promised.

Overall, construction is very cheap, down to the electrical sockets which I have never seen the likes. The appliances are another issue. They will not last long. I have never seen this quality in a new build. Very disappointing. You could have done some better.

Overall disappointment in the quality and lack of empathy to help. Also being lied to about door molding length and clear builder damages. But guess it’s on me and my purchase.

I hope I made the right choice. These homes are built very quickly with cheap labor.

The sales experience was very professional without pressure. Dominique was patient as we took almost a year to finalize a purchase. Customer service after the sale could be improved in response time.

Poor quality paint, when cleaning the floor the baseboard loose the paint. Bathroom sinks with manufacturer defects, floors vinyl not glued around ALL walls. Kitchen sink food garbage barely pushed water out, poor water pressure on all of the faucets. These houses are sold well built houses. Getting repairs done is a nightmare.

We do like our house but throughout the process we’ve realized we will likely never use Lennar again. The lender we used (through Lennar-Sam) was horrible to say the least and obviously only had Lennar in mind throughout the process. Our appraisal was much lower than we paid and that component was very unsettling with how it was taken care of. Sam was pretty manipulative when speaking about it. I have a mortgage background so I found many errors however when brought to Sam he assured me I was wrong when in the end—I was right and our numbers were completely off. The fees for closing in itself was enough for me to never refer Lennar to anyone. We’ve been having issues with an excessive water bill and Lennar seems to not want to help. The issues brought to Lennar have been fixed ONLY if Lennar is not out any money. All in all, I wouldn’t do this again. ... More

Overall did not have a good experience. Aaron and Lennar Title were amazing, but everyone else was extremely unresponsive and unprofessional. We were given an interest rate during our initial purchase agreement that later turned out to be nothing but a dream. They made promises they couldn’t keep, and it was nothing short of a nightmare. We also had a serious grading issue that we addressed during our walkthrough, and after badgering numerous people the day before our closing date because it still had not been addressed, we did not even know if we were going to close the day of or not until late afternoon. Steve the construction manager was extremely unresponsive during this whole process. We did close on the house and are enjoying it, but would not buy a lennar home again due to such a poor and unprofessional experience. ... More

Had a problem with AC unit and the reaction time was not quick. Lived here for a few months always finding issues. You make a ticket to get it fixed and they only fix it if your home. So that means you have to take off work. So I been fixing it myself.

Hours after I closed water was poring through the ceiling. In the same spot where my inspection highlighted. I was told it was fixed. They didn’t even replace all the damaged Sheetrock, the texture had to be done three times. The painters (also had to come three times) dropped paint on my furniture, didn’t even have sheets or something to cover areas so they didn’t get paint in the house. The painters also don’t speak English, they had no clue what I was saying. I ended up having to buy paint. I painted the entire ceiling because you could see a huge circle in the ceiling. Which why am I having to do this when I’ve paid half a million for a brand new home!! I definitely could feel that no one was concerned with the quality or my happiness. The shingles don’t even match. Horrible experience. I’ll have this house inspected again, specifically for black mold because I have no trust in how this was handled. Great experience working with Angie in sales. Not a fan for Lennar’s “new home celebration.” Lennar should provide adequate time for a proper walk through. Some of the work was not great quality and if items are missed in new home celebration, it is difficult to get Lennar to address. I have been “ghosted” by both construction manager and customer care team. Very unprofessional way to do business.

No one ever responds to service requests

I'm mostly neutral on this buying experience. When we toured the development with the sales representative she was attentive and made statements that in the end were not accurate. She worked with us, did our sales contract then moved to a different Lennar site never to be heard from again. We like the floorplan for the home we purchased, but it was not our first choice. Timing dictated the selection. Not having the ability to choose your cabinet, flooring or siding color was disappointing. It seems you can only purchase a home already in production. Although appliances were included in our package, in less than two months we have had Whirlpool out for repairs on three of them already - one has already been replaced. ... More

Salespeople were great. Quality of materials, cabinets, appliances, and workmanship are just ok to sub par. Had several minor issues which can be expected but the time for a response and lack of communication with customer care made resolution process very painful. After the replacement of the original customer care rep., the process went much smoother. 2.5 stars would a more accurate rating.

Zero response to warranty issues
