Lennar - After my experience, I would never buy or recommend anyone buy

After my experience, I would never buy or recommend anyone buy a Lennar product. From a distance it looks great, but when you actually look closely, the workmanship is horrible. In the 4 months of living in my new construction home I've had a flood, ceiling leaks, and a loss of hot water due to a gas regulator issue. While most of these issues have been fixed, it was a battle and shouldn't happen to begin with in a new construction home.

Not a great first time building experience

Lack of communication throughout the home building process from the Construction Manager and Salesperson. Many things missed or shortcuts taken that I had to ask to go back and address. Flooring options are subpar, as we have already had to replace the cheap engineered hardwoods they use. I will think twice in the future prior to using Lennar.

Poor quality of materials, framing bad so walls crooked and cabinets hung crooked. Cheap recessed lights and cheap cabinets. Never experienced a builder that does standby their work and do a 12 month punch list. Still issues outstanding and things not working correctly and I only closed 4 months ago.

Sales guy who originally sold us the home- fantastic! Everything else from there- terrible. Lennar lending is terrible I would not recommend them to my pets! Lots of shady backdoor stuff going on with them. The build of the house is ok, lots of little things they don't do which are basic things in my opinion- sealing granite and floors, just to name a few. Once home is purchased and need ur repairs done- ha! Good luck with that. Our building manager was NEVER anywhere to be found. Entire process in terms of signing/closing was ok but communication could be better. Construction team is very poor in communication and status update and can’t keep up with meeting timings. Overall quality, workmanship and materials were very poor. It is surely not matching what Lennar wow on their website about quality. We had many issues in terms of quality of overall construction. Right after closing within 10 days of living, we discovered shower leak with lose plumbing and dripping water in a bedroom. Once the buying process was completed - Lennar has not upheld the convenance & restrictions of the neighborhood. They don't hold trades accountable for their lack of performance. And the property management team is lacking. It would help if tasks were completed successfully the first time instead of making promises that issues/concerns will get better.

Lennar - Disclosure about flood insurance and the rental townhomes directly

Was led to believe incorrect information and poor follow through with problems

First, when we requested for an independent inspection, the time scheduled was changed and then work continued before the inspection was done. When non-code items were found, the builder tried to state that they were within code and our inspector had to send them the code for them to change it. Even after this code notice, we have noticed that our neighbors' houses have outside electric covers has not been changed. It almost seem to tell us that unless one complains or point out a problem that only that person's problem will be solved, instead of every house built there after. Also, ...

escrow was horrible....we were in escrow forb8 month while house being built. They waited until the LAST WEEK to let is know we need few more documents. Then we're scrambling to find before we closed. Ended up closing after initial closing date because of it.

I would never recommend a Lennar home. We had to buy from them because we wanted to be in the neighborhood where they were the only builder. Within one week of closing, shingles were blowing off the roof and within 3 weeks we were catching buckets of water from the leaks in the roof/ bathroom vents. I could go on for a long time but hopefully you get the idea. They are responsive to issues because thats how they manage their business, by never doing things right the first time.

It is clear that the point was to complete our house as soon as possible and cut corners. We were given the run around on everything and all involved Lennar employees were more interested in other things than helping us. It takes forever for things under warranty to get replaced and have someone come out to do so. Th Customer Warranty Rep said multiple times "thats all you can do" on things link the staining of the railing, the crappy wood used for our front step, and pretty much everything else. We love the home despite the fact that we are still having to deal with punch list issues prior to closing now that we’ve been in the home for 4 months. The Lennar agent our realtor worked with was not trustworthy come to find out on things we were told early on when we decided to buy. Lennar management is horrible! I wouldn’t ever seek out to work with this builder ever again.

There have been multiple issues since moving in. The front rain spout that goes underground had to be dug up twice, as my drive way was an ice skating rink due to overflow. The flooring was not installed properly and had to be repaired, then the baseboards had to be repaired by 3 different people! The upstairs bathroom tub has cracks apparently from shipping and the manager just had someone repair it. I bought a brand new home I expect brand new everything.
