Buying a Lennar home was a frustrating experience from start to finish. Closing was delayed, and the house wasn’t ready for inspection — the HVAC wasn’t installed, and the gas wasn’t on. Basic features like light fixtures, cabinet pulls, and lawn irrigation weren’t included, which is disappointing for the price. The yard is thick clay with no topsoil, causing drainage issues and sod that struggles to take root. We also faced a significant problem that Lennar refused to address until the city got involved. In hindsight, I’d spend a bit more on a builder that stands behind their work.

I want to say they lied to us but, they stretched the truth!!!!

Everything we were told was not actually true! They stretched the truth about all costs & bills, including insurance. Flood insurance & work that needed to be done before closing! We spent over $1,000 just to fly down for walk through which they said all work would be done before we move it & it was a waste of our time & money!!! Nothing was fixed before we moved in!!!

Cheap workmanship

My house has many cheaply and sloppy done workmanship. Chalking is messy in many areas, clay sand under the appliances in the kitchen, countertops are not the best quality you would expect from the price I paid for the house. There are no towel racks installed in the bathrooms, which should be a standard item in every home purchased. The floor quality is not the best either, the carpet does not have proper padding underneath, a must for getting the best wear out of your carpet. The houses in Blue Ridge Village are being built too fast and good quality is missing.

Frustrating Lending Process & Mixed Home Quality

We purchased our home for $152,000, and while we were excited about the process, the lending experience was a nightmare. Despite being extremely responsive, providing all requested paperwork within 30 minutes, we were repeatedly asked for the same documents over and over. Very nice when you expressed interest in a home. After offer accepted, customer service disappears all through the close of the home. No one returns phone calls. Over promise under deliver. Sales person answers her phone when either at the gym or cleaning home and cannot assist. Did not receive gate remotes until eighth day after close. Would not and will not refer Lennar Homes to anyone.

Lennar is primary controlled by Vanguard, Blackrock, and Fidelity. Investment companies, whose goal is to sell as many units at the lowest quality to gain lowest cost to drive up prices of housing. The home we are in is overpriced by $200k for the quality installed.

The final walk through was chaotic as the superintendent rushed through many issues. We didn’t have ample time to inspect the major issues and only in out when moving it. But once the problems submitted they were handled in a timely manor.

We moved in just before Thanksgiving and have had two floods (one due to damaged underground drain and one due to builder installed washer). The warranty process has been slow and tedious. Additionally, I feel like the pre closing inspection process was designed to overlook items. The sales person I bought the home from retired and left me with no one to ask questions. When I tried to find answers., I would be routed several times before someone knew the answers. The person that helped me the most was the loan person. The loan person was very helpful and patient and I give him 5 stars. If it weren't for him, I probably would've walked away.

The start of the process was great, the sales team and mortgage group did an outstanding job (great communication, attentive to questions and concerns and just a pleasure to deal with). Honestly for a new home it wasn’t the worst but I definitely had to stay on top of things after moving in. They missed a bunch of stuff. The contractors they use are garbage. When putting in tickets to get things fixed that they messed up on or didn’t do it’s like pulling teeth.. had to put multiple tickets to get things done. Horrible customer service. Even the guy who is suppose to take care of things talked to me like I didn’t know anything and I had to put in another ticket just to get him to fix it.. they ruined my lawn and only half fixed it and told me they weren’t going to fix it ...

The Good: Lennar is a quick builder. The Bad: The home quality is not the best. There are some things done great, like the master bath and the gourmet kitchen. However a gourmet kitchen consist of a gas range top and a stainless exhaust hold. And the gas top was left unmounted and slid around the first time we cooked on it. Had to have that fixed properly. They rush and hire whatever subs are cheapest for the budget. people get paid by working fast, not better. and so theres lots of errors or crappy workmanship garage still had dent in it. they painted front door because it had a dent, but in doing so got some paint on the door handle. I had a very bad experience , the sales agent doesn't responsive and they cut down the price drasticallly next day i signed the contract, and i requested to give me some upgrades or adjust to compensate to that but they are very rude, and the loan clearance asked certian documents which took little while to get and they scared us if you dont close the home on the day you will be fined $300 per day . We literally showed up to closing and were told that our loan had not had its final approval and had to wait an additional 3 hours for them to get it figured out.
