This is our second home bought from Lenner Homes. We expected much because of our previous experience in home buying with them. This time around, the quality fell quite a bit. The communication and coordination between the Lennar team is so bad it seems like they have not worked together at all. Everything seemed rushed including the quality of the home and the process itself. As an example, on the first home we were interested in, we filled in all requirements and was half hour away from providing the earnest money with all paper works "all good" according to Lennar finance. Five minutes later, we got a text that the home was sold! How can we lose a home we committed to and was in the works in providing the earnest money?? On the last home we eventually bought, we were informed of closing literally 6 hours before we had to sign the papers. This after asking the team a few hours earlier when our closing was, and they indicated it's not set yet since everything is still being processed! The home itself, was poorly designed. As an example, there is no hook up for water softener in an area where they themselves recommend having one. I asked why there is no hook up lines when they recommended it, and the answer is they did not plan for it in any of the homes. Our Loan officer did not update us about the interest Rate for 5 months.We received email fr Him the 1st time July 2023 and got the last email Dec 2023 that our interest needs to be locked in.We were not given choices for 5 months.I was not Happy about at all with Lennar.

1. Have it written into the sales agreement that the lawn & landscaping will be delivered in a condition that is acceptable to the buyer (modify this wording). At closing the grass was over 12 inches and Lennar refused to resolve. Likewise with the actual sod which had been laid haphazardly to such an extent that in places one could roll their ankle if they were not careful. 2. Review the HOA Agreement and gain an understanding of what rules are superseded by the CDD (Community Development District). example "Street Parking". Sales agent affirmed that the HOA prohibits street parking. However the CDD does not and the CDD is the governing body. 3. Lennar's catch phrase "Everything's Included" should be modified to "Nothing's Included". We were a repeat customer where previous purchase included Washer & Dryer, Glass Shower Door in Master Bath, and Ceiling Fans. All of these items have since been excluded. 4.Lennar sales rep, Lennar title rep, Lennar Mrtg rep and Lennar Warranty rep have all been very responsive to all other issues. ... More

My bad experience was with Lennar Mortgage. With proof of employment, excellent credit and a generous down payment, they were not able to past the fact that my employer would not provide proof of remote employment. It was so frustrating that I paid cash for the house just not to have to deal with them. As far as the workmanship - overall, the house is fine but there are a list of issues where they just got lazy and did not check their own work.

The overall process wasn't smooth and the negotiation part could have been better. I didn't have a lot of trust in all that process, seemed like something was all the time hidden from me. When moved I noticed a lot of things were done quickly, just to be done. Especially painting and finished. Lots of things left unfinished which aren't covered by warranty. Overall process I think could have been better. For the future reference, try and negociate the more you can, don't rush and if you finance with Lennar and you don't like your mortgage officer, switch to a different one. That will matter a lot. It seems like you are more interesting in getting rid of your inventory than helping your customers buy a home . Poor, poor customer service. No pleased

If you are looking for a low-quality new home built by low skilled trades people Lennar is an option. Quality is below average, you are pushed to close regardless of the condition of the property.

The experience of purchasing the house was terrible. The project manager was never around, wouldn't return calls and didn't even make the final walk through of the house before my closing. Assuming he was busy and everything would be taken care of and fixed from our first walk through before closing - NEVER ASSUME SOMEONE WILL DO THEIR JOB. I closed on the house and literally all I was given was the keys to the house and 2 garage door openers. When we opened the door to the house, it was dirty, had not been fully cleaned, tiles in floor were cracked, caulking and painting needed to be completed, closet doors were still broken and he garage was full of paint, building supplies and saw dust all over the floor, I even had a broken sewer line and the yard and grass was not leveled and grass was terrible, etc.... HORRIBLE EXPERIENCE. If it was not for our Service Coordinator, I would not be in this house today ... More

Forced to close with no regard for customer satisfaction

Sub work was poor for painting and finishing. Our saving grace was Alan. He cleaned up the issues for us. Lennar title was difficult to work with. Would go with a back on the loan.

Great house terrible customer service. Tammy wouldn't talk to us regarding our closing cost. Dishwasher had to be replaced, the fridge hasn't worked for a month and the microwave had to have the fan replaced. I battle geese leaving waste on my driveway and yard. This is a huge health hazard. Like I said love the house but now have to live in conditions that I didn't ask for and not getting help with. There were 75 geese that were counted in my yard over the last weekend. Please help me enjoy my new house. My neighbor has an infant that she has to stroll through ALOT of droppings just to take her child for a walk. ... More

Buying a house in this market is tough. We were thrilled to get the house and at the price we did. However, the loan process was pulling teeth to get anyone to respond. I sat at closing for 5 hours because they messed up paperwork and were not prepared. Our house is beautiful but they definitely cut corners on thing. We have random cement piles they tried covering up in the backyard, cabinet doors were put on the wrong direction. Cabinet under the kitchen sink completely fell off. The home was not cleaned as stated prior to move in and there is paint marks on our carpet. Overall we are happy to have a home but definitely will not buy Lennar again. ... More

A lot of issues with doors, dead grasses, and sale lady never answer or reply email.

If possible monitor your home being built from start to finish. Look closely at your walk through - there are lots of discrepancies to pick out as the contractors used during the home build are not attentive to detail.

Bought a brand new home. A/C already needed fixed. Took 2 weeks to get done and the temperature outside was in the 90s. Also, two months in, we STILL don’t have access to a mail box. Two outlets have stopped working in the kitchen. Solar panels have still not been activated when they said they should be. Overall, disappointed in my overall experience of buying a half a million dollar home.

Agent was not very good about getting back to my realtor on the purchase of the home. Had to contact her more than once. Even had to go to a supervisor to get updates. Issues with electrical after I moved in. But can say very prompt on coming to fix.

I literally got approved 1 hour before scheduled closing, A totally horrific experience and ridiculous as i had been approved for double the amount 4 months earlier

Picking the house and putting the down payment was easy and getting financing wasn't hard for me. Then I was met with an extreme escrow office that accused me of being an investor because I have multiple houses. So, I canceled contract, I thought about it for a day and the house was a good deal, so I went back and did everything all over again, just to be told no by the same escrow officer. I got another lender and closed within 30 days without issue. I took me almost 3 months to buy this house all because the assumption of me being something I am not.

We built a Spencer in 2022. Was disappointed that there weren't more options for a seniors living in next gen suite. After moving in, we had several issues. The first 8 weeks we had contractors in fixing something. Thankfully the warranty request process is easy and Lennar responds quickly. Overall really disappointed with tge overall craftsmanship of a nearly $500k home. I would not recommend building with Lennar.

Not all staff are qualified for customer service, or dealing with problems. Since they did not solve the problem at the moment. They take a long time to respond

Quality and workmanship also sub par.

Everything was great until my close date was pushed back 3 times. I understand building materials have been scarce in the past 2 years so that wasn’t the main issue but the start. When I did the final walk through, the agent who did it was respectful but I believe deceitful as well. The front area of the home did not have power until she said “oh the breaker is off” when she flipped jt on everything worked for about 10 minutes. The electrician was there working on the breaker and even thought it was odd that the laundry breaker kept flipping. I submitted a warranty request where it took almost two weeks to have someone come out. Once that was fixed I submitted a warranty request for my front door (was an issue with the walk through but was told it would be fixed as well). The front door didn’t latch once closed. The wind, the two year old or the pull of one finger could open my front door. To lock it the door had to be held shut and locked (still wouldn’t latch). In the first month of owning this home I have submitted three warranty requests and about to submit a fourth for my bedroom fan/light fixture. My neighbors AC unit went out two days ago and they bought their home a week before me (early December ) . Am I next ? All in all I love the home , the lot but there are definitely some things that should have been done better (large scratches and cracks in my floor that weren’t there the morning of my closing when I left and people had to come in to finish getting the home done). Will I buy another home from Lennar? Most likely not. They have great looking home and people working for them but cutting corners when it’s someone’s home is not acceptable. My experience has not been the best from the beginning. The telephone tree kind of communication with the site manager and sales person in not getting the message right. I can go into details about how hard it was to talk to Chandra. Then the mortgage officer rarely listen to us and the constant missed opportunities of communicating on what was needed and not needed. The back and forward was confusing. Then I lost my VA opportunity in buying this home. That was just the beginning part of my his. Please call to find out more

This is a difficult review to write. While I love my home and am happy to finally be in it and somewhat settled, the process and experience getting here was very disappointing. The close date was moved multiple times. Often Lennar would blame outside sources but most times it was due to poor project management. The delays also cost me more money in the interest rate and escrow. Both my realtor and mortgage lender had to make several calls to get answers. Once I was moved in there were some minor things that I wished had been handled better. The first was the lack of cleanliness. The floors downstairs were covered in layers of red clay. Poor plumbing installation with 2 showers leaking on Day 1. Windows on first floor breaking after 1 month, cause uncertain. Bad experience with blinds/shutter installation from the Design Center vendor.
