They make a lot of promises they don’t deliver! It took me 4 months to get our ice maker and dispenser to work after 3 service calls. It finally works. I still have blue tape on 3 of my cupboard that have not been addressed, after several emails and text. They sell your home as a “smart home”. However nothing is set up in your home so you have to do the leg work to make it a smart home that you purchased. Garage floor is bubbling up, painter never returns your text to schedule. Washer has had issues spinning. Waiting for warranty work January 5.

Make sure you follow through when you receive work orders. This builder does not follow through, warrenties managers give you lots of lip. They don’t care. We still have several items in our 5 month old house not complete and or fixed. So far no one follows through. They don’t care.

Beware! If issues aren't addressed prior to closing, they may never get resolved! We have outdoor faucets that don't function, garage outlets that can't be used, and a front window that was cracked by flying construction site debry that we can't get fixed!!!

I have been attempting to get resolution regarding grading issues with my lot. I have experienced standing water for greater than 24 hours after a normal rain within 10 feet of my home's foundation. This is an issue with the standard noted under the warranty. The warranty states the builder is responsible for at least one attempt to correct this issue. I have only been in my home since July 2021 and have attempted to communicate with customer care for the past 3 months. We are experienced home builders - house #5 I have never feeling so disconnected from the build - for first time home owners that f do not know better would be a good experience. Subcontractors cut corners example you touch the wall and paint is do thin it marks

The process was super simple. The value for your money is not so great, I ran into some issues after closing with the home and was basically told it’s the quality. For example, the cabinet doors falling off, the doors peeling from the bottoms, there’s no fix it’s just the quality of the doors or the quality of the cabinets. Over $300,000 on a house and that’s the response I got.

Workmanship is poor. There are nails popping out of many cabinets, floors still left dirty with patches of dirt that are not washing off and many other day 1 issues that are not fixed even after 3 months.

Many items not completed at closing but the buyer is still required to close. A neighbor had to close without a certificate of occupancy. It has been 4 months since closing and many items have still not been resolved. Example of issues: Wrong carpeting, chipped mirrors and flooring, missing window sills, missing screens, scratches, chipped and gouges in kitchen granite countertop, floor tiles scratched, bent garage door. tiles missing on roof, vent not installed on outdoor grill, dirty grout in bathrooms, bent lanai frames. My wife and I were excited to be moving into our brand new home. Once we moved in that excitement changed fast. We started to notice things we didn’t notice in the walkthrough. Baseboards not being caulked, paint on the floor and all over the baseboards. Glue from the floor coming up everywhere. The floor was put together badly. The carpet was just thrown down. Never swept before laying the carpet. There are many more things. I would not recommend lennar

For the fact we paid nearly 1/2 million, there could have been much more flexibility in making small modifications. NONE, and I do mean NONE (structural, e.g. make the 5th bedroom instead of the lof - come on, how much structural was that? WERE ALLOWED!!!

Good, NOT GREAT, quality. Very inflexible. Kept using the permitting excuse when I even offered to pay for the re-permitting cost. TO THIS DAY, they have not fixed the 4x4 support in the basement that has some splitting in it. GOD protect us from harm if anything should happen to that support.

We relocated from California to Florida in June 2021. We chose Lennar homes because we had a few friends in CA that purchased homes from Lennar and we fell in love with their homes. We were excited about our purchase until we moved into our home here in FL. Upon moving in, Dylan, the project manager at the Osprey Reserve Community, gave insight into how Lennar decided which items to include or not include. Lennar builds a sub standard home with the lowest commercial grade of material to be used. You buy a Lennar home because of the community not because of Lennar. I would not recommend them as a builder and would avoid them if I decided to purchase another home in the future.

Working with the warranty person Talisha has been good. Working with Lennar during purchase was frustrating and disappointing. We feel that they strung us along with an issue that was brought up when we looked at the house the first time with their salesperson. A resolution was denied two days before closing approx 4 weeks after the issue was brought up.

The quality of work would’ve gotten 5 stars if my flooring wasn’t awful. We had our final walk thru/move in on March 30 2021 and when doing the final walk thru everyone agreed the flooring was horrible. We marked it with tape and were guaranteed they would take care of this for us that same week. I even took 2 weeks PTO so I could be home and not delay the work… It’s been 4 months and my flooring has only gotten worst and we still have areas with tape that were never fixed. Post-ownership service has been great. Pre-ownership service was non-existent, therefore the low rating. The fact that we received one plat map that had been revised, but we weren't given a copy of the revision for over a month was cause for a law suit, which we elected not to do. They moved the foundation 4 feet which caused us to have to knock down a wall and move the a/c unit to bring equipment into the back yard for a pool build (at our expense). Very poor workmanship, we felt some of the contractors did not take pride in their work (ceiling with flat spots, tape joints visible, paint on carpet, crooked walls, door trim that doesn't align, all trim nail holes are very visible, crooked fireplace stones, and more. There are multiple issues that need to be fixed, replaced or redone. Also poor communication between sales team and us, were told different closing date and pushed out two months.

I feel like the materials were cheap. Like the paint. It’s horrible. It stains super easy and when you try to clean it up, the whole paint comes off the wall. The washer and dryer are so basic that the washer makes a very loud noise while washing and the dryer leaves all the lint in the clothes. When you put in a ticket for something to be looked at, they take weeks and weeks to respond and then you have to wait again weeks to have someone come out.
