Since closing, Doug has been fantastic and responsive to the issues we've found. Kudos to Doug. The issues needing immediate attention are the bent bedroom window frame that was unable to close once opened and a hole in our shower pan that we missed during the final inspection but found during the first use. We chose to redo all the baseboards and door trim in the new home and discovered dozens of trim nails, no shims, and no nails holding doors in place. Three door frames fell out of place, and I reinstalled them using shims and three-inch screws. I did not contact Doug because I would not have noticed the poor work had I not removed the door trim. I did warn neighbors if they chose to follow along with upgrades. The month leading up to closing was the worst customer service I've received in six years of living in Las Vegas, especially considering the $700K home sticker. Alex, the "concierge," communicated very poorly. I truly recommend removing him from the staff, considering other neighbors experienced similar issues. He was absolutely terrible and sullied the Lennar home-buying experience. We considered walking away from the home, but we loved the location. When we expressed our willingness to walk, Roy stepped in to cover for Alex's poor performance. We purchased the home in November and were told to expect an end-of-February move. More communication is needed to plan an official signing date. Yet, Lennar claimed this initial conversation set our signing date in stone—over two dozen back-and-forth emails and phone calls to cement a date, a wild experience for two full-time employed homebuyers. My wife works for a luxury home builder in Vegas, which set our expectations for Lennar to fail spectacularly. It's genuinely appreciated that Roy came in to remedy Alex's failures, but the frustration to get there enraged us the buyers, and Lennar employees covering for Alex. We unfairly took out much of this frustration on Tom, but he was an absolute beast. I do apologize. We noticed exterior cosmetic issues during the early stages of construction and reported them directly to Tom, and he handled them all exceptionally and promptly. Thank you so much for exceeding your role and genuinely stepping up. Tom and Frank did outstanding work and deserve praise. Again, Alex deserved the earfuls, but he was never available. I believed this was a one-off, but I confirmed through our new neighbors that Alex does not understand his role in Lennar processes. I believe Lennar needs to work on communication with home buyers and common terminology, such as "celebration day," "acceptance day," pre-walk versus blue tape, and overall expectations. I've purchased several homes and always had clarity about what was happening, but these terms seem unique to Lennar and need to be explained better. I used Reddit to figure out most of it; again, solid communication took a lot of work. Richard, from Lennar Loan Services, also helped immensely and responded to emails within minutes. Many emails were sent at night and on weekends, as concerns usually do, but Richard responded within minutes every time. This guy lives the teleworking life. His whole team did great and deserves praise. We felt sweet-hearted about the purchase because of the initial care we received. That interaction with Roy raised expectations, and we were excited when we chose Lennar. In all, we love our home, and although we gutted it and changed most of the interior, Avery Pointe is an excellent location with stellar views of the valley. Customer attention and service demands improvement. I continue to recommend the neighborhood to friends and refuse to allow a lacking concierge experience to ruin my new home high! We suggest Lennar revise their marketing information. Lennar says everything is included, they definitely do not include everything not even a fridge. The builder also should hire experienced subs so that they will fix the problem once and be done with it vs. having them come over and over and over again and the last sub we had made the problem even worse than the prior sub.

I can see cracks already within a month. Cheap materials. How was not cleaned properly when I moved in.

We’ve had numerous issues, please keep your eyes peeled for lackluster workmanship. We have over 100 lose, broken, chipped tiles and have a damaged cabinets, doors & door frames. Do not allow the CRM rush you through the walk thru.

Buying process a little rush, but now that I’m living in the house lots of things going wrong, they forgot to put a pin on the door now it came off, waiting a month to be fixed, doors not put correctly, walls painted with one layer of paint easy scratch,

If I need to be asked then Lennar is out of touch

During my initial walk through I found several issues to include a/c not working, toilet not working and several cosmetic issues prior to closing. The worst thing I found was someone had used and spilled something in my microwave and urine on my master bedroom toilet. I was in complete shock and disgusted and the construction manager, Mark, was made aware of these findings prior to move in. The day of closing the house seemed in order but the toilet was supposedly being replaced and when I mentioned to the construction manager that the a/c was still on the same number he said it was fine and gave some poor excuse. He apologized for his staff using the toilet and microwave and that he was shocked as well and would have a conversation with his crew. When I finished closing on my house and was ready to move in I found that someone used my microwave again and left food in my sink, my toilet was still slow to flush and urine stain was still on the lid. To make matters worse my a/c was NOTA WORKING and my daughter and I slept hot our first night. When I called Mark the next day he told me it was no longer his issue and that I would have to contact warranty. I felt super blindsided. When the a/c guy showed up he realized it was unplugged. I’ve had to put in warranty requests just about every week to have them come fix things that should have been addressed prior to closing and I’ve found the worst construction flaws in my house. You would think the workers were drunk while putting this place together. So far my toilet has stopped working three times and the last plumber that came out found a huge chunk of TILE had been thrown down the pipe and the wax ring had fallen in the pipe as well which was causing the clogs. Worst home buying experience I’ve had. The only upside is my new home orientation contact, Sharmin, has been on top of things when I’ve put in requests and she’s been the only person that has cared about all the issues I’ve encountered and she has proven to care about me as a person whose hard-earned money went into buying this home. The sales rep could have cared less even when myself and my realtor brought these issues up to her nor did the construction manager nor his superiors when contacted. Buyer beware!! From the beginning of the move in I have had problems with warranty work. The painting, the concrete, the garage door, the plants, the fence and backyard gate, the texturing on the walls, the plumbing and washing machine drain hose not secure so when we began washing clothes and went for a walk for 30 minutes only to return water was all over the first floor. I had several items get water damage and the urgency to come out and help is not there. The sewage pipe was broken causing water to backup in the master shower almost causing a flood. Took two days for the plumbers to come out to fix pipe in front yard. I am not very happy with the Lennar home buying experience. It appears the contractors work on quantity rather quality. The customer care rep that has been a big help is Ruby. I never expected a brand new home to have so many problems. When I had requested the garage door to be fixed with the problems it had I wasted two days of taking off work for the technician to call me 30 minutes before 6pm to say I was his last stop and he was going to be late and didn’t know why they assigned him my house. I expected a lot more from Lennar with their customer service warranty assistance. They don’t work on the weekends and only work through texting. Needless to say overall we are disappointed with the problems and how long it takes to get someone out to fix issues. It has been a major inconvenience to take off from work having to wait for technicians come out and usually run late. If I knew what I know now I would not have purchased from Lennar or recommended my sister in law to buy Lennar in the same neighborhood. Very disappointing. ... More

Only in my home little over two weeks and my sewer line backed up. Only one person. Blamed it on me. Unbelievable

It started out good and took a quick bad turn. First, my house is supposed to close in April and it closed in February. I found out why. They had me sign all the paper the last day of January on a Friday had I waited two days my interest rate would have been 4.5 but my interest rate was at 4.99. That was Friday night and I had 20 minutes to make it to the bank and they had me go and get it cashier check if they didn’t get it in by the 20 minutes it would’ve closed on Monday instead of Friday and I would’ve got the 4.5 interest rate . They told me in the office that I had to close Friday and I had to be back before that 20 minutes. I’m sure they didn’t know that Monday the interest rate was gonna drop. it took them three weeks to check out a breaker and a plug in my house for the dryer and now I have to contact the appliance company and have them come out because my dryer doesn’t work and I’ve been waiting. They just told me oh yeah, it’s your dryer contact the appliance company and have them replace it, I’m about five weeks out but no laundry. I open my windows and now I can’t close them because the wood swell from raining and the latch doesn’t fit in the slot no more the windows are very cheap. Period. I had tack boards on my stairs, sticking straight up under the carpet , as I’m walking up the stairs with my baby, they’re stabbing my feet, and I almost dropped him on every stair. It takes forever to get something done call Customer Care they have me do a video chat I got to submit something on the computer try to make two or three different appointments for someone to come by and fix anything not convenient for the homeowner at all. ... I have had the worst experience ever. My home was not even ready to move into when I moved it. It has still yet to be cleaned. There is still blue tape on on damaged of my house that were never repaired even after multiple phone calls. I WILL NEVER BUY ANOTHER LENNAR HOME. I will do my time living in this house and can’t wait to sell it and move. There is nails sticking out of the all where my kids play. After repeatedly asking even in my blue tape walk for it to be taken care it wasn’t. That is insane! Adam the gentleman that helped me through the financing is great!

Unfortunately this time around Lennar failed to stand by their name. It's my third Lennar home , and by far this is the lowest quality of work and attention to details. Garage door paint already peeling off. Poor design of roof without gutters, therefor water intrusion. Customer service demonstrated so far is below average. Lennar get it together., my previous Lennar residence were superb.

I will not buy a Lennar home again. The lack of attention to detail is astounding. First time buying a new build. Live and learn. No shows and lack of communication on getting repairs done underscores my dissatisfaction. Pre buying there was a lot of talk about being responsive. Let’s see it in action!

As a previous lennar home owner we know lenanr is very average in construction quality and materials. Finishing doesn’t look great, we can clearly see rifts in the baseboard, squeaky noises from the floors. Just that the location of this site is good and that’s the only reason we bought this property.otherwise nothing to be proud about. Lot size is a joke just 0.13 acres. The pace at which the house was built gave us a hint that the construction quality is questionable and true to that our doubts were proven correct.

Meritage Homes purchasing in Arizona experience was 10x better overall.

Go through a realtor who will make sure all things are completed to your satifaction before you sign

Before closing, there were several finishing issues, including the most horrendous tape and bed job I’ve ever seen, that the contractors were very hesitant and seemingly annoyed to complete. After asking what the next steps were if it wasn’t right before closing, we were basically told “we’ll give you a different house and sell this to someone who won’t notice”. After closing it has been almost impossible to get a hold of anyone to help us with the issues we continue to find with the finishing work in the house. We have several friends that also live in this neighborhood who have had similar issues with their finishings. We love our home and I am grateful we were able to get such a good deal on it but I will probably never buy though Lennar again. ... More

The house it’s too cheap, a lot of small things it’s broken or will be broken short, house for 400k shut cost 200k for that quality

I paid more than $585K for my home and very disappointed. Very bad quality, walls and ceiling was very rough and unprofessional done. Very dirty doors knobs, that not clean before closing. Many undone left before closing because I was from out of town and don’t have time to come back a day before closed. Totally disappointed about their house built and warranty service was a nightmare. No one care.

Would have liked to have been better informed during the whole process. Structural and design changes were made during the building process that I wish would have been shared with us. Issues addressed were not completed by final walk through. A month into ownership, we feel that some issues were forgotten about.

I had a house from Lennar in Tampa that the construction, finishes and the features were top. Came to Myrtle Beach expecting the same…..what a disappointment. The quality of the work and the finishes are probably the most cheapest. The lights, rugs, paint, cabinets. Bathroom……the worst quality. I had an issue with the grading of my soil prior to closing and the Construction Manager indicated that it was due to rain. A month and a half passed by and the area did not improve. Worked with the warranty department and they involved others to solve my issue. As of today the issue has not been solved. This was my 3rd house with Lennar and probably the last one…., what a disappointment. I will be happy once I put a For Sale sign on the house. ... More

Our house is just ok. Everyday we find something that is awful with it. Meaning the trim, the doors, the paint. The trades don't care, and when they speak very little english you feel bad telling them that it still looks awful when they come back in to "try" and fix it. They always have to call the boss and see if they can or can't do more work. But then it ends up looking just as bad as it was at the start. The trim work is horrible and the doors all look awful as well on the bottom.

THIS IS MY THIRD CONDO AT BABCOCK NATIONAL. I SHOULD HAVE LEARNED FROM THE FIRST CONDO EXPERIENCE NOT TO PURCHASE A SECOND ONE. MY THOUGHT WAS TO GIVE LENNAR A SECOND CHANCE WHICH I DID. THE EXPERIENCE WAS A LITTLE BETTER BUT STILL DISMAL. THE THIRD IS BACK TO THE FIRST, VERY BAD, THE WORKMANSHIP IS TERRIBLE AND THE CONSTRUCTION MANAGERS ARE TOO BUSY PUSHING OUT NEW PRODUCT RATHER THAN TAKING CARE OF THE PEOPLE WHO HAVE ALREADY CLOSED ON THEIR UNITS. NO MORE LENNAR FOR ME.

After buying a perfect home from Lennar in 2007 I was really disappointed in the quality of work on on this new home. Really poor workmanship on house and landscaping

Had a walkthrough called the celebration where we wrote certain things down to be fixed and repaired around the home, and never did get all are checklist taken care of.
