They build a quality product

Not flexible to any design changes. Every house is built to existing plans which cannot be changed anywhere. You must ask which plan has most of the features you want and go with it realizing you are missing a couple of features you want. Poor aspects of design and workmanship can be easily identified. The finishing of the baseboards, window sills, and doors were so bad we made them do over. The repainting the trim was worse than the original so we ended up sanding everything down and we repainted ourselves. All door casings were so close to the door frames that the tongue of the door latch hit the casing before the Lip Strike which removed the paint quickly. We had to order and install 17 extended lip strikes to protect the door casings. The outside hose connection on the garage side is at the rear corner of the house which requires you to purchase a 200 foot hose if you want to wash your car in the driveway. What were they thinking? A large window frame was so crooked we had them tear it out and reframe it plumb so it didn't stand out forever. And the Supervisor said he inspected the work completed every day. Communication between staff was very little or last minute. We complained about so many items that the Supervisor told us in early March to no longer contact him, but to submit a customer care request on the Lennar website. We did that and three of the five items were addressed today, April 12. Two of the three items still need finished. The face of our fireplace is flat black on the side and the hearth is flat black. Them someone painted the top face of the fireplace satin black which stands out quickly to anyone who looks at it. This was mentioned to the Supervisor during the walk through and nothing was ever done about it. The 110v wall outlets were purposely installed 12 feet apart, per code, to keep costs low. No common sense was applied such as putting a outlet on each side of where the beds would be for each nightstand so one side of the bed has exposed wires extending from an outlet on a adjacent wall to one of the two nightstands in every bedroom. The cable TV connections in all three bedrooms were located close to the baseboards and not positioned next to a 110v outlet. Many homeowners, like myself, prefer to mount the their TVs up on the wall because they don't have a long piece of furniture, or the room, to sit it on. Nobody considered putting the cable connection up on the wall with a 110v outlet next to it so wires and cable would not need to be extended from the connections near the floor. Again, no evidence of common sense, only totally focused on low costs and high profits. Please be warned by these comments before considering purchasing a home built by Lennar. Let the buyer beware. Those at Lennar who are faced to deal with this review are welcome to visit me and I will personally provide you with a guided tour of the poor design and common sense decisions made by your design team. We don't have any real problems with the Lennar people on the front lines, those we dealt with face-to-face. Our sales rep was terrific and our Lennar Mortgage rep was terrific also, but his underwriter/manager was an unreasonable nightmare, demanding documents and substantiation two days before scheduled closing, when that stuff should have been asked for weeks in advance. The stress that caused was enough to register on the Richter Scale. Beyond that, there were two big irritants, one as we were going through the buying process and one after we moved in. First, Lennar's marketing hype called "Everything Included" is really "Everything Included Except What We Don't Want to Include". Can you imagine paying two-thirds of a million dollars for a new home, and in the middle of the process the air conditioner is taken out of the specs, because of "supply issues"? After we moved in we were able to get an air conditioner within a week, no problem. Lennar could've done the same thing and avoided disappointed customers. Everyone of my neighbors had to buy air conditioners locally, and got them installed within two weeks. None of us were pleased that we had to lay out $5000 for that, when that cost could've been included in the mortgage for only about $25 a month. Another "Not Included" is the laundry room cabinet. The web site and a model home we toured both had this. Ours didn't, but only had wire shelving, even though the cabinet was delivered and installed. It was then removed after they discovered their "mistake". It was explained that no body in our development were supposed to get these laundry room cabinets, and it was the cabinet supplier's mistake to deliver it. But a concurrent Lennar development project only 30 miles away with the same home models as ours included them. Also, don't get me started on the inability to select interior or exterior colors, or adding small customizations like moving the TV cable tunnel 6 inches higher above the fireplace to accommodate large screens. Lennar is a volume, cookie-cutter builder that has chosen profits over customer service and satisfaction, even when the customer is willing to pay for small changes. And that leads to our second class of irritants. After moving in we began to see all the shortcuts and sloppiness of some things. The sloppiness has to to with "fit and finish", paint and mortar and cement things that you don't see during the final walk through. This biggest issue is the super-thin coat of paint throughout the whole house. Don't brush up against the walls or corners too often or you'll be seeing bare sheetrock. And by no means are you expected to wash smudges and clean walls, because you'll be wiping away paint in the process. It's very disappointing, not to mention the splatters and drops of trim paint on the floor, carpet, and threshold that you shouldn't have to deal with but need to. Another moved-in issue is the quality of the sheet metal in the kitchen sink and the fireplace. The sheet metal is so thin that temperature changes make the metal warp and "pop" surprisingly loudly, something we've never experienced before, but then maybe we bought from higher quality builders in the past. Obviously, Lennar didn't test these items in any way before approving them. And, finally, before this list goes beyond a reasonable length, it seems that the interior design was created by architects or engineers who don't really live in teh houses they design. If they did they would know that light switches should be close to the room's door frame, not 10-18 inches away requiring you to reach way in and grope around for the switch. And they should also be on the latch side of the door, not the hinge side. The network access panel in the master walk-in closet should be on the wall that is hidden by the closet door when it is open. The panel is accessed very little and doesn't need to be so "convenient". It just takes up space and makes a useful closet wall unable to be taken advantage of. There are more issues that could be listed, like a sewer clean-out in the living room next to the fireplace painted in chrome so you can be sure to never miss it (!), but that should be enough to prepare you for some disappointments that are more irritants that deal breakers. By and large, we are happy in our new home, even with all the issues we have to fix. A lot of that has to do with our location and our expectations for our life in the next decade, but we were just so disappointed that good old fashioned pride in craftsmanship and customer service was so lacking for all the money we spent. ... It would be better and have more customers to buy a new house if there is more good deal of new house

Lennar did what they did WHEN they said they would do it - and during CoViD. We are disappointed in the quality of drainage and landscape. All looks well on the surface, but rain water does not drain well, plants don't grow well, construction debris is covered by landscaping bark. I cannot fully blame this on the shoddy landscaping work, but on a rush to finish on schedule.

Our experience with Lennar was exceptional from initial purchase to final construction. The Lennar Team at Walden Villas was a 5 STAR performance.

My experience with Lennar was extremely horrible and made my first time home buying process a nightmare. For several years, I knew I wanted a Lennar home based on the reputation and quality of the homes. When a Lennar community was planned in the exact area I’ve wanted, I knew it was a great opportunity for myself so I made sure to be prepared once the homes became available, which I was and began the process right away the end of Feb. 2021. I was originally told my home would be ready by the end of July and from there the nightmare began, it was delay after delay. In these unprecedented times with Covid, delays were understandable, but 7 whole months? I was given many different reasons and believed the next delay was the final one, but it wasn’t. I feel Lennar was absolutely inconsiderate and thought/believed that they could just find another buyer if I decided to pull out of the purchase. During all my delays, I had multiple family and friends also purchasing new homes from different builders that started their process after mine and somehow moved in their homes months before me. I understand there were different situations, but a 7 month delay is not acceptable. The plan for myself was to upgrade to a bigger Lennar home in a few years, but after this experience I will definitely be purchasing from a different builder and will strongly encourage family and friends to use other builders as well and not to consider Lennar. ... It would be beneficial for a Representative of the HOA to be involved in the Purchasing process to provide valuable Information to buyers regarding HOA rules and regulations re: front and back yard landscaping etc. I am finding it challenging to adhere to all the regulations for Installing landscaping. It would be helpful to provide some HOA Approved Business Referrals to members for an easier transition. Thank you.

The workmanship is great. The location and the proximity of the interstate road and highways were short distance. The amenities of the Beech Creek has to offer is excellent.

Multiple issues! Too many to list from exterior to interior

Not the best homebuying experience. Sales office was on the ball in getting answers and were enjoyable to work with. Quality of construction and finish work is mediocre at best. Mixing of finishes on plumbing and lighting fixtures and cabinet hardware was astounding. No apparent effort to coordinate!

Build quality was pretty low. House was rushed and it shows. Home was not clean well before move. Sense move in we have been having to get things fixed. The building manager has been very nice and helpful, but does not excuse the fact that the quilty of the home was not was to be expected.

Take your time during the final inspection. Do not close on your home until the corrections are completed. We have been waiting for over six weeks for the pavers to be replaced in the lani. The granite used in the kitchen is not sealed properly causing permament stains. The granite installation company and Lennar have stated the granite is defected in many homes in Lorraine Lakes but have informed home owners they will not replace the defective granite.

Like any other home, I imagine there were small problems that would pop up but were generally quickly handled by Lennar. The sinks in the home all around are absolutely terrible. None are designed to drain food and water. They are mostly flat and therefore don't drain very well. The kitchen sink particularly would have been better off with a 2 basin sink that actually allowed itmes to flow downward and drain.

I did not have a good experience with this company. It started out great. Danielle, Doug and Alex was awesome. I had a huge problem with Amy my loan processor. I was starting to think I was discriminated against. Overall, we finally got the kinks worked out. I would not recommend Lennar Mortgage to anyone. I am missing 2 of my cabinet drawers. My outlets in bathrooms do not work. I will reach out to Alex about this problem. My floor baseboard in Master bedroom is still noisy after my home inspector noted it in the report. They were supposed to fix it.

Quantity surpasses quality with this build

There were some issues at the tail end but were quickly resolved. All in all it was a fantastic experience.

Bad finishing and house doesn’t feel like cleaned. Windows are dirty and issues regarding finishing all over.
