They make a lot of promises they don’t deliver! It took me 4 months to get our ice maker and dispenser to work after 3 service calls. It finally works. I still have blue tape on 3 of my cupboard that have not been addressed, after several emails and text. They sell your home as a “smart home”. However nothing is set up in your home so you have to do the leg work to make it a smart home that you purchased. Garage floor is bubbling up, painter never returns your text to schedule. Washer has had issues spinning. Waiting for warranty work January 5.

Make sure you follow through when you receive work orders. This builder does not follow through, warrenties managers give you lots of lip. They don’t care. We still have several items in our 5 month old house not complete and or fixed. So far no one follows through. They don’t care.

Beware! If issues aren't addressed prior to closing, they may never get resolved! We have outdoor faucets that don't function, garage outlets that can't be used, and a front window that was cracked by flying construction site debry that we can't get fixed!!!

I have been attempting to get resolution regarding grading issues with my lot. I have experienced standing water for greater than 24 hours after a normal rain within 10 feet of my home's foundation. This is an issue with the standard noted under the warranty. The warranty states the builder is responsible for at least one attempt to correct this issue. I have only been in my home since July 2021 and have attempted to communicate with customer care for the past 3 months. I have been told several times that a landscaper will come to assess the grading; however, this has not happened to date. I leave voicemails and get no response from the Customer Relation Specialist or Director. This is such a large investment and I figured my concerns would be addressed in a more professional manner. It was my hope to have this issue resolved without having to obtain legal representation but the builder is leaving me with no choice in order to get this concern addressed appropriately. We are experienced home builders - house #5 I have never feeling so disconnected from the build - for first time home owners that f do not know better would be a good experience. Subcontractors cut corners example you touch the wall and paint is do thin it marks

The process was super simple. The value for your money is not so great, I ran into some issues after closing with the home and was basically told it’s the quality. For example, the cabinet doors falling off, the doors peeling from the bottoms, there’s no fix it’s just the quality of the doors or the quality of the cabinets. Over $300,000 on a house and that’s the response I got.

From the exterior concrete work-to the interior design well below the value paid. Little things like ; switch for garbage disposal under sink, bathroom vanity no drawers, refrigerator in suite under sized, ext. builder should be embarrassed

Workmanship is poor. There are nails popping out of many cabinets, floors still left dirty with patches of dirt that are not washing off and many other day 1 issues that are not fixed even after 3 months.

Many items not completed at closing but the buyer is still required to close. A neighbor had to close without a certificate of occupancy. It has been 4 months since closing and many items have still not been resolved. Example of issues: Wrong carpeting, chipped mirrors and flooring, missing window sills, missing screens, scratches, chipped and gouges in kitchen granite countertop, floor tiles scratched, bent garage door. tiles missing on roof, vent not installed on outdoor grill, dirty grout in bathrooms, bent lanai frames. They are in such a rush to get the work done so they can close that there is minimal regard for workmanship and completeness. The development itself is wonderful, the overall workmanship on the homes is poor. Each repair/fix is a different vendor and they expect the home owner to be available whenever they have time to come out. God forbid if the homeowners actually have a job and aren't available during the day. It is very frustrating to still be dealing with this on almost a daily basis. ... More

My wife and I were excited to be moving into our brand new home. Once we moved in that excitement changed fast. We started to notice things we didn’t notice in the walkthrough. Baseboards not being caulked, paint on the floor and all over the baseboards. Glue from the floor coming up everywhere. The floor was put together badly. The carpet was just thrown down. Never swept before laying the carpet. There are many more things. I would not recommend lennar

Initial purchase seemed ok but after the fact when needing help and things fixed it’s like pulling teeth to get things fixed or made right.

Good, NOT GREAT, quality. Very inflexible. Kept using the permitting excuse when I even offered to pay for the re-permitting cost. TO THIS DAY, they have not fixed the 4x4 support in the basement that has some splitting in it. GOD protect us from harm if anything should happen to that support.

We relocated from California to Florida in June 2021. We chose Lennar homes because we had a few friends in CA that purchased homes from Lennar and we fell in love with their homes. We were excited about our purchase until we moved into our home here in FL. Upon moving in, Dylan, the project manager at the Osprey Reserve Community, gave insight into how Lennar decided which items to include or not include. For instance, he stated that screen doors on the sliding door were no longer provided because Lennar was tired of replacing screen doors that were under warranty. Additionally Dylan explained that door bells were no longer included. His reasons were that 1) it allows homebuyers to install whatever type of doorbell they like and 2) it helped reduce costs to the corporation (at the expense of the homebuyer.) Dylan, lied for lack of a better term, and told us that although the door bells are not included, the door is prewired for homeowners to have them installed. This is not true. While decorating our house a nail was dropped on the tile in our flex room and we noticed a "pinging" sound when the nail hit the tile. A few days later in our kitchen something fell and again we noticed that "pinging" sound. We went to a carpet store in Ruskin and while shopping for carpet the we were telling the carpet installer about the tile in our home. He stated that the "pinging" sound means that the tile is hollow underneath. We then spoke to 3 additional people who work in the flooring industry. All 3 concurred that what we were describing means that there is a void under those tiles which can result in the tile moving or cracking and it should be repaired as soon as possible to avoid such happening. We proceeded to place a work order concerning the tile with the Lennar Warranty Dept. Hailie, the Lennar rep in the warranty dept. scheduled an appointment with the inspection tech to come out and see why we have 163 tiles that sound hollow underneath. (Again that 163 does not include any that may be in the family room because we excluded those tiles because we're planning on installing carpet there,} On September 22, 2021, Matt, the supervisor from Stewart's Flooring America came out to inspect the tiles. He claims that this hollow sound is normal which we find difficult to believe because 3 other flooring specialists say that hollow sound indicates improper installation. Matt, is the ONLY floor specialist who claims it is normal, and of course he would insist it was normal because to do otherwise would be agreeing that his company did shoddy work. Matt went on to say, sarcastically that if we wanted him to fix it he will for $15K. Another comment made by a Lennar Virtual Warranty Dept rep made us question the tile installation even more. His comment was "Well it sounds like they wanted to just hurry up and finish the job so they could go home." So as you can see even your representatives realize the work/craftsmanship is awful. We are fortunate that the tile flooring is really our only major problem with the house. There are many things that we are choosing to not make a big deal over but flooring is NOT one of them. We understand that the tile is guaranteed for 12 months but as we've stated to every individual we have spoken with about the hollow sounding tile, if it breaks one day past the warranty period we will have to fix it at our own expense. This is unacceptable since we know well within the warranty period that there is a problem. We also know that hollow tiles are more fragile and will be easier to break should something heavy fall on it. We should not be burdened with the potential cost to fix tiles that break after the warranty when we are all aware of the problems well before the warranty time expires. ... More

Very unhappy with the workmanship overall, Terrible!

They are rushing and missing important parts of quality to the home. The construction management is not knowledgeable.

Lennar builds a sub standard home with the lowest commercial grade of material to be used. You buy a Lennar home because of the community not because of Lennar. I would not recommend them as a builder and would avoid them if I decided to purchase another home in the future.

Nice home, but many issues and no response on the issues. Still waiting for the back door lock to be repaired. Not very safe without it! And can still see outside front door when closed

Working with the warranty person Talisha has been good. Working with Lennar during purchase was frustrating and disappointing. We feel that they strung us along with an issue that was brought up when we looked at the house the first time with their salesperson. A resolution was denied two days before closing approx 4 weeks after the issue was brought up.

The quality of work would’ve gotten 5 stars if my flooring wasn’t awful. We had our final walk thru/move in on March 30 2021 and when doing the final walk thru everyone agreed the flooring was horrible. We marked it with tape and were guaranteed they would take care of this for us that same week. I even took 2 weeks PTO so I could be home and not delay the work… It’s been 4 months and my flooring has only gotten worst and we still have areas with tape that were never fixed. I’ve requested service numerous times only to have a Lennar Rep either do a virtual call and agree the work is bad or have someone come out to take pictures of my floor. They’ve came out about 4 different times only to tell me “I will take pictures and open a case for you.” This is ridiculous, at this point I feel you guys are avoiding the situation until the warranty is over. Which is what happen with the plants, the day of the final walk thru Lennar Rep. agreed the plants weren’t the best and verbally agreed to have landscaping come and replace the ugly plants ya gave us with nicer looking plants. (We are the only house with these hideous plants) But as soon as we signed and I called the very next day to get something scheduled ya turned me down saying we can’t do anything about them. Which is just wrong considering I had the Lennar Customer Service Rep & Construction Manager both on site telling me it would be taken care of that same week. The only other issue I have was the loan estimates were terribly off. The first estimate I received said we would be paying approx. $1600 monthly then I got one saying $1800 monthly and the final real deal closing ended up at $2300 monthly that’s a 43% increase from the original estimate. ... Post-ownership service has been great. Pre-ownership service was non-existent, therefore the low rating. The fact that we received one plat map that had been revised, but we weren't given a copy of the revision for over a month was cause for a law suit, which we elected not to do. They moved the foundation 4 feet which caused us to have to knock down a wall and move the a/c unit to bring equipment into the back yard for a pool build (at our expense). When asked before framing was completed, if the gate and a/c unit could be moved to the now "short side", we were told no. When asked if we could pay to have the garage insulated at the time of insulation, we were told no. There was no customer support prior to us taking ownership. As to quality? Painters need to be fired and who grouts in baseboards? ... More

Very poor workmanship, we felt some of the contractors did not take pride in their work (ceiling with flat spots, tape joints visible, paint on carpet, crooked walls, door trim that doesn't align, all trim nail holes are very visible, crooked fireplace stones, and more. There are multiple issues that need to be fixed, replaced or redone. Also poor communication between sales team and us, were told different closing date and pushed out two months.

I feel like the materials were cheap. Like the paint. It’s horrible. It stains super easy and when you try to clean it up, the whole paint comes off the wall. The washer and dryer are so basic that the washer makes a very loud noise while washing and the dryer leaves all the lint in the clothes. When you put in a ticket for something to be looked at, they take weeks and weeks to respond and then you have to wait again weeks to have someone come out.

The buying experience with the realter and loan officers was by far the best. After that, the issues we continue to notice....workmanship is horrible.

Make sure you know what you are getting into !!!!
